About The Aston at University Place
The Aston at University Place is a luxury and pet-friendly apartment community located in Orem, Utah. Residents of The Aston enjoy top-class amenities that aren’t found in most apartment communities such as two gyms, two hot tubs, 4 spacious super decks with grills and firepits, internet café with coffee bar, pet spa, dog park, garden boxes, bike lockers and bike repair station, elevators and cart caddies to take up groceries. I absolutely love living at The Aston at University Place! The apartments are modern, spacious, and well-maintained, making it feel like home from day one. The amenities are fantastic, and the location is unbeatable—right in the heart of Orem, close to shopping, dining, and everything you need. A special shoutout to Katelyn, who made the entire move-in process seamless and stress-free! She was incredibly helpful, professional, and went above and beyond to ensure everything was perfect. The staff here truly cares about the residents, and it shows.
We love the Aston! They have lots of great amenities, and the apartments are beautiful. They're very accommodating to our dog, and there's a great community.
The Aston has many great benefits such as a great pool and hot tub, study and conference rooms, amazing service when putting in a work order to fix anything. They come quick and do a quality job. Very convenient location with many good food places in the parking lot plus Costco. Highly recommend for anyone looking for good food and convenient shopping.
My husband and I love how dog friendly it is here! They have a dog park, a couple of poo parks with doggie bags provided and a Puppy Plunge at the end of the summer there they give out pup cups! We love the Astons!
We love the Aston! The office and maintenance teams are amazing to work with and make the community such a fun place to live. The apartments themselves are also wonderful. They’re a great deal for the price. The floor plans are spacious, well-lit, and all of the appliances are high-quality and reliable. You also get a roomy balcony. We also love how much freedom you get in the apartment to hang things from the walls. Most other Provo/Orem apartments are really strict on nail holes, but here you can really make your apartment your own. They’re constantly hosting resident events that contribute to the fun, social atmosphere. It’s a great place for students and families, and you live right next to Costco and the mall which rocks. We love living here and I would definitely recommend it to others.
They charged me for replacement of the hole carpet. Unbelievable it was already clearly in the same state it was when we left and they won't accept that. So management is garbage and won't listen to reason so never lease with these money grabbers.

Dog poo city, hidden fees So much dog poo all over the property, on the sidewalk, inside the buildings, on the stairs literally ever where
They have a lot of fees and will market it as “luxury” but it just isn’t. It’s a solid “good” at a luxury price. I’d say the most frustrating thing is all the dog poop and the awful stench that lingers outside. There is dog poop on all the side walks, in all the gravel, there’s been dog poop in one stairwell for over a month they won’t clean up, it needs to be power washed out of the stucco and they just won’t. There’s dog poo in the halls on the carpet. They also have a lot of passive aggressive notes they post in all the buildings telling you the new fine you’ll get if caught for whatever is their focus of the week. The managers are never in the office so it’s difficult to communicate with this company.
Yes, the location is great and physically the apartment complex is well maintained. However, the add-on fees are never-ending AND constantly increasing and not all are stated upfront in the contract. If you enjoy throwing away money at “services” you don’t get much value out of (eg restrictive ISP, Vivint system that often doesn’t work, trash valet for lazy people, paying a fee to be billed…) then sure, this place is for you. My one kudos is to the maintenance staff, Nikolai. He’s prompt, courteous and efficient.
Pro’s: Mountain views from balcony! The apartment appeared new when we moved in: clean carpets, flooring, bathroom. Just some wear on appliance surfaces (Don’t care too much for convection stovetop, but all appliances in working condition). Everything was near: Costco, Wells Fargo, shops, restaurants, main streets. So much to do in the apt complex: movie room, pool, workout room, garden plots, general area. Everyone is friendly. Complex is secure; area is safe (I’m go, so BIG difference). Vivint system is great, with door video. Wifi system is great- I work digitally, upload videos, give live lectures, so haven’t had a problem yet. Minor hiccups: Fob entry to garage didn’t work, so luckily we have the 2nd outdoor spot as backup. Neighbors above have heavy feet, esp at 2AM. Missionary visits some evenings (not sure how they get into complex). Expect to pay additional fees, but it provides the luxury and the peace of mind that I need.
PLEASE DONT MOVE IN HERE. IT IS NOISY AND OVERPRICED. I currently live on the 5th floor and for some reason noise echos very badly so we can hear every single thing. There are constantly people out on the super deck that is supposedly “closed” by 10pm but still has open access and people obviously do not follow the rules. We are ALWAYS either staying up or woken up multiple times from loud, boisterous groups of people who have no respect. The Aston provides a courtesy police to get rid of people past quiet time but unfortunately it usually takes 45 min-1 hour for them to finally show up making most nights very sleepless. I have contacted the Aston managers multiple times in regards to noise issues and have been told that they need either picture or video proof or need to know the exact apartment or person being noisy. This is utterly impossible because I’m not going to just stand out on my deck and video these people or ask them who they are? That seems inappropriate for me to have to do. To top it all off, today is my birthday and I was woken up 3 times and woken up at 7:30 AM. So anyone who wants a nice, peaceful birthday morning should RUN from the aston!! Let’s also talk about the crazy hidden fees that jack up your rent each month? Not worth it. Move somewhere less expensive and have a better experience.
Don’t rent here. Management is unfriendly and uncommunicative. Security is rarely available as they serve many apartment communities, in and out of Utah County. Amenities are not open as promised on the lease. Garage doors and/or outer doors are often broken, leaving the building and garage unsecured. Hallways and stairways are dirty. Have waited over three months and still no one has addressed the ant infestation. There has been one community social event in 12 months.

Great location and nice amenities; front desk staff are friendly and helpful, but the manager/supervisor is very hard to work with. She cares about "policies" more than anything else.
I lived here for a year. Talked to someone named Hannah so many times and she has been so un informed and not helpful. No one seems on the same page and there were serious issues with pets urinating in stairwells, elevators and down hallways that they seemed to have little to no concern with. I used my own cleaning supplies multiple times to clean up after other pet owners that didn't clean up after their own pets. I definetly do not suggest these overpriced underserved apartments.
We have lived at the Aston for about 7 months and have really enjoyed the apartments. They are very nice but they overcharge you for EVERYTHING. They are very free to take but won't give. There was a referral bonus program going on that if your friend moved in you would get a $300 credit, our friend signed a lease in December and moved in January 1st. We were told we didn't qualify for the bonus because he technically didn't move in till January even though he signed and became fully responsible for the contract in December. After fighting with them they agreed to give us half of the credit (so $150) and told us it would take three weeks to go through. Well the credit never appeared on our account and after countless attempts to the leasing office they always told us "we don't have any control over it as it goes to the property management" and were even told they would call about it for us. It has been two months and still we have not received credit. Considering they over charge for their rent and amenities, and then won't even give us a small $300 credit for giving them another resident and STILL won't give us the $150, says a lot about how much they appreciate their residents. I will never refer another resident to this place ever again. There are also a bunch of very immature and loud people in the hot tub almost every night. They will blast music, yell, and talk so loudly way past hours (the hot tub closes at 10 every night, and they are out there sometimes until 3 AM). It is extremely frustrating as it is the Aston's responsibility and they will do nothing about it. Countless residents have called the cops, and the cops don't even have access to the building because it is private property that Aston has not allowed them into (what?!). After complaining several times, we were told that a security company would be there each night to monitor and kick people out after 10, again this has NEVER happened. If you do decide to live here make sure you are far away (as in not in building A) so you don't have to hear these ridiculous people every night. It is very safe to say that Aston cares solely about one thing: making money. They do not care about their residents and it is very evident.
I liked the main clubhouse area it is very nice and neat and well organized. I like how friendly the staff is and how well dressed they are. Also all the colors at the aston are very inviting and well put together and everything is kept really clean.

This is a beautiful property with really fantastic management, specifically Jenna and Cambria. Unfortunately the residents don't properly reflect the property or the management. The halls are disgusting with residents throwing their trash in the hallways even if it is clearly... and most properly communicated... NOT trash day. Every time I go down the stairs I have to watch out so I don't step on something the dogs (more truthfully their people) left behind. I really love that the property is pet friendly...which was a selling point... with an amazing dog park. It just bothers me that some dog owners don't appreciate what an amazing place this could be if they just respected it and cleaned up after their fur babies. The finishes are absolutely beautiful with gorgeous laminate-wood floors and fantastic views. Again there is a downside, in that the residents who live on the floors above others, don't understand or respect how loud they are, especially when they allow their children or pets to run wild at all hours of the day and night. It echos and is incredibly loud and disturbing. If I have one complaint about management (really only the one) it is that they are too polite. I understand they are trying to be accommodating but they don't see that the majority of the residents want to live in a place that reflects the amount of rent they are paying. This is a conversation the often comes up when residents are looking at the overflowing trash cans while waiting for the elevator. By not cracking down on the few that make this a uncomfortable, loud, and quite honestly, smelly place to live, they are lowering the overall value and attractiveness of the property. This could be such an amazing, valuable property with beautiful apartments and an incredible location, but all I see are more and more people leaving as they realize this is not what they expected when paying such a high amount. It is really unfortunate as they have such a gem, but at this time, I cannot wait until my lease is up so I can leave. I really hope the management team can appreciate this review for what it is. I love this property , the location, and the amazing views, but it has been ruined by not enforcing the rules we all signed contracts for.
I love living at the Aston! The staff is always extremely helpful. I love my apartment here, the finishes are beautiful and it feels like a home! The best part is how quiet it is here, I never hear any of my neighbors. This is so rare to find in an apartment complex. I would recommend the Aston to everyone!
I have lived in a few apartments over the years and I must say the aston is by far the best. The location is unbeatable and the staff is amazing. They are always so friendly when i call or stop in. I love the dog park and I am excited to plant in the spring boxes they have . I highly recommend the aston to live!

First, the rain was flooding in from the poorly sealed window sills. Then they "fixed" it, but it happened again. Then, they took the dumpster away. Now there is no place to put trash during the day except for the trash chute, which is too small for our litter trays and the entire hallway near it smells like death. Thank God I'm not on that floor. The valet trash is a joke. Sometimes they come, sometimes they don't, but always the entire hallway and the elevator smell awful ALL NIGHT LONG. And don't even think about using the hot tub which is clearly marked for 14 only. Your neighbors have already asked every kid in the neighborhood over to the hot tub so they can swim in it while eating hot dogs.
The Aston at University Place is by far the best available housing in Utah County, and perhaps in the state of Utah! You hear the saying: location, location, location. The Aston has that in spades. It is right next to Costco, the movie theatre, the University Mall, and dozens upon dozens of great places to dine and shop. Half way between BYU and UVU makes it ideal for students from either campus to live here. If location wasn't enough the quality of the apartments is absolutely top notch. I'm talking stainless steal appliances (GE), dark, sturdy cupboards with plenty of kitchen storage, quartz counter tops in the kitchen and bathroom(s), beautiful hardwood style laminate flooring (easy to maintain), soft, neutral colored carpet in the bedrooms (hides dirt well), high 9ft ceilings (vaulted for the 5th floor apartments), walk-in closets, big balconies, ceiling fans in every room, washer and dryers and dedicated laundry rooms/spaces, and high quality paint and trim throughout. On top of top of the line luxury, the community has a gorgeous club house with a show kitchen for cooking clases, pool/billiards table, outdoor hot tub and large pool, built in BBQ grills and fire pit areas, a large dog park, community gardening areas, a large gym with high quality machines, 1 GB/s commercial grade fiber internet, Directv, underground parking with garage security doors, pet friendly apartments/community, vallet trash removal (all I have to do is put my trash outside my door and it's gone!!!), internet cafes and conference rooms. Honestly I could keep going but all I have to say is: 100%, A , 10/10, YES! This place has it all and MORE. I can't think of anything that has been 2nd rate here. The floor plans are great and make sense, the apartments are priced EXTREMELY well for everything they offer, they could charge me $200 more per month and I would say it's more than worth it (don't tell them that though). The staff are excellent and professional. Cambria is who I worked with and she is the best hands down: friendly, attractive, smart, informed, funny, she knows her job and does it very well! All in all, I can't remember where and why I lived anywhere else before now and I can't imagine why anyone would not want to live here after seeing The Aston in person.
I was hesitant moving to Orem for my new job. I must say I am so happy I did and chose to live at The Aston. It's been so nice being close to Costco , Universit Mall , Vasa gym and so many good places I can just walk to and eat. The leasing staff has been so helpful wirh this move and have gone beyond what I ever expected in management. I haven't had the best experiences moving and they have been wonderful. My apartment is great I have beautiful mountain views and was the first person to live here! I love living at The Aston and I highly recommend it :)
I've lived at The Aston for 2 weeks now and everything has been great. Jenna and Cambria have been awesome to work with, they answer all of my questions promptly and are available whenever I need something. The finishes of the apartments are beautiful and I am so happy with all of the amenities offered. I looked at several properties over the last few months but The Aston was the only one that offered everything I was looking for.
