Property Ratings at The Alloy
Management is deceitful sketchy and will look for any way to charge you extra and make living here as unpleasant as can be. Multiple cars have been broken into and stolen from the garage. The gates are constantly broken being stuck open and will sometimes even shut on cars coming in. The walls are paper thin and you can hear everything above below and next to you. The quality of the units are cheap with lights outlets sinks toilets and washing units breaking. Don’t let the friendly faces in the beginning and deceivingly upscale look fool you, it’s better to stay anywhere but here

Thank you for sharing your experience. We apologize for any inconvenience you've faced and encourage you to contact our leasing office so we can address and resolve your concerns.
The building is so poorly constructed that you will literally feel your bed shake from your downstairs neighbor's washing machine. You will hear every single word that your next-door neighbor says. Oh and at least one elevator is broken at any given time, the garage gate is broken more than it isn't, and the earsplittingly loud fire alarms tend to go off at 1am and don't shut off for hours because no one from management is on-site or on call to handle off hours emergencies.
The management staff has terrible attitude and do not pay respect. They do not own up their mistakes and speak to you aggressively with tons of their excuses just to win the argument and prove you are wrong. They have a lot of temper and I have to be careful when talking to them in case I provoke them in any way. This is really frustrating when you try to solve a problem.
I’ve lived here since August and have enjoyed my stay but I don’t think it’s worth the very high premium. The pool was never open because they couldn’t find a lifeguard, and now the gym is closed to punish the irresponsible people who won’t wear their masks because they can’t enforce things any other way. So I’m basically paying a high price for amenities I can’t use. The guest parking is also pretty rough. There are only 5 spots for the whole apartment complex and the staff often park there during the day, so there really isn’t any guest parking. The other main issue is the fire alarm goes off pretty often. It’s very frustrating! My apartment was clean when I moved in and has never had any pest problems. It’s a beautiful apartment and the staff are friendly and helpful. I’ve never needed a maintenance request so I can’t speak on that. Overall, it’s a fine apartment if you can afford it and then some, but on a tight budget it’s not worth it.
I left a 5 star review previously as I was moving in the apartment, because the guy was really kind showing me the room. Now that I've moved in for sometime, they won't take you seriously. I'm reporting an issue with the trash room and the trash chute shut immediately because it was electronic and now the door does not hold open. It's painful every time you have many trash in both hand. I came to the office almost two months ago to report this issues for three times. I thought this is not an emergency so I waited. Even though they promised to fix this issue but nothing happened until almost two months later. Recently I talk to someone in the office and they said "no one else complain about it" as if it was a lie. Then I don't understand what I'm paying for. They said someone will reach out but no one did. I'm tired of reaching out more times. This was originally a friendly reminder for a broken facility , but turned out to be something that really upsets you.
The Alloy is a really nice place to stay. Very nice different public spaces such as study areas (with free coffee!), common rooms and a really decent gym that would covers any beginners needs. Apartments are really quiet and the amenities are top notch (brand new washer, dryer and dishwasher with a really nice island that goes well with the kitchen) Staff was great and always nice and respectful. Especially Jerry who was really helpful during my move-in.

Hi, we're happy you found our staff to be so supportive during your experience here at The Alloy. We hope to be of service to you again in the future. Best wishes, The Alloy
Great apartment! I talked to Frank and he was very kind and patient about my request. I've been here for one year, and planning to extend my lease to the end of my stay at UMD!

Hi, thanks for your praise and kind comments about our team. Please let us know if there is anything else we can do for you; we are more than happy to help!
Alloy is conveniently located near UMD, yet affordable and enclosed with solid security. My wife and I have lived here for five months now and have experienced helpful management, great amenities, and great apartment appliances. I especially appreciate the help the management and maintenance teams give. It's not perfect, as no apartment complex is, but it's better than anything else around town in my experience.

Hi there, your satisfaction is our top priority. If you ever need anything else from us, please feel free to give us a call or stop by. Have an awesome day!
This is my first semester in the building and the management has been nothing but friendly to me. One of the building managers Frank is always around and helpful when we have questions and we appreciate it. I have not had any issues with the alloy, it is definitely one of the best places to live in college park right now considering the amenities and safety they offer. You wouldn’t regret living here.

Hello, we're happy to hear you had such a positive experience with Frank! If you have any further questions, please give us a call. We're always happy to help!
We had a management member named Frank who was extremely helpful in helping us figure out our apartment lease. He talked with my other future roommates and made sure each one of them had turned in what they needed to to get the apartment. We continued to call and request him to answer any questions that we had because he had done such a great job helping us out. Overall, we got fast and great service and without Frank I do not think we would have gotten the last C1 apartment at the alloy.

Hi there, thank you for taking the time to leave a review for us at The Alloy. We're happy we could meet your expectations! We hope to see you soon!
I literally have no complaints. Realistically you’re living in the city and will hear noises or just request the trail view in the back. As far as management, Frank has always displayed professionalism and patience no matter the situation. Overall, I would recommend others to live here even when I leave to purchase my first home.

Hi, your wonderful feedback and rating mean a lot to us. We are always more than happy to assist you if anything else comes up. Take care!
Stayed here for about 1.5 years and I have no complaints. Great place to live and great management.

Thank you again for taking the time to let us know how we did. We hope you have a great day!
I have tried so many times to work with the management here. The neighbor is SO loud and faces no consequences. Basically if you enjoy listening to the worst music ever on full volume when youre trying to sleep or study this is the place for you. If you love to constantly ask for help with the noise from management and they do nothing then this is the place for you as well too. If ever need any peace or quiet you should probably look for somewhere else. They'll always claim theyre working on it or will write it down and are doing their best... It's interesting how no matter how many times they say this, nothing ever gets done. It's almost like they're not doing anything. Hmm. Long story short, I will never be leasing here again and intend to tell every person remotely within my vicinity of the noise problems here too save their money and peace of mind.

Hi, we work hard to provide a fantastic experience to everyone. It's discouraging to see that you had a negative experience. Our manager would really like to speak with you more regarding this matter. Please reach out to us at (301) 618-0990. We look forward to hearing from you.
Management is terrible and will make you feel like a pest for wanting basic living conditions. All the amenities are broke or always closed. Mask enforcement is subpar and most people will try to crowd on the elevator with me without masks. The noise is unbearable I have had people knocking on my door giggling about it at 4am. Management refuses to do anything about the noise level. Everything in my apartment is always broke, especially the microwave, water heater and espeically the thermostat which would not stop blasting heat at full and they took DAYS to get out to fix it. There is also never any guest parking as the spots are always occupied by the same cars. The halls are a mess and littered with trash. Don’t make the mistake I made by living here.

Hi there, we regret to hear that your recent experience was anything less than exceptional. Our manager would really like to speak with you more regarding this matter. Please reach out to us at (301) 618-0990. We look forward to hearing from you.
There are no security measures at all, and their cameras have never been turned on. Apart from public facilities, the entire apartment has no surveillance cameras. The attitude of the executives is also very poor, they will directly curse people. Parcels are often lost, and room-to-room sound insulation is very bad. Windows are inferior products and cars parked in the community are often damaged
Property Manager at The Alloy, Responded To This Review
Hi there, I would like to get some more details about your experience with us. We actually have quite a few measures in place in regards to security inclusive of not only cameras & controlled access but a patrol officer as well. We would like to understand your perspective further as well as inform you of the additional measures we have put in place. Please feel free to give us a call at the office to discuss further.
The location is great--about a 25 min walk to the metro, connected to the MD trail system, and within walking distance of a handful of pretty great restaurants and Lidl. Close to UMD campus if you are a student. The building itself is really nice and everything in the apartments are new. The common area and study rooms are very nice, although they do get crowded. Maintenance is very efficient. Still, there are a few things not to love: -It's expensive. You pay about the same for a 1-bedroom as you'd pay for a 2-bedroom at one of the other luxury apartments down the street. Plus above average fees for parking and utilities. -With a 24-hour McDonald's across the street, a police station, and the college campus nearby, it can be pretty noisy at night. -The mail system Butterfly FX was advertised as very convenient but in fact it's so disorganized in the package room that we often cannot find our packages or sometimes they simply don't show up until several days later. -The parking spots in the garage, which you pay $50-75 extra for, are supposed to keep your car safe. But the gates are often inexplicably left open and we have had people go through our cars and steal stuff when we forgot to lock the door. -The elevators are frequently out of order. Also, the "freight elevator" that you reserve for moving in is not actually a freight elevator. It functions like a normal elevator and other residents will be using it when you're trying to move your stuff in. -The pool is really only open for 3 months out of the year from Memorial Day to Labor Day. Still overall, this is a great place to live if you're willing to pay the premium for it, particularly for the location.

If you have further needs or questions, please reach out!
Alloy has been the backdrop of most of my summer Instagram pics! The amenities definitely have the loo and feel of a vacation especially the pool area with the grills. I was looking for a live, play, work vibe and definitely found it at Alloy. I don't get to use to the co-working space as much as I'd like since it seems like the same few people are always in the work suites or conference room but that gives me an excuse to actually leave the building given that I do all my entertaining here. I worked with Shary throughout my leasing and move-in process and she definitely takes the sweat out of moving, she personalized my tour by highlighting all the spaces and how they fit the live, play vibe I was looking for and answered every question I had. 10/10 would choose Alloy again!
So happy to have made the move to Alloy! This is a new building so there are definitely some growing pains however Shary has taken care of any concern within 24 hrs or less. I love the location and proximity to DC, the amenities and most importantly my apartment. If you can deal with living in close proximity to students then I 100% recommend the Alloy.
I'm new to this area, and I wasn't really sure about the renting process quite yet. I got to meet with Fatima, and she was excellent! I'm still in the process of making final decisions, but i really appreciated her help through all this. It was refreshing to have someone be so helpful!
