Property Ratings at The Arlo
On July 1, we moved into this apartment. Our move-in was ruined by the unprofessional attitude of the staff. First, they sent us a contract to sign with a certain amount. We went to the bank in advance and wrote out a check. On the day of move-in, they told us that the amount should be higher and sent us a new contract. We had to sign a new contract on the go, in the car, and go to the bank to write out a new check. When we arrived back, they told us that the apartment would be ready by 5PM. We agreed to this, smiled sweetly and left to wait for our time. At the appointed time, we approached the apartment, but there was a terrible smell of paint. It turned out that the master was renovating the bathroom and painted it. It was impossible to be in the room. The manager apologized and said that as an apology for her mistake, they would pay us a deposit, which we could use next month. On the first night, we had to sleep on the floor of friends. Then the smell of paint lingered for several days. When it was time to return the deposit, naturally they didn't return it to us and smiled sweetly. It was the worst experience of moving in in our lives. Naturally, we will not renew the contract. In Sacramento there are a huge number of complexes with adequate attitude of the staff.

Only some of the apartments are updated and the ones that aren't are disgusting. The property has litter all over the place, constant extreme noise, the parking situation is terrible , it's in a very bad area of town, there are bug infestations, the office people don't want to help you and take forever to get back to you, the front gates are open all night for whoever to come in and possibly break into your car, there are constant domestic disturbances and disrespectful neighbors.
Request don’t get actioned until a month later. No urgency, gates are always open lots of homeless people roam freely. Not to mention the bugs and roaches, huge issue. Very outdated apartments too.
I would like to tell anyone who is looking for an apartment, to avoid Autumn Ridge. This place is not worth your money, The service here is as bad as it gets once you have signed that lease. They may be nice prior to that but once your signature is on that paper they will treat you like crap. Office staff is unorganized and rude; every staff member has a different story on one issue. Ever since I moved here (2 yrs. ago) they kept sending my wife the monthly breakdown of what the payment was, I have asked the office workers 4-5 times to send it to my email as I’m on the lease agreement and not my wife. Every time they would assure me that they have changed it, and next month I should be receiving the breakdown. Obviously this never happened, and when it came down to me not writing out a check because I didn’t have the breakdown of the monthly payment they blamed me and said that it is my responsibility and that I’m responsible for finding out that information. After trying to address this issue with the assistant manager Sam I was blamed as if it was my fault, Manager Ryan instead of trying to get to the bottom of the problem tried to push their lack of communication and organization on me as well. This is one of many issues I had with them and looking at their rating this comes as no surprise as I agree with a lot of comments because I dealt with same issues while living here. This place also has a lot of hidden fees and charges you wont know about until you get your first monthly bill. Gates are always broken, lots of homeless roaming around the property. Definitely not worth your money, if you want to be treated like a human being go anywhere but Autumn Ridge.

This apartment complex is overall pretty good and they kept the facilities well maintained. (Except when there is vomit on the sidewalk, that stayed there for months.) Maintenance requests are usually responded to quickly and often within 1 business day. With the exception of one request for our drier that I've submitted multiple times, but no one has even bothered to look at or fix. It is really nice they have washer/driers in unit. The surrounding area is not great. We have had police drive through looking for suspects on the run multiple times. My husband found a loaded magazine on the sidewalk one day, and police took it thinking it probably belonged to a suspect they were just chasing through the complex. Being a "gated community" is a joke. People are constantly waiting for someone to drive up and open the gate and slide in right behind them. There are a lot of homeless people who come digging through the trash daily, so it's often a mess. The rent increased $130 at least renual for the cheapest option. They change the services for utilities and autopay randomly, so you really have to be on top of it so you don't miss a payment. They only sent out an email 2 days before rent was due that the system is changing and you have to reset up your profile. Dog owner don't pick up after their dog and the office didn't seem to really care when you're told them. People let their dogs out off the leash all the time and I've had multiple run up to me aggressivly barking. Very scary and complex doesn't seem too concerned. A lot of pit bull varieties that aren't allowed in the in the rules , but still live here. Also a lot of moisture sits on the ground in winter because they run the sprinklers year round and there is a lot of tree cover. We've had mold issues in our apartment.
My family has lived here, at Autumn Ridge Apartments for more than 4 years and we have had the best experience. Diane has been so easy to work with and the maintenance workers have always been very kind and respectful, when in our home. I recommend Autumn Ridge if you are looking for a peaceful place to live. Every morning the nicest gentlemen (Maintenance ) walks around and picks up all trash that might be loose on the grounds, he is always so friendly and I appreciate all that he does to make our experience, living here a clean and safe one. I really do love living here and highly recommend it.
Beware of Bait and switch tactics you will be shown a remodeled apartment and then on move in realize the carpet is worn out and badly stained burn marks all over kitchen linoleum cut and damaged. maintenance personal will punish your car weekly with gas blowers. Toilets flush poorly have called many times apparently unfix-able. Staff looks for every opportunity to ding you on fees. The closed the night drop last night I was in ER and brought check in this morning to be told go get money order and $100 fine. We have been overpaying rent every month. Security gates are broken for weeks at a time. Door slamming very noisy apartments. Car Stereo store next door runs high volume with subwoofers rattling the glasses in your cupboards all hours daily. Recommend you look elsewhere if you can. Autumn Ridge Apartments has been a real disapointment
Nice well kept apartment complex. It is close to everything I need and less than 15 minutes to my work. Staff is excellent and very helpful. I have been here for a few months now and still feel like I found the right place.
The apartments on Auburn Drive are very convenient for students and young adults. The apartments are super close to discount grocery outlets and nearby common visited stores, such as best buy, Wal-Mart, and Costco. With active life from 24-hour and Crunch only .5 miles away. The close school's of Sacramento State University and Riverside Community College give residents a place to study, relax and enjoy local places to eat. Unlike other apartments it has a great pool and a barbeque center to interact with other residents and enjoy the outdoors.
This apartment complex has great amenities: a fitness room, three pools / hot tubs, and a barbecue area. The main office building also has a "business room" with computers & wifi, a nice large desk, and a large lobby area. The apartments & grounds are well maintained -- flower beds & fountains are kept clean and attractive. The location is great: close to shopping, I-80, and a major hospital.
I love it here. We have a perfect apartment in a corner away from the gate where my puppy can go outside and get some play in. Aside from some interesting neighbors it is a perfect place for people looking for a nice apartment within a reasonable price range.
I moved in to Autumn Ridge Apartments about 4 months ago and could not be happier! The office ladies are pleasant, knowlagable and willing to help. The landscaping and layout is stunning and well maintained. Autumn Rige is also very pet friendly. At move in my apartment was spotless with new appliances and countertops. The move proccess from beginnig to end was quick and painless. I would definitely recommend this place to those sick of the usual apartment hassles and drama.
