Property Ratings at The Arbors at Sweetgrass
Top to bottom this is the worst apartment I have ever lived in. In the winter you will experience the elements in your living room. Windows and doors are incredibly dated and do nothing to insulate, this drove my electricity bill up to nearly $200 a month in the winter just to maintain the recommended lowest temp to keep pipes from freezing. This is something they are 'looking in to' but make it absolutely miserable to live here until they do. In the summer you will also be miserable as the AC units are insanely dated and inefficient. Nothing helps to keep the unit cool and again your electricity bill will sky rocket. Maintenance requests have been ignored and resolved with no action taken. Was informed my unit would receive 'upgrades' and was told to pack up 75% of my apartment. The only thing that was done was countertops so they could take better looking pictures for their listing. There was zero material improvement to the massive issues with living in one of these units. Bathrooms are also very dated and fixtures are horrible. Please avoid one of these units until they have done some serious work.
Completely different than the first tour. Wouldn't show us the apartment we moved into. Wasn't serviced at all before we moved. Broken appliances. Dirty cabinets. Very expensive for what you're getting.
Location is what got me but management really sucks on a whole new level,rude, and careless. utilitys are way more than other places, charge over for water every month, electricity was outrageous even with a/c unplugged all sumer and was hardly home due to work. Highly recommend any other apartments than here. Will not get a deposit back NO MATTER WHAT. I just hope no one else makes the terrible unfortunate mistake of moving here as I did. SAVE YOURSELFS!!
This apartment complex has terrible heating. The baseboard heaters are not strong enough to heat up the apartment. I took the temperature on a below freezing day with the heaters turned up to 80, and the living room was 55 degrees. Additionally when I have been using the baseboard heaters, it runs up the electric bill. It should be noted that the heaters are not blocked. They have at least 6” of space to properly heat. Talking to other residents who live here, the common theme is that your electric will be between $100-$200 a month. I have been here for a month, I own two space heaters so I can stay warm, paid $110 in heat last month, and can’t wait to get out of here. Here’s to the expensive electric bills this winter.
First off, the location is very nice near the park and Spring Creek. The apartments are dated but nice and rustic with the fireplaces and porch. They had a nice, cozy exterior with warm, inviting colors...until they painted them all a drab grey. That's the good. The bad: 1. Drafty windows -- you will pay $200+ in utilities in the winter. This is obviously excessive for an apartment. 2. All electric -- everything is electric. Stove, water heater, baseboards, etc. Again, see #1. 3. Water is shared. This is what was the final straw for us. When we moved in, water was $14. The final water bill was $70. Why? Because someone had a leaky toilet and the sprinkler heads would break all the time, so water was running non-stop. Water is SHARED so if your neighbor takes ten baths a day, you're paying for them. 4. "Cam Fees" and Property Tax -- They make you pay "cam fees", which basically is a guy throwing down salt when it snows. Those fees were $30 or so. On top of that, they charge a $10 property tax fee (which they said they're raising to $20!). I've literally never heard of an apartment charting tenants property tax. It's so tacky. That should be the cost of doing business and part of the rent. I would have lived here for years if not for these four huge, huge negatives. Great place otherwise. But the nickel and dime + tacky fees destroy the place. On top of this, even though we were excellent tenants, they tried to jack our rent up 15% our final year there. We balked and bought a house and moved. I asked if that was negotiable, and they said no. Now I see they're charging $100 less then the rent they wanted to charge us... For all the above, avoid. It's a real shame the place has potential.
This place is atrocious. The staff is rude, unprofessional, and unhelpful. The place was disgusting when I moved in and then they charged me for every little item that was not, in their arbitrary opinion, spotless. Do not live in this hovel. I had items stolen from my porch from their painting staff, the maintenance crew took forever, no one ever cleans up dog poop, they never take care of the dog park, and the tenants are equally horrendous. Nothing in the apartment works and it is outdated for what they are charging in rent.

The rent is too high and not justified for what you get. On top of that, utilities run over $200 per month, and there is a tacky "property tax fee" and high grounds fees. These are the main problems.

I can not say enough great things about this place. I love the open space. My apartment is the right size for my family. My neighbors are friendly and the staff is welcoming and accomidating.

I’ve been so happy at Arbors until the last new owners took over about a year ago. Mostly students and straight-up working people until them. Now we have large families in 2 Br appts, kids running around the parking lot in bare feet and jumping in the gray water pool. Old cars with no tags in the parking lot and dog poop all over the beautiful lawns. I wish I could leave today.

This apartment scammed us out of our security deposit and then charged us hundred of dollars on top of it.

We have been here a long time, The Green Space is beautiful. We are close to Edora, The trails, and Easy bike ride to Old Town. Its nice and quiet on this property, not on busy streets. The pool is a fun place to meet neighbors and swim. Office staff right now ROCKS......
The grounds and the neighborhood are great. You're in town, but still away from busy streets and it's right next to a bike path. We haven't been here long but so far the office staff and maintenance have been nice and taken care of any issues. The apartments themselves are older and it shows. We have semi new appliances in ours and they do have units that are more fully upgraded but you'll pay more for the deluxe. The units have single pane windows that could use some upgrading along with the sliding door to the porch. The faux wood floor in the kitchen needs replaced, it peels up if you walk on it in bare feet sometimes. It appears whoever painted last had never heard of painters tape. There's paint smears on all the heat registers, the counters, the wood floor, the trim, the edges of cupboards and the bathtub. Just seems like an overall sloppy job. I know they've changed management recently according to other reviews so maybe more upgrades will start happening. They allow cats, which is a plus for us and they issue an event calendar every month with stuff to do in town and when snacks are in the office. We haven't used the pool our fitness center yet. The pool looks decent though and the fitness center didn't look like the best around, but I think you also have access to a better one at a different apartment complex they manage in town. Over all though it was clean when we moved in and we got a decent amount of space in our two bedroom for the price we got compared to others in town. And it isn't a dump like some of the cheaper places. I've heard of people getting screwed on getting their deposit back, but we'll just have to wait and see for that. I wouldn't consider it "luxury" like their website claims, but it's a decent place and good for us for a year since we just moved to this area and don't know where we want to land permanently yet.
