Property Ratings at The Arches
We moved here right after the new management took over. These are my thoughts: Pros: - They have smart locks on the entry doors. This has been a great feature. - Laundry rooms are clean and well-kept, and in the afternoons I’ve never had a problem waiting for an open washer or dryer. - Mostly everything worked on move-in. If something doesn’t work, they will fix it ASAP. - The leasing office, if you email them or catch them in person, will absolutely help you as best they can. - The emergency maintenance line works, and they are fast. Cons: - Old buildings, with wear and tear. Be sure to catalog any existing damage when you move in. - Some of the tenants leave large items by the garbage that aren’t taken away. There’s furniture and mattresses lying around. - Hot water is only guaranteed later in the day, and even then it doesn’t get that hot. Old water heaters. This may only apply for some buildings. - Watch for children and other people as you drive through the parking lot. It’s a tight squeeze in some spots. Overall, with how bad the housing market is right now, this is a great place to get a roof over your head. Just don’t expect luxury. The new management is constantly trying to fix the giant list of issues the old management left behind, but improvements are there. Many people live here, so you will hear them. Also, it’s 1.5 miles away from Levi Stadium, so you may hear fireworks at night. Other than that, I like it here.
this place is an absolute dump. There is constantly a build up of trash and its over a 200-300ft walk from the apartment parking to any of the apartments. The WORST part is by far all the hidden fees and then they blame it on corp and continue to dishonest work. They use an online portal schem to adjust the trash, and tack multiple hidden fees such as 4.95 dollar admin fee, false adjustments and many others. I had to contact management 4 times and all 4 times the bill had to be adjusted and this took weeks of my time and I had to prove via email before it would even be acknowledged.
The leasing office staff are rude as hell. I have been facing plumbing issues for 3 weeks and no one fixes it. The leasing office yells back at you for calling regarding service. Plumbing is an emergency issues and no service for almost 3 weeks now.
We left our apartment at The Arches 2 weeks ago after being there for a year. The highlights of our experience are the extremely unprofessional and poor behavior of some of the leasing team members as well as the maintenance team. First, Mr. Bryan D on the leasing team has been consistently rude in our interactions. The first interaction happened less than two weeks after we signed our lease. I sought his help concerning an issue with the stove in the apartment. And instead of trying to fix my problem or at least show some empathy, he responded in an extremely rude manner saying that 50 other units have the same problem and they are were all occupied within a week of being on the market. "If you don't like it, leave and we won't have a problem finding another tenant." This response was the absolute worst I have ever heard from someone in a customer-facing position. Unfortunately, the maintenance staff isn't much better. During our first couple of months, we raised three maintenance requests: one for the stove, one for the fridge and one for the porch light. For the first two instances, the maintenance people left us notes saying that there was nothing wrong and they closed the maintenance request without even calling us. In the third instance, they didn't even bother to leave a not and just closed the request. The Arches is an old apartment complex and we knew that coming in but having useless reluctant maintenance staff was not on our radar. For the rest of our lease, we tried to fix whatever we could ourselves and live with whatever we couldn't. The Arches is an old apartment complex but it's big and is in a great location. However, I am afraid that with this level of staff competence, even the best place will be off-putting. We've already moved out but we hope that this will help current and future residents.
Lived here for a year, had the worst experiences. From maintenance to the quality of the apartments its got no standards. The management office are the most rude and of no help. They think they own the entire community. Its like dealing with a mob who has full control of how we should live. Eg. They tow the cars as per their wish. The apartments from inside are of very poor quality. Within a week of living there, things will break, paints will come off, switches wont work, water heater doesn’t work, etc. i can go on and on.. Don’t go by the cheap rates, its so cheap for all the reasons above. BEWARE!!
They have used the pest control medicine on April 2019 after renewing the lease. Just after four months in August 2019 ,they want to do pest control inspection again. In April , they have used the pest control medicine for almost four weeks on every friday by packing all the utensils and the kitchen stuff to bed rooms . As per the apartment staff the pests will come back for every 4 months that's why they are doing the pest control inspection

Staff felt like they are the owners of that community. They don’t even say proper answer for questions we have at the leasing time. They may change prices anytime, even after we have asked for price any everything.Suddenly they said prices may change like daily. By the time of leasing, they don’t clearly mention about price details and all. I don’t suggest this kind of apartment. Even none of them will prefer this once you’ve talked with leasing office staff. That’s how they behave.
Let me start by saying that I rarely write reviews in general. Like most people, I only feel compelled to write a review if I encounter a negative experience. That being said, I felt that I must also give credit to where it is due. Having lived in several apartment communities throughout the Bay Area, I was initially attracted to The Arches Apartments due to the competitive prices they offered. Shortly after meeting the team, I was surprised to find that the community also included amenities such as a fitness center, multiple swimming pools, and multiple public spaces for gatherings. I rented an upstairs unit, and I found it to be quiet, private, and spacious. The plush carpet and HVAC unit are nice comforts that I personally enjoy from my unit as they make coming home something I look forward to. Although I enjoy living here as a single renter, I have met several families within the community who feel safe and comforted raising their children in the gated community. It's also within walking distance to Mercado Mall that has a Wal-Mart grocery, 7-Eleven, and the Lawrence Mall! What truly stands out amongst the other communities throughout the Bay Area is the level of professionalism, hospitality, and courtesy the staff at the Arches provide. Lead by their incredible Manager, Veronica, I found all staff to be pleasant, personable, and professional. Johnson and Brian were absolutely stellar when helping me find a unit. A year later, each of them still remembers me by name and always greet me with a warm and genuine smile. These are the small things that make the world of a difference when finding a community to live in for me!
These are very old apartments full of cockroaches and bugs. Many times the roof will start leaking and maintenance people will give silly reason that kid upstairs is playing in bathtub ?? Room might fall anytime. Office staff are never bothered about these issues and they never respond even after thousands of follow ups, especially the so called community manager named Veronica. She treats the residents harshly. Once you pay your money you will never get your money back for service they have never rendered

They will charge for almost everything while move out. Very bad customer service and they don't even listen to you. I would not recommend anyone to go there.
I have had problems since the day I moved in. Loud upstairs neighbors stomping around at 2 - 3- 4 in the morning - Loud parties in the court yard on the weekends - and now ants. The staff is real nice, but they can only do so much. Management does not care and when you complain to corporate they care less - I am counting the days until my lease is over.
Been more than an year. Good things are big community, easy access to highways, walmart, avg school rating, park etc. But you need to think about painful areas like frequent management changes, cockroaches, pests, huge lease breakage, big move out charges for very old apts etc...

One of the best apartment if you want a quick walk to theaters, restaurants and even pretty close to school. You can catch the freeway in minutes and commute to office is of ease. The apartment has facilities like gym, BBQ, swimming pool, children's play area, party halls, etc. The best thing I like about this apartment is plenty of parking space and very friendly neighbors!
Yeah, you heard it right! It's great to live in. Big open spaces that are beautifully landscaped don't give the "living in a box" feeling. Spacious units combined with prompt and courteous staff make it a very pleasant community. And location? You are withing walking distance of AMC , Homegoods and a Walmart Neighbourhood market. Doesn't get better than that. The office staff will genuinely try to give you the best possible rent in town. The pools are very clean and the hot tub never fails to deliver! Unlike other apartments which have green spaces inside, the Arches is a community which is inside a vast green space. And that is a big difference. It is gated, monitored 24 /7 by security staff and has ample parking space, covered. Oh yes, and visitor parking is substantial, not some sorry excuse. It's a green place to live. Amidst the hustle and bustle of the city yet far away from it.
I have lived in the 1 bedroom Morocco for several months now, and LOVE it! The staff are friendly and very helpful, and the complex is beautiful. It's gated and very safe. There are two pools, a hot tub, two fitness rooms, and a playground onsite. I have never had a problem with thin walls. I almost never hear my upstairs neighbors except when they first come home (the outside stairs are noisy, but once they're inside I don't notice them.) Apartments are bigger than I expected, and I have no complaints about my home. It's a little pricy, but if you can afford it it's very worth the money. Very close to the AMC mercado complex, and minutes away from several major highways and freeways, including 101. Fantastic location.
Awesome office staff, friendly and affordable for the area. Townhomes are nice, and allow pets. Only downside, walls are so thin, and everyone is strict about everything.
