I lived on property for about 3 years now and i can say that im happy. The renovations made to the outside and inside of the community gave this place a whole new feel. Its the perfect place to live: decently priced, 13 min from the city, 2 miles from the new stadium, and the smyrna area is amazing. I have seen the management change over the years and i can say Elizabeth in the front office is the hardest working person i have seen out of any staff member. Its times where im in the gym at 7:30 and she is still in the office working. She is firm but definitely fair and always looking to help tenants resolve issues with their units. The arlowe better be paying her a bankroll to keep her happy because at times i feel she over works herself. I remember old workers like clayton who use to shoot out the door early before 6 lol. The only issue i have ran into is that my apartment is in front of a drain and when it rains extremely hard the water rises a bit but never enters my apt. I addressed the issue about 7 months and they made drastic changes to the irrigation system. Overall its a great place to live.
I've been here since 2016. My experience here in this community has been good. The property manager Elizabeth is friendly and goes above and beyond to help. Whenever something needs to be fixed maintenance is sent out promptly. The property is well maintained and has new upgrades available. Also the neighborhood is quiet and peaceful. I have no complaints and I would recommend this apartment community to anyone.
Dogs off leashes, barking all hours of the night, loud music played by neighbors. Repetitive work orders. Find a better managed property to give your money to every month. Don't be fooled by the renovations, granite counters or a new faucet won't make up for the poor leadership or the property manager who refuses to enforce the items laid out in their own lease. If you know the property management industry you won't be happy here. It is poorly managed.
Cockroaches and spiders are everywhere!!! I can’t even take a shower without a cockroach trying to climb in!!! I’m so sick and tired of this place. They are in your bedroom, walls, and bathrooms. A total remodel of this place was promised when we signed and to be done at the end of may. It is nowhere near finished. Paying for amenities that are gross or unusable. Here the thing... they are remodeling the outside not the inside. The building is old, shifting and falling apart. If we could afford to get out early or they allowed us to leave without an outstanding amount of money we would be gone. Pictures are very misleading. Nothing is sealed properly all they do is paint over everything. Maintenance finally came Monday due to the fact my husband gave bad reviews. Neighbors feel the same way. It’s sad.

This has been the worst renting experience ever. I have lived here since march. I am going on ONE MONTH in which I submitted maintance requests on 4 different occasions and have yet to have anyone come out and fix the issues. Their so called "renovation " was thrown together and that basically just covered up the old instead of replacement. when i signed, we were promised a state of the art fitness center, starbucks machine, recreational areas, and all of it done my memorial day. We are in July and not even 30% of it is done. Yet i am paying for all of these amenities and not getting any of them. Pool is always closed. Management is non existent. Last I checked, my maintance requests werent being completed because they have no resident manager or maintance guy. Its a nightmare. And I have heard nothing from them. There is a Bug infestion of cockroaches which they call "waterbugs" and have had to had treated on 4 different occasions. Do not move here, management needs to get it together. I feel completley abandoned by this place. not worth it.

I am so sorry that you are unhappy living at the Springs. It is our goal to keep all of our residents happy. All work orders that have been submitted for your apartment have been completed. If you have additional work orders to submit you may do so online or by calling the office.
In the beginning I thought the Springs were nice and quiet, and while they are still quiet, it definitely is not all that appealing to the eyes. The cables boxes all have cables hanging out of them, the grounds have tree limbs hanging over cars, they look like 1950 in terms of the esthetics of its appearance; considering there is a brand new stadium down the street, and they have hiked up the rent by $200. There are bugs that they don't spray for, and they say they do in the lease. The office management keeps changing without notice, and they seem to get more and more greedy and rude. Phone calls are not returned and they stick notes on their office doors instead of sending notices to the residents. The dumpster area always has furniture in or around it and the area itself looks sketchy. I would think twice about moving into them. I signed a new lease a few months ago and I think in that time management has changed yet again. And no one has said a word. Previous management at least would send calendars and do fun activities with the residents. For the money you could find a place with a backdoor, updated appliances and at least a gate.
When I moved to this property, loads of residents were asked to move out, even though many of them have been living in there for generations. I happened to appear when new management come and they were so called "trying to improve" the management. Everything seemed like it was looking up, they threw parties for the residents, had exercise classes near the tennis courts and next thing you know, another set of staff members appeared. Even though I wasn't pleased with the actual construction of the my unit, I decided I'd stay until my lease was up. If you had an maintainance issue, there were long waiting times, the walls are extremely too thin, bugs coming from the dryer vent in the ceiling and interiorflooding at the front door and window when it rained. Then we had an unfortunate event (shooting) happen and this is when I noticed how fast tenants were leaving and how much money they may have been loosing. My lease was coming to an end and I was looking for other places. I started getting phone calls and letters from the management asking if I was rebnewing. They even ordered a good discount. After asking to the manager, Aida about me not being sure if I was staying or going, she informed me that if I wait too long this apartment could be leased from under me and that would mean that I'd either have to move all my things into another unit (by myself, mind you) or totally leave all together. She also told me that it would hurt to start the paperwork just to get things started, but also stressed that it would be inactive and null-and-void unless I renew my insurance. She told me in order for the contact to be active I must have everything for her by my last day. Due to family issues, I decided to end my lease and figured aims just end it when it was over. They then turned again and hit me with agreement to pay papers and said the contract was active (even though they said it was not) and told me that if I didn't pay them in 6 months, it will be turned over to the credit bureaus. I tried calling and leaving numerous messages at the head office and no one returned my calls. I even called recently, left a thorough message and to no avail no reply. Now I am stuck with this huge payment because of their dishonesty. Please pay attention to the reviews. Do not take a chance because you'll regret it.

The comments that this property is posting is not real. They displaced so many people due to greed. Mis- treated the residents, tried to not give back security deposits. People had lived there for years. Shame on you for being greedy, unprofessional and, not willing to work with the tenants that needed a place to leave, You would not even work with them. Bad business!!!!!!! Please do not bother to write your generic response that you're sorry.... only doing it to save face!
I moved into my apartment complex roughly 5 yrs ago. I loved it because of the amenities and leasing management. As of April it went under new management and half of the complex has moved out. The new leasing agents treat the residents like we aren't even worth communication. These apartments have gone down hill and a lot of residents are miserable. No one deserves to be treated like this. Unfortunately I have nothing good to say about the new management. I wish I could afford to live in a happier place.

Not what it used to be. New management has destroyed this place. It used to be communal with a family atmosphere, but now that the Braves stadium is coming down the street they felt it was necessary to raise the rent an extra $200 . Now its $900 for a 1 bedroom townhome that doesn't have a bathroom downstairs (Can you imagine climbing stairs every time you had to go?), poor insulation and ugly kitchens among other things. Not to mention that "Free Dish cable" is nothing more than 7 regular channels (ABC, NBC, CBS, etc). You've got to be kidding me. Dear New Management, shame on you for kicking out loyal residents and only caring about the dollar for these old, squeaky floor-having 1950's town homes. Especially doing the disservice of only giving them short notice. You may be renovating but you can't put a band-aid on a broken leg. Nor can you put a price on good management and customer service. Two things which now plague this place.
