Property Ratings at The Arleta
Through the pandemic, The Arleta has changed property management 4 times. Has denied any type of communication whether through email or in person. They have yelled through the doors of the office doors that they won’t be helping people. Refused to accept partial payments. Denied any type of request to have issues fixed. Finally after fighting for months to get rental assistance and getting money paid back they hit me with a 10 eviction notice 3 days later. They don’t work for you even when you work for them. Don’t recommend 0/10

Infested with roaches, while the management is in denial. Worst neighborhood in Portland. I did not feel safe after dark. I saw neighbors' car windows smashed in frequently. Could not sleep well because of constant sirens blaring all night long.
I lived in a one-bedroom ground floor unit with a large dog for the last year and was very happy with my choice to live at the Arleta Apartments! The unit was updated and extremely clean. It was pretty spacious for a one-bedroom in Portland. I was able to fit my queen sized bed, dresser, vanity and small loveseat in my bedroom with a little extra space to spare. There was plenty of closet space and it was really nice to have a brand new washer/dryer in the unit. I had a corner unit so I had quite of bit of patio space that allowed me to fit a small table/chairs and an outdoor couch. The noise from your upstairs neighbors can be a little loud, and I was living there when they treated for roaches, but only saw one bug in my apartment the whole year (and I wasn't even sure what it was). So, I would say "infested" is a mischaracterization and likely the result of someone not keeping their unit clean. Also, none of my neighbors said they saw any bugs in their apartments either. The staff was very apologetic about the situation and said the treatment was just preventative in most of the units. The on site manager is always friendly, helpful and made sure that my maintenance requests were processed quickly. The maintenance staff were also very friendly and professional. Generally, I would say the majority of the tenants around me were also quiet and respectful neighbors. The best part about living here though was how dog-friendly it was! It was nice not to have to leash my dog up every time I took him out because they have an "under voice command" policy instead of a strict leash policy. Within a few months of living there, at least 3 of my neighbors offered to check on my dog during the day while I was at work or dog sit while I was gone. Mt. Scott Park is within walking distance with lots of space to play fetch and the complex has their own little fenced in "dog park" with complimentary waste bags. My dog was always excited to go to the courtyard to play with his friends :)
I was very excited when i got rent this place then realized it was infested with roaches (a lot of them all over).. you can hear the upstairs tenant walking, squeaky floors.
