For a city that didn't even have a stoplight until 2007, Kyle has become one of the fastest-growing cities in Texas. Part of that is due to its location -- it sits just south of Austin on I-35, roughly an hour northeast of San Antonio. Today, Kyle doesn't just have stoplights -- it's also the location of Seton Medical Center Hays and several other medical facilities, as well as Austin Community College Hays, Austin Community College-Hays Campus, several shopping plazas, and a terrific downtown.
Kyle is home to beautiful parks, a golf course, and several community festivals and events. After moving to a Kyle apartment, be sure to attend the Founders Parade, Kyle Hogwash, and Kyle Field Day. Kyle's 600 acres of park space includes Steeplechase Park along Plum Creek and the Lake Kyle and Plum Creek Preserve.

Affordable and kind staff make it a great halfway point between Austin and San Marcos
For apartment dwellers, I guess it's okay. I would recommend.
Beautiful apartments and scenery. However, I hope this becomes a gated community because my truck was broken into twice, and also called the police 2 times witnessing vehicle break-ins. I don't blame the management as they have no control over that. I do think that becoming gated will help curb some of the petty crime going on.
The maintenance staff was fast and proficient! Super nice guys!!
Originally when I 1st moved in the property grounds was immaculate. The grass, flowers, greenery was lush and very maintained. The dog park was nice, manicured and maintained. I felt like I was driving into a resort. Now...not so much
It was remarkably well-maintained and affordable. The office staff were all very kind and attentive to my needs, as were the maintenance workers. The only problem was the pet waste in the fields, but that isn't for lack of effort on the complex's part. There were pet waste stations, but some people just flat-out ignored them!
Office staff are always friendly and helpful, work orders are completed quickly and cleanly in our experience, plus the property is gorgeous. Would be likely to also mention the unit mix-up we had on leasing, but would still definitely recommend The Settlement.
Property is a little worn (railings, landscape). Rules about dogs, balcony decor, and trash are not enforced. Pool rules not enforced. Dog park fence is not good, park itself is a little plain.
I love it here its like living in a retreat it's very peaceful

I-35 traffic from Kyle into downtown Austin is terrible for normal 9-5 jobs.

The staff was friendly and welcoming. The community was also welcoming and very quiet.
Overall the complex seems to be well maintained. My biggest negative would be the lack of security/car break ins/car thefts. Suggested more lighting several months ago and nothing has happened. Noticed a couple lamp post lights are out although they don't really put out sufficient lighting anyway. More lights please!!! Parking lot is way too dark. Would be much cheaper that a security gate. Paying extra for someone to take out my garbage when I am perfectly capable and dividing the water bill among the residents is not cool with me. I am a resident of "one" with no washer, and I pay the same as multiple residents in one unit who probably use three to four times as much water as I do. Residents don't pick up after their dogs. And large breeds living above you running through the apartment is loud and annoying. Large breeds on bottom floor and small breeds on upper floors?
Only with this warm and welcoming staff. Previous manager was horrible and I do not know how she got the job. I was ready to break my lease with her in charge. But now it is calm and very welcoming.
I would and have recommended that friends moved to the settlement. The only concerns I have is the security as we are the only complex that is not gated in Buda and Kyle area. Also there is a continuous problem speeding on the property. Hopefully these would be corrected. In spite of this I would recommend this complex to my friends.

I would recommend this apartment community because it really is wonderfully priced and the apartments are beautiful. I would not recommend this apartment because of the office staff. There is an incredibly high turn-over rate between office staff and maintenance personnel.
Maintenance is very good. Grounds are well maintained.The Settlement is located between Austin and San Antonio and close enough so the residents can go either way easily.
It is quiet. Sound from apartment above ne is minimal. Parking is quite good with options for covered parking and garages.
I would totally recommend this apartment to anyone! It was so cute and perfect and the people in the leasing office were really nice. Unfortunately I decided to lease elsewhere closer to San Marcos, however this was a close second. Justin in the leasing office was incredibly sweet and its a shame I won't be coming back to see his smiling face :)
I have been very positively impressed with the current management and all services at The Settlement, and have lived here since moving into a new apartment when they opened.
This is a very clean and friendly complex. I really have not had any issues since moving in.
Answering the leasing office phones would make a great difference. Every time I call, I?m sent to voicemail and I have questions that can easily be answered if they pick up the phone. That?s the only complaint.
This may not be Mayberry but it's pretty darn close. I have been telling family friends to look into moving here.
The Landscaping and outdoor area made this apartment a top choice for me, and then when I saw how spacious my options were for the price I was sold. I've already told a few friends to look into your apartment complex. If I had any complaint, I would say the gym could be improved, and I would like the option to opt out of valet trash.

The apartment unit shown was significantly bigger than the apartment unit we received, I wasn?t told that the huge patio (that we don?t need) takes the square footage from an already tiny apartment. The office personnel was really nice, however. I believe if we were given an option to rent a bigger apartment, we would be much happier with our choice to live at the Settlement.
If I could make my own apartment with all of the attributes I preferred, The Settlement would by far be the closest to my preferences.
I have been here less than a week and so far I'm impresses with the quality of the apartments and the overall quietness. I sometimes wonder if I have neighbors living above or below me. Like I said, less than a week so we will see.

Me and my mother lived here for three years and loved it. The manager, Veronica, was always very kind and respectful towards us and the maintenance staff was top notch. It really felt like a community and I became really close with my neighbors while living here. I would still be living here if I didn’t relocate for work because this is the best apartment I’ve ever lived in.

Good place to live. I like the way the grounds are mowed and landscaping groomed. I like that city of Kyle TX abides by the Law by protecting the community. Believe it or not there are some cities that don’t !
Nice apartment complex. Great staff and management. Responds quickly to maintenance issues.Have been a resident since it opened 7 years ago. Complex has garages, carports, two pools, 24/7 gym, etc. Their price structure is fare considering the escalating costs in the apartment sector in the Kyle, Buda area. Great for families. Give them a try.

Just recently moved in but so far staff & maintance has been helpful and courteous. My apartment is very comfy and spacious.
I've lived a lot of places and The Settlement was one of my favorites. It's very comfortable, apartments are fairly updated, quiet, has plenty of parking, and has good amenities. I feel like there's a strong effort from management to keep the community in good shape.
I was going to lease at The Settlement until I saw their clear miscommunication at work. On December 1 I visited The Settlement and loved it. The leasing agent was incredible and the property was great. As we explored options we found one their larger 1 bedroom unit with wood floors. I loved the unit and it was a ton of space. We decided we would sleep on the decision and perhaps look at few more complexes. In our agreement, we worked out that they would honor $500 off the first full month's rent because Oaks of Kyle down the road had that special. The next morning we called The Settlement saying we were nearly positive we wanted that unit but we wanted to check out a few more complexes in the area. We asked if they wanted a deposit to hold the unit, they said no they would hold it until the end of the day. Around 4, we returned to fill out the paperwork to lease the unit. About halfway through the paperwork, we found they had leased the unit out. (They were working with someone else when we came in so we just started on the paperwork ourselves.) The leasing agent was so apologetic about communication error and ensured myself that we would find an alternative plan. After about 30 min of back and forth, we found a similar unit. They then said they needed to charge a higher rate. We went back and forth for another few minutes and they agreed to match the originally agreed price. We finished the paperwork. Weeks later they sent me the lease. It didn't mention the $500 off the first month's rent and the pro-rated rent was not what I had on my paperwork. I inquired and the complex manager forcefully stated that they would not honor the $500 off because they would have had to approve it and they didn't. I recalled she was on vacation and mentioned that they leasing agent would surely remember. She said she would check. Hours later she agreed to honor the $500 off with no apology for the aggressive behavior. As I inquired about the signed agreement we had for the pro-rated rent she simply said it was a math error and it wasn't her fault. I can't believe I wasted this much time on this mismanaged complex. I hope you don't waste your time. There's plenty of other complexes. Feel free to get in contact with me, I have the emails to prove this dialog.
I moved into a new apt when The Settlement was brand new, and just signed my 5th lease...plus I moved into a larger apt along the way. Why should I not move somewhere else? Because this is my home & everyone who works hard to keep it a great place call "home" takes a personal interest in it, is friendly, efficient, helpful, smiling & kind! If you appreciate courtesy and being treated like a personal friend and not just a tenant, you need to check this place out!! Walk into the main building, and you will find comfort and amenities everywhere--but the best part is the delightful folks in the main office! You have to see it & meet them to believe it!! You can relax in front of the fireplace & big screen tv, freshen up your resume in the tenant office area, have a round table discussion in the meeting room...grab a quick workout in one of the two workout/weight areas...or have a complimentary hot beverage of your choice... What if you have an issue for the friendly staff that keeps everything in the public & private areas in top shape? Give a call to the office, & they will respond with a smile--more like a friend coming to help you out than a "maintenance crew"! And, these people know what they're doing...they get the job done and are on their way...leaving no mess behind to be cleaned up!! Take a lIttle walk on the grounds of The Settlement, and you will be impressed!! They are manicured, plenty of parking, BBQs, huge pool area, safe environment, and lovely views. My favorite view is the open green space between the complex and the interstate...as well as the walks thru the green areas. Check out the pictures on The Settlement website, stop in and look around (like I did 4 yrs ago), meet the staff and you'll want to stay!!
If you want to feel like you like in a trash can, never get messages returned or even have the phone answered, walk by two buildings to get to your car or apartment (and walk with a taser if it's dark due to the lack of lighting), then The Settlement is right for you! Oh, and the office staff is absolutely useless.
The settlement is a great place to live, from the atmosphere to the excellent staff that works there. They really work with you and understand your everyday issues. The environment is amazing, everything just exceeds your expectations. No other apartment complex has these rates and look this great! I wouldn't choose anywhere else to rent.
It's a nice apartment for a single parent. I have never felt unsafe and when ever an issue occur, the maintence man is on his/her way. The office people are friendly and I can honestly say, it's nice for the cost. Overall, I give the Settlement 4 stars. Minus one, because the pool can get a bit noisy in the summer.
Hello! I live in an apartment complex called The Settlement and it is a great place to live. We have a pool, a 24 hour gym, a dog park, and and a little laundromat so residents won't have to go far to do their laundry. Besides theses amenities, The Settlement also offers several different floor plans that can cater to most anyone's needs. But the best part is the management, every problem we've had has been dealt with very quickly and with a great attitude. We'll definitely be staying here for a long while.
