Nestled between downtown Fort Worth and nearby Arlington, the East Fort Worth area combines the best of both areas. The residential areas are a welcome escape from the "big city" feel of neighborhoods closer to the downtown area. However, East Forth Worth residents find that they have plenty to do and see and plenty of convenient amenities available to them, right in the neighborhood.
The East Fort Worth area is more diverse than other neighborhoods within the city, in large part because it stretches out through the mid-cities, almost to the Irving and Grapevine areas. From the outer east portion of the city, residents have access to Lake Arlington, numerous major roadways and a wide stretch of the Trinity River. Aditionally, residents can access the downtown area of the city in under 20 minutes from most locations within the outer East Fort Worth neighborhood.

Property Ratings at Riverwalk TX
We moved here back when it was Carol Oaks,it was a beautiful place with a babbling brook that felt like home from day one, then the complex was sold over and over we have been The Vibe at Landry Way, The Vibe, The Aspen, and a couple more I can't think of right now. Rooms are large, maintenance is super slow since every new owner starts upgrading immediately instead of fixing windows that have been busted for a year. My AC leaks so often we have a designated bucket under the leak, my neighbors are nice but there are 2 apartments I can see from my porch that someone is always moving into or out of on a monthly basis... I love this apartment, I don't love what the complex has turned into. The pool has been closed for going on 3 years or so, the big wood thing over the grills was damaged in a storm a few months ago and they had to take it down, they fixed the hole in the fence but then didn't close the gates for more than a year... This place is very complicated with the good and bad, and we are moving but 'all this space'... I will miss it so much...
Someone from the leasing office reached out to me to schedule a tour. When my partner and I got to the complex for our appointment, they had JUST left for lunch. The one lady still inside told me that there was nothing available to view, and we needed to schedule another appointment for a later date to view anything. Absolutely ridiculous that THEY REACHED OUT TO ME, and then tried to make me reschedule once I’ve already made time and gotten there for my current appointment. 0/10 would NOT recommend. Huge waste of time and gas.
I have been here 5 years I don’t know what the new staff is thinking they can throw some paint and new sinks in and over charge people but it’s NOT worth it my place has been broken into twice. Shooting and drugs have riddled community nearby stores have aren’t even safe and there charging young folks all this cash to live in this violence filled neighborhood no thanks save your money new paint chips everyday anyway and 10cent tile from Home Depot all apartments use the same crap design and over charge hundreds it’s a waist management should be ashamed NOT WORTH IT !!!!!
I am a current long time resident here for over 6 years. There has been a tremendous change for the most part as far as renovations, landscaping ect. Most everyone is friendly that I have spoken with and generally nice overall to include office staff. The only issue that I really feel needs to somehow be addressed is the overwhelming stench of marijuana not only outside but when I come home from a long day at my job., I have to open up my door and windows to let all the putrid dope smell out! This is every single day! Worse on the weekends! I don’t care what others do with all of that, not one bit, but I would appreciate not having it in my life or apartment in the slightest. I’ve been told there was nothing that could be done because they weren’t seen doing it. There are even times going to do laundry at the facility and the door was locked with ppl in there smoking it. I can’t even invite family over because of the constant smell of it coming through my vents when the HVAC turns on. I really don’t know why this hasn’t been addressed yet in form of a flyer stating the apartments drug policy. Is there not a policy? At least it would show some kind of awareness from the property management that it isn’t acceptable. Otherwise, it’s showing that you personally couldn’t care less that illegal activity is becoming a growing problem within the complex that you are afraid to at minimum, address. Maybe I’m just frustrated at the fact I can’t even breath in my own little space. This is a recent issue within the last 6 - 8 months or so as new tennants have moved in around here. This wasn’t an issue in previous years. Just disgusted with it all!
Property Manager at Riverwalk TX, Responded To This Review
Hello! We've sent out a notice to the building where it was reported to us that someone may be smoking and have asked our courtesy officer to check the laundry rooms each time they patrol our property. We've also advised our residents to report the activity to the police because by the time it's reported to us, there isn't any activity or evidence of this happening. Your happiness is very important to us and we want you to be comfortable when you return home from a long day at work. We have a new manager, so please come into the office and speak with us so we make sure we can control this problem for you. Thank you very much.
New management took over in February this year and things have gone downhill fast. I pay for a gated community & the exit gate broke over 10 weeks ago & no repair has been made. Pest control is not as regular & maintenance has entered my apartment without leaving notice. The office staff is now rude & unhelpful. No longer happy living here. Stay away!

Hello. We have a new manager, Jesica, who fixed the gate on Monday. Pest control has to be requested. We want to be as helpful to you as possible and always provide you with a great home. Please reach out to our office if there is anything else we can do for you. Thank you.
Lived her for quite awhile, as it is affordable, and the staff are responsive. Rents are going up a lot all over the Dallas-Fort Worth area, and they've gone up here as well, but with the higher rent I'm getting a fully renovated apartment with faux wood floors, new light fixtures and hardware, brand new appliances, and a washer and dryer. I can't find any other apartments with all that, with out paying at least a $150-$200 more a month. Diana (property manager)does a good job, as the complex is quiet and doesn't have the crime problems that some other apartment communities have. If you have anything that needs repair, Ishmael (maintenance) will quickly show up to take care of it. To sum things up-Upgraded apartments, good staff, affordability, and located only 10 minutes from Northeast Mall in Hurst, Six Flags and the homes of the Rangers and Cowboys in Arlington. I'm staying put.
This community has lots of old trees and nice landscaping. The office staff is warm and professional. They recently changed ownership, and while there was a transition period with leasing and assistant management staff, the manager has been there for several years and takes pride in the property. The Vibe has been a great place to live!
I recently moved into a huge 1 bedroom apartment with a den. At 964', it's larger than many 2 bedroom apartments. I love the new appliances, lighting and flooring in my unit. The staff are friendly and quickly address any request I make. I've had no issues with bugs, noise or unwanted people hanging around doing things they shouldn't be doing. Happy Tenant
I have lived here 6 months now and love it. I like quiet where I live and have had no issues since I moved. The neighbors are friendly. My apartment is a nice size. The staff is great the maintenance man greets me when ever he sees me. The office staff is great. I like the manager here she has always taken care of any issue I have had here quickly. I have not had to wait more than 24 hours to have something fixed. It's a nice quiet place with good people.
I have lived here for over 6months now I love how the apartments are I love how the neighbors say hi and look out for each other yes the rocks are different but seem to be doing the trick with the parking lot. maintance is up on everything .the office staff is great now that one staff memember is gone which was a lot of the problem . I see problems with apartments next to us .but I do not see any drug dealing going on here and I do not see roaches but if there was they spray soon as you ask to be sprayed. cause i had asked due to seeing ants . yes i have recommended to others to move here . there is a nice mix of residents here which is nice.over all I don't see what others have said bad on here
I have been living here since 2012 and loved it up until recently when they changed management. They are raising the rent without any worthy changes. I am moving at the end of my lease and so are a lot of others.

Staff has been replaced from 2015 .Sorry you had a bad experience
Close to school, grocery, fun activities, shopping and close to work
Everyone I have met here is friendly. There are several residents that have been here for a long time, and that's always a sign of a good apartment complex! Maintenance is often making sure the complex is clean and I haven't experienced anything major in my apartment that has needed fixing. Pest control comes around every few months to prevent any problems. The only complain I can think of is that U-verse hasn't reached this complex yet! Close enough to Interstate 20 that is easy to go anywhere in the metroplex pretty quickly, but with no highway noise. Great value for anyone on a budget. I am about to renew my lease for my second year.
