Property Ratings at The Alcott
I've lived here 3.5 years and while the building had never been amazing, constantly broken elevators, small pool/hot tub that has had a number of issues. The new management company that has taken over about 6-8 months is terrible. You will get no communication from the office staff. They will (legally) enter your apartment at any time to perform maintenance, which in itself is great, but everywhere I've lived before they at least provide you a heads up. Fixing things just doesn't happen quickly, if at all. There are projects unfinished from before summer. Rent prices here are plumitting for a reason, so be aware before you look at the prices and get excited.
Lived here for 2.5 years, starting from when the building first opened. It was nice being close to the city, the highlands and Jefferson Park. But at this point the cons far outweigh the pros. My car was stolen from the “secure garage”, along with many others. Packages and food stolen from inside. And it’s not that the elevators break “sometimes”. They are constantly broken. Having spoken to elevator maintenance and the original maintenance staff of the building, they can’t be permanently fixed. They were built/installed too quickly. They will always break and need to be fixed. Staff while I was there as of a couple months ago was impressive in their perceived care for your issues. But gave little care to execution and follow through. I’ve been working with corporate for going on 2 months to resolve issues with my final bill because all messages sent to management were ignored. Short summary of other issues over my time at the Alcott: - shooting outside, bullet damage to front of building and gym glass (2021) - stolen cars, bikes, packages, gym equipment and food - homeless sleep inside parking garage and elevator lobby - surrounding parking lots are used by local kids to do burnouts and set off fireworks. At all hours. Again, the location of the building made having fun, easy. But constant minor inconveniences and occasional major inconveniences make this place, overall, a dump.
I originally chose The Alcott based on location, but was very impressed by the property and units. Cat made it very easy to move in, and is a complete joy to work with through the process. The community events are also a blast to attend.
Overall, the apartment itself was decent but they should be since they newer, but parking is a hassle, and there is a lot crime including a known street racing gang that hangs out by the building. Ever been a building were windows were shot at. Yeah, very luxurious. Denver police even installed cameras because it has been such an issue. Homeless have been able to access common areas. Tenants lack respect for the common areas. Elevators work less often than not. Codes required for the stairways but they are not provided. Don't store your bike in the bike area unless you want to off load it. Maintenance is great and responsive but management was lacking. Not really safe to walk after dark and really isn't close to much walking wise.

Since the new management took over (summer 2022) there has been increased issues on the property with no resolution. The new property team is extremely unapproachable and unknowledgeable on the property, current market trends, and general customer service. Do not recommend
Writing this simply as a warning, if you want to deal with thefts, gun shots in and at the building, along with a completely rude and incompetent staff then move here. Debating on terminating my lease due to how unsafe and how uncaring the management is about their residents.
I wouldn’t live here again even if the rent was free. Elevators are constantly broken and we end up having one elevator to share between hundreds of residents. Dogs are always off leash and uncontrolled, there’s often dog fights in the elevator. Common areas are left unclean with dog blood, urine, or worse… I had emailed the office several times asking for a storage unit with no reply. I had a valuable package I needed to put in the storage unit end up getting stolen from the mail room after being there two days. When I asked the office if they could help, the office manager stated the video footage stopped working the day before my package was stolen. Funny enough, there was a break in of the storage unit a couple of weeks later so it would’ve been stolen regardless. Windows are consistently broken from people trying to break in. Parking is a nightmare, we pay for a garage space and the garage door can break and trap you in. The street parking is completely full any time there’s a Nuggets or Broncos game or a concert. Also, you hear cars on I-25 day and night. I’ve asked for their conditions of breaking the lease sent to me in writing which they have yet to do, unsurprisingly. I would save yourself the headache and find another place to live.
I have lived in the Alcott for a little over a year now. New management has been here for a few months with some moderate improvements over the previous ownership. Generally, this has been a good experience. The leasing staff are friendly, the gym is decently equipped, and the apartments themselves are of decent quality (the finishing is kinda crappy/low quality, sound deadening is good, 2br 2bth apartment is good sized). Pricing is decent for the area, although likely to continue rising and pricing us out. Common areas are decently equipped, and pool and hot tub are nice, if not a little curiously placed (pool only gets sun for a few hours a day). Previously there have been issues with the hot tub not working, getting incredibly filthy for days at a time and general lack of cleanliness, however over the past few months this seems to have improved. There has been major issues with the elevators, however. It's rare all three elevators work at the same time, and currently we are going on multiple weeks with the main leasing elevator out of service.

Multiple homeless people caught sleeping in our lobby. Doors to the inside have no locks/key fob entrance. Multiple shootings and crime. Bullets have gone through the building and struck someone’s bedroom
This is not an exaggeration! The police are on the street every single evening. I’ve had to call 911 myself for gunshots 200 feet from my balcony. While I am on a waitlist (I was lied to about receiving a secured parking spot within weeks of moving in) for a parking spot in the garage, I worry every night about my car being stolen or the windows smashed. I am scared to walk my dog when it is dark. The property management team is extremely overwhelmed and understaffed. (This seems to be their normal) So unfortunately, you will not feel as if you as a tenant are a high priority for them. I will absolutely update my review if the situation changes. I’ve only been living here for almost two months, but it’s been a long two months. My apartment flooded within days of moving in. And I sit here writing this review 30 days later with repairs only finally (and very slowly) getting started. I truly hope things change. Your home should be the source of such high stress.
Do not live here! It's dangerous! This is a "luxury" high priced building...It is the most awfully managed place I have ever lived in. There is gas in the parking garage on an ongoing basis. Every week, the elevators in the high rise do not work. Often times, all three elevators are broken which is a public safety and health issue. When you complain to the management about the elevators...they tell you to take the stairs. They market/advertise two common spaces and lounges...but they are only accessible from 9-5...so if you work a regular business day...you can never take advantage of this "perk". The business center doesn't even have a printer. And it is not accessible after 5 or 6 pm. It's a total joke! Stay away!!!
Although they were giving a year of free parking to new tenants, there is a long waitlist and everybody has to park on the street. Most nights there are no spots. Paying to live here and being promised parking upon move-in, only to be told the day of move in that there is no parking is ridiculous. They haven't offered to pay for the $5 per day guest parking spots for their residents to have parking and act like it's no big deal. If we didn't care about parking, we wouldn't live somewhere with secure parking. The elevators have been broken 3 times in the 2 weeks I've lived here mostly due to tenants misuse. How can you enforce a smoke-free community when the temp leasing staff is standing by the entrance smoking? Lastly, my air conditioner has not worked for over a week. I was given a portable A/C and told it was a quick fix they would handle the following day. If parking, safety, A/C and functioning elevators are important I would look elsewhere. Also, don't expect the quoted amount of fees to be the actual fees you pay each month. There is a fee for everything, trash, boiler fee, cleaning, pest and on and on in the lease that they don't mention. Mandatory cleaning fee upon move out regardless of whether your apartment is left clean. I'm surprised we don't have fees tacked on for common area and pool cleaning supplies.
