I have been having questions about some things within the fee system because some things are not adding up to me. Pool is chained off because they closed it so sitting at the pool just to have mindfulness is not an option. When I initially toured a model I was told I’ll have the desk area but I don’t. Just don’t feel the excitement of living here anymore.
Management just closed the pool citing maintenance issue, which is broken pool gate lock. Supposedly it will take a week to fix it. So, fourth of July week, pool will be closed. I see this as breach of contract by the management and carelessness, ignorance. Because the pool is one of the amenities provided by the management and listed on the contract. When I made a point about this with the manager, I received a very rude response. I doubt the manager is preferring to be rude, I think it is the policy of new management. I came to a point not to recommend this complex to new apartment searchers.
My husband and I moved here May 14th, 2021 and so far we love it here!!! My schedule and the distance I worked were so complex prior to us moving here and so was my husband. The assistant Mgr Jennifer was so AMAZING she took the time to actually walk through the apartment and video it for us! That alone had me in awe!!!! And everything was as it was in the video, BEAUTIFUL!!! The fact alone that a mgr would be that dedicated to their possible future tenants moved us and we decided to move forward with the move here. I have no complaints about the complex, maybe some quieter neighbors would be great! But the complex and staff are amazing and do whatever in their power to accommodate your stay and maintenance needs.
Our experience at Hawthorne, now the Asher has been awful. When we went to tour the apartment it seemed like a wonderful complex ! To start off, we were told that the apartment would be the newly renovated one and were super stoked. Come to find out, we were told later that it was partial upgrade so we didn’t have the stainless steal and white countertops. Even though we were bummed,We still liked the complex and apartment so decided to move forward with it. Moving in the apartment we had to deep clean everything because it was not clean. Maintenances takes forever to come fix stuff and if you call the emergency line, good luck trying to get them to answer ! We have the apartment with the garage attached, and it started randomly opening up when I was gone. This is so dangerous! Especially when shortly before that we got an email about a strange man roaming around the complex. I called to tell them the garage wasn’t working and they said it was impossible because our garage opener is only to our garage. I told them if it happens again I will be calling them and they will need to send someone out. It happened again, so I called and maintenance came and gave us new openers and said they reprogrammed them. 2 days later, I get home from work to find our garage open again. They said they reprogrammed the garage openers but my old one still worked so that was a lie. I contacted again and was told that they have to contact the outside vendors to come look at it. It has now been over a month and nobody has contacted me about looking at the garage because they don’t care about your safety. I have to lock my garage and cannot use it because I do not want it opening in middle of the night. It is dangerous and they don’t care about anything but their money. Today, our alarm was blaring on and off. We made sure everything was shut and it was still blaring. I called the office and was told it’s an outside vendor so they will try and come out today. So basically what I’m being told is to LET MY ALARM BLARE INSIDE MY APARTMENT. If it wasn’t so expensive, I would break my lease. I do not recommend living here. It looks amazing but it truly isn’t. We had management change and weren’t even told that management was changing until days before. Not to mention the pool is always dirty and there’s never chairs to lay out on because they’re broken.
I’ve lived at Hawthorne at Sugarloaf for 20 months. Of the many reasons why I enjoy living here, the exceptional maintenance service may be the best. I have needed maintenance a few times with everything from replacing a toilet to changing a light bulb. In every instance, the team members have responded quickly (usually same day) and professionally and efficiently resolved the issue. As an older, single woman, I appreciate how easy it is to secure help with maintenance issues. I couldn’t be more pleased.

This place has a great location and is very peaceful. The staff is also nice. But there is an overwhelming amount of mold and insects here. The manager states that this is in every apartment in Georgia, which is a lie.

My company was transferring me to South Carolina so I’ve recently had the “pleasure” of apt shopping. Luckily the transfer didn’t happen but it did prompt me to write this review. Not too many people writing reviews to say when things are good and it’s impossible to decipher the legitimacy of the bad reviews - so here’s mine. I’ve lived at Hawthorne for a few years and it’s been an overall pleasant experience. Sure there were a couple minor unpleasantries with one of my neighbors but a quick call to the office, a brief conversation with the manager and the matters were handled. Mary, the manager, does handle business on complaints - I can vouch for that! Lol. Anyhoo - place is great, complex is clean. I pay my rent when it’s do so never had to deal with fines or fees. This is the worst property ever! Every since the Property Manager Mary took over this place has went to the dumps! She is not approachable. She cares nothing about the concerns of the residents. Her only concern is adding on frivolous fees. The pets are taking over the complex. The dogs in our building bark morning, noon and night! For the cost to reside in this complex we deserve so much better. Do your self a favor and look elsewhere,

This company and complex has incredibly poor service and charges ridiculous fees for EVERYTHING. The rent is increased by hundreds of dollars each year “to stay current with rates” not true. You are charged for valet trash but half the time they don’t remove trash- and you are still charged- and if your can is left out past the designated time you are charged 50$. There is no assigned parking and residents are allowed to have twenty people over and living in apartments so you have to park far away from your buildings. The pool is closed often due to poor service and renting to people that can not abide by rules. Maintenance worked on my apartment and left it unlocked with the key in the lock on the outside of the door. I have had several packages stole from my door step or stolen by other residents because it was delivered to the incorrect address. On more than one occasion because of other issues I’ve had to reach out to corporate. Upon move out- unfortunately smaller apartment complexes like this charge you ridiculous fees and charges.................this is how they make all the money. Fair warning DO NOT RENT FROM THIS COMPANY. IT WAS AWFUL.

This property is the worse for the all of the money that you pay. First lets start off by saying the nickel and dime you for everything and the valet trash situation is a complete joke. They charge you $25 with additional $5 but leave trash their for days sometimes. In addition, The office staff is very nice when you lease and then become the devil. especially the leasing manager Tina. Don't waste your money...

Went to this complex looking for a 2 bedroom 2 bathroom. Spoke with a leasing agent named Valentina. First she told me I only needed to pay $50.00 to apply. Then after I get the $50 money order, it changes to an additional $175 to apply. I apply online and after seeing all the reviews on apartment ratings about cars getting broken into, apartments getting broken into, fitness center machines not working, noise complaints and the gate being broken all the time, I changed my mind about renting there. I also looked up the address on gwinnett crime maps and saw a lot of incidents at the 4900 block where the apartment is located. Did my application online after hours at 7 pm. Emailed that night to ask for a refund to say I changed my mind. Called the next day as soon as they opened and asked for my money back. Another leasing agent took a message and had Valentina call me back and say they were keeping my money. Even though they had done nothing on my application they refused to refund the fee. Very glad I decided not to rent there and am only out of $50. It could have been a nightmare of a year if I had actually signed a lease!
The gates are only working about 1/2 the time, and when they are functioning, people are always trying to piggy-back into the gates behind other residents. The leasing staff will give you a great sell job, and act like they care about the residents - but once you've signed your name on that lease - then their total attitude changes. They don't answer the phones, they tell you to do everything on the website (so they don't have to deal with you), and when you do go in and express concerns/complaints, you're just told "sorry" and are blown off. If you still think you want to live her - then be sure and have the office staff log you into the Resident Website - so you can read all the complaints and issues that people post on the message board (and that the management never responds to). I'm telling you - you DON"T want to have to deal with these people.

Staff is incompetent. If you need something done you will need to stay on top of it, Facility is nice and clean. Maintenance request are usual solve pretty quick It can be noisy and if you complaint they won't do anything about it! Ever since new management took over it has been horrible! I'm glad I'm done with this facility. PS. Don't be fooled by the " customer service" given at time of visit. Reviews are written by the staff by the way. ( this is confirmed by someone that works internally)
Great floor plan and amenities. Spacious master bedroom. Cable bill is lower than expected because a portion of rent goes to cable company. Ceiling fans help with utility bills. Water, sewer, pest control combined bill that can be added to your rent check. And a great staff and maintenance crew help quickly and efficiently.
