Located at the intersection of Interstates 57, 72, and 74 in east central Illinois, Champaign deftly skirts the line between small town and college town. The University of Illinois largely defines the city, with nearly 45,000 students enrolled (the city’s population totals around 85,000); as a result, Champaign is home to a growing sector of tech startups and other entrepreneurial endeavors growing out of the university’s research community and recent graduates.
The rental market includes a number of highly affordable options, including many apartments under $600 per month. Expect your schedule to be packed with community events when you live in Champaign, from the popular and wide-ranging Boneyard arts festival to the Sweetcorn Festival in neighboring Urbana. As the hometown of late movie critic Roger Ebert, Champaign’s historic Virginia Theatre hosts an annual film festival in his honor.

Property Ratings at THE ALCOVE @ SECOND & JOHN
I lived in the Alcove my sophomore year until graduation (3 years), and overall had a great experience. It’s an older building than some of the high rises on campus, and doesn’t have any amenities (pool, etc.) but those didn’t matter to me. The price and location of the building is amazing, it’s basically right next to everything (classes, nightlife, and restaurants). The leasing company is smaller, so the staff are way more attentive to the tenets. All of my maintenance requests were completed under 24 hours, which was great. The property managers are super nice and friendly, and actually care about the tenets, unlike some of the bigger leasing companies on campus. Overall, if you want an affordable place with a great location, then I’d 100% recommend the alcove.
I woke up with vomit outside of my front door. So I assume it's not safe to stay here. Also, I complained it to the property management. They probably sent a cleaner who just vacuumed the place without wiping it with any cleaning agent, so there was still gross stain and intolerable odor. I reported it to the property management again and they said "it's the inherent nature of vomit to stink". Imagine living with stinky vomit just outside your door where delivery persons drop off your food or groceries. I wish the management would behave more professionally
I lived in a 6 bedroom unit in this complex. The rooms in this unit are very disproportionate (some are very large while others are small). There were a few problems when we moved in such as a bad window/blinds and bad mattresses but the landlord came through and fixed them albeit it did take awhile for them to get around to doing it. It is basic college living no frills while on a budget. A plus is the large walk in closets and the high ceilings on the second floor.
