Signed leased entered the apartment the first night, hot water not working, light bulbs not in, door lock broken. Left, submitted a work order. No repairs upon returning the next day. Entered day 2, apartment is pitch black. I discovered a roach infestation under the stove. I am now in a hotel afraid to return. No communication from management. I paid to live in a hotel.

It smells like poop outside all the time. The pool is never open and the gym machines are always broken. There are only dry wipes in the gym so no one can get the bacteria off of the equipment. Not to mention all of the ROACHES. I have friends living here and all of them mention the roaches as well. At this point we have to make friends with the roaches. Not amused.

tenants leave out their trash, and dogs bark all day and into the night. not to mention the roaches. DO NOT MOVE HERE
I’ve only been here for about a month or so but the new management has been making improvements to the community. Trash areas are not what people are making them out to be. I have a dog so I’ve walked the whole community and I think I’ve seen a total of 3 roaches. The extra charges do suck but in the grand scheme of things $20/month for a reserved parking spot really isn’t that big of deal. The maintenance team is growing but even when we had one guy, that one guy is amazing. Maybe talk to the office people like their human beings and they’d be more willing to help you. They work for a company, they didn’t make the policies for said company they just are required to enforce them. I have never seen the cops here, not even once. Yes, there are homeless in the area and yes they go through the dumpsters late at night but you are going to find that anywhere you go. 4 stars because the pool still isn’t open
If I could do less than 1 star I would!! I put my name and parking spot I wanted on a peice of paper a month ago. And now that they are giving out assinged parking passes my spot was given to someone else when I was first on the list. Why even make a list and tell me that will be my spot then give it away so unprofessional!! Also they charge $15 for trash to be picked up 3x a week. But I have to email the manager each day it's suppose to be picked up or else we get forgotten about. There's a $50 cam fee but no one picks up the grounds around my building. In fact they raked it all into piles about 2 weeks ago and the piles are still sitting there. The poop stations are over flowing! They charge $5 for pest control to spray your unit in a COCKROACH and MICE INFESTED COMPLEX.
Fees for a trash service I don't use. Now we have to pay for parking? This place has homeless people, bugs, trash everywhere. Atleast before parking was generous. Even if I buy a spot my guests have no where to park? I'm tired of things always getting worse here.
Delete No way 4.5 stars maybe -4.5 Stay away. Don’t clean dumpster areas, no place to park unless you pay for a parking spot. If you see a positive review listed it is a shill, because there is nothing positive about this place. $1400 to $2000 for apartment and everything else is billed separately. Water fee, sewer fee, trash fee, pest fee, common area maintenance fee(for doing nothing) fee to process bill for fees-if you work late no place to park unless you pay $20 fee per month. 1 man maintenance crew so don’t expect anything to be fixed.
The new owners, #4 in four years....Tides at Whitney Ranch.... are horrible ! First off, the grounds are a health hazard. Rent increase for new lease jumps up $400 a month. Now they decided to charge $20 a month for covered parking and will tow your vehicle for parking in covered spot...which we have been parking in FREE for 4 years. So now everyone has to park on the far side of the complex and walk 5 buildings over to get to your unit. Residents are charged for grounds maintenance each month, and the place is filth ... what are we paying for? Greed by the new owners, only greed. Why not leave things the way they have been for 4 years? Residents were happy Good luck finding new residents, when your senseless rules chase everyone out. At least 13 people I have spoken to have said they cannot wait until the current lease expires
I’ve been here four years now and the property has been taken over three times. I won’t complain about the first three year I enjoyed them never had one problem with office or neighbors that’s why I kept renewing my lease.. now this last year 2022 and who ever taking over as tides is a joke. Property is not clean trash every where . Now they wanna charge us for covered parking when we already have limited parking is so outrageous. We get our trash picked up and pay extra for it but hasn’t been getting done . And if you leave it out to long or maybe your still at work you get $150 charge. They charge you to have pest control come. I’ll probably move when it’s time to renew or I’m pretty sure they’ll change hands again!!!
I’ve been living in these apartments for over 5 years and we are now entering our 4th management take over and they just keep getting worse every time. To get anything fixed or even talk to someone in the office is like pulling teeth. The complex itself is just disgusting. The trash areas are completely overflowed everyday until trash day and all the remaining trash they allow to spill over into the driving areas so you’re basically driving over trash on your way in & out daily. And it just sits there boiling in the sun while the smell floats up to our windows. The cops are here at least twice a week. A lot of homeless people in the area rummaging through the trash and yelling at night. We use to have security gates but they broke and were too lazy to ever fix them so they just removed them. Please consider what you may be getting into with these apartments. New people usually don’t stay long either. Other than that, enjoy the crap amenities & over priced rent!
I have been here for 8 years. The place is run down. Definitely not worth the $600 that they're raising my rent in just one year. So, be prepared for massive rental increases. Other years they did a $100 to $200 increase. They're not fixing anything in the apartment. The apartments are small, and there is no storage whatsoever. No linen closet. Hard to find places to store. I've been here for 8 years and the carpets are horrible. The colors of the countertops are hideous. At least if you're charging these rates, make the apartments look nice. $600 rent increase, still living in a crap small apartment with horrible carpet and no washer for over a week. I have to pay for my own pest control because the limited services they have doesn't help to control the bugs. This is DEFINITELY my LAST year here. Apparently they like having short-term residents since most can only stand to be here for a year. The new Assistant Manager is nice, but still waiting for my washer which has been filled with water for over a week. It's starting to smell. The old maintenance crew would have had it completed by now, but not this one.
The grounds are somewhat clean, but the areas around the garbage cans are usually a mess. They have a separate charge for everything, so be careful. I was double charged for renters insurance. The office staff is ok, but the only issues that I have had are with policies that are determined by the company that owns the property. Pool is only open during office hours and they closed on holidays, but that may be due to Covid. I did renew, but won't be doing it again.

Homeless have cussed my children when taking out the trash. So much trash and poop. I personally go clean the stairs because of crazy amount of bird poo on rails. Lots of pictures cause I asked for it to be cleaned before I did it. One morning my cupboards fell off my wall my food all over the kitchen. They messed up my lease blamed me ended up costing extra month to month. Never got full credit. I complained I got extra fees. My car was towed cause I just got it an can't get an appointment at the DMV. Oh and told to leave a review manage gets mad and fights. Waiting for her to responde to this. Don't move here. Its dangerous and not worth it.

Our team cleans our complex every single day for 2-3 hours, to include the valet trash service and we do building clean ups of stairs, rails and breezeways with a powerwasher. We understand a towed vehicle is frustrating. All vehicles that were tagged for towing were given ample time to register their cars or get proper permits per Nevada’s DMV rules and regulations. If we had known your car had been tagged we would have happily walked you through the necessary steps. You can always refer to your lease and the rules and regulations of the complex. Office staff is very nice! Buildings not so much, when I first got my keys there were roaches everywhere in the unit. Dead and alive! They claim they sprayed when i flew back to a different state to get my belongings, but when I returned the issue was still present, and you can tell that they did not clean the unit properly. The neighbors are very loud and kids run all around the complex with no supervision. They throw trash all on the grounds with no regards to anyone else living there. I had the unit for one month and paid to break my lease because i couldn’t deal with the bugs and loud noisy neighbors.

DO NOT MOVE HERE!!!! What a horrible place to live. Not a good place to have your family, there is no playground or any room for kids to play anywhere. Neighbors are so loud and have no respect. Walls are so thin you can hear people using the restroom (peeing/ flushing toilet). People play there music SO LOUD and all hours of the night. You can’t sleep. I complained at least 10 plus times in a short amount of time and NOTHING changed. Neighbors are still loud and disrespectful..

These apartments are clean and family friendly. I am single and have lived in a one bedroom for 4 years with no problems. There are a lot of families that live here so sometimes it can be a bit noisey from the children running around but I don't mind it. Also this complex is right by the freeway so you hear traffic all the time but you get used to it. My apartment is cute. Full sized washer and dryer which is really convenient. The layout is pretty open. The only down side is there's not a lot of storage. The kitchen has no pantry so it's difficult to store your dried goods. The bathroom is large but there's not even a medicine cabinet and very small bathtub/ shower. Luckily I had lots of shelves and storage cabinets etc. so I had places to put my things. My closet is nice and big which is every girls dream. The front office is very nice and pretty prompt with attending to any maintenance issues. Overall it's a decent place to live with a convenient location.
