Borrowing its name from the shopping plaza it surrounds, the Patterson Place neighborhood extends south along I-40 from Durham-Chapel Hill Boulevard. Heavily wooded with plenty of open green space, this neighborhood feels somewhat rural -- but it is only about eight miles southwest of Downtown Durham and roughly three miles northeast of Downtown Chapel Hill. Residents can commute from Patterson Place easily to Research Triangle Park, less than 15 minutes away.
The Patterson Place shopping plaza provides everything residents need, from groceries at Kroger to shoes at DSW to pet supplies at PetSmart. Durham-Chapel Hill Boulevard is lined with shops and restaurants, and the popular Southpoint Mall is a few minutes south, providing a wide selection of stores, restaurants, and a movie theater.

I moved to Durham from Virginia one year ago and my experience at Palladian has been amazing. Catherine does an excellent job planning and hosting community events and keeps us all engaged. The dog park is huge and well-maintained. Catherine takes such great care of the residents, our pets and the social calendar!!

This property has staff that is not knowledgeable in property management. There is dog waste, trash, and broken glass all over. The landscaping is a bunch of mud as well. They don’t care for the common hallways, unless it’s leading to their model apartment. When there is a problem resident, they won’t do anything about it.

We have been here 6 weeks and our apartment has smelled like marijuana ALL day every day of those 6 weeks from a neighbor smoking in their apartment. After multiple calls to the leasing office and the management company they continue to say there is nothing they can do and to change apartments will cost us more. We will change because we have no choice with a 2 year old and one on the way. Absolutely unacceptable treatment by the managers of the place and no regard for children’s safety. I am appalled at the situation and we will be leaving as soon as we can.
Really unbelievable apartment with so many amentites! Mar’Shay is extremely helpful and was so fun to work with while we were deciding to move here! Between the dog park, gym, and walking trail this apartment complex really has it all!

I hate to leave negative reviews but there are barely any positive things that I can say about Palladian Place besides they have elevators. The insulation in the apartments are non-existent. You can hear everything your neighbors above you do. I have complained to the front office numerous times since last year about the neighbors above me who stomp around all day and night and the leasing office has done absolutely nothing about it. Things on my wall literally shake when they walk around. Please do not advertise quiet hours as a selling point if you are not going to enforce them. It has been extremely miserable being a tenant and not even being able to relax in your apartment without excessive noise. Palladian has a lot of potential but the structure was poorly executed. Stay away from Palladian.
I recently moved into these apartments and having Ashley as our guide was what made the experience that much better, resulting in wanting to lease. I explained how I would love an apartment without carpets and she made it happen. It was all a smooth and excellent experience from the beginning. We had an issue with the shower head in our apartment and Ashley went out of her way to buy us a Bluetooth rain shower head to make us happy. It’s very comforting knowing there is a reliable person in the office to depend on. Great place to live. Thank you Ashley for making it that much better.
If you want to be treated like garbage, live in a rundown apartment and pay a higher than fair market price, then this is your place. We are all leaving this place as it’s unacceptable the way they operate it. My wife is on the computer each day looking for new places to live as our lease will end in August. Can’t wait!

We did not have a great experience at Apartments at Palladian Place. My husband and I lived there for a 14-month lease, but the problems began before we even moved in. First, we rented an A2 floorplan (1 bedroom, 844 square feet) in a building that was still under construction. We chose the top floor and agreed to a particular rate with the understanding that the unit would be an "executive-level" unit, with nicer finishes and upgrades than their ordinary units. The main reason we agreed to this is because we have a dog and planned to get a new puppy while we lived there, and the "executive-level" apartments have wood floors throughout with no carpet. (We were thinking primarily about "accidents" with the new puppy, but she turned out to be a destructive chewer which wreaked havoc upon the carpet.) Upon move-in day, my husband and I discovered that the unit was NOT executive-level. When we brought this to the attention of the manager (Kristy), she was stunned, and it took a full day for her to figure out what happened, apologize, and state that she'd misrepresented the apartment to us. (It was never supposed to be executive-level; the rate she'd originally quoted was for the existing, "normal" apartment.) She did give us a small monthly discount for this problem, but when I asked for an executive-level apartment at the rate we'd agreed to, she said that she didn't have another unit available at that rate. She offered to let us out of our lease, but at this point, my husband and I had just returned from our honeymoon, both of us were starting brand-new jobs in the area, and we didn't have the time to start our apartment search over from scratch and re-move to a new place. Fast forward 14 months, and we're now losing over $400 to replace the carpet where our new puppy chewed up the corners. Yes, the carpet needed to be replaced; I do not contest that. However, $400 to replace mediocre carpet that only covered roughly 200 square feet (probably less)? Charging over $400 after my husband and I went out of our way to secure an apartment with no carpet, agreed to one, only to find out that we'd been misled and felt forced to stay because Palladian Place had no other options similar to what we'd agreed and we didn't have the option of finding another place to live within a few days? It just seems wrong to me. I just don't feel like they treated me fairly, despite my best efforts to avoid this entire situation from the beginning.

I had the misfortune of being one of the first residents to move into one of their units. Everything looks nice at first glance, but you quickly will see through the facade. Issues my unit saw: Horrible water pressure, especially in the kitchen. The dryer was not hooked up properly and dispelled lent and exhaust directly into our apartment. A massive leak in the kitchen/utility closet/master bedroom area. Issues setting up the 'hi-tech' wifi enabled thermostat. Light switches installed in bizarre and inconvenient locations (they would be behind the door once opened in the bathroom, pretty out of place and annoying for a room that sees no natural light.) Doors to cabinets lazily put on with faulty hinges that resulted in them falling off when opening them. The refrigerator not being properly installed to make ice. Frequent fire alarms for no apparent reason. Guarantees that getting a pool side unit would be worth it because the pool would be completed (eventually was around 3 months after they said it would be. I could go on. Of the issues listed, the only one they got around to responding to was the leak. It took weeks to have them come and replace the damaged floor molding, and they never told us what caused the leak. I'm not convinced they actually found out. Upon telling them we certainly would not be renewing our lease (they couldn't believe it, they only increased the monthly rent $100!!) they were adamant we would not find a place this nice for the price. What a joke. With a little research I live within a mile in a 1,300 sq. ft. condo that is far more spacious than their inconveniently sized 2 bedroom units, is walking distance to a bus line that goes into Chapel Hill and Durham, but the kicker is it's $400 a month cheaper! Do some research, find a better place, and save some money not only on rent but on ibuprofen for the headaches.

My family moved here and we were so excited at first. Then we noticed the poor construction of the apartments. If you are in the hallways of the buildings, you can your neighbors as you walk past their apartments with minimal noise. Also, you can hear everything your neighbors above you do. For example, we can hear our neighbors talking, their children running and crying. It sounds like we live with the family above us. We complained to the leasing office and offered to move to a different apartment. They pretended to care and be concerned but they did not care about us and our ability to enjoy the community. The leasing manager told us we could move to a different apartment providing we pay for the moving expenses or we could just move from the apartment complex all together. They paid for some of the other tenants moving costs because the elevators were not working on their move-in dates. They were very nice when they were trying get our business! I wish there were reviews available before my family moved here.

The staff is nice to your face, but could really care less about anything you ask them. On multiple occasions I have heard "we will let you know when we hear something" and nothing ever comes from it. They do not really care about you as a resident. I was really looking forward to a nice apartment complex, but since I have moved in, I have noticed that the construction was sloppy and everything feels rushed. My layout has many differences from the model unit. There are cracks in the walls, tub and balcony to which management did not care about. The temperature inside the master bedroom is always warm, no matter how low you set the temperature. We were told that it could not be fixed. I understand that with new construction there will be hiccups, but I feel this whole place was rushed. The lights in front of the building and through out the parking lot are still not turned on. The whole place is dark and random cars sit in the office building parking lots beside the apartments with the lights off. Many tenants have asked multiple times to have the lights turned on. They have been off for 2 months. I really wish I would have picked somewhere else. I am moving after my lease is up or something unfortunate happens that I will be able to break it early.

This place was by far the nicest place we saw, but it's been disappointing. The leasing agent is nice, but she makes mistakes and doesn't know what she is doing. For example, she forgot to mention that our building (still under construction at the time) would have a different color scheme than the model units we saw. Beware - construction is ongoing and causes issues. They push you to sign before your apartment is done, which would be fine if it was at the same quality level as the model (it is not). Little things were unfinished or poorly constructed in our unit. They put the wrong size refrigerator in the space in the kitchen so there's a big gap by the wall and the freezer is unbelievably tiny! Also beware if your considering building 4 and the elevator isn't running. They couldn't get ours up and running for weeks after they originally told us it would be. Everyone basically moved into a walk-up. The best part is that last night at 4:00am we were awoken for the 4th night out of the 21 that we have been here by the building's fire alarm system which is malfunctioning "for no apparent reason." Management can be unresponsive, uncommunicative and seems to think exclamation points all throughout the emails make things better. They don't. The fancy key fob is annoying. It's large and can't be copied for guests. They say that everyone loves it - not true. Also slightly annoying is the layout for getting your mail. Why they couldn't put a center by each building or at least make driving up easier is beyond me. Overall, the property doesn't have its act together. They planted lots of plants before summer and let them die without water. They didn't put a ramp from the parking lot into the building's main entrance. Light switches are on the wrong wall. You'll see what I mean if this applies to your unit. There is only cardboard recycling. The property manager suggested we go to a nearby complex to recycle?! Trash piles up because there was poor planning for one trash site for four buildings. They also didn't plan well for parking which is laid out poorly for building 3. Lastly, the "secure buildings" are NOT secure. All of my visitors have been able to get in without my help. My neighbors prop the doors open all the time. The aspect that deserves five stars is the maintenance staff. They are efficient, capable, friendly and quick. If the rest of the staff was as professional and responsive it would be such a better place to call home.

I absolutely adore my apartment. My friends can not believe I can afford it- and to be honest I can't either! There are amazing amenities and amazing people- all at a reasonable price. The location is perfect, ten minutes from anything you can think of. And for a single gal like me, the security is an added bonus. I feel safe here, and that is why I hope to never leave.

I love this complex. We moved in last February and have had nothing short of a great experience. The complex is brand new and has all of the amenities that we could want. The staff is friendly and helpful and responds quickly to any maintenance issues (if they ever even happen.) The location is perfect for those working in and around the RTP area and the proximity to both Duke and UNC is fantastic for socializing. The common areas and gym are well maintained and clean. The pool is perfect in any weather. The only negatives we have seen so far are some growing pains since the complex is still new and having to look at some construction equipment from time to time. I've lived all over the East Coast and this is easily the best place I've been yet.

I love this community!! I visited several developments and after visiting this one I knew it was the one! I love the level of safety, security, design, and location. The condos are very spacious and modern!!
