Property Ratings at The Arbours of Hermitage
The staff is very warm and friendly. I love the amenities and look but I have a massive issue with maintenance. They don’t afford enough time to the jobs/work order. It’s like they just rush through. Maintenance definitely needs work but overall a nice place.
Decent community, but not well lit and is difficult to navigate (especially at night.) The response and resolution for maintenance issues, including emergencies, is SEVERELY lacking and often takes multiple reports and phone calls. Grounds are kept relatively clean. The dumpster area is always a mess and is littered with glass, nails/screws, and other debris. Trash Fairies are awesome and do an excellent job given the dumpster situation. My neighbors are usually courteous and quiet. The front gate is not operational because the Neanderthals who live among us don’t know how to drive. I’d liked to see more speed bumps because some people drive far too fast while children and animals are out there living. Overall my experience isn’t bad and these items are nit-picky (except for maintenance response/resolution. That’s a huge problem!)
My loaf is nice, I love the over seer of my living room. Most one bed room only have one bathroom room. That’s my favorite part of it I have two and guess have one.
Over my experience has been good love the quiet community, love the community events and love the leasing staff. Maintenance is slow but I’ve been patient and when they do come out my issues are fixed right away
We just moved here, so far we love it! The office staff are all AMAZING! The complex is very nice! The community is great so far as well! I look forward to my time here!
I found out earlier this week that my former downstairs neighbors that had full-on scream fights at 2-o'clock in the morning finally moved out. Yay!

The area is quiet and enjoyable. Everyone is not on top of each other like other apartments. Hope to stay here for a very long time. Shay did a wonderful job getting us set up and moved in.
I’m so happy here. My neighbors are friendly. I like that it’s a pet friendly community. My apt is spacious and clean. The community is well tended. If the office was a little more responsive things would be perfect.
It's a very clean and quiet community. Also very friendly. Very rare when an issue occurs here. There's also really good perks like the gym and tennis court, oh and the valet trash. The management team does a great job at keeping up with things.

Overall I’m enjoying my time here so far. Everyone seems to be nice. The only issue (that has since somewhat been resolved) is excessive loud noise from the neighbor beside me every now and then. Other than that I see myself staying here for the next year or so.
It has been a pretty nice experience thus far. Only thing that bothers me is how the trash does not always get picked up when its suppose to.
Good place to stay, but the maintenance needs to be better. Also great Staff that is willing to help if needed. They also help if things are not getting done in a timely manner.
I like the area super close to work. However, the apartments are extremely old and falling apart. The office never answers. The phone takes days or weeks to get back to you tells you anything just to get you out of their hair. Even the maintenance man complain about how crappy it is to live here they also change the maintenance man every three months. I have a amazing layout. It’s just an old apartment where things break and they do not fix them in a timely matter.
Everything is great just wish the gate works since we pay for a so called gated community but the gate has never worked. Not that this will help cause I have the same complaint every time and I've been here 2yrs. Please fix the gate!
Maintenance could be better. I like living here but some things need to change. They need to spray more often with every unit, pools needs to be cleaned
My experience is so far so good. I’ve only been here a few days but the process was smooth. Ms. Jackie gave me the tour of the anpar that I’m in now. She was so helpful and sweet. The ladies in the office are warm welcoming
Been a great community to live and be a part of. Close to downtown and next to the lake . Relatively quiet community. The only thing I wish for amenities wise is a sauna or hot tub.
While the apartments are lovely and it’s very quiet here, I have to say I’m not pleased that it takes so long for maintenance requests to be met. There have been way too many instances where I’ve been told something would be fixed at a certain time and it never happens. I understand there are a plethora of apartments here so I’m sure maintenance has a busy schedule at times… just not sure that’s always the case.
The apartments are cool and quiet. The neighbors are cool. It's just the maintenance workers are lazy and take forever! to help your unit smh...
The resident is great, the place is safe and peaceful. The residency is close to everything, the people are kind but it’s a struggle to get anything fixed.
Been here for almost three years and the layout and neighborhood have been great. Love how this place is nice and quiet, but also immediate access to the city.
Could be better. Office staff promises u things gonna.be fixed no one shows up. I ve been waiting on a key to the fitness room for ever was promised 2 months ago that I would have a key went to the office and said I needed to borrow a workers card and bring it back. I get off work at 2 and I have kids so that would be impossible to do. If the staff have a key they residents should have one also. Shay always tell me something but never fall thru with it. I been waiting on so many things to be put together but there's nothing.
Everyone was great and friendly. The apartment was clean and ready for us to move in. My children are happy and we love the environment. Arbours at Hermitage was a great choice for us.
The Arbours are a great place to call home. Maintenance inquiries are answered quickly and the office staff here is very responsive and caring!! Not to mention they have many floor plans to accommodate just about anyone!! The community quite and appealing to the eyes!
I just moved in yesterday so have been busy unpacking, from what I’ve seen so far it seems like a nice peaceful place! There was no noise all throughout the night and the pool has seemed like a lot of people go swimming.
The first 4 years were great! The last 6 months not so great....having trouble completing maintenance issues in a timely manner. Some work is needed in that department.
I loved these apartments and the environment. Maintenance sucked. I lived here for a year with no dishwasher termites, and at the end we had some rough neighbors but overall not bad.
I like living here because of the size of my unit and how quiet it is. I don’t like that my paint is chipping in my unit and my floors are peeling. Ants are out of control but the office staff is great. But my rent is steadily increasing. I am just thankful to have a place for me and my children however.

Do not move here. I moved from out of state, so I was not able to tour or view the 2 bed 2 bath townhome we were moving into before we moved in. The first night here, I moved four boxes in. The next morning when I went to unload them, SEVEN HUGE cockroaches scurried out of them. There was spiders in the bathrooms, little beetles all over. Absolutely awful. The apaprtment was disgusting and clearly not cleaned before we moved in. The baseboards had hair on them that had been PAINTED OVER when the apartment was so called “renovated”. You cant fully open or access half of the cabinets or drawers in the kitchen because of how poorly built it is. We had several maintenance issues during the first few months of living here, dryer went out, washer went out, huge leak in the den, water leaking into the home when it rained, i could go on. It took us going to the leasing office every single day for two weeks as well as sending emails and having a literal lawyer call for them to do anything about it. Then the property manager told me “well if you want to move, uou only have to pay this month and next months rent”. Why dont you just fix the issues you have within your complex??? They have gone through several property managers in my 7 months of living here. There is two pools, only one was open for maybe 2 weeks during the summer. The gate had never worked, except for 3 days in septemeber but no body could get in because key cards werent activated. I havent been to the gym and honestly the thought of what it may look like terrifies me. The water bill is rediculous. Why am I paying 200$ a month for water??? Two people live in my home. Theres no way. They also make you pay for trash pick up, that rarely every actually does their job, and its 25$ a month. Just for the trash to sit outside my house for several days and stink. Pest control is useless, they never come even when asked. Had to go and get my own pest control, who told me there was an issue with the weather stripping. I brought this to the property manager months ago, still has not been corrected. Whoever the dude is that works in the office is the most unprofessional person on the planet. I didnt have access to the mailbox for months because they couldnt figure out to copy their key, he told me “well i dont know what to tell you. we arent able to copy it” so sir…. how do you expect me to get my mail?? he basically told me its not his problem. Hes hung up on me twice. Do not live here.
The apartment needs fixing. There’s clearly scratch marks with chunks taken out of the windowsills and doors from previous pets. There was also a lot of stuff that we had to keep bugging the office about to get fixed when we moved in like drains that didn’t work. They also never got the washer and dryer we were supposed to have as part of our lease so finally bought our own after 2 months. There’s an electrical issue in one of the bedrooms that’s likely a loose wire that has not been addressed in months even though I’ve expressed I believe it may be a fire hazard. Expect your electric bill to be through the roof since the insulation is horrible. I understand we’re in the south but when we have the heat set to 75 and it never gets above 62 in the apartment, that’s a problem. The summer is rough too because the AC struggles as well though not as much. We also had sooooo many bugs and pest control never seemed to help. There’s 2 pools on the property but only 1 was ever open and it was only for about 2 weeks. Not a good apartment complex.
I’ve had work order requests in for MONTHS that have gone unfulfilled. When I call the office staff, they’re nice but not helpful at all. It has been an inconvenience and just a disappointment living at this property. Do not sign here!
I have lived here for 2 years in the 2bdrm townhome. It’s technically a three bedroom, but it doesn’t have windows in the third bedroom since it’s a basement. First issue is that maintenance takes forever to look at your issues. Our fence outside became broken because a golf cart ran into our fence. That happened over two months ago and it’s still not fixed. The pool was only open for about three weeks this whole summer. Our water bill is close to $200 monthly because the four townhomes are all connected to each other and management literally just takes everyone’s water consumption and divides it by four. Even with that in mind, it is unfathomable to think that we are spending anywhere near $200 worth of water every month in a two bedroom townhome. Pest control is very unreliable. Oh, and the townhomes share vents with each other so if you have neighbors that partake in certain cloudy activities, you will smell every bit of that smoke. Other than the aforementioned issues, it’s a good property.
I lived there for six months and I had the worst experience of living in a apartment. I complained about mice and the dryer and they did nothing about either of them. I had to stop paying rent for them to even notice me and them they evicted me without doing anything about the problem . Good luck to the person at 145.
Want to live in a place where they open and leave your doors open for hours while you are away? That's what this complex is doing. Leaving your belongings up for grabs while they do "necessary repairs" that can clearly wait until people move out of their units. This place is a joke. Don't fix their own machines if you don't pay extra in rent each month, let aggressive dogs run around off-leash and don't care. What a dream come true of an apartment complex. Money-hungry staff and don't care about their residents at all.
I am moving to the area from out of state and only had a couple days to sign my lease. They were so fast to get back to me via email and phone! I was very impressed when I told them I wanted and washer and dryer in my unit but they didn’t have any apt available on my move date. They made some calls and accommodated my needs so I could have a washer/dryer. They were very helpful and can’t wait to officially be a resident!
We moved in June of last year. We submitted maintenance request because the ac unit was frozen when we moved in. We’ve submitted 10 complaints regarding the AC freezing up. It was leaking water into mechanical equipment with moldy water in the drain tray. We’ve submitted 3 work orders in the last month. It is always above 80 degrees in our apt and nothing is being done. I’ve submitted yet another maintenance request today, contacted the property owners directly, and we will see what happens. It needs to be replaced and they haven’t cared about our health or safety. It’s not the maintenance man that’s the problem. He is very nice and knows the unit needs to be replaced, but they are refusing to do it. I do not recommend this property because they do not care about our families health or safety.
First off, whatever you think your rent is, add $100. The Arbours forces you to get renters insurance before you can move in. They will will also nickle and dime you on everything: $25 for them to pick up your trash, which is only Sunday night through Thursday night. You can't opt out of this and sometimes they don't get your trash so you have to haul it yourself anyway. There a "Pest Usage" of $3.00 because apparently them spraying for bugs is extra. I'm pretty sure they charge for regular parking spaces too. Water is handled through them also, so your monthly rent fluctuates quite a bit. Our apartment wasn't "updated" so all the cabinets look beat up and rough looking. Floors are hardwood but creak so badly. I've never heard music or talking or any other noise from my upstairs neighbors, but when they walk around or open a door it sounds like someone is just outside MY bedroom and opening MY door because of how loud all the creaking of the floors and door frames are. The walls are stucco, so think popcorn ceiling, but it covers all your walls. Which means forget using Command strips on the walls. Or hanging much of anything. Our apartment is also on the back end and, as a weird design choice, the hallway dead ends. This means we can't walk into the back yard area without walking all the way to front and then looping around. This also means trash, dirt, leaves, etc collect in this little dead end hallway and right in front of our door. It all then gets tracked inside. The entrance to the apartments is also just in a really bad location. It's right before the top of a hill just as the middle turn lane disappears. So if you're coming from I-40, you have to sort of hover between lanes with a massive blind spot in regards to oncoming traffic and HOPE no one slams into you. To make matters worse, the gate system is an absolute joke. So many people don't have key cards but the alternate system that's supposed to let you open the gate with a code that calls a phone is broken 90% of the time. I've waited out on the street for 10 minutes because a line has formed behind a car unable to get the gate open and we're all stuck waiting behind them. Not that the gate keeps anyone out. The exit gate is open most of the time and people will drive through it (despite it being one-way). Some of this is the apartment complex's fault and some of it isn't, but it doesn't change the fact that it's all just a hassle.
Not worth living here. Rent was cheaper than pretty much everywhere else we looked. We were told our townhome would have hardwood style laminate and that the appliances/kitchen wouldn’t be old. Well we walked in on move in day to carpet and a kitchen from 20+ years ago. That is probably why there roaches all over the kitchen no matter what you do. They come out from behind every cabinet. It’s disgusting. I got traps and they just keep coming back. Also the gate situation is ridiculous. They will not give out a gate code but the calling system never works so when someone tries to come visit you they are pretty much screwed until they can follow someone through the gate who has a key card. I cannot wait to move.

DO NOT LIVE HERE! Hidden fees are everywhere from when we moved in to when I am now trying to move out. We have a shared water bill, I only live in the apartment for half of the week; I share the building with the maintenance crew so I have to pay for their share of the water as well. I am paying 80-100 dollars a month for water when I only live there for 15 days and I live alone. The pool opened at the end of June and closed at like 8 o'clock at night. The community isn't gated as is stated in the lease because the gates have been broken since I have moved in. My cabinet doors break constantly because the construction of the apartment was done very cheaply and quickly. The walls and floors are super thin so I can hear EVERYTHING that my neighbors do. I am now being hit with a bunch of hidden fees when I am trying to move out. The rent is also being raised again, making these even more overpriced. Cory and the rest of the maintenance crew are great, I just don't think they are given the resources they need.
I have been staying here for a few months now and only live here about 15 days a month with traveling for work. It looked nice at first glance but I am seeing more and more the ways they are not a great place to stay. It takes weeks to get anything fixed. And your lucky if it actually gets fixed the first time. They have checked my washer out 2 times now and it still sounds like it is going to take off. You can tell it was a quick turn around because paint was still drying when I brought my things in. Appliances werent hooked up, there are NO lights in any of the rooms so be prepaired to buy lamps for all your rooms, I don't need my trash picked up every night either....especially for an extra $20 a month. Its nice but I can take my own trash to the dump. We were never told the water bill was shared with your unit either. Again I just live here half the month and my first water bill is over $100! Seriously for water? When I asked about it being so high we are told it is to make things fair....You pay for what you use..THATS whats fair. I am not happy with the Arbours...If I had of known I would be paying so much for a place Id looked in a nicer area closer to my job.
My wife and I have been living here at The Arbours of Hermitage for almost a year now. At first glance the rent price seems great, but tack on fees for the Valet Trash (which doesn't come on Friday/Saturday and sometimes won't even take a bag), parking fees, and the pet rent (our fault, I know), plus the absurd water bill and it gets pretty expensive. The previous apartment I stayed at also had a shared water bill, and it averaged around $22-25 a month. Here it is upwards of $50 a month. For water? Also, the washer/dryer stack that came with the apartment is TERRIBLE. Rent and washer/dryer aside, there are good sides to this apartment complex. The amenities are nice enough, there are 2 well maintained pools, a nice tennis court, and a decent dog park (that they don't advertise for some reason, for those reading this it's in the very middle of the complex). They had a fitness center that was pretty lackluster but to be fair every apartment fitness center I've been to has been that way, and I think they're in the process of renovating it. The location is also nice, restaurants and stores of all sorts are only a few minutes drive away. Although I've seen a couple of trashy neighbors (again not entirely the Arbours fault), none of them have directly bothered us, and we haven't had any major noise problems. The staff in the office has always been nice when I've spoken to them. We had one maintenance problem and it was fixed rather quickly. I've heard horror stories about being charged for all sorts of things when you move out of here, but as we haven't reached that point yet I can't really make a comment on it till it happens. Overall I'd say this apartment complex is average. It's not paradise but it's not terrible either. I'd recommend it if you can't find something better. :)
I have been at The Arbours of Hermitage apartments for four years. It has always been a good, comfortable experience and recently the Harbor Group Management team came in and have completely changed the look and running of the property. It is now beautiful and more functional. I thoroughly enjoy calling this my home.
The Arbrous apartments is a great place to live. The office people are so nice and the neighbors are the same also it is so quite. There is no loud music,our loud children. The pool area is always clean which by the way we have two,so you don't have to worry about a lot of people being at the same pool.
I've lived here since January 2015 and love it. The staff is always friendly and help solve any kind of problem you might encounter. The maintenance staff take care of requests timely and are always friendly when they see you. The new management have made improvements as they said they would and care about their residents. This is the first complex I have lived at where management actually did what they said they were going to do.
