Property Ratings at The Aspen
After four years in this apartment, I can confidently say that this was not a positive experience. First, let me give special credit to the maintenance team who does their best in a very difficult situation. Unfortunately, the persistent issues this building has will take away your peace of mind. Rats and insects will be a routine problem in this apartment. I knew pest control on a first-name basis after so many visits. The heating did not work in my apartment for the first two years in this building. You will smell marijuana in the hallways. The elevators in a building with 17 floors will break down all the time. Last-minute notices where the trash room is made unavailable. Far too many instances where the building does not have hot water. The AC system will break down for weeks every summer. A fire broke out a few years ago that eliminated the ability to use the laundry rooms for all residents for months. A recent pipe burst eliminated any access to water. A current pipe project in the building will restrict water access for tenants for eight hours at least once or twice a week. Management will not credit or discount your rent in any of these situations. If you are considering a career in the military or the foreign service, be sure to add a military or diplomatic clause into the lease. The Civil Service Relief Act and the Foreign Service Families Act will give you the right to cancel a lease once you have military or diplomatic orders. In my own experience, the leasing office will complicate your efforts in exercising the benefits of this law. No follow-up comment is needed, no need for a request to meet, nor an apology is needed; management should leverage that time to do a better job.
• Air Conditioning: AC only runs 6 months a year and we are constantly experiencing outages • Dogs: A lot of terrible dog owners with untrained dogs with aggressive and reactive behavior • Elevators: The building ran on more than one occasion on one single elevator for 15+ floors/250+ apartments creating waiting periods and lines • Neighbors: Neighbors that smoke cigarettes/weed in the apartment complex and some who will leave their gas stoves on, creating fumes that will stagger and enter your apartment • Windows/Balconies: Neighbors that stalk you through the windows and balconies, and some who have very loud conversations, having kept me from opening my windows/curtains for the entire time that I have lived here. • Roaches: Killed 4 cockroaches • Front Desk and Mail: Staff with negative attitudes, which are constantly getting fired due to their behavior, making a package retrieval more than unpleasant
I lived in the building between August 2017 and October 2022. I fled the building due to a cockroach infestation that impacted at least 5 floors that flourished due to management's negligence. On September 7th, I reported roaches in my unit. Only by September 13th did the building first send a pest control specialist. When I later met with the assistant property manager, she told me that maintenance should have left traps and done some preliminary work before the 13th (I purchased traps myself). The next 6 weeks were a nightmare of roaches entering from my kitchen cabinets, bathroom cabinets, and the hallway. I left for a weekend and sealed the bathroom door with duct tape. When I returned, found 12 dead roaches in the room. I spoke to other tenants who told me they first reported a problem on their floor in April! As of October, they kept saying the did not know the source of the infestation but fired the pest control service. They rehired the previous exterminator who managed the building well but for some unknown reason stopped using about a year ago. I documented live and dead roaches in hallways, stairwells, and laundry rooms throughout the building. Dead roaches that I informed the building about sat for days to weeks without being cleaned, although they urged me to constantly clean up roaches in my unit with the guidance that finding them dead was a sign of the treatment working. It was a rather binary scenario- either there are or aren't not roaches in my kitchen. Dead might be slightly better, but weeks of dead roaches is still unreasonable. Management allowed me to break my lease without penalty, but the entire ordeal to move out, order take out in lieu of a kitchen I could comfortably use, living elsewhere for weeks while paying rent, and replacing furniture cost me about $5,000. They will not compensate the expenses. Avoid The Aspen if you can. Their minimal response to an active cockroach infestation is deeply concerning.
I have been living in The Aspen for almost 4 years now. Customer service from the leasing office has always been great, maintenance is very responsive and fixes issues within a couple of days of putting in a request. I have had an oven and microwave replaced with brand new ones when I had issues with the old ones. The fridge in the unit I transferred to was brand new as well. Residents are polite and friendly and I do not have an issue with noise levels (as mentioned in a previous review). Yes, you can hear sometimes when people are walking down the hall or closing their cabinets in the kitchen but that is pretty much it. My floor is pretty quiet. My only issue is that it is an older building and although management does the best they can for pest control, there are still tiny roaches. The only way I could get rid of them was by pouring boric acid powder on strategic corners of the kitchen and they are pretty much gone. In the time I have lived here, management has redone/renovated the entire parking lot, the reception area, the carpets and paint in the hallway, all while keeping rent very affordable. They are really doing their best to keep the property clean and welcoming. If it wasn't for the roaches, I would give it a 5 star. However, I am satisfied living here.
Although my stay here will be short (7 months) reading reviews always helped me when making a decision of any apartment. Her are the pros and cons, hopefully this will provide insight. Pros: The leasing office and concierge staff are nice. This is the first time I have ever been in an apartment with shared laundry facilities but they keep the laundry rooms clean and there is a laundry facility on each floor. The apartment is spacious for the price. Cons: The noise level is not good, I hear lots of barking and crying dogs and you can smell everything someone else is cooking/burning from their apartments. I am on the top floor but can hear each time someone is walking or in most cases running down the hallway, opening or closing cabinets and also I can hear someone talking through the vents in the bathroom. No garage parking and very limited un-reserved parking close to the building. No 24 hour concierge services for convenience of picking up packages or if you have an issue in the evenings.

We appreciate your review and feedback and the kind words about the staff. We want to apologize for the noise problems you experienced during your time with us. Late night noise complaints are something we are currently working to address more effectively by developing better policies for handling complaints. That said, we are sincerely sorry that you had to experience that. If you should like to discuss anything further please don't hesitate to stop by the leasing office. Matthew Ledford, Property Manager
This was the first apartment I've ever moved into, and I had a wonderful experience. Although I had a short lease (about 5 months) I cannot think of one negative thing about the apartment during my time there. Every single member of the staff was top-notch. Big shout-out to Alexandra, Nadi, Tina, and David, I always felt like they were available and willing to help me with anything. I had a wonderful sense of security, not just because of the staff, but also the magnificent location. In addition, the free shuttle to the metro was unbeatably helpful.

I’ve lived at the Aspen for a year now and I am so excited to renew ! The New Management team has been so helpful with transferring my lease into a bigger apartment. I have also loved the new changes that the Management team has made. Being that it is an older building, there are some amenities that are lacking but you can see that the New Management is working hard to update them.

Thank you so much for your review and we are thrilled that you decided to call The Aspen home for another year! We look forward to seeing you around the community! Matthew Ledford, Property Manager
The Aspen is close to D.C. proper, offers a free shuttle to Crystal City metro, beautiful views, and the staff have been extremely gracious to us. We lived here for almost 3 years, the entirety of our time in the DMV area. The maintenance staff were always very prompt, kind, and very hard-working. The leasing staff, particularly Matt, are kind and approachable.

New management is not customer friendly..... I was happy here until last November when they took over.

This place is an absolute nightmare. During the process of viewing the apartments/applying we were told several things that were flat out lies (such as how many parking spaces we'd get and what the lease termination rules are). After applying we were told we'd sign our lease on move-in day. We showed up with all our stuff and stopped in the leasing office to sign before moving in. The lease terms were completely different from what we were told. We ended up not moving in that day and had to turn around with all our stuff. We were then assured by the leasing office that amendments would be added and the lease would be updated to match the information we were given. Again we showed up on move-in day and the lease hadn't been changed whatsoever. Because we simply had to find a place to move in and we were yet again there with all our belongings, we moved in despite the discrepancies. It continued to be a horrible experience from there. I ended up in over 3 hours of phone calls w/management in my first couple weeks and no issues were resolved. Apartment was in bad shape with many things falling apart when we got there. About a week in someone hit my new car in the parking lot and damaged it badly. First of all, no one left a note (talk about bad neighbors). Secondly, there was a security camera pointing directly at my car so I asked if the police could access the footage. Turns out the security cameras on the property are all for show and don't actually work. And someone from the leasing office had the nerve to suggest it was likely one of THEIR maintenance trucks that hit my car but did not offer any compensation. We constantly ended up in battles with the leasing office while we were there because of different lies they told us. In December there was no heat and hot water at one point and it was not resolved the same day. During a large snowstorm the lot was not plowed for several days and we were all trapped, despite everything around us being plowed. They didn't even have it plowed by the time the federal government was re-opened and people had to miss work. Total nightmare, shoddy fixtures, and complete LIARS in the leasing office. DO NOT MOVE IN HERE.
A lifestyle balanced between affordability and leisure. I've lived here for 6 years going on to 7. That's my testimony! I love it here. The Maintenance staff members have worked here more than 20 years! They are pleasant, welcoming and kind. They make sure your service request does not go outstanding for more then a day. They treat everyone as a first come first serve which in my perspective is fair! We are conveniently located near Del Ray, Alexandria. Give these restaurants a try (Los Tios, Holy Cow, Del Ray Pizzeria and Pork and Barrel.) The Aspen is minutes away from Old town Alexandria. Potomac Yard plaza is less than 1 mile away with numerous shopping sites and restaurants. Free shuttle bus service to Crystal city along with public transportation within walk able distance. Amenities such as a pool, saunas, WIFI lounge, Fitness Center, Theatre room. I would highly suggest this to anyone who is new to this area. -Sebastian S.
Great price for this area and the apartments are very spacious. The staff is very friendly and they keep the ground up well.
Apartment staff is extremely nice. Convenient to DC. Has shuttle service to the metro station.
This apartment complex offers a great price for a very large apartment(around 1400 for a 800 sq ft 1 bedroom). I love that utilities are included in the rent and that staff is very friendly. There is a shuttle that goes to the Crystal City metro that is fairly convenient, and a Metro bus stop in walking distance from the complex. The only thing I dislike is that the building is aging and definitely needs a facelift(if not to be completely demolished and rebuilt)
The Aspen has easily the biggest 1-bedroom apartments I've seen in the area. At 800 square feet, it easily could be a 2-bedroom. The balconies stretch the entire width of the living room and have great sunset views. The pool and gym are nice, but my favorite part of the building is the media room. The reclining seats and flat screen tv make for a very relaxing evening. It is a bit hard to get to, but thankfully the building offers a shuttle to Crystal City metro and back during morning and evening rush hour. I'd prefer that the hours of the shuttle extended a bit later in the evening, but regardless, it's very helpful to know that I'm saving easily $500 by taking a 10-minute shuttle to the metro. If I miss the shuttle in the morning, there are a number of buses a few minutes' walk down the hill that go straight to the Pentagon. Would it be easier living closer to Crystal City? Sure, but I know I'm paying so much less than other places in the area. Hopefully the rates stay relatively affordable even as Potomac Yard builds up. Overall, it's a great high-rise building with all the amenities you need - pool, gym, laundry on every floor - and, most importantly to me, 24/7 presence at the desk downstairs.
