Located in the northern part of the Dallas-Fort Worth metroplex, Hurst is a bustling suburb in the Mid-Cities region located 30 minutes from Dallas, 15 minutes from Fort Worth, and 20 minutes from the Dallas/Fort Worth International Airport. Access to these areas is made even easier thanks to Interstate 820, which runs through town. Along this interstate, North East Mall, one of the state’s largest malls, and surrounding retailers find their homes. Shopping isn’t just confined to this thoroughfare; plazas filled with all the essentials as well as great dining options are located in other parts of the city as well. Take a break from shopping and go to one of the many parks and recreation facilities in town; indoor skydiving, Hurst Athletic Complex, and Chisholm Park are just a few of the outdoor adventures in town. The other parts of Hurst are made up of residential avenues holding a variety of rental options.

Property Ratings at The Arts Apts at Park Place
The apartments aren’t worth the money. There are cracks in the walls, ceiling and floors. They don’t fix things in a timely manner or at all. Water damage on ceils in bathrooms an in the kitchen.Find something else the rent of the apartment goes up like crazy. Can’t wait to until my lease is up.
I was skeptical about residing in apts when my husband and I were out looking for a place to call home just because of the drama, the lack of privacy things the world puts out there as what apt living. These are not apts by far maybe by outer appearance if you were driving by but if you stop, visit with the office, walk the prop and look at some units you will have a home feeling all around you from the staff, to other residents in passing, in the air and in the apts themselves. The pools are kept up well. The business center is a huge plus and kept nice and clean. The equipment in the fitness center is in good condition and clean. The staff works really hard in maintaining a safe community for its residents from the parking lot right to your front door and on the inside of your home. We had to call for maintenance on a holiday weekend and he came out on a Sunday morning called first, showed up with a smile and ready to fix it. We have not had many maintenance orders but the few we have had they were on top of. The office is very professional. You walk in with a question, they will drop what they are doing and listen to your question and answer it or be honest with you and tell you they need to check on whatever it is you are asking. A few months ago, the printer wasn’t working in the business center they were on it as much as they could from there end and ordered a new one and had a tech come out to hook it up. In the meantime, they were more than willing to accommodate for this inconvenience by offering to print documents for their residents within reason and apologetic in the waiting period. The grounds are kept up well including bags to pick up your fur babies #2. This is a real convenience for a community to stay on top of as it is very costly but sure is a luxury. Of course, there are some residents who opt out of being responsible but that doesn’t stop anyone keeping up with the grounds from doing another person’s work. They stay on top of pest control and the mowers are here faithfully every Wed morning and the sprinkler systems on reg basis. It’s amazing to me how focused they are at ensuring their residents safety by their awareness of external things for example there was a tree that was dead and leaning and they were quick to get it cut down to ensure the safety of their residents and their home. The staff really sees their residents as humans and this is their home unless you were to be violating the law or something extreme.
Rats mold and roaches the apartment manager hides all reviews and makes it seem like they are a 4 star apartment when they are really a two star. Maintenance is slow and don’t know what they’re doing. High crime rate and break ins at night time
The manager will retaliate if you complain about mold or any serious issues regarding the apartment maintenance men come in and out of your house as they please I walked in with one eating food out of my fridge stay away from these roach infested apartments
I had a horrible experience with neighbors and staff these are the WORST APARTMENTS EVER they need to be SHUT DOWN BY THE CITY
They have mold and terrible staff the office manager is a rude lying con artist and the maintenance men don’t know what they are doing save your money because you will be living with mold and as soon as you complain the manager retaliates against you BUYER BEWARE
Would like to place this out there if you are thinking about renting here. I have been renting all over the US during my time in the military and have experience in the rental game. I gave my rent in early in July an spoken with the office manager to let them know I was going out of town for a week and a friend was stopping by to watch pets. I returned 6 days later with a notice on my door stating my blinds were broken and was charged for replacement. When I went on vacation my blinds were fine, but I did lower them to save on AC keep apartment cooler. Went to speak with office management about not being giving a chance to replace or fix blinds, the office stated you are being charged no matter what. I asked for corporate phone number and was able to contact them and they also agreed with the charge. Was not arguing about the charge, but how the process was done. How or why would you inspect a apartment, knowing the tenant was gone and still not give them a chance to fix any discrepancies? This wasn't an emergency, but blinds. Take a look at the other reviews not just on this website. Be careful before you sign, it appears that only your money is important to them.
I've lived here for 3 years and it is a great place to call "home" with a quiet neighborhood, close to lots of great shopping, entertainment, and food. They have the best office staff and maintenance staff I have ever encountered. The entire staff always greets you with a smile and is very helpful to your needs, and is quick to attend to any problems that arise. The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are open 24//7 are rarely crowded and the pool area is lovely. Great place to live…Patrick
My greatest frustration is in how the management chooses to engage the people who live in the community. For example, in our third month living in the complex, I forgot to pay the rent on the 1st. On the 2nd day of the month, there was an eviction notice on my door. I took the notice to the office and a very friendly person told me that it was company policy and that if I paid, the letter would go away. This legalistic behavior only got worse when we moved out. Upon providing written notice that we were moving out, a note was posted on our door stating that a pre-move-out walk-through would be conducted to alert us to any issues in the apartment prior to moving out. Either that walk-through was never conducted, or the results of which were never disclosed to us. Within a couple of weeks, we were emailed our final bill that included the following charges: "Excessive Nail Holes: $50," "Housekeeping, Oven: $70," and "32 months of carpet life: $315.76." My reaction was and still is that these charges are unfounded. We have since moved into a house almost three times larger than our apartment and we pay to have the entire home cleaned weekly. We are charged $75 for cleaning the entire house. $70 to turn on the self-clean feature in an oven is extortion. Secondly, neither Texas state law nor The Arts themselves provide any basis for how many nail holes are acceptable compared to how many are excessive. Furthermore, our contract does state that "excessive nail holes will be billed at $3 each. Simple math demonstrates that $50 does not divide evenly by 3, so we were charged for 1/3 of a nail hole or someone saw some nail holes and arbitrarily threw in a $50 charge. Finally, Texas state law does prohibit charging a tenant for normal wear and tear of any part of a rented property and "32 months of carpet life" is the absolute definition of normal wear and tear. Since then, we have been disputing these unfounded charges with The Arts' "in-house collections arm" of their corporate family of businesses. My reasoning is that since it's a relatively small amount of money, people will just pay it without fighting it to avoid a blemish on their credit. The most frustrating piece of all of this is that the apartment had plans to renovate our apartment after our departure anyway. It feels like a blind money grab wrapped in the guise of a contract and I am sure that these charges bring in a substantial income
Having not lived in an apartment for 16 years I moved here 2 years ago. I chose this place for the location and the tranquility that I felt on my first visit. Most of my neighbors have been friendly and we share concerns but some people just have a never satisfied personality. My unit was leaking into the downstairs neighbors. Once they figured out the tub needed replacing they provided a furnished apartment for the inconvenience. They have replaced bulbs and fire alarm batteries within 1-2 business days. The staff and management take time to listen and understand the concerns. Security is prompt and courteous. Fitness center and business center always look clean. Don't use the pools much so n/a. They even have doggy treats! Pet friendly. Things happen and no place is perfect but I'm happy with how well they handle matters. I recommended a friend and they moved in a year ago. They're happy living here too. Purchased a home now so that's my reason for moving.
