Lafayette has many beautiful neighborhoods. Different people like different areas of the city for their own reasons. However, the south side of the city is typically the most sought after. The area surrounding the University of Louisiana – Lafayette is known as the university area. This area, as well as Lafayette’s Downtown District, is more urban in nature than other parts of Lafayette. It is possible to walk to the school, local restaurants, shops, and art galleries. Broadmore is mostly residential and home to people of many different ages. This is also where the Thomas Park Recreation Center is located. Broussard, Youngsville, and Scott are small cities on the outskirts of Lafayette.

I wouldn’t move here unless you want to keep calling maintenance to fix things. I’ve been here 8 months and have only had 3 decent months. Every other month I’ve had to call maintenance for major issues. In June and July it was the giant roaches all over the apartment. In August and October the AC wasn’t working. In November my AC caused all of the power in the whole apartment to go out right before I had to go to work. Blew the main breaker… Now we’re in December and I’ve had to complain twice about no having hot water. Just a horror show, leaving as soon as I can. Would rather pay higher rent than deal with this complex again.

I absolutely love it here. The office and maintenance staff are all amazing people and very helpful too. They are pet friendly place they have a location for you to take your dogs to their dog park. They also have a swimming pool area and a new fitness center that just open which is a great place to work out both areas are safe. They keep up with the grounds keeping it clean plus is a very quite, safe, and place to stay. People that live here are friendly and quiet. I would recommend Arts 100% who is looking into a great location and nice apartments.

Only thing nice about this place is the staff that works. So nice that pets are allowed however the grass is always full of animal waste. I have had so many inconvenient situations occur at this complex. I read in a previous review a complaint about the “60 day notice” not being mandatory to remind residents because it is stated in the lease. Common courtesy / reminders would be nice to have while renting for MONTHS at a time. The bugs & spiders in the restrooms are understandable being that the complex is older, however it is not the best thing to have. Contacting the Regional director about issues is a waste of time. Its ALL about money to them, NOT about making their residents feel comfortable. The location is awesome, however I wouldn’t recommend.

We have already responded to this resident who made a duplicate review. We provide ample number of pet waste stations throughout the property. If you know who is not picking up after their pets, please contact the leasing office. This is an easy problem to address as long as we know who is doing it. We don't want pet waste on the ground anymore than our residents do. Bugs and spiders should not be a common occurrence in your apartment, regardless of age of the building. We have a pest control company at the property on a weekly basis. If you are having issues in your unit, please reach out to the office, we are happy to address. I'm sorry that you feel contacting our Regional office was a waste of your time. We were unable to provide you with a different answer than you received at the property level. The rules and policies are the same regardless of who you speak to. It is never our goal to have an unhappy resident. Our staff works very hard to provide you with the best experience possible.
I would not recommend this complex to anyone! The staff is really nice but that's about the only positive thing I can say about it. From day one on the walk through we found multiple things wrong with our apartment that never got fixed. About 6 months into our lease "some pipes busted in the wall" according to the office but really someone's toilet over flowed and flooded a few apartments. It took 8 days to get the carpet removed and changed and that was a struggle. The walls were never opened and checked for mold. Oh and when your lease is over they will still bill you for two months for utilities due to them being behind. And don't be fooled by the cute court yard. It floods with the slightest bit of rain. Glad my lease is up and we are out of there.

We're sorry that you had a bad experience at our community. That is never our goal. It is unusual for maintenance items not to be addressed within 48 hours (less than 24 hours in an emergency situation), so I am unsure what went unrepaired in your home for over 6 months. Regarding the final utilities at move-out, when you first move-in, there is a period of 45-60 days where you do not pay any water & trash charges. It works similar to an electric bill, when you move-out, you still have a final bill due. Our residents are not paying a final bill at move-out due to us 'being behind'; that's just how utility bills work. You aren't pre-paying for utilities, they are paid in arrears. Our court yards are beautiful, and yes, they used to hold water in the heavy rains. We have completed additional drainage work to resolve this issue. Stop by sometime and we'll show you all of the great changes taking place!
I give them 3 stars for a good school district. Just about everything else about this place felt so disappointing. Please make sure that if you want to try this place out. Test out everything you can during a tour. It seems like they don't check everything before you move in. We've had a broken showerhead since day one. And when you tell them to come fix it. They just put in a new fancy shower head, even though we told them more than once that is not the issue. I sure hope they start getting there act together better for future residents. This was only one of the few disheartening things about staying here.

Thank you for leaving the review. It seems like you really tried to give an honest assessment of your experience living at our community. We do try very hard to take good care of our residents and see that their needs are taken care of quickly. I took a look at the service history and do not want to say too much out of concern for your privacy other to say that it seems that you did have a number of items that needed to be fixed but those came of over the course of time as opposed to all at once. Sometimes, just like at an office or if you own a home, it will seem like a lot comes up at once and sometimes it is a matter of luck. I see that we responded timely each time and that a decent amount of time passed between service calls. Regardless, it is never our goal to have someone that is not happy at our community. We have a very dedicated team that works hard to see that our residents have a great experience at our community.
The complex is located in a quiet surb area in Lafayette. The area is pretty much close to anything you could want to access in Lafayette or Broussard area. The manager always has a monthly special and they also give you $250 for referring people. It's also pet friendly but you do have to pay a pet deposit and $17 a month. My apartment has granite countertops an up dated bathroom and washer and dryer hookups. It's really a nice place. I would give 5 stars but their maintaince people and staff are unprofessional. I work over night and I have to constantly remind them that it would be nice if they could do maintaince on my days off, when I can afford to lose sleep. Other then that I really love where I live
