Property Ratings at The Apartments at Midtown 501
I have lived in Chapel Hill apartments for 8 years, so I have a pretty good gauge of relative quality and value in the area. We have lived at Midtown for 3 of those years because the rate was competitive. However, they just raised rent by $250/month and now the monthly dues are comparable to much higher quality apartments nearby. Keep in mind they have a required amenity package on top of the rent price. Issues with paying this increased rate include: dysfunctional HVAC system, warped floors, cracked walls, careless paint job, harsh apartment lighting, a pool that is randomly "out of service" for weeks at a time, and unkempt gym with constant broken equipment. I have never had a problem with maintenance when things break which is why I did not give one star.
We had a friend live here a number of years ago and thought it would be a good location for our next apartment. Needless to say, the complex has gone downhill. Our apartment was disgusting upon move-in. Our HVAC is clearly spewing dust and/or mold throughout our unit. You can see this dust caked on the wall around the vents. All of our walls are patched without a new paint job. Our floors are clearly warped from some previous water damage. Our unit is in Melanie Ct., located near the trash compactor. Not only does the area smell horrid, but it's constantly covered in trash. In terms of amenities, the pool has been closed for the last several years, they force you to pay for valet trash service and Spectrum cable (which we didn't want or need). Maintenance has been okay, but overall, we were surprised at how little care was taken of our unit before we even moved in.
Do not live on the first floor here if you ever expect to enjoy peace and quiet without feeling like your upstairs neighbors are about to come through the ceiling. I am woken up at 5-6 AM and kept up well past midnight because of this. Will not be living here again for peace of mind.
I have nothing but positive things to say about this community. That is why I renewed my lease for another year. The community is bright, spacious, with plenty of greenery and sensible landscaping to beautify and shield from the bright NC sun in the summer. The units are spacious with an intelligent floor plan (sure a little more closet space would be welcome but...). The kitchen is upgraded nicely with granite and stainless, contemporary cabinetry (and surprisingly plenty of it for the space). The location is simply phenomenal--near to I-40, a host of shopping centers and a variety of restaurants. They have a huge pool and poolside space with tons of TVs. There's a nice fire pit for warming up in the evenings. The recreation center is unsurpassed--huge game room, exercise center, internet cafe. I honestly have no complaints about the community. I am astonished to read the negative reviews citing issues with bugs or mold or other such complaints. NONE of these apply to my experience here. Any little issue from stiff door knobs to leaky faucets to a glitchy light switch was addressed fully and promptly. The property management company here and their staff are excellent and responsive and most important...friendly and pleasant. I can't tell you how many times I have dealt with people lacking interpersonal skills managing the apartment communities where I resided in the past. I simply enjoy my morning coffee on the deck of my unit just listening to the birds or feeling the breeze (sometimes carrying the scent of fresh flowers). I can walk to Trader Joes or Food Lion or Whole Foods from my place and yet it's amazingly quiet. The complimentary Starbucks coffee at the office is a nice plus. I have to say, my wife, myself and my high schooler are quite happy here.
Tons of roaches and horrible smells with a poor HVAC system they make all kinds of excuses for. Be sure you document ALL your expenses and damages well. If you're thinking about signing the lease DON'T, you have been warned!
Great Location and great size pool. Otherwise looks good on the outside but the important things are lacking attention. The Air Conditioning unit constantly breaking, the Fire Alarms going Off at 2 and 3 in the morning for no reason, the Washer had to be replaced and now my Dryer is out, with wet clothes inside and the Washer full of clothes but because it is Saturday is not an Emergency work order and we have to wait until Monday. Same thing happened with the AC unit last month. The AC goes out Friday and we have to wait until Monday because they don't have what is needed to fix it. They don't any experts to deal with the issues, they have handymen that do what they can with what they have. If it wasn't for the location I won't renew my contract here. By the way my 16 year old daughter got bitten by a dog in her upper arm and on her hand. This woman was walking her dog on a leash and didn't had the decency to move her dog away from my daughter even do the dog was growling and aggressive. I'm so disappointed about this place, if I could have the means to move I would done it already! I'm paying Rent to avoid headaches but instead I feel I am suffering more headaches than if I was in my own place, not renting ?? sad to say.
DO NOT rent here. The staff is completely unhelpful, and my apartment had mold in it for months. I submitted several service tickets to remove the mold, and they simply painted over it. The bathtubs also had terrible drainage. If I was using one, the other would fill with brown liquid. It was disgusting. These apartments are old and poor quality. They simply paint it and put some cheap vinyl flooring down to make it 'modern.' I would absolutely not recommend renting here.

Haley, I understand that you were upset and frustrated about being charged to replace stove drip pans upon move out. Management does everything possible to ensure the happiness of our residents. There is no reason we want residents to be unhappy, but we do charge for items upon move out to ensure new residents are able to move into a clean and sanitary apartment. Maintenance issue occur at all communities, as much as residents and property managers wished they did not. Our maintenance staff does an exceptional job of responding to all resident requests, big and small, including the occasional water leaks. Management would never allow mold to present in one of our apartment homes after we were made aware by the resident. Management of the Apartments at Midtown 501 is very proud of the renovations completed in 2016. The community won national awards for these renovations, which include granite counter tops, cherry wood cabinetry, stainless steel GE appliances and so much more.
I had the best experience living at Midtown 501- highly recommend to anyone looking for an apartment in the Chapel Hill area. I was a single female who relocated to the east coast and Midtown 501 became my new home. Had the best 2 years living in the Midtown 501 community. The staff is amazing, friendly and beyond helpful in any situation. One of the best parts about living in Midtown 501 apartments is location, location, location- easy access to I-40, downtown Durham and free (frequent) buses to downtown Chapel Hill. Walking distance to Whole Foods, Starbucks and Trader Joe's, along with many other shops, grocery stores and restaurants! The apartments themselves have awesome floor plans, newly renovated, and very spacious. I was very comfortable and cozy in my apartment during all seasons. Midtown 501 has fantastic community areas, large pool that is well maintained, tennis courts, volleyball, fenced dog park, clean gym!, desktop computers with free printing, bar/kitchen area near pool, BBQ's, and firepit- what more could you ask for. This is an extremely safe and friendly community, perfect for couples, families, college roommates and singles. All are welcome. Good luck on your apartment search!
I love our apartment in MidTown 501! The apartments have just been outfitted all brand-new modern appliances. There are lights in every room. There are 2 bathrooms with very easy to clean shower/tubs. The ceilings are on the high side, and the floor plans make the most of the ample square footage. The dark wood floors are very easy to clean. The kitchen counters are gorgeous and there is a gigantic island with provides a nice space to prepare meals. The pool is pretty large and there is always a ton of seating around it. We've brought friends over at night to play games on the pool patio. It's a really nice outdoor space. The gym is fantastic with plenty of brand new ellipticals and treadmills, and when the weather is nice, I prefer to get my exercise by walking through nearby Booker Creek Trail. I absolutely love our complex staff. They are completely professional and kind... and light years more competant compared to SunStone Apartment's staff. There are just two things I would change if I could: 1) I wish that we had more natural light! Even though we are South-facing, due to the shade in the complex, we only get morning sun in our living room. It's kind of a bummer and it might mean that I will be looking for a new place next summer. I've got to have my natural light! 2) I wish there were more closets. I would love a living room closet and a linen closet. I'm a total minimalist, but I still have things that I'm not sure where to store sheets and towels
I'm here during the renovation period. The staff is very friendly and I love the 24 hour gym. The cost is a little pricey since it seems like they did a lack-luster job with the interior apartment renovations (floor is slightly uneven in areas and has mimicked hard-wood, very light paint job that is very easy to accidentally remove, cabinet doors become unhinged easily, easy to accidentally scratch the paint off of the front door). However, the staff is very quick to fix things if needed and the clubhouse is very nice. Also, they did a good job with the initial look of the interior (guests were pleasantly surprised by how nice it looked upon entering). If it was $200-300 cheaper then I would give it a Great rating
