Property Ratings at The Aspens
This place has continued to go down hill every year. It got too big & too many units for the amenities, staff & parking. It's dirty, unkempt, & very very poorly managed. Look else where!!

I stayed here for years. At first it went well. By year 3 it started going down hill and fast. The office staff is incompetent. I was mischarged multiple times and then got hit with a late fee when they were the ones who charged me for rent. Parking is horrendous. Good luck parking near your building. If you want a spot near it you’ll have to pay for the overhead parking and even then that’s not guaranteed. The parking lines are small so your car will 100% get beat up, dent dinged or even hit. If your parking pass falls off or not clearly visible they will tow you and good luck figuring out where. The maintenance is either overworked or just don’t care. It took 1 month to get my washer fixed. 6 months to get my refrigerator fix, three times and then a year to just get them to replace it. And a year to replace the dishwasher. My roof started to collapse and I sent multiple inquiries that went ignored until it became visible and probably was an eye sore for future renters. They put up new plaster to cover the damage but never fixed the actual hole in the roof. The rent went up every year except during COVID. And while rent went up nothing was updated or fixed. If this is your only option just know that this is what you can expect when you stay here.

Caution the website...looks like great amenities..like jacuzzi..(has not been working for over a year...pool...took forever to get a problem fixed..then the residents leave trash and mess the pool area up constantly creating it to be closed on Sundays. Poor management in the office..one will say one thing..another will say another. The parking is a nightmare at night....however...they are working on it. (8 months in the working and still no resolution. ) Not sure who the property is owned by...seems to be a big hush secret. I've wanted to let them know how awful the property is being managed...but you can tell they don't care. Just pay your rent and shut up. I have bought 16 light bulbs to place within my apt area...property management is broke...taking their cut of profits and not putting anything back into the property.

Honestly if I could give 0 stars I would have! The management takes forever to get anything fixed no matter how many times you've put in a work order. Maintenance maintenance only does a 1/2 worked job job never completely finishes it or does it does it to satisfaction.. The day we moved in we had so many problems including baby maggots in the freezer and paint and mildew and mold in the washer. The parking is atrocious. You cannot get a spot near your building unless you are here before 8:00 p.m. However if your job requires you to work past 8:00 p.m. and where you're working 16 hours A-day you get to come home and walk 2 and a 1/2 blocks to your front door.

Hi, there. Due to the nature of your concerns, we feel it would be best if we spoke with you directly. Please give us a call when you have a moment and we hope to address all of your concerns then. Thanks.
never any parking available, have to walk the length of at least 3 buildings in the middle of the night which feels super unsafe, and even if you do find parking, the spots are so small your car will get hit constantly. also had to pay $80 to get boot removed from car even though we pay to live here. oven has been broken since october even though maintenance has come to “fix it” twice. left us without a washer for over two weeks. fridge was leaking when we moved in but that was resolved the second time they came to look at it. front office staff is rude and condescending and extremely unhelpful. would not recommend this place to anybody and i’m happy my lease is almost up!! don’t move here!

We are sorry to see that you have felt this way about your experience here at The Aspens. Our team is always here to assist our residents as best as they can and are always willing to discuss any concerns or discrepancies you may have. If you wish to discuss any of this further, please reach out to our office team. Thank you.
DO NOT RENT HERE! The Aspens has absolutely no concern for their residents. Do not let the ladies at the front fool you, they are UNDER QUALIFIED. They are rude and unhelpful and don’t know what’s going on half of the time. PARKING IS AWFUL NOT ONLY FOR YOU BUT ALSO ANY GUESTS! Pay attention because they WILL BOOT YOUR CAR! Forget about getting you packages when they arrive, I have to go to the office 3-4 times because they are unorganized and it takes them that long to find them after they’ve already been delivered. Office does not communicate with its residents. This almost always results in some type of fee. Maintenance takes weeks to arrive and does not finish job. One of my laundry doors was put on UPSIDE DOWN and was missing door knobs, it took them over 6 months to fix. There was MOLD FOUND IN MY MASTER BEDROOM BATH and it took them ONE MONTH to fix, I did not have a master bathroom for a whole month. Every time was a new maintenance man that was unaware of the situation. Ladies in front will be rude or ignore if you express ANY type of concern, there is no point in calling them anymore. CRIME IS UNREAL! My vehicle and the vehicles of others have been broken into multiple times. Ambulance and police are always here. I could go on forever! please consider going somewhere else!!!

Friends don't let friends move to the Aspens! Parking is so bad tenants permanently park motorcycles to save parking spaces giving a new meaning to BYOB(Bring Your Own Bike) since they don't even display a permit. The sprinkler system is faulty and will leave hard water stains on your vehicle if that available spot in anywhere near a sprinkler. Some vehicles elsewhere aren't moved for weeks on end. The office staff doesn't have to live here so pleas for order fall on deaf ears. The mailboxes were gate because of mail theft.
Can I put zero stars? The only advantage to these apartments is that their interiors are nice enough. The disadvantages outweigh this one positive quality tenfold. 1.) There is absolutely no parking ever. After 4 pm, you will find it immensely difficult to find parking anywhere other than the fringe ends of the complex. 2.) High levels of crime. Murder. Domestic violence. And the complex management won't talk to you about what has happened or address it with the community--instead, you can just hear on the news about who was shot and where. 3.) The management team, in general, is difficult, disrespectful, and dishonest. They withhold information from tenants, lie about the availability of garages and covered parking (to be able to provide them to NEW tenants, not anyone already leased), and monthly release new "rules and regulations" that you are forcibly asked to comply with. 4.) Noise complaint? No one will follow up on that. Don't bother. 5.) Unless you are an individual that can rack up a water/sewage bill that exceeds $45 a month, you are going to be OVERCHARGED for water/sewage here. They offer you a flat rate (dependent on size of apartment)that inarguably exceeds most single-occupant usage. 6.) Visitor parking, beware! There are scattered, select visitor parking spots for the special handful of people that can find them. If you park somewhere else, you WILL be booted and fined. 7.) Bonus! If for some reason the booting company can't see YOUR parking permit (it was somehow magically obscured in your front window) or your license plate (like say if you have to have yours in your back windshield for a time, and the window is foggy because of weather), you will STILL be booted and charged the $75 to have it removed. Hooray! 8.) Management does not, I repeat, does not care about YOU, your concerns, your wellness, or your safety. Period. They do not communicate. They do not investigate. They do not follow up. Good luck!
Horrible Horrible place to live! The worst parking and towing policy on the planet. They will tow you if your placard is not exactly where they want it to be, or they will boot your vehicle then come back and remove it and try to charge you for a " stolen " merchandise. The office goes through New Management every 2 to 3 months, they tell you that they'll fix issues around the facility and then don't. They allow neighbors to be unruly, loud, and just plain unbearable and then tell you they'll fix it with a notice to comply. Here it is a year later and I'm still going to the same issues every week. Now that I decided that I can no longer stand this and want to leave, I had given my 30-day notice and they refused to let me out of my lease even though the lease I wanted was for the end of September and they wrote it for the end of October. They have added Insurance to the lease in the middle of the lease without consulting and made it a mandatory insurance payment. Months of ants and black mold in the bathroom, leaking windows in the bedroom ruining electronics and property without so much as a sorry...domestic disputes in neighboring apartments that the" courtesy payroll" will NOT respond to... matter of fact the only thing the patrol responds to is Towing vehicles. In the paperwork the apartment complex gives you, the courtesy Patrol is to respond to noise complaints... they refuse. You're not allowed to even contact ownership to plead your case as everything goes to the regional or the property manager (for that week) with no way to contact ownership. I decided to move out of state and get away from this crappy apartment complex... Do yourself a favor, DO NOT MOVE HERE!!!!!!
I love the environment and the management team is excellent. They make sure everything is working when you move in and they are very efficient. This a great place to live beautiful apartments.
We’ve been here for some time and we love the area and apartment. It’s kid friendly with a park and the front office have special family events. The apartments are clean and spacious.
It is really nice here, I have no complaints. The one time I called for Maintenance, they came and solved the issue on time. It's not loud here, and there is plenty to do. I can't wait for the pool to open in the summer.
I lived in Abq 5 years ago and spent 2 years at the Aspens. I loved it so I came back with out looking at other places when I moved back to Abq last year.... single Apt with plenty of room - large closets simple layout and large kitchen space - oh and the tub/shower nice and large. Energy saver machines loaded with all needed appliances. I even like the carpet - simple - thick - not the cheap stuff at my last place. Close to the mall - right off Paseo - Target around the corner and Costco on the other side. When something breaks - maint team is there the same day. They have an App for paying and maint repairs but I dont use it, but I can see it being a positive thing. Everything is great - I do have only 1 minor complaint - the parking is limited infront of each unit building - I usually walk 4 to 6 buildings away to get to my truck, but I could use the extra cal burning, so it is not that bad. JDE
The Aspens is a great place to live. The location is perfect, from restaurants, gas stations, target and much more within walking distance. The grounds are kept up well, the front desk responds to any inquiry fast and efficiently, and the community is very friendly. Overall I enjoy my stay here at the Aspens.
My wife and I have lived in our apartment since February 2009 (over 9 years). We have never regretted our decision. We are within walking distance of the Cottonwoods Mall and a variety of restaurants. The Aspens Management has done a good job of enforcing the rules and controlling unwelcome outsiders. The pools and hot tub are maintained well, creating a nice environment for families. Our grand kids love visiting us from the Denver area. The Management team is open to ideas and have scheduled community events to encourage participation. It is a very comfortable environment and we would highly recommend the Aspens community.
I live here with my two kids and we love it! It's very quiet and we are right next to everything (shopping, restaurants, etc). I have had no complaints and have been here for about 5 months!
I recently moved in here and I finally feel like I am at home! It is such a lovely community and I feel welcome by all! The apartments are beautiful on the inside as well. It feels so great to finally be at home. Great office staff as well. I highly recommend these apartments :)
I have been living at The Aspens apartments since Sept, 2016, and have been very pleased. This is a quiet and well-maintained community within a 10 minute walk to Costco, CottonWood Mall, and other shopping/dining. The community is also located within a 5-minute drive to the Paseo del Norte Highway. So, access to Interstate I-25 and Coors Blvd is very quick and convenient. The apartments are well laid-out, spacious, and are offered in a variety of floor plans. The Leasing Office Staff and Maintenance Staff are very friendly, responsive, and efficient. I have not experienced any issues since I've moved here. Other perks include; Washer/Dryers, Nice Pool & Recreation Center, Online Rent Payment and Maintenance Request Scheduling, and having the Leasing Office receive package deliveries when I'm not home. I highly recommend this community and think of it as one of Albuquerque's well-kept secrets ! :-) - Jessie J.
We have lived here for 3 years and really enjoy it. We have the 3 bedroom and love all the extra room.Close to businesses and hospitals. Perfect location.
The aspen apartments are a great place to live the property is so beautiful and clean. Also the staff in the office are very friendly and helpful and if anything is ever wrong in your apartment mantince is in it asap. Everything is so close to you have the Cottonwood Mall Costco, Walmart, many food places just around the corner. I would recommend these apartments to anybody.
I love this apartment complex! Its so beautiful and the floor plan is great! The people in the office are so sweet and I never have any problems with anything in the apartment . I also like how close I am to everything. I would definitely recommend the aspens to everyone :)
When I first viewed the property about a year ago, I as a specific question about parking. Was it ok or was it going to be a problem. I was assured the parking was going to be just fine. I have lived here a year now and let me tell you, parking is a BIG problem. If you get home from work past 4pm, plan on walking a great distance to your apartment!! It is time to renew my lease, so I discussed the issue with the manager and her suggestion was, if you don't like it, move.
If there was a -2 star to give this apartment complex, I wouldn't hesitate to give it to them! I have lived in a lot of different complexes and this one was bad. My experience living there nothing short of awful and moved out a month ago! The apartments inside were nice, will give them that. The apartment complex continues to pass its costs onto the tenants, including ridiculous water, sewer, and trash fees. If you had a 2br apartment, you paid $65/month no matter what. The water use in each apartment building should be monitored, as they have the capabilities to make that happen. Insurance is next on their list to make the tenants pay. The parking was HORRIBLE!!! If you could find a spot you are lucky, also the parking spots are small and seems like they intended to only fit a small German car. If you have a big truck like me, good luck! I certainty wouldn't waste any time on this apartment complex and their awful management. They are too greedy!!!
At first I have to admit I was impressed, from the outside, with the aspens the staff and the beautiful new apartment. This faded almost immediately. Day 1: go to put load to wash, brand new washer did not drain and nearly flooded the apartment. Was told to flush the water for 10 min to get the smell out of the lines. Ran the water for 3 hours, water and apartment smell of rotting eggs and mold. Three months later ice machine still had milky water for ice. Day 2: went to report incident to front desk, met with an attitude about it being a holiday weekend and it would be an inconvenience to the company to bring a matence guy out to fix it, three days would be the soonest they could fix the brand new washer. The smell would disappear and the water was safe to drink and bath in. With persistence I was able to convince them to switch it out with another new unit seeing as it was a new apartment. Inspecting the apartment further noticed subpar workmanship on what was considered a luxury apartment. Paint patches, cocking missing, electrical work crossing wires. Not a project I as an engineer would sign off on. First week light in bedroom goes out and is unfixable for nearly 5 weeks after loosing request for service after 2 weeks and another 3 to send a guy out to repair it. Paying for a one bedroom but only able to use the living room and kitchen, seems more like a studio. Not to mension nobody wants to visit With no visitor spaces available and no public parking within a mile of the complex. Waking up to a boot on their vehicle and a $75 fine to get it off. This place will suck you dry and not feel sorry about it one bit. I do not recommend looking st this place, it's a beautiful apartment but it is not worth the hassle. First months rent: No invoice for rent. Over paid first payment. Second months payment: No invoice under paid $30 asked to pay $110 fine nearly 300% times amount missing from rent. Ask for an exception met with rude presstion on the policy. Explained the problems i was having still no help or care. Payed $45 more On next bill to cover the 30 and 50% as a late fee. Met with a late notification on my for same day. I work 70 hours a week. I'm never really home but to experience this type of service and lack of self respect makes me never want to send any of my friends or family here. Over priced and under delivered. I will moving out as soon as I have a chance to.
I have been living at The Aspens for 3 years. For being in a nice location, it is incredibly unsafe. I have had my car broken into twice. I had about 10k in checks stolen and a laptop. My neighbors next door have also had their car broken into and their window smashed. Parking is also terrible. More times than i can count, i have had to park at the business complex across the street because there are literally no parking spaces in the entire complex. On an up, the staff is really nice and friendly.
I have been a resident here for a year now. Im used to renting houses but thought I would give an apartment a try because of amenities. They have a little gym that used to be open until midnight which was great for me for after work 4days a week. The other days I didn't need to go so late. They started closing it at 10 now because homeless people were hanging out in there! Yikes! So 2 negatives I can't use the gym 4days a week now and there questionable activity. A neighbor's bikes were stolen too from a second story apartment no less. Also the whole year I've been here they have a bunch of unfinished buildings on one side of the property. Im wondering 2 things. One, when will they ever finish its been that way since before I moved in. Two, when they do finish where will everyone park? The parking is horrible. I have had to park on the other side of the complex on some late work nights. The playground for kids leaves much to be desired. Not very many positive reasons to stay so even though I was looking for something long term until I purchase a house, I will not be renewing my lease. Not to mention the property manager is unpleasant her staff is amazing though almost makes up for her dismissive condescending attitude. Ask important questions before you consider. How much is month to month. How much is the late fee. Amenity rules. Parking. Pest control. Security.
I am a resident at Aspen Apartments, where i have called home for the past year. After a difficult divorce i thought it would be hard to call some place home, but with the loving staff at Aspen apartments i have found home. Staff that help with my every need, and in a timely manner. Clean and up to date appliances, and maintenance who have areas clean and Clear pathways to have an afternoon walk. Aspen apartments are a good choice for anyone looking for a home.
I have lived here with my family for the past 5 years, but don't feel it is an apartment, feels more like a home. being elderly it is so nice to know if something goes wrong and needs to be fixed, we put in a work order and it is attened to very quickly. We feel very safe here, and feel safe for my son who has bi-polar. Not afraid to leave him home alone. The conveniences are amazing. The on-site facilities are awesome, feels more like a vacation setting. Grass and property well groomed. Love to sit on the patio, environment is so nice to look at. At our age it so great to have such amenities. Washer and dryer in apartment, nice layout in the apartment. Very quiet, more like living in the country. Staff is awesome and very helpful to us. I really can't say enough good things about where we live other than I can't imagine living anywhere else.
I have been at this apartment for a year now and I do enjoy being a part of this safe community. It is a very quiet place and I have not heard of many security alarms went off nor crime in the last year or so. it is right across from Cottonwood mall and centrally located in the heart of ABQ west side, you can walk to any restaurant or a store within 10-15 mins walking distance. The gym could be better, it is not the best not most updated or one with all new equipments but it is not the worst either. I cant speak about the pool or the hot tube since I am not a big fan of those community shared water locations...The staff are very nice and personable, the manager - July - is an outstanding person to work with, very understanding and prompt and professional. the landscaping is not the best since they are still working on their new buildings and what not...if you need help with maint, they normally are very fast and do an exceptional job. They do give out discount for on time payment as well as one time discount for renewing your rent. There is an arroyo right next to the far side of the aprt which helps to isolate all other businesses from this aprt and makes it that much more attractive.
I have found the Aspens to be a fabulous place to live. They are located in an amazing area near Cottonwood Mall, numerous restaurants, retail stores, and so much more. The common areas are well kept, and the staff is always ready to help! Not only are they helpful, they are caring individuals willing to go above and beyond their regular duties. The Aspens staff make it fun for all ages{Coffee Club, Kids Club, Yearly Pool Party}. The" Fun Group" as they call my friends and I are having the time of our lives. I have met so many new friends through activities, and special functions that they do here. The Pool, and weight center, and Hot Tub are amazing!! They also have a Tennis/Basket Ball Court on site. I'm truly grateful for the opportunity to be a part of this growing complex.

Finding yourself faced with the task of moving to a new city is daunting, but, on April 6, 2015 I finally found my "home" at The Aspens. What makes The Aspens "home" to me are the wonderful and caring Office staff, Maintenance crew and my neighbors who all greeted me and made me feel welcome, from day 1, that's The Aspens.....we're FAMILY and you can be "Family" too because everyone is welcome!
New to New Mexico by way of the Bay Area my daughter and I toured at least two dozen apartment complexes all over Albuquerque. Finally, we toured The Aspens and, instantly, we both knew this was the place we wanted to call home. As far as we are concerned, The Aspens has it all: manicured landscaping, spacious floor plans, modern interior design, great amenities - the lists goes on. What's more, there's a sense of community created by the staff as well as neighbors. In fact, I am hard-pressed to point out an area for improvement but there's always room; therefore, I'd say grabbing a park that's close to my apartment can be tough. Other than that, it's all good!
I had the pleasure of moving into the Aspens in December of 2013. The apartment was spotless and the staff is terrific! The amenities are fantastic. There is a workout room, two pools with hot tub. The maintenance team is outstanding as well as prompt in responding to any issues that I have had. Thank you to the entire team at the Aspens.
From the beginning of my lease to the end of my lease the staff were always helpful and friendly. The apartments are in an excellent location within walking distance to Cottonwood Mall and several restaurants and a few department stores. The pool area is top notch and well maintained. When I had issues that required maintenance they were always quick and helpful and got the issues resolved right away.
I live in a 3-bedroom apt since March 2014 and I love my apartment and the staff. Maintenance is the best (and yes I have others I've compared them too). they're quick, and respectful of my place when they come in. Office staff are always friendly and ready to help when I have questions. Noise is practically absent. I stay right by the kids park and hardly hear anything. great place!
The pet deposit just increased to $350 per pet, to now include anything in a tank....$50 per month increase in rent, and a written warning that management will be making randon apartment checks to look for pets. That would be something new, as getting maintenance in to do repairs to the apartment is almost unheard of. Just be aware if you want to move in, it may not be the bargain management presents it to be.
Unless you plan on paying extra for covered parking, this complex is not for you. There is no parking and now with the new construction there is even less. If you care about your car not getting hitting, then pay even more for a tiny garage because the parking spots or so small and tight, there is no way for anyone to get in and out with hitting the car next to them.
Looks great from the outside, the insides of these "LUXURY" apartments are made very cheaply and made for the bugs because that is what you will get little visitors that were not welcomed!!!!! Hard to sleep and eat when you have insect’s everywhere My roof leaked on all over my new furniture, the refrigerator leaked and spoiled all of my fresh food, Took the maintenance a week to fix my refrigerator and as for my roof the office manager states they are fixing the problem???????
