Property Ratings at The Art Decos
You have to be the type of person that likes a little history or an interesting building, or the location of the building. The building is renovated, and well done, but the layout is not a modern layout. The bedroom, living room and kitchen are on the small side for the price. The shower and bathroom are HUGE for the price (or at least feel like it). Parking is either on the street, or for a low $25 (when available) you can get a "secured" spot behind a gate. I say "secured" because it isn't covered or secure from foot traffic, only from vehicles without a remote. It is worth the price though, as the area is booming and parking on the street can mean a long walk some nights. Appliances are all modern as well as the cabinets, and the hard wood floors from my gathering are original from ~100 years ago but restored and look / feel great! The air conditioner / heater is a window unit (which made me nervous) but after using it and living here for 3 seasons it works very well. It seems to be some modern witchery and actually is efficient. In the spring electricity works out (for me) to be about $30-40, and in the summer about $80. That's about half what I have paid for in a modern apartment or house and I chalk it up to the little window window unit. The last thing that sticks out is the staff. I have had only great experiences with the staff. The staff works out of a building maybe a mile away, but they obviously want the community to be enjoyable. From a garden area for green-thumbs to sending out emails about community events (Omaha events, not apartment) or maintenance issues. Speaking of maintenance: Nailed it! When I need something, it's done. It's done quickly and I get a note with exactly what happened. I don't come home to a messy surface where a greasy hand had fixed it, It looks like no one was there, except I have a note saying "We fixed ___________, thanks". If I have to look for gripes: The neighborhood is a little run-down, but it is restoring and I don't feel unsafe. Street noise at times really penetrates the walls, fire trucks, singing pedestrians and people in the hall can really come through at times. But I sort of enjoy not being totally isolated from the world.
I've been living at the Art Decos for a couple months now and overall it's a nice place to live. The apartments are small one bedrooms, but are renovated and modern, perfect for a young adults or college students. The units do have a washer and dryer combo in the kitchen, but they take longer to get through a cycle and can't hold as much laundry as a regular washer and dryer. So I've found myself doing laundry much more often. The unit has a large walk-in closet and plenty of cupboard space in the kitchen. I've noticed that the building itself is very quiet. I live on the bottom floor and have yet to hear my neighbors around or above me. Although, there is street noise. There are many people who walk around in this part of Omaha, so there is frequent street noise from both people and cars. Another downside is the parking. They have a small off street lot you can pay to park in monthly but there's a waiting list to get into to. The street parking is usually not bad though. The most I've had to walk after parking is probably a block. So, the apartments are basically what one would expect from apartment living. The apartment itself is great, but there's always some small things that aren't!
Nicely redone older building. Great location. Rent is pretty average for surrounding areas. Great hardwood floors, new fridge/stove. Washer/dryer combo is great-convenient and saves a ton on space, but slows down the process a little. Urban Village staff is mostly helpful, maintenance is great, responds quickly. Nice space for one/two people. All white is a little hard to keep clean, but not bad.
