I strongly advise staying away from this community for several reasons. I’ve been a resident for about five years, but since the complex was renamed to Artisan (formerly Eaves) under new ownership, I’ve had multiple terrible experiences. Poor, uncaring management: Once, the lock on my front door (provided with the apartment) broke, leaving me locked out. Maintenance promised to send someone but never followed up. After waiting outside for over an hour, I went to the main office, where a manager coldly refused to help at all. I had to hire a locksmith at my own expense, which was completely unacceptable. The regular employees are often very nice, but the management is terrible. Unsafe: People drive like absolute maniacs through the parking lot (literally at 50+ mph in a 10 mph zone). People regularly swerve around me at speed as I carefully back out of my parking spot. I fear for any children who live in this area! Apartment falling apart: In the past couple years, the water heater also broke and needed replacement, pieces of plaster have literally fallen off the wall where there was a previous shoddy repair, ants repeatedly show up in the bathroom. Recently, the soap tray in my shower simply fell off the wall, exposing a damp, crumbling wall with significant mold. I called emergency maintenance twice. The first call went unanswered, and the second was dismissed as not an emergency. Maintenance finally came an entire week later, and issue was "resolved" with the removal of the tile exposing a wall completely COVERED in black mold. The insulation, drywall, and tiles were replaced, but grout/caulking was completely missed on the top of the tiles and around the faucet, and gaps were left in the grout. Even after a second visit to correct this, not all issues were corrected and they were no-show for a third visit! Noise: There are often loud construction sounds from the adjacent PSE&G parking lot (which I have a nice view of in the winter when the leaves are off the trees), with trucks beeping and even jackhammers on a semi-regular basis, often going on well after work hours. Draconian Lease Agreement: The lease is an enormous contract filled with excessively broad clauses that favor the management over tenants. When the management changed, the contract was completely overhauled. I wasn’t prepared to move on short notice, so I reluctantly agreed, but the terms are heavily skewed against tenants. I could go on and on. Don't move here!
Poor quality rental unit, unresponsive and incompetent maintenance department, fees for everything, garbage and recycling at far distances. The heating and cooling was incredibly inefficient. The dryer would take 3 rounds to dry clothing and maintenance did nothing to fix it. The stove we received upon moving in was broken and covered in duct tape markings. The whole time we were there, we felt as though we were being taken advantage of. We were only there for one year and now have had a much better experience at another apartment complex.
Great location, but communication within the office and office to tenant is poor. Get everything in writing for any communication with office. Especially, if you are not renewing the lease, make sure you get the acknowledgment from the manager for your email (Even if you send email clearly says you will not be renewing). Lost two months rent because of this.
Would not recommend. Their contract is written to screw over tenants. They charged for amenities that were closed for the majority of my stay (main pool closed, gym closed, clubhouse closed). They do not have a recycling location on the premise and most trash areas are overflowing with bags of trash on the ground. The apartment finishes and appliances are outdated with *painted* countertops.
Signed a lease for a transfer unit due to the unbearable shaking of our unit from neighbors above the day before moving in we were told the unit would not be available for another week. Do not spend your hard-earned money here.

I would like to give zero star if I could. Be careful that your bank account can still be charged even the lease is end and you handed in all your keys! The community keeps charging the rent after we have left the apartment already, and said that they didn’t know we were leaving. The manager knew that we were going to move out in October when we contacted her in August and especially when we handed in the keys and parking tag before the end of lease 10/24, I even said it in person to her that we were moving out, she said nothing to remind us that we need a written notice in person then before we were further charged. We have an intent to vacate already, how can nobody in the community keep us updated what to do next afterwards? If we didn’t contact them and mentioned the issue, we are going to be charged forever, this might be what they really want. And the attitude of the manager is not friendly at all. I hope the regional management team can take it seriously and solve the problem, it is so disappointing after being a resident here for more than a year and being treated like this.
Put a ticket in for non-working electric dryer complete with picture depicting large rusted area that is staining my clothes rendering it inoperable. Waited 11 days and called today and told that it's not considered an emergency and they'll get to it. I explained to the manager (Rachel) that not have any way to dry clothes on site is an issue. When I asked her if she used a dryer in the last 11 days, she said they try to get it replaced today. Just one of a laundry list of items including electrical receptacles that do not work, sewer flies, stinky AC and litter and trash are a major issue. Garbage compactor overflow on weekends and trash is piled 4 foot high in front of dumpsters. Don't take my work for it, drive by on the weekend and see for yourself.
Did a maintenance request and no one showed up. The online portal suddenly said the request had been completed despite no one ever showing up. When we attempted to inform about termination of the lease I called and the person said she’d email the form. She never did. Then my partner went to get the form in person, and the first thing person he talked to had no idea what they were talking about. There have been several times all of the dog clean up bags were empty for days on end. Since the new company bought out Avalon, none of the signs have been changed. The parking lots were not sufficiently cleaned during snow storms (there was a pile of snow they plowed snow into which took up 4 parking spots!). Rent is being raised significantly without reason, as communication and service has declined since the new management took over. Several months ago, someone threw firecrackers at our dog while she was at the dog park. We attempted to inform management so they could warn others to be aware, management did nothing. We have complained about it sounding like there are squirrels living in our attic/walls and were ignored. No one ever even came by to make ensure they were just on the roof. Overall, we haven’t had many interactions with management, but when we have they have either ignored us or didn’t appear to know what they were talking about at all. One of the things that attracted us to this property was that it was a good deal compared to other complexes in the area. Now, it’s lost even that appeal. It appears our neighbors have been leaving in droves, with many apartments now sitting completely empty. The area is nice, and the area is well lit and good for walking. As for the quality of the apartment itself, it’s mostly clean and there are no issues with pests inside the apartment. Apartments are not recently updated (old appliances etc.). When we moved in, it was clear the apartment’s carpets had not been cleaned. I had to go out and buy a carpet cleaner. The amount of dirt I got out of the carpet was disgusting. All in all, I’m sure you can find cheaper apartments for the same quality.
In a world where customer service has gone to the wayside eaves has surpassed my expectations. Every member has gone above and beyond! I had lots of questions and they were all answered promptly and thoroughly. The property is well maintained and beautiful surroundings. I don’t own a pet but I love walking by the dog park to watch them play. 2 pools! Tennis!! A gym!! I feel like I’m on vacation every day of the week. If you are looking for an apartment do not hesitate to call eaves and ask to see one of the units available:)

I lived here in 2018. It was an outstanding experience. The staff was extremely nice. The area was perfect since you have a Costco, the shopping center, and the mall down the road (and multiple poke-stops). I literally had a Dunkin Donuts in my backyard, which was heaven. I miss this apartment, the lake/water fountain, and the little parks. I would definitely move back if I could.(S/O to Steve, if you're still there! You were great!)

I lived at Eaves for one full year (Dec 2017 - Dec 2018). To start, my expectations were very low. We all know the reputation of Avalon Communities (look nice, poorly constructed). Given the location and my need for the place, it was priced at a relatively reasonable rate. I signed up for a one year lease with the intention of staying for at least 2-3 years. I was starting a new job and I don't like moving so I figured I'd stay at least two years as long as the place was sufficient. The apt wasn't clean when I got it and several things didn't work. I thought this place was going to be a "luxury" apartment but that was never the case. It was a regular apartment at luxury prices. There were a few others but those were the main issues throughout the year. I came very close to moving out in the first 30 days. Honestly, I wish that I did. My biggest gripe was with the renewal process. They give you a list of options where you really only have ONE option to renew. There is zero leeway in this process. Finally, getting the deposit back was awful. First, despite not giving me a clean apartment when I moved in, I was expected to clean or pay for cleaning. They have a "no hassle" option where you pay like $120 to move out with the place cleaned by a professional. I took that option. So, when my deposit arrived, I expected it to be what I gave minus $120. That wasn't the case. It was less than half of what I gave as a deposit. After pointing out their errors, they issued me a partial refund. Ignoring what I said in my previous email, they re-reviewed it and came to the conclusion that what they charged was correct. However, this time they sent an itemized bill so I saw that they were charging me for time AFTER I MOVED OUT. I pointed this out and they finally agreed to another refund. It was still less than what I thought it would be because of some sewer charges that I wasn't made aware of. I was counting on that money and the final payment amount that they first told me to be accurate but clearly it was not. The checks are sent certified mail so the whole process has been a bit of a pain. Bottom line is that if you're looking for luxury or to feel like you're a valued member of their community, this isn't the place for you.
This is one of the most mismanaged community in the tristate region. The office staff makes false promises during lease sign off and does not service them despite months of follow ups, complaints and even escalations to their senior management. Unskilled staff and unprofessional attitude are the hallmark of this community.
My apartment complex is near everything you need as well as a safe place to live. I love waking up here. Look forward to many years of being here! One of my favorite parts of living here is the gym and awesome things the community does once a mont to get together!

Heavy construction machinery noise all day long from adjoining superstore construction site. Peace and quiet gone, forever? Pets allowed, but they bark menacingly and fiercely at other residents (especially working Endians and their families) instead of barking at strangers. At least 3 severe apartment break-ins, and life threatening burglaries in this community recently. Grounds not consistently irrigated. Greens and grasses maintained only in some areas.
My boyfriend and I got our first apartment together at Avalon and have been so impressed. The apartments are very spacious, clean, and laid out so there is a level of privacy and sound-proofing that you don't get in most apartment complexes. All of the carpets, fixtures, and appliances were in great condition when we moved in. The walls are painted a soft white, but the lease allows you to paint any color (again, something you don't see often). The buildings are pet friendly, so it's nice seeing everyone outside walking their dogs! We are very close to three big shopping centers, and about 15 minutes from downtown Princeton. Overall this is a great location and a flexible lease/company to rent from. I would definitely recommend!
I recently moved to Avalon Run and couldn't have been happier. Located ten minutes away from Princeton, there is always something for me to do when I feel like exploring. There is a great pool and gym complex for when I need to relax, and each apartment has a balcony for when I need outdoor privacy. The apartment is spacious, bright, and has a great kitchen. In addition, the staff is welcoming and always helpful. I would recommend Avalon Run to all of my friends and family.
