I have lived here for four years. Overall, I have had a fantastic experience. You can disregard any negative reviews about parking as the office staff has worked hard to fix this, and it is no longer an issue. The office staff is polite and willing to work with you. Stephanie is great and is always able to answer my questions. After living at other complexes and having negative experiences, I highly recommend this complex to anyone looking for a nice place to live at an affordable price.

Terrible parking. You get towed all the time. Overpriced apartments. Utilities are super expensive. So much noise outside. I wish I never choose this place.

My experience overall at the Allot at Geneva has been fair, our apartment is spacious and fit all of our needs. Our garage was very large and is able to fit my sports bikes with my car. The staff there are all easy to work with and very helpful. The only negative experience I have had with the Alloy is that when we first moved into our apartment it was very unsanitary and seemed as if it wasn't cleaned at all. The carpets weren't vacuumed at all, the hard wood floor in the living room was a bit of a disaster and we spent multiple times going over it with a mop trying to clean all the dirt and grime off. the sink was completely clogged with gross trash and waste. Other than that everything else has been good

The alloy is great place to live, other than towing cause of parking if you have two vehicles don’t live here!!!!!! The trash is absolutely redundant!!!!! Love our maintenance men!!!

We moved into a filthy apartment covered in damage with appliances that didn't work properly. The office staff has since been very nice but things have been exceedingly slow to change.

Don’t move here! Trains shake your apartment like s as n earthquake. It should have never been zoned for residential use as it sits on the old Geneva steel site and groundwater is stills contaminated. You won’t sleep one night and it’s $2600 to move out. I am currently being over billed for two garages (at two different prices) $65 and $50 and the office says they can’t remove it from my bill, I only have one garage??? If you want to move out because you find you can’t sleep with the rumbling trains a stone throw away your buyout is 3 months rent.
The Alloy at Geneva has been great for my lifestyle It’s private, neighbors are friendly and quiet, lots of places to walk my dog outside the apartment community and it’s close and accessible to many stores, restaurants and my personal favorite Starbucks Over all my experience at The Alloy has been nice

Very well managed, quiet neighbors, beautiful property. I love the idea of a year round pool (although it hasn’t been open yet to try;), and the 24 hr gym is a nice touch. Only caveats I’d warn prospective renters is 1) valet trash-not a fan. Many tenants have permanent stained garbage “juice” in front of their doors from leaky trash, kinda gross. And the proximity to the train trax do give an earthquake style rumble. I don’t mind so much but light sleepers might. All in all a beautiful property, well managed, great proximity to bike trails around the Utah lake. I’d definitely recommend.

I love living at the Alloy! It's a great, clean, pet-friendly place that really feels like home. I also love the location and love feeling a bit tucked away from everything, but still close to things. It's very quiet and peaceful. My literal only complaint is there needs to be more parking, but other than that, it's been great!

I moved in 2019, the first administration and the current one have been very attentive, to the tenants and their problems ,with these 2 administrations I have felt good, the maintenance staff of these administrations have been excellent
Love the fitness room and dog park, outdoor barbecue and playground areas. Nice outdoor pool and basketball court. Nice indoor recreation room near the office. Great service from office and maintenance.
I'll be honest, I was skeptical of this place from the poor reviews I saw before, so I only lived here because I was desperate and thought it couldn't be that bad... Not only was the rent insanely high, the quality is so poor with paint jobs covering up poor workmanship and what looked like mold. Every time the train passes by it feels like a mini earthquake, and is so loud. Neighbors were friendly for the most part except for the criminals living here who ended a high speed chase into the garages. Besides these points living here was not that bad, until I saw all the hidden fees they charge extra for every month so be prepared to pay for extras beyond your own utilities. Even the amenities included and I paid for monthly were closed down half the time, yet I was still charged to use them. Additionally, I was told when I moved out and made my last payment that my deposit would cover any cleaning fees. This was a flat out lie, and even though we did a deep cleaning we had to pay extra. The front office even said we had no damages to repair, so tell me why the deposit wouldn't cover that? They didn't have any good excuses, and just said cleaning fees cost more than the deposit now. I'm sure they might comment to say they are sorry I had a bad experience, but I don't blame them necessarily but the poor management is to blame. The turnover of employees in the few months I lived here shows why there is so much miscommunication and frustrations, so be warned to pay more than you bargained for. They apparently won't post my review on their website so hopefully others can see this review and keep looking for a much better place to live.

A GREAT first impression! We just moved in and maintenance came COVID-19 prepared, positive and eager to fix our maintenance concerns. He was very friendly and respectful of our home and environment and was SO QUICK! He made us feel comfortable and welcome to ask for any help needed.
I just hope that when/if anyone on the management team falls on hard times that they never have to deal with anyone as cold and heartless as they are. They’ll only work hard to get you in an apt there, after that they could care less about you.
The apartments look nice but they are poor quality. Everything breaks and nothing gets fixed. Also parking is terrible and the managaement is not helpful at all. Do not move here. I am moving out as soon as my lease is up.

I moved into The Alloy when it was brand new. It started out as a great apartment complex to live at. It's gone down hill fast. A lot of bad experiences here. There was a water problem with the apartment above mine and it leaked into my apartment. My guest bathroom was under construction to fix the problem, twice! Two times because they didn't fix it right the first time and it flooded again. That took about 3 1/2 weeks overall. People leave their dogs on balconies that bark all the time. And parking now is such a mess. People park wherever they want. As I write this there is currently a car parked against a red curb that is blocking me from exiting my garage. This happens all the time. When I tell the office this they say they will call the person. What about when it's after office hours? Or if the car parked there is not a resident? They say they will enforce the parking policy and tow vehicles, but they never do. Nice people, but they don't follow through with their policies and it ends up affecting the residents.
This place is terrible to rent from. First of all parking is a joke! What you pay is just as much as a house payment you would think from all the money they are making off from everyone they would at least have the courtesy to provide us with a spot to park our cars! There is not enough parking spots for the amount of people that live here and it has only gotten worse since I’ve lived here. People get tickets all the time because they have to park in red zones or in handicap spots (I think I even saw someone parked on the sidewalk once!). Seriously, it’s that bad! And the people over running this place don’t seem to care about how awful it is because they allowed it to get this bad. Besides the parking the insulation sucks and I can always hear my neighbors above me stomping around at all freaking hours of the night. Sometimes they have even woke me up because of how loud they are. And we are right next to the road and for some reason people have to rev their engines right as they go past our window. All these noises make it hard for me to sleep and I have a month old baby so I don’t get much sleep already!!! The quality of the things in this place are very cheap. The cabinets are very cheaply made and are pretty much falling apart. The blinds suck I can’t open and close them without them getting stuck. Did I mention the dog poop? There is dog poop everywhere! I do like that they have poop stations but a lot of people are lazy and don’t use them which is really annoying. One of my neighbors just lets their dog out to run free and it poops all over outside of their place and they never pick it up. They even have a poop station right there where the stupid dog poops and they don’t clean it up. I don’t know how many times I have picked up dog poop other than what my dog pooped out. And sometimes they don’t change out the poop stations as often as they should and it just starts overflowing. It’s discusting. Another one of my neighbors keeps their dog out on their balcony all day and all night and it just sits there and barks the WHOLE time! I get so sick of hearing it in the middle of the night. The management of the place is terrible! There have been two times we have been told that they would enter our house for some reason or another and each time I anxiously waited for them and they never came. They said they were going to issue parking passes and never did. I have hated renting from this place and can’t wait to move out of here.
I've lived at the Alloy for 6 months. The management really doesn't treat you well and is terribly disorganized. Nothing gets fixed and parking is terrible. I truly regret moving here and look forward to moving out as soon as I can.
I moved in because I liked that it was far away from everything and the apartments seemed nice and the rates seemed reasonable. Well I've lost power along several walls, the garage door doesn't function consistently, even our front door lock system broke and didn't open for a while. We've even had issues with theft in our complex. Mind you, management does nothing about these problems. But they will find time to hit you with loads of hidden fees. It really is an unpleasant place to live and I will not be staying when my contract is up.
The Alloy has beautiful amenities, but is entirely over priced and horribly managed. The management is hard to work with and assume no responsibility when mistakes are made. The parking is also HORRIBLE. One must buy a parking spot if they want to park, and there is no available parking if you do not spend extra money monthly for a parking spot. The management continuously says that they are "working on resolving the problem" but nothing has been done in the eight months we have lived here. It claims to be a non-smoking establishment, but nothing is done when people are smoking. The train tracks also backs up to the complex and when trains pass in the middle of the night the building shake. I would definitely not recommend living here.

To address some of your concerns we have been actively working on the parking situation and are extremely excited to announce that we recently got approval from the city to add an additional 48 stalls to our community! As to the trains that run behind our community this has been something we are very upfront about in the beginning as we want you to take that into consideration when deciding where to make your new home.
I had the most horrific and terrifying experience living at the Alloy, completely due to negligent staff. Let me begin by saying the Alloy allowed two convicted felons WITH WARRANTS OUT FOR THEIR ARREST to live in their complex, which is completely against what their applications and contracts state they allow. My fiance and I found a listing for an available bedroom in a two bedroom apartment with a couple currently residing in the premises. The rent was fair, and the Alloy appeared to be cleanly and beautiful according to the 'strict' standards on their contracts, I DID NOT expect that after moving in with what appeared to be your average couple, the horrible experience which was about unfold. The couple we ended up moving in with were DEALING DRUGS OUT OF THE APARTMENT, and consistently were bringing addicts into the apartment who were shooting up, or snorting pills. Late at night our roomates would be selling, and people would sneakily be in and out of the apartment at all hours of the night chasing a high. WE WERE ABSOLUTELY TERRIFIED OF THESE PEOPLE, NOT TO MENTION THAT THEY ALSO HAD STOLEN GUNS, which they proudly boasted about to us. Management's response to this review, I can assure you will be: "We did not advertise the room available for rent to you, therefore we are not responsible." But what about the part where you were supposed to do background checks, or follow your own application and contracts? That's what I thought....
My husband and I have lived at the Alloy for 6 months which is enough time to judge it and give an honest opinion. When we walked through the apartment we heard the Frontrunner come by, which was loud but not too bad. Front desk girl said that stops around 11. NOPE. The Frontrunner AND the massive REAL train run all hours of the night and shakes our apartment visibly every time, we're on the 3rd floor right next to the tracks. It is also SO overpriced. It looks nice upon first glance, but everything in the apartment is cheap. The appliances are the cheapest ever. We can't use the dishwasher because it leaves residue every time, no matter what detergent or settings we use. The washer and dryer leave clothes barely washed, and even ruined a few pairs of jeans. Doesn't matter what settings or detergent we use, they are just the cheapest appliances they could get away with. The gym in the clubhouse seems nice at first, but they literally have 2 free weights, and very lackluster equipment. The office downplays everything - for example they told us the clubhouse utilities are shared with the whole complex, however they didn't mention that those utilities would go from about $13/month to $35-50/month in the winter. For a clubhouse/hot tub we literally never use. Internet/TV and trash service fees are required. The basic TV that you have to pay for is terrible, all the channels are blurry and there's only about 10 real channels you'd want to watch. Have to pay more for decent TV or internet service. Last but not least PARKING. If you come home any later than 9pm don't expect to get a parking spot. Unless you pay $75 for a covered or garage space. Oh except those are all taken. So nope, you just don't get a spot and you have to park in the muddy lot next door to the complex. IN SUMMARY: They nickel and dime you for an extremely overpriced apartment in a bad location. Don't make our mistake, live somewhere else!
Usually when I am looking at making a long-term or more expensive purchase, I do TONS of research. After 5 months of researching and visiting all of the surrounding places available in the area I decided on The Alloy at Geneva. This place is super nice and well maintained (obviously a perk of being brand new), and the office people are very nice and helpful. I LOVE that I have my own private garage. The location is great just right off the freeway and also close to the new movie theater, but still not too busy of an area. The complex looks even better than the pictures! Cons: I don't like how they have mandatory internet and cable subscriptions, or the valet trash, all of which you HAVE to pay for. You are going to find that in most of the newer places though, so its not a complete deal breaker. I've heard there isn't much free parking available, so if you have more than a couple cars you might want to check how close and full those areas are next to your building. Overall I love this place so far and I feel like I found the best place I could for what I was looking for!
We are moving in to the Alloy this weekend! Were getting the 1 bedroom apt for my wife and I and our two dogs. The 1 bedroom is the cheapest apt and it has tons of room. Huge walk in closet, plenty of storage space, a large jacuzi bath tub, very nice kitchen counters, its the whole package. Management has been a breeze to work with and we are very excited for our future at the alloy.
I moved into The Alloy apartments recently and they are absolutely gorgeous. They are spacious, the interior design has a modern look, and there's plenty of room for storage. All of my neighbors are super nice and respectful. And the community is very clean. Another perk is that it's right next to the IMAX movie theater. The management is super helpful and they gave us our first month rent free!!
We just moved in and they are still.under construction but the noise has been very minimal. So far management has been helpful and easy to work with. Which is a pleasure in comparisonew to past apartments. The grounds are nice with lots of sidewalks to take your dog for a nice walk and playgrounds for kids. The inside of the apartmentstuff are fantastic. Beautiful flooring, neutral walls without being bleak, and tasteful design choices. Though it is pricey it is reasonable with amenities and nice community you get in exchange. They are also open about all.the costs. So far no hidden fees or surprise costs. Overall, it's well worth it.
Overall it's a nice place to live! Pros: Right off the freeway Close to everything Great floor plan Washer/Dryer Short/Month to month leases Garage Cons: Bugs! Just flying ones from the lake but yuck! Inconsistent workmanship. Staff doesn't get back to you. Not all of them though! Depends on who is helping you..I have had both good and really bad. There are good and bad, but it's the best value for what you get around here! ??
The Alloy at Geneva has, so far, been an awesome first apartment experience. These apartments are new construction for a comparable price as some older buildings. We have loved the vaulted ceilings and larger room sizes. The deluxe master ensuite is incredible. Huge walk in closet is perfect. The maintenance at these apartments is great. We have had several maintenance requests that were taken care of the same day. We love the gym, pool, and outdoor living area. Overall the experience has been spectacular!
The Alloy at Geneva are fantastic apartments set in the new township of Vineyard, UT (northwest Orem.) I have been living here for 4 months, shortly after they opened and have seen this place as it has completed construction of the other units as well as the community swimming pool, hot tub, gazebo with huge BBQ grill, outdoor furniture, and fire pit. There is a 24-hour fitness room and a community room with multiple large TV's and a nice pool table that can be reserved for private parties. The apartments are very nice and well thought out in design. I believe all of them come with washer and dryer as well as stainless steel appliances and granite countertops. The only rooms that are carpeted are the bedrooms, which I like very much. The staff is very on top of any needs that arise and are always friendly and ready to help.
