Property Ratings at The Alexander at the District Apartments
It's April 2023 and everyone in the leasing office is brand new. This is not an exaggeration. It was everyone's first day when I went in the office. Secondly, the floor plans available online do not exist. I applied for a one bedroom 3rd floor unit in the part of the building with the pool at 740 sq ft. I get there and saw a terrace level, 700 sq ft unit in the courtyard part of the building. Everything on the website was so vastly different than in person. None of the units are 740 sq ft, a 740 sq ft unit literally does not exist but is available online. When I asked for my money back, they stated that it was nonrefundable even though they literally lied about the size of the unit. Is that not false advertising? Don't get me wrong, the living room and kitchen are definitely worth the hype but the bedroom is too small. You can barely fit a bed in there and the closet is about the size of a hall closet. SO unless you plan on putting your bed in the living room and not knowing what unit you're actually applying to AND won't get your money back, just run. Save yourself. And if you don't believe me, I dare you to go see it. Don't let the pretty pictures persuade you, it's very underwhelming.
There are multitude of issues at this place and management is absolutely unresponsive. When I went to visit this place but they told me that renovations on the disgusting hallway carpet were going to "start the next week" which was an absolute lie. That was in July 2022 But I went back to confront management in person they told me they didn't say that. The carpeting is horribly spoiled with I'm not sure what fluids. They have managed to paint The exterior and hallways in the past 4 months. The main issue is the unresponsiveness when complaining to them about cleanliness in the stairwell which I have taken pictures and sent to them but I have not gotten a response after trying several times in months about it. Thank goodness I didn't sign a long term lease. A great positive that I can think of is the lack of cockroaches that were patrolling the hallway every night have stopped in the past couple of months which is great. It took me 2 months to get my mailbox key. They can't keep a maintenance crew but I'm not sure why. Again the common thing was the fact that management does not address things but they don't mind collecting rent.
I lived in this place from 2020-2022 and I would say overall this place is meh. It did what it needed to do but I am also more of a lax tenant. I'm mainly leaving because of the rent increase. They said they was to be at market prices. I would understand if they had already improved amenities, infrastructure etc but that's a future plan they have that they haven't started yet. Maybe it will be a more decent place in the future when all the remodeling is done, and worth the prices that they are trying to charge now. Also the guy leasing agent is pretty rude and not helpful so I would say avoid him and go to the woman leasing agent. She actually checks up on things whenever you need help. PROS: very nice area and conveniently close kroger, walmart, target and other restaurants. not a super loud complex and when there are noise complaints, the courtesy officer makes sure to shut it down, management is more transparent on the things going on, for the most part the walkways are clean of trash and animal poop but there is a certain place in building 1 that people just allow their animals to collectively poop there (even though there are poop bags) and it has never been cleaned since i moved in. pests aren't really a problem here which is nice CONS: the walls are thin to where I can hear my neighbors alarm go off on the iphone and very heavy footsteps. Hasn't been much of an issue this year but if someone around you smokes weed then it will definitely be in your apartment. Maintenance takes a while, even when you check up on them. the gym has decent equipment but they have been broken for a while even though i keep telling management staff about it. you pay for trash but you have to walk it down the chute and its not that clean and sometimes full. Also the gates stay broken and wide open and its a problem.
Don't be fooled by these old good reviews!!! This place has fallen off and now it is a dump!!! trash is EVERYWHERE Its really quite fascinating, the locks don't lock so gate keys are optional, none of the cameras work so there's that!!! staff clearly doesn't care!! save yourself
This place was once a gem but is now HOOOORRRRIBLEEEEEEE!!!! They staff may as well be on break the whole day!!! Dangerous people roaming around, car break-ins no Security, trash everywhere, homeless people living in the halls and storage units ! Keep looking trust me!!! I've been here 6 years and I moving ASAP!!!!!! hate it here

Please take your money and rent somewhere else. Management is incompetent and is unresponsive to issues. I usually do not write reviews. However, I have rented in Atlanta for over 8 years and this is by far the worst apartment complex that I have lived in. Not only is management incompetent, the maintenance crew is often seen chatting and joking around with each but not maintaining the property. They decided to replace the old carpet with new carpet in the building breezeways and it is the sillest idea. Why would any company with some common sense place CARPET in the building breezeways since these are high traffic areas. The carpet is already soiled and stinky for the most part. If you are a young college student then this is the place for you because of the loud, rude, weed smells that comes into your apartment from your neighbors but if you are a young professional or a grown adult that don't care for any of this then don't do it!
My roommate and I have been living here for almost a year now and it has been great! The location for one is already a great thing that this apartment offers. On the basement level of the apartment is a Walmart. I mean the elevator takes you right to the Walmart parking lot. On top of that you have a number of restaurants, grocery stores and other great places all within a 10 minute walking distance. Also, only 5 minutes (without traffic) from downtown Atlanta and also right by the interstate. The inside of the apartments are also very nice and up to date! Hardwood floors in the living area and carpet in the bedrooms, granite countertops stainless steel appliances. Only thing that I would change about the apartment is the shower head. Basic shower head that gets the job done, but I like something that is a little more upscale but was replaced very easily. One of the best things about the apartment complex though is the staff. The leasing office is amazing. Even before we were officially tenants, Nancy worked with us very closely to make sure that we would get the perfect apartment for me and my roommate. I am kind of a frugal person to say the least and I am always looking for a way to save a dollar or two. I have had some pretty crazy requests when it comes to trying to save a dollar and every time that I do, someone is there to answer what possible options that I have, and with a smile, no matter how crazy it sounds. Nancy and Tris are truly amazing and have done a great job at the complex. On top of the leasing staff, the maintenance crew is also spectacular. No matter the request the maintenance staff is always happy and willing to come help. The staff is also very down to earth as they all take the time to learn the names of the people that live in the complex. Frank, Tim, Tre, (Jamal, while he was here as well) have all been great and very helpful. They have all made the stay here as stress free as possible and it has been greatly appreciated. Lincoln has definitely found an all star crew with the people that they have here. Overall I would definitely recommend this apartment to anyone who is looking to live here. 5/5
This place have great amenities. It is in the perfect location and the convenience is great. The downfall of it is that they went up on the rent, but the carpet in the hallways looks awful. With pets being allowed the carpet should be shampooed at least once a month especially with the amount of money we pay a month.The hallways starting to smell like you are at the zoo. The treadmill in the gym have been out of service for at least 2 to 3 weeks. The apartments looks very nice, but for the price everything should be kept cleaned.

Our experience at Alexander at the District has been stellar. The apartments are new, spacious and have great features like granite counter tops, garden tubs, laminate flooring and walk-in closets, and all at affordable prices given the area. The apartment building is conveniently located near by Publix, Kroger and Walmart, as well as other great shopping and eateries. It's also only a 2 minute drive to Atlantic Station and five minutes from downtown attractions like The High Museum and Piedmont Park. But more than all that, our experience with the management staff has been great. Any issue we have dealt with in our apartment was attended to quickly, and the management staff have always been very helpful and attentive.
I've been living here for two months and I absolutely love it! The management team (well Nancy and Paul) are extremely helpful and sweet. So far I am loving my place! Perfect location too! No pest problems. Complex is very secured and always clean! Neighbors are quiet! No complaints
This building is quiet! Much quieter than any other place I've lived. I love the hardwood floors and granite counter tops. Close to everything Midtown, easy access to the highway. The staff are great - they always remember my name. Love living here.
Large 2 bedroom 2 bathroom with beautiful hardwood floors in living room & dining room. Huge kitchen island with granite counter tops throughout including bathrooms. Each bathroom has a large soaker tub great for unwinding.aster walk in closet is gigantic and fully equipped with shelving/hanging clothes. Very elegant touches throughout including crown molding and neutral color scheme. Pool is very large and always crystal clean. Courtyard is beautifully landscaped with 10 foot tall fountain. Very relaxing. Full gym and always clean. The staff are very friendly and care about the residents. On site security and maintenance is very quick to respond always. Gated parking garage and steps from major shopping. I feel very safe here in the city. I highly recommend this property and I have lived here for 3 years.
