Hi there! We appreciate your wonderful five-star review. We strive to provide our residents with helpful, reliable maintenance service, and feedback like yours lets us know we're succeeding. We're here to help if there's anything we can assist you with in the future. Have a nice day!
definitely dont move here for the amenities. the gym is almost never unlocked (an “issue@ they’ve been “trying to resolve” for months), most of the washers are flooded with dirty water, the pet spa has also been flooded with dirty water with the fix being opening the window and placing an air freshener in there since it reeks. the business center is also never open so don't rely on them to print things off. it took maintenance 5 weeks to respond to my requests and they only fixed 1/6. i also had to call to even have them send anyone over.

First off this complex is huge. 41 buildings! Quiet area, amenities are trash. The renovated the gym which is nice. Only one trash compactor and it fills up quickly. But this place has a HUGE roach problem. I mean seriously infested with roaches. No matter how much you deep clean, roaches will pop up anywhere. Kind of embarrassing when you have guests and you have to constantly check to see if a roach will come out. Expressed to management and not much was done about it. Never seen pest control but was changed $5 a month for it. Smyrna is nice and quiet area but you can definitely find better.

Hi there. We're concerned to see your review as our team is unable to identify you as a current resident. Our team is unaware of any current pest control issues our residents are experiencing. Please reach out to us as soon as possible so we can schedule treatments for your home. Pest control services are available upon request. Thank you.
My unit was not ready at move-in and now I’m the only one that’s going to be inconvenienced. There were no calls, emails, ANYTHING that the apartment wasn’t going to ready. I moved from a renovated apartment thinking I was moving into another one at The Alcove, ha. April Fools! Please verify that you are getting everything that was promised to you. CALL DAYS BEFORE YOUR MOVE IN DATE TO VERIFY EVERYTHING. I’ve been a tenant for 3 days and already dreaming about the day I move out. I’m very disappointed in RPM Living LLC and The Alcove.

We are truly disappointed to read this feedback as our team has been in constant communication throughout the leasing process. We are aware our team walked your apartment with you prior to your move-in where the carpet was requested to be changed to vinyl. Our team scheduled the replacement and confirmed the day of repairs with you to ensure this would work with your schedule. We understand you have been in communication with our Community Manager this week where she was able to provide additional assistance and apologized for your experience. We are eager to help and improve your experience, we ask that you give our team a call at (770) 433-1357 should you have any additional questions or concerns. We look forward to speaking with you.
It was ok at first the area is amazing great location and very safe. The amenities are absolute garbage, there is a big roach problem and they only have one area for the trash which is always over flowing. The laundry facility is gross and dirty, the machines are old and barely working. If you move here make sure that you bring your own washer and dryer. They changed the payment method from cards to an app for the laundry room and never sent an email to let their residents know. The gym? Absolutely disgusting the door never works, no wipes so you have to bring your own cleaning supplies and none of the machines work. It’s a big safety hazard but they don’t really care. Your rent will of course increase ever year but the amenities will continue to be broken, definitely not what they advertise on their website. They also change management companies a lot. The staff is ok but if you ever need to voice your concerns to a manager just give up, they are always “busy”. Overall not a good experience. Definitely not worth what you pay!!! Also- their system is currently down and they say it will be down for a month? Rent is due but they will not send a copy of the bill so you just have to go by what they tell you the total is. They also want people to pay with a money order but will not pay the cost of the money order. Make it make sense.

This is certainly not the experience we strive for our residents and we want to ensure your voice is heard. Please send an email to our Community Manager charlene.holloway@rpmliving.com where they'll be able to set up a time to talk through your experience and resolve any of your concerns.
Rude staff, no care about residents specially if you are living for years. MOLD TOXICITY DANGER! from air conditioners, all amenities works like a garbage.no good insulation.
Property Manager at The Alcove, Responded To This Review
This is certainly not the experience we want for our residents. Your review is truly concerning for us and we'd like to discuss this further with you. We're available to schedule an inspection of your apartment and ensure any issues are addressed promptly. Please stop by our leasing office or give us a call at (770) 433-1357.
RUDE! I made an appointment online to tour an apartment. When I get there, the lady in the resident service section of the management office greets me with a cold “Hi...” I tell her that I had an appointment @ 1, and she says “No...., we don’t have appointments at 1, it’s lunch time”. I said well I made it online, and she tells me that they have to confirm it and that she’s booked all day. That was the end of the discussion. She made no attempt to reschedule or give me any information. From another property management professional this is unacceptable and I know it’s not how she was trained. If you’re at lunch lock the door and put a sign up. If you’re booked for tours your website scheduler should reflect that.
I was new to the area and had no clue how accessible this location is to everything. Mahogany assisted me every step of the way and I love my apartment. I had a minor issues and maintenance was there within minutes. Thank you to the staff for your professionalism and dedication to this community. You are appreciated.

We will share your feedback with our teams in efforts of continually providing our customers with excellent service. Please, let us know how we can be of service in the future!
This is hands down the absolute worst apartment complex I have ever lived in. I have been here for almost 3 months and cannot stand it. The buildings are terrible with a really thick coat of paint on everything. The walls are nonexistent you will hear anything and everything at all hours of the day. The management is even worse. I have complained about trash being thrown at my door constantly with no action taken. You may be lucky and get nice neighbors but if you don't then buckle up, because the management won't do a single thing. I talk to a new person every single time I call or go up there. Smyrna is a great area, so do yourself a favor and stay far, far, away from this place. 1000% will not be renewing.
I am new to this complex, 5 days in. So far so good! The office staff is wonderful, especially Jacoby. Extremely helpful and went the extra mile to ensure my asap move in went flawlessly. I love the area- very close to shopping, eating, gas and grocery stores. And close to highway access. As for my unit, there were a few minor things that needed to be fixed, I placed a few work orders in on Monday, and maintenance arrived the following day to address issues, amazing!!! I have yet to see any pests inside of home nor trash on the grounds. Plenty of parking, 2 pools, tennis court, what more could I ask for. I am loving the Alcove so far. Regards, Lori D.

Hello, Thank you for the positive feedback; we appreciate you taking the time to provide us with a review and rating! We are happy that you are enjoying your home at the Alcove. Please, let us know if there's anything else we can do to improve your living experience in our community.
It was ok at first, but they have a serious roach problem. No matter how much you clean they come (I mean seriously deep clean all the time). Pest Control comes every Monday (except the last Monday of the month), but this hasn’t fixed the issue. Also, there is barely any insulation. You can hear everything and I mean everything. When your neighbors use the restroom, watch tv, listen to music, open/close the dresser and etc. The price may seem good, but I would strongly suggest finding another place otherwise you will regret it.
This is my 8th month in my apartment and thankful to GOD for giving me a place I can call home- Jasmine Woodlands provides you with the atmosphere and peace a home is meant to provide. This is my second review expressing my satisfaction with my experience here as a resident. The leasing office team first impression made me love this place and surely they were right because this is where I needed to be. 8 months down the line, I am very impressed with how well maintained the apartments are, the maintenance team is very efficient and thorough even though you will hardly need them because everything works perfectly. But when you need them they are right on time. Thanks to Greg and team. I have hardly had any maintenance request for the 8 months I have lived here. The good news is that you should not worry about bugs, I have not had any single pest control problems since I move here in April. This should tell you why you should consider living here. The office team has a very effective communication system and residents are never caught unawares of any activity or inspections. No extra fees surprises on your rent, they are quite straight forward. Generally I would recommend this apartment community to the people I love or anyone else looking for a good place to live because Jasmine woodlands team have made their residents to be their first and most important priority.
As a French student, living here for 7 months, I am very satisfied with this residence! The Management team is very qualified, the customer service is great. When I needed reparations for the apartment, they took care or it the same day! Always kind and with a bright smile which is agreeable. Ask for Bryan at the leasing office, he is extremely competent and helpful. He made things very easy for me to settle. The apartment was very clean and since I kept it clean I haven't seen any no roaches or anything like that (that was a must for me!). I liked the overall disposition and appliances of it. The neighborhood is very safe and quite and neighbors nice. I felt lucky to have nice and helpful neighbors. The pool and the fitness center are well taken care of. Surprisingly good experience living here. Except for the rent which I found expensive for me (as a student), I didn't encounter any issues. I would definitely recommend this residence to anyone looking for a nice place to stay.
Everything that looks good, is not good whenever u move out watch out for the hidden fees that they may try to put on you, if you're not careful, keep your receipts for proof because they will try and over charge. There is a real bad pest problem, and the maintenance is horrible it took 3 months to fix a water leak, the office staff never answer the phone.
We moved to Jasmine woodlands 1 yr back. It was a pleasant stay for the first 2 months. and then here comes our upper floor tenant who keeps on banging the floor 24 * 7. You can literally here whatever they are doing. We rather informed her thrice to walk slowly at least during quite hrs so that we can sleep pleasantly. but no change and they doubled the noise afterwards. We raised complaints 3 times to leasing office, and received response only for the first request saying they will notify the particular tenant and if there is no change, we need to reach out 911 as they cannot help with such cases. We are wondering how can 911 help for such instances? So, we raised request again seeking for help very badly, but this time there are no responses at all. Management is not even bothered to acknowledge our requests. We were scared whether the roof is going to fall down and you can imagine to what level the noise is coming. We are on month on month term for last 3 months due to some relocation plans are in progress and waiting for some imp documents which are going to be mailed to this address. or else there is no point in staying at such irresponsible authority's property. And other one - We referred two new families at the beginning thinking its an awesome place. And what happened it, those whom i referred they got the bonus amounts reduced from their rent. I never received any bonus and when i went and asked management about it, the same answer "Sorry, we cant help with it." thrown on our face. How come they assume that I am referred by that new tenant when i am already old tenant in this aprtmnt? Location and community is very good, but whoever staying in first floor will not feel that pleasant atmosphere here.
I've lived in jasmine woodlands for about 2 years now. My boyfriend, son and myself share a 2 bed room 2 bath! It's comfy and spacious. We moved from the front buildings to the 27 building in the back, and I've noticed a lot more bugs and spiders this year. There are heavy woods right behind a good amount of these apartments, I'm sure that's the cause. Other then that I love it! It's quiet and people are friendly. My son and I frequent the pool (we have two) and the playground. We also grill out a lot in the picnic area. I have no real complaints. Towel racks and closet shelves seem a bit cheap( breaks easily).
I live in the Jasmine Woodlands apartments in Smyrna, GA. I moved here after moving out of student housing at the university 3 miles away. University housing, although convenient, it was very expensive and had a lot of limitations as to making the place feel like home. Ofcourse, being in school for a number of years puts a toll on the already limited budget. I was working 45 hour weeks just to be able to afford to live and pay for school. I found Jasmine woodlands close enough to the university, but far enough to get away and enjoy my life apart. The location is very convenient to shops, restaurants, and other attractions (Braves new stadium coming soon!) to get to. The buildings are a little on the older side, but nonetheless they are very well maintained by the complex. Two pools, a volleyball court, kids play ground, BBQ grilling area and a dog park are all within a few feet from the building. Very quiet and tranquil.
It's almost a well kept secret here in Smyrna! The apartment is older and does have a small bit of amenities but it doesn't take away for the complexes charm and quietness. The maintenance staff are quick to fix problems and the office staff is amazing and courteous. I have lived in my apartment for over 2 years and I am not sure if I am ready to leave yet because the value is just too good and less expensive for this area. The apartments are close to the city of Atlanta and the great activities and amenities I'm Smyrna and Vinings.
Although older than most apartment is the area, Jasmine Woodlands apartments are affordable and offer most of the same amenities and then some. The area is conveniently located to central parts of the Atlanta area. Downtown is about 12 minutes away. Also, Cumberland mall and the new Atlanta Braves stadium are nearby. I would recommend this apartment for both young and older folks looking for a great place to stay.
Rent is reasonable, and area is pretty quiet. Iif you want an upgraded apartment request one, because it will be outdated if you don't. Management team is pretty nice. Good size gym that has TV plus cable
Jasmine Woodlands is a great, quiet apartment community! Just a few miles away from the BIG city but close to everything you would need. I love how all of my neighbors are diverse and friendly. The community is always landscaped and the amenities are awesome. There are 2 pools- that are always clean :-) Going to the gym, laundromat, or the spa is just a hop, skip, and a jump a way. The office staff are very personable and the maintenance workers are just a phone call away.
Off the beaten Path, and yet convenient. This place is pretty much a hop, skip or a jump from Wind Hill Rd, S. Cobb Dr, S. Cobb Pwky(41), 285 and 1-75.
