I’ve been hesitating to leave a review until I gave the new management team time to fix the issues they said were caused by the last team, but today’s incident pushed me over the edge. Do not move here if you don’t want to spend months waiting for maintenance requests, have to pay for amenities that are never open, or want to lose one of your tires to the massive and growing potholes located all around the property. They will put on a smiling face when you tour and tell you many grand lies, but do not believe them and seek residence at any of the many other apartments in the area.
I have been trying to call this place multiple times to get info!! They never answer!
I ended up not wanting to move here because of one employee in the leasing office. She was very rude from the moment we went inside, my friend was with me this day, to look at the apartments. She rolled her eyes, snapped questions at us, and gave my friend a lot of side eyes and glares. Very disappointed in the apartment unit we were shown and very disappointed on the customer service. The apartments look nice on the outside but very unstable when you’re inside. Please do yourself a favor and look elsewhere.

I’ve been having problems with sewage flooding my home since mid December, so I haven’t been able to stay in my home since. I’ve submitted all the maintenance requests as I was supposed to but this just comes as pure neglect on the the front office end. I left my home with the understanding repairs were being made, was even contacted by the front office many times stating repairs were being made. Only to come home 10 days later to no repairs at all, no one even entered my home (I have cameras) and my home is full of sitting sewage, mold and mildew. Now repairs are being made and I still can’t go back home. And the front office still demanded a full months rent even though I’ve been sitting with sewage in my home for 28 days. No cuts on prorating my rent nothing. All the damages are from their neglect but yet they do not want to accept accountability for anything. There’s not even a way to contact corporate. The numbers provided on the portal and website are a joke. I’d advise anyone not to rent here
Maintenance requests will go unanswered, will respond when there is threat of actual property damage such as water leaks. Unorganized management staff in the leasing office. Once locked out of my own apartment and had to call emergency number several times to find out office key had been taken and lock was replaced and key put in the mail box. Never informed and what if my mailbox key wasn't on me? Roads are in terrible shape. One apartment caught fire and has been in a state of disrepair since December '21. Giant hole (not pot hole) HOLE in a parkin spot next to a dumpster. Robinson Group owns this and several other Tides properties and white washed the walls and hiked rent up at all their associated properties. Do not even consider renting from them if they will not show you the apartment beforehand. Robinson Group will ROB YOU BLIND!
Do not move here ! The apartments are nothing like the pictures. The management is HORRIBLE . They don’t complete work orders and will clear them as if they have! It’s always trash outside the dumpsters. They are OVER PRICED. They never contact you back when you call! Find somewhere else theses are SLUM APARTMENTS
We've lived here 8 months and have heard gunshots 4 times, there have been multi-car wrecks on the hill outside the complex, and several drunk driving accidents as well. The Tides are under new management and are "renovating" by just adding new carpet and a shoddy paint job. The pool has been "under inspection" and unusable since we moved in, and the gate is NEVER closed. Read the reviews, folks, the pictures are lying.
It's cheap. In every sense of the word. Management staff had turned over since some of these other reviews and in my opinion they're even worse. Communication is terrible. The maintenance staff moved my furniture and left my door unlocked. I no longer have packages delivered here because of the porch pirates I have for neighbors. I highly suggest finding somewhere else to live. I will be moving out at the end of my lease, even if they lowered my rent...
I am currently renting from here ! And if your car or insurance isn’t in your name you might not wanna live here !! They make you park on side the road otherwise your car gets towed ! Currently looking for corporate number to report this !
DANGEROUS COMMUNITY. Gun shots literally every night. There was a whole hostage situation where the entire complex was on a lock down. Parking SUCKS you’re lucky enough to get home at a decent time to get a parking spot. Horrible management and maintenance team. Several water damage leaks that only get patched up. My bathroom is caving in since September and it still hasn’t been fixed. There is so much going on with this place. I just wouldn’t suggest it.
Management is really bad if something breaks in your apt they will not fix it right away
The management and maintenance team is straight trash. Yes the apartments are very much so affordable. HOWEVER, I would be remiss if I were to say you are getting the bang for your buck. Maintenance personnel are invasive and lackluster. They do not finish work or they procrastinate profusely. I have consistently waited weeks to months (with issues that many would deem emergencies, i.e. leaks, broken heater (in 45 or below degrees))for someone to even come out. Management is useless here. I know 10th graders that could run this property with no issues. Don't be fooled by the leasing deals and those first month "niceties", TURN AROUND AND RUN. Fast.

Looks nice, but management and maintenance are awful. We had a broken air conditioning unit for over a month. During summer. In Texas! Unacceptable. When you walk around the complex, there is trash, beer bottles, even drug paraphernalia. There is also a nest of snakes in the park area that when we informed management, they said they knew, but never did anything about. I no longer feel safe here and cannot wait to leave.

We do apologize that you experienced no AC during the summer months.We are working diligently at improving our response times to work order request. It is still a work in progress but we are continuing to strive to improve. As with the work orders we are doing the same to improve the way that the grounds look. Our maintenance staff picks up trash every day that they are here. As far as the wild life we have no control over that. I am not certain of what park area you are referencing and we will put down 'snake away' around buildings to help deter snakes but we are not able to control the snakes in the wooded areas around the property. We do have signs on the property warning about snakes in the wooded and creek areas. I will look to see if we need additional signage in these areas.
You'll be requesting 20 maintenance service orders in a year, 5 of which is to fix the same thing and it still wont be repaired. Rats are coming through "open holes" that staff refuses to hire professionals to redo the walls and cabinets but will install new refrigerator, stove and dishwasher to cover these hidden open holes so when anyone enters the apt. your eyes are distracted by the 'new chrome painted/stainless steel appliances" and not the "under lying issues lurking beneath". Thick roach nests inside kitchen cabinets under sink AND inside cabinets overhead attached to the roof. Same roach infestation in bathroom cabinets also. Front office Management does not respect tenants (potential and current) they are however, excellent at scheming you into signing a lease whether this'll be for 2 months or a full 12 months.

I do apologize that you have had these experiences. I will be glad to discuss them with you if you would like to come by the office or send me an email. My personal email address was sent out to all of the residents so that I can be made aware of any issues. We are making changes to our pest control policies and changing our pest control company help with any pest issues.
Before one maintenance was called they will come out. Ever since new property Management it's a bunch of empty promises. We have had a plumbing backup for over a month now and nothing has been done to fix it. Everyday I come home to water on the floor.
Have lived here for over 3 years and the maintance is the worst I’ve ever seen, they take several days to show up and when they do the don’t even complete the job and tell you they’ll be back and never return. The ceiling in my bathroom keeps leaking and they come and say they fixed it, or that they will be back and I still have the same problem . You go to the office and all they tell you is that you have to fill out a maintance request which must of the times I have to place a second request before they actually show up. If you’ll like to get good service stay away from this place.
So bad they were actually forced to refund my rent. Management is inept and incapable of providing even tolerable customer service or adherence to a mutually agreed upon lease. The property manager, incorrectly, assumes they can enter your apartment at any time they wish, even 8-9 o'clock in the evening, for unannounced inspections. In actuality, that is a direct violation of the lease. Near the end of our lease, the apartment manager allowed maintenance to enter the property, without permission, to deliver product for the next residents. To repeat: while my wife and I were still leasing the unit, the manager allowed maintenance to deliver a large box of upgrades for the people renting the apartment after us. After weeks of asking, I was finally given the contact information for the corporate supervisor. The first contact with her seemed promising, but quickly went downhill. Several times she would give us a deadline regarding a follow-up, but not once did she ever adhere to it; and I now know where the property management learned the behavior. After contacting the BBB and numerous other organizations regarding their blatant lease violations, they agreed to refund my rent. The kicker: once again, the corporate manager was incapable of adhering to a set deadline. By her admission, I was to receive my final statement and refund by 5/31. On that day, around noon, I reminded the office that I was still waiting for it. I later received an email that it was sent out and that I would have it the next day. It was postmarked that day for over-night delivery, reiterating that they are completely incapable of adhering to deadlines they even set themselves. Make the best decision you can and do not rent from this incompetent company.
Awful management, has a problem with their payment website. The employees are not even trying to help. Never go there. The appliances are old and the apartment itself is old. But the worst part is horrible management. Not even worth giving one star

They are unprofessional and unorganized! My apartment wasn't ready on my move in date I drove all the way from Arkansas to move my things in and was told to come back at 4. The office staff asked if i had gotten my welcome email because it should have told me not to come until 4. Came back and still was given the run around apartment still was not ready and I was told I couldn't get my keys until the next day. They told me they thought I was moving in on another day. My appliances weren't put it maintenance was working on my light fixtures. My movers could not wait until 4 so it was myself and my kids (ages 4 and 7) helping unload. The only thing they did to accommodate THEIR screw up was credit the 3 days of rent I paid for July to my August rent (which was less than $100) Then come to find out the address I was given for my apartment was WRONG so my utilities that I had turned on at a different address I have to pay for those services for those days. This was the absolute WORST move and I wish I had the funds to terminate this lease. I would rate this -5 if it was possible

I have lived here for years and the current management/ownership is one of the worst since I have been here. Maintenance is non-responsive unless the building is in danger. Management is totally non-responsive to requests. I would not recommend moving here at this time (February 2016).

Been here a month and a half. Dealing with bed bugs, an ant problem, old appliances in poor condition and poor office staff. Just don't do it. You will regret it!

Every apartment is inspected prior to move in during the make ready turn process. Also, bed bug and pest control addendum's are signed at the time of move in. Pest control rotates buildings each week and you are always welcome to call the office and add your self to the request list anytime you are experiencing pest issues. All units at Palo Alto are being fully renovated with all new black appliances, brushed nickle lighting, two inch blinds, two tone paint, new cabinets throughout and carpet/ faux wood flooring. Apartment is nice but the community is sketchy. Also the tubs are peeling and there is a leak that keeps dripping above the tub all the time. Rent is decent but there are hardly any lights in the complex for people to feel safe walking around. Staff is friendly and attentive though.

Thank you for your review. Regarding your concerns the tubs are just apoxxy resurfaced so if you use certain cleaning chemicals to clean with this can cause the tub to peel and or scratch. If you need a list of approved cleaning product please call the office. The hole above your tub is the condensing unit for your ac and when the over drain pan gets full from the unit working too hard that pan will fill up with water and drain our of that hole in to the tub. If it persist for several days simply submit a work order from your online portal and we will have maintenance out to clear our the line. Our maintenance team and courtesy officer do weekly light checks, however if we have missed yours or it has gone out simply just submit a work order from your online portal and we will get this replaced. Although the I was promised new carpet, new rubbing, new flooring, and did not get none of it. The a/c was taken care of quickly, as right now with the triple digit heat, the a/c refreoned was greatly appreciated. So far only been here 1 week but they are trying to take care of what is needed. Hoping this will continue to be a good stay. Appreciated, Mary Aceves

Is a good place, and everything is near, I think that the apartments are comfortable and the people who live in this community are kind, is a good neighborhood!!

I have been living at this place for 2 years and I CANNOT count the NUMEROUS amount of times we have been out of hot water. Sometimes its a few hours, or a day, or a couple of days. Sometimes you get a notice about the hot water being turned off...sometimes, it'll be a nice cool Christmas night that you come home and you are out of hot water! Yea, this is my current situation. But 99% of the time, the only notice you'll get is the ice cold water coming from your shower head. I am sick and tired of showering at the nasty gyms at 24 Hour Fitness. I bought a membership at the gym, just so I could take a shower there when the hot water is out at Palo Alto. Hot water is not a guarantee at this place, its more of a luxury, so enjoy it when you have it. Most of the time they're repairing the water, there isn't a time frame. Ive been told from a few hours to a day. Seriously?! I cannot wait until my lease it up. When that time comes, I will be giving a full review of my experience here.

I've had pleasant experiences with the Leasing team in the office. That's where the positives stop. Yes, this place is affordably priced, but there is no value here. Upon moving in, expect to wake up to NO hot water from time to time. I'm talking nearly once a month and sometimes for days at a time. I'm posting this on 12/25 because I felt it was the biggest slap in the face to wake up to no hot water on CHRISTMAS DAY. Unless you're used to living in a 3rd World Country, you won't want to stick around long enough to get used to this. Also, no one mentions this in the reviews, but train tacks run behind the apartments! The TRE and DART use it throughout the day & aren't so bad. But at night... expect long & extremely noisy freight trains. What joy! The maintenance teams either don't know how to actually fix things or their budget is so tight they can afford to fix things. They've been in my place at least 4 times for water backing up in my dish washer, 3 times for busted garbage disposal, 3 times for water leaks in the same place & potential mold. Each time, they just told me "It's working normally," when it clearly wasn't, 'fixed' it with used parts that just broke again or in case of the potential mold, they just painted over that. Brilliant. I wish to god that instead of using the money from our increased rent to renovate the leasing office (which does look great now, but no, you can't rent that out for a party), they had instead done more to properly maintain this property. By far the worst apt I've lived in. There's more, but this is all I can remember this cold & unwashed Christmas morning. I've lived in 2 different buildings on this property, so I know these problems are not isolated to just one building. This place really motivates me to never rent again.

They showed me a very nice model apartment unit that was clean and had nice appliances so I gave a $100 deposit even though they couldn't show me the unit I would be moving to. I tried to see the unit several times but they kept telling me there was not one available. I finally saw my unit the day before i was supposed to move in and it was trashy with old and missing appliances. The floor plan showed a fireplace but there was just a cabinet instead. The doors and drawers were damaged, dirty and falling off and there was a chunk of wall missing in the laundry room with water damaged, termite damage, peeling paint and black mold. They were unremorseful and refused to give my deposit back and said "what did you expect for the price we were charging" They also tried to keep my electronic deposit for the 1st months rent but luckily my bank was able to cancel it and refund me. When I argued that they falsely advertised what my unit would have as compared to the model they showed me with upgraded appliances, their response was "It's your word against ours".

Apartments are affordable. Many improvements in the last year to the complex. Maintenance is very fast to respond. Staff very helpful and new clubhouse, new fitness center. Tons of airline people live in this complex One Con.. Depending on the building you live in, if someone next to you smokes inside their apartment then yours will fill up with cig smoke. Our neighbor was nice enough to go outside and do his smoking outside after we addressed it. However, if you get a neighbor who says too bad then you will live in your apartment with their cig smoke. If you are a smoker this wont be an issue for you. Some buildings don't have this problem with flimsy walls but others do. Ask for a non smoking building. Not sure if they have that but maybe its something the complex can implement.
