Originally an affordable area for showrooms and warehouses in the 1950s, the Design District has transformed into one of Dallas’ trendiest urban enclaves. The Design District has lavish apartments and condos available for rent. This namesake cultural hub is home to interior design showrooms, photography studios, art galleries, fashion designers, jewelers, and other creative businesses. The Design District will also capture the hearts of foodies and nightlife lovers, housing an impressive collection of eclectic eateries, elegant event spaces, and laid-back breweries. If you’re looking for even more fun, visit the Bishop Cidercade, a wine bar with over 170 classic arcade games and pinball machines. Along with abundant amenities, the Design District also offers a stellar location. The neighborhood is convenient to Uptown, Victory Park, and Deep Ellum. Interstate 35 East and U.S. Highway 366 makes traveling throughout Dallas easy.

Property Ratings at The Adelphi
The new pool looks amazing...Alejandro the property manager has really put the Adelphi on the map as one of the nicest places to live in Dallas. The property is being renovated and the new changes are top notch. Is good to know us residents are in the hands of such an amazing leadership and team.
Lived here when it was called The Dunhill it was bad then and it’s bad now. My car was broken into back window smashed in they stole my Computer. Now going to pick up a package that got delivered here. I called 5 times through out the day for two days straight before showing up. They had no regard of where it would be. PROPERTY MANAGEMENT WILL NOT ANSWER PHONES OR ACTUALLY CARE.
Moved to a new renovation unit and was worth the wait. The property manager is super friendly and helpful. The pool and clubhouse are under construction but will be done by summer. The security has been upgraded. I love that it is close to carbone and The Mexican restaurants.
This property is severely lacking in security, property management, and overall amenities. I lived there 2 years in different units and saw the rapid decline of the property. Changing the name of the building and slapping some paint over mold will not solve all of the issues this building has. Save yourself the stress and rent literally anywhere else.
Horrible experience. Nothing works. Management hardly works! Takes days to get answers via text message, don’t have an email address to directly contact the office. I’ve asked Misty for this, she had failed to provide the information. She stated she was out of the office last week after not hearing back from here over a week————a professional would leave an “OOO” (out of office message) Save your time and money and take your business else where. The statement “luxury for a lifetime” is a complete joke on their website. I literally laughed out loud when I saw that. There is absolutely nothing luxurious about this place. The ONLY working amenity that they have is the pool and sometimes that is so murky you don’t wanna get in. Housekeeping absolutely needs training in cleaning the common areas. Overall, all the staff with the exception of maintenance needs training. The common area (which the charge $35 a month for) are a complete disaster. You are always having to keep on them to do things. They are not accountable for anything. Pay extra and live elsewhere. This place and the team is a joke. I have attached a few pics of what you’ll get for a “luxury for a lifetime”. If someone chooses to contact me please make sure it isn’t Misty or the office manager because that has gotten me nowhere. I mean my review and the previous ones speak volume. Us tenants aren’t making these things up!
The place is dangerous, dirty place. Garage is always full of trash. I had my car broken into several times due to the gate always broken and stays open. The people they started moving, are low life, do not care about the building or other people living in the building. Drugs are all over the place. Ive walked up on drug deals in the halls, stairs, and garage. They don't even care who see. No Security on staff, no Cleaning People on staff - No staff in the office. You are on your own living here.
The office staff will listen, but wont act on anything. The parking garage is full of trash, broken down cars, and homeless people. The gates are always broken. Cars getting broken into. They have No Security on the property, tell you to call the police. The place is NOT SAFE ! The hallways are always dirty and full of weed smoke. Seriously, the amount of drug use and drug deals going down in the hallway is a joke. The lobby and pool area are always trashed out. No one cleans over the weekend. There have been days where you have to step over vomit till the staff finally cleans up on Tuesday. Beer cans, vomit, piles of half eaten food - In The Lobby. Virgin Hotel is across the street attracting the slime of Dallas - Loud Drunk Girls, Angry Drunk Guys - All fighting and pissing in the busheses outside of your window at 2am. This place is over priced Not Worth It
Cars are frequently broken into or hit/scratched/vandalized, the parking garage gate to enter seems to always be broken. When Lincoln Property sold this to new management at the beginning of 2020, the service tanked. When you become a resident, good luck trying to communicate with the office staff. The community areas are seemingly never cleaned; floors are gross and sticky. The "state of the art" gym has more items missing/stolen than what is actually in the gym. Lol, the floor mats at the gym are even missing. With all that said, get ready to pay for the extra fees that should be going to the amenities/maintenance/"campus" that clearly do not. Take a tour and smell for yourselves.
Outside doors broken, doors from garage to inside broken, garage gate left open for months. Multiple vehicles stolen from this property, multiple drugs arrests on site, check the police records. Management claims no responsibility, never responds to emails, and won't fix anything on site claiming the property owner won't fix anything. I am so surprised this has a 4.8 rating currently, talk to anyone that has lived here... it is absolutely terrible. Most mismanaged property I have ever lived in.
Overall a good experience. The primary negatives: resident parking is insufficient, no after hours package pick-up or package lockers.
Tony has always been responsive to the multitude of issues I’ve had.
My family is older and dont know their way around town. I would be comfortable with my family living here because of the staff and security team. I know they would be safe and cared for.
I love living here but the construction crews have made for bad neighbors, often leaving litter, taking the majority of available street parking, and blocking exits from time to time to name just a few examples. As the construction winds down on one property, I hear rumors another is about to begin. I believe we need cameras on each floor of the garage and at gates to catch vandals and thieves. One of the things I believe I pay for is security and cars are too often vandalized and stolen, gates are broken and vandalized to stay “open”, defeating any sense of security. The gym has been redone, halls have been painted and bedecked with numerous prints but our security has not been updated. I believe the money would have been better spent on security devices.
The building has and will continue to have an upstairs neighbor noise problem. You can hear the lightest movements.
Quiet but fun place to live. My dog and I are able to live comfortably with easy access to the dog park. New management has done a good job at making it a better place.
This place just got taken over by new management and I've noticed such a difference. They actually care about tenants now. This place is in a great location and the apartment itself is really safe. I'd recommend. Plus they hold a lot of cool events for the residents. I like free stuff. Who doesn't.
My husband and I have lived here since October 2018 and are underwhelmed to say the least. For starters, we pay way too much in rent, the hallways always smell like weed, the gym is under "maintenance" at least once a month with no noticeable changes, there is no guest parking and bedrooms don't have doors (design choice but horrible idea if you have pets). There are obviously positives to living here, but that is to be expected for what we pay. If you are between this apartment and another, please chose the other.
First off, they claim that you'll save an average of 50-70% on your electric bill through them and that's definitely NOT true. While our bill is not higher than before, we have had only marginal savings, if any. Next, guest parking is an absolute nightmare as of late. Bell now requires that guests register with the office in person in order to gain access to the garage. Once at the top of the garage they still have to register their car again on a separate website. I have to turn away visitors on the regular due to the difficult parking. Management has recently required all residents to provide their tolltag information, which my roommate and I did but were STILL locked out of the garage. When I emailed the office manager (you can't reach them on the phone easily) she was very condescending and claimed I had not given them my information (I had given it to them twice at this point). My roommate was locked out for 2 WEEKS despite calling them everyday and trying to get them to help him they did not fix his problem until 2 weeks later. The cleanliness and safety of this apartment is definitely questionable. There's always trash in the entryways of the garage. I've found at least 3-4 cockroaches in my apartment, despite keeping food away and cleaning the floors. The doors into the building from the garage are always broken, but instead of getting better doors they blame the residents collectively for them being broken. So anyone can just walk in. My first week of living at Bell a girl got her purse stolen right outside my window (screaming and everything) and managements response was that it's not their problem because it was outside the door. There are no security cameras in the garage or building to my knowledge and car break ins do happen. Lastly, this place is noisy. I regularly hear my upstairs neighbor through our ceiling. I'm also on the side facing Oak Lawn and I hear the traffic on I35E wiz by at night as well as the garbage truck that picks up trash from Ascension and Meddlesome Moth 4 AM daily (this happens about 100 feet from my window). I have to get a noise machine to sleep at night and I still hear these sounds over it. Despite the property having potential (some good furnishings, great location, etc) the problems have been increasing as time goes on. Maybe at one point this was a well functioning property. Do yourself a favor and save yourself from the hassle of their quote "hassle free living".

Thank you for writing this review. We will use your feedback as we move forward with making this the best apartment complex possible! We are sorry you have not had an enjoyable experience with the new management, Bell Partners. We at Bell work hard to create communities residents are proud to call home while providing them with Hassle Free Living and would like another opportunity to do this for you. We are happy to hear that you are enjoying your location! We believe that and the amenities are some of the best things this community has to offer. We apologize for the miscommunication you had with maintenance. We understand how frustrating it can be to not have a problem resolved. We suggest that next time you put in a work order and make it urgent so it is fixed ASAP! We would be more than happy to explain to you why you were billed over $400 for cleaning. We want every resident who moves in to have a clean, beautiful apartment to walk into. We have a strong desire to correct the issues you have mentioned above and would love the opportunity to discuss this further with you. Please feel free to call us or stop by the office. We look forward to hearing from you. -Kathy, Bell Reputation Team
Current resident, lived here for 3 years. Ready to move on. Office workers constantly changing, non-responsive. Parking for a guest is now impossible because of nearby restaurants owning ALL spaces around the building and all marked with Tow Away signs. Every apt now pays $15 "commons" fee, but they NEVER host a single community event. Zero security here, multiple cars broken into all the time, no cameras, no security guards. If you have another option stay away from this one. Yes, it's in a good area and has lots of great restaurants, but management is poor.

Please feel free to come into the office or call us so we may discuss your issues and concerns moving forward. Thank you -Kathy, Bell Reputation Team
I lived at this complex for two years .so many problems .The walls are thin and insulation is poor.cars break inns are almost a weekly event .It is bad enough that they had someone from the police department called come and give lectures about safety .across the street they have a major hotel being built which resulted in unwanted rats wandering around and icassiinally in the property. The gym is poorly vented and poorly equipped .location is strategic and the staff are helpful.
Bell Design District is pretty awesome. Saltwater pool, spacious lounge, and nice gym -- what more can a tenant ask for? The only downside is that the walls are pretty thin. And I can definitely hear the neighbors upstairs when they're walking around. It is also located in a perfect location -- Dallas Design District. The management is okay. They are pretty quick about fixing things but it could be better! After all, nothing is perfect, right?
