Johns Island sits on the South Carolina state line just south of the Charleston peninsula and is bordered to the north by the Stono and Wadmalaw Rivers. As the largest island in South Carolina, Johns Island encompasses an array of island living options and popular Lowcountry destinations. Upscale, modern apartment complexes and historic single-family homes can be found closer to the north of the island near Charleston.
The southern reaches of the island don’t lend themselves very well to large-scale residential development because of the surrounding marshland. You can Never reach the office by phone and they are never in the office. It is unsafe here. There is trash everywhere including the parking lot and all around the property. Really bad! The pool is unclean. The noise level is horrible but no one cares. Right now we can't receive regular maintenance. They don't do any real landscaping. But when my lease comes due and I can't afford move.. they will definitely increase it so much I don't know how I will be able to afford it. And why? For what?

It’s a wonderful community so close to everything you need downtown the beach . Traffic is crazy but if you work on the island it’s not that bad !

These are great apartments in a great area. They are a bit older and that brings some issues, but the maintenance and office staff are always friendly and quick to respond to such issues. I have loved my time here and will always recommend it to others

My experience at The Apartments at Shade Tree has been amazing. The apartments are clean, updated, and have all the appliances you need. The buildings are close to walking/bike paths and is the perfect location within Johns Island. I hope to lease again after my current lease is up.
Again, I have no problem with the maintenance staff or management staff. My only concern is that our neighbors in and around the surrounding building sucks.
Shade tree so far has been a wonderful experience! Everything is clean and the staff is so considerate and helpful! Any questions I’ve had they’ve always been available. I cannot stress how big of a relief it is to have at least one place in this crazy world that actually answers the phone or promptly returns messages! I didn’t realize how important that was to me until I started my search for a new home and couldn’t get a single phone call answered or call back from ANY of the other nearby communities. I can see myself staying here for a very long time!

Shea tree is a clean and safe environment to live in and convenient spot to be in the Charleston area. It is also at the moment affordable to live in.
We are in the process of moving to a new home and needed a temporary stop. Shade Tree has flexible lease terms and has been very accommodating. The apartment was exceptionally clean. The area is quiet, which is very nice with 2 small children. There is ample shaded area to walk your pet. I would recommend this to anyone looking for an apartment with a family.
The pool is great and friends have been made. The staff is friendly and willing to help when they can.
Shade Tree is a great community that has gone above and beyond our expectations. We moved here from out of state, sight unseen, and have only good things to say! The management is kind and helpful and the people who live here are welcoming. Highly recommend this community.
My husband and I moved from out of town to The Apartments at Shade Tree. The complex is clean, well maintained, safe, and is in a great location. It made moving to a new city as easy as possible. The apartments have great layouts and are very spacious. We have truly enjoyed living here.

Its hard to beat the value you get at Shadetree. Lovely people and atmosphere. Close enough to surrounding areas but tucked away for privacy. I got very lucky picking this place at random when I moved to Charleston, SC.
Only moved in a week ago but happy that we did. My husband and I find our 2 bedroom/2 bathroom apartment to be very spacious with its high ceilings and generous room sizes. We love the open floor plan, the large master bedroom with its large walk-in closet and the convenience of having a laundry room inside the apartment. Overall the Apartments at Shade Tree was a great choice for us and has exceeded our expectations of apartment living. We would recommend living here to anyone looking for a friendly, convenient place to call home.

I moved from California to the apartment sight unseen and it was perfect and exactly as seen in the virtual sight the office staff made it so easy to do everything online. The office staff is phenomenal. I highly recommend The Apartments at Shade Tree
Fleas. Flooding. Drugs. Shooting. Crime. I moved into a FLEA-INFESTED unit two months later in May 2019. I let management know, and they basically did nothing while my dog and I stayed elsewhere this entire time. I finally got the district manager involved who agreed to move me to another unit which would not be available till late June 2019. The apartments paid for two young kids to move my things to another apartment unit. This took them about 10 hours and a lot of items were damaged. In July 2019, my neighbor evidently fell asleep while filling the tub. Water was 1-2” deep throughout my unit and flowing into the breezeway outside from the neighbor’s unit. I could not stay in my unit for over 2 weeks, continuing to pay rent, once again, for a unit I could not live in while I was forced to stay elsewhere. After this, the insects in my unit became unbearable. I killed roaches, spiders, and silverfish daily despite weekly insect spraying. I think they were attracted to retained moisture from apartment flooding, as I eliminated all clutter and food. Neighbors stole any package delivered to my first-floor porch or front door (that was too large to fit into the Amazon Hub). One special slap in the face was when I came home to my package torn open, contents stolen, but box itself left in front of my unit. No rules. People in the pool late at night, trash dumped everywhere, dogs of restricted breeds, and people grilling on their porches to the point of catching a building on fire and causing major damage. Filthy units outside which were never pressure-washed. In late October 2019, someone was shot right off my back porch in what a detective explained to me was a suspected drug deal gone wrong. I was told that the apartment resident had a friend over, and the friend called an acquaintance to come over, and the acquaintance got into a gun battle with the other two. In broad daylight. On a weekday afternoon right after lunch. After the late-October shooting, I did not feel safe staying in my unit anymore. She said I could be released from my lease in 60 days if I signed a non-disclosure statement to never discuss any incidents the apartment had during my stay. I did not sign this. I did not stay in the unit again. This was an enormous waste of money, but I could not sleep knowing I could be the next one shot in broad daylight or my unit burned down with my dog in it due to neighbors’ grilling. Do not stay here.
I moved in at the beginning of October and have had a great experience so far. The office staff is lovely and willing to help you with anything you need. The pool, clubhouse, and gym are all beautiful and a nice bonus! Water is a flat $45 and $25 valet trash is added to your bill. I wish these were things you could opt out of if you chose to, but was not a deal breaker for me. I feel for the price point in Charleston, this is one of the best places money can buy. You are within 20 minutes of everything. Very nice mix of young and older residents so there is something for everyone. The staff puts on events throughout the year to keep residents excited (i.e. fall festival and summer events). I am overall very happy so far with the community!
I love how close I am to downtown and the beaches. Plus, if you want to be on Johns island, this is the spot; close to lots of restaurants, grocery stores, and just across the bridge from James Island. Also, I love the new management company— they added valet trash and free yoga classes on Wednesday nights! Just adds so much convenience and value to living here.

I moved to Charleston a year and a half ago and rented the apartments at Shade Tree sight unseen. I had called and spoke to a super nice office manager that was willing to spend ample time with me and answer all my questions, understanding I was making a big decision from 600 miles away. Really glad I made this choice, been very happy living here in this community. I have found just about everyone to be super friendly, residents and staff. I renewed back in April and don't plan to leave until I buy a home.

We have been renting at Shade Tree since July and have been so happy with our decision. We love the people/staff and our furry children enjoy the trails and pet friendly amenities. There are a lot of happy renters here out walking their pets early in the morning and late in the evening. The property is well lit. Our manager, Lorena, is beyond compare!!! She never hesitates to help us when we ask and has a constant smile on her face. The property is in a great location and is surprisingly quiet. We started in a one bedroom and just upgraded to a garage and a wonderful two bedroom layout. Bike riding, swimming, working out, and grilling/socializing at the clubhouse are all available and the facilities are top notch. Our management team works hard to offer a diverse set of activities/events throughout the month. The fitness center has new equipment and easily accommodates beginners and the driven fitness enthusiasts. Parking can be a challenge, but we highly recommend these apartments to our friends/family and look forward to many more months!!!
My fiance and I have lived in the 600 building at Shade Tree since it became available in February '16. Our unit was brand new and we were to first renters, which made us fall in love immediately. The pool, fitness center, walking trail, pet "friendliness", office staff, and location are all amazing and well worth the price. After almost 2 years in this complex, the only real complaint we have has been parking, specifically towards the rear of the complex. Getting home after 11:00 pm and not being able to park near your unit is discouraging, but in no way was it a deal breaker. Just a few extra steps. That being said, I would DEFINITELY recommend this apartment complex to friends and family, and I already have. If I could make one recommendation to new renters, it would be to introduce yourself to the neighbors. There are a lot of great people living in this complex, and most of the time, a lot of complaints you may have (noise, parking, etc) can be resolved with a simple, polite conversation. You can meet a lot people at the many events they host at the pool.
Have loved living here in a Kiawah 1 bedroom deluxe for going on 2 years. Downsized from large home after retirement and this is a little slice of heaven. Apartments , amenities, amazing staff , incredible neighbors ( people and pets ), scheduled events and pet walking paths make this truly a paradise on Johns Island.
Spacious, modern, and affordable! The amenities alone make Shade Tree a great place to live. Megan is awesome! She makes you feel right at home and takes care of any issues quickly!

This complex is gorgeous! Not to mention being surrounded by nature and trees so you are not just staring at a highway from your windows. The girls in the office, especially Lorena, are amazing as well and always quick to help! Benjamin the maintenance tech is quick and came out right after we had put a work order in and was done in less than an hour! If you are looking for affordable luxury living this is it! Everyone who lives here will make you feel like family! Lorena helped get us an apartment here extremely quickly due to issues we had at our previous complex and we have never been happier!

My son and I just moved in a few months ago and are absolutely loving this place! We live in a building that backs up to the neighborhood walking trail and there are bikes racks for our bikes and everything! It's quiet throughout the day and at night the frogs sing in the woods behind my patio and it sounds and feels exactly like what I though Charleston was going to! I hardly hear my neighbors upstairs, who are so nice by the way, and when I do they aren't that loud (I expected it to be much worse since it is an apartment after all). We also love the pool and it's open all year!! We're so thankful to have found this place and to have met the girls in the office! We can't say enough good things about it!
We moved in last month and love it! Anne in the office made the process really easy and helped us find the perfect fit for us. There are a lot of dogs here because of the walking trail and proximity to the beaches. They don't bother us. We love our neighbors and the location is so perfect! We love Shade Tree Apartments!
We were ecstatic to move into these beautiful condos with a baby on the way. The 2 bedroom was going to be perfect for our growing family. The first month was great, until we had neighbors move in upstairs. When they flush the toilet, it sounds like the Hoover Dam Brakes. We could actually live with that if when they are just walking across their living room it didn't sound like they were stomping and coming through the ceiling! Very Disappointed with the living conditions
