I have been living here for a year. They charge a bunch of hidden fees which was bot covered before signing the lease. Eg. Community Electric. The conditions are poor, the hallways constantly STINKS with trash and gnats will come under your door out of nowhere from liquids from the valet trash pick up. Pay extra and live in LUXURY if you can because from the hidden fees you will end up paying a luxury apartment fee. Did i mention that the hallways STINK it has never spelt great. You will be ashamed to have your guest walk through the halls. RUN AWAY FROM HERE.

Thanks for your feedback. All of your utility fees are located on your utility addendum in your lease agreement. We have a cleaning company that cleans our breezeways 5 days a week. If you notice any of the items you describing please call the office and we will be happy to take care of it. Thank you
I was excited to move into the apartment but it disappointed me. After first month of living there, I got a bill that's charging me a bunch of random fees that were never mentioned before signing the lease. I got charged $50 of vacant fee because I didn't start my power the day I signed the lease. My move-in date was on a weekday and I didn't have time to actually move until the weekend or think about starting services. This fee was never mentioned to me before signing but the lady keeps telling she did mention. That is not true. The apartment also charged me valet trash and in the contract, it says valet trash "is offered" and "call to sign up". I did not want this service so I never called to sign up. but guess what, it comes with your lease! I also got charged community electric fee, which was also never mentioned during our conversation before signing the lease. Please do a better job at telling people what the apartment will ACTUALLY charge before signing the lease instead of just telling them they need to pay rent, power, and water. Feel very blindsided.

I have lived at this location for almost 4 years now and the conditions have progressively become worse while the rates do nothing but increase. This is truly one of the most over-priced, problem-ridden apartment complexes I have ever lived in. The only benefit to this community is if you work at or near the airport..the only benefit. They are charging resort level rates for conditions that should have the rent amounts 20-30 percent lower..lease if you will but you will quickly see why my comments are accurate.

The cost of living has increased across the nation and the cost to maintain our communities has increased as well. We work diligently on the upkeep of the property and the amenities. Management continues to encounter residents leaving trash in the breezeway and parking decks and not following valet trash policies; which is challenging for the staff. Very noisy neighbors reached out to management on several occasions, most times no answer to calls , or to emails. I wouldn’t recommend.

Thank you for your feedback. We are sorry to hear that you have had noisy neighbors. We do address and enforce our community policies regarding noise concerns. It is unfortunate that not everyone is considerate of their neighbors and the challenges with apartment living.
I have given this community 3 years to hopefully get better..needless to say it has not. They are over priced for what you get and will nickel and dime you to death. Want to hear everything your neighboring unit says even during normal conversation levels? This is the place..no sound insulation between units when they built this place. Want smell cigarette and weed smoke in the hallways even though this place is supposed to be 100% smoke free? This is your place. Now..they have implemented a divisional method of water bill charging..you are no longer billed for what YOU just use..you are billed as an average of the entire complex usage of water..the total is divided among all residents. Meaning..as an example..if you went on vacation for an entire month and no one was in your unit using water..guess what you would have waiting on you next rent due? Yep..a water bill based upon the usage among all residents..welcome to socialism..stay away from this place.
I have lived here less than two years and will absolutely not renew again for countless reasons. I have tried to like this complex..honestly have..but the issues here are NOT being corrected. First and foremost..this is the airport area..not downtown or Buckhead..the monthly rates are WAY too high got this area..people LEAVE the area to find things to do. Second..as a nonsmoker..being subjected to second hand smoke is not something I am accepting where I live. The very day new tenants sign the lease agreement they also sign that there will be no smoking by them OR their guest anywhere on the grounds..yet people still smoke and management does nothing. This past weekend there were several people smoking at the pool..the smoke often moves around the pool and not up..again, second hand smoke. The management has security cams around the pool yet the do nothing to identify these people and get them out of here..TERMINATE THEIR LEASE. Now..there are "mandatory" upgrades to the units..mandatory which require an automatic rate increase of $75 a month. These upgrades do nothing to increase tenant convenience..ok great..new countertops/door hardware..wow, that helps. But..that $75 mandatory monthly increase also includes a NEST thermostat and lighting fixtures. I have paid two monthly rent payments since these mandatory upgrades and the new NEST thermos and lights have yet to be installed!!!! We are paying for upgrades that we do not have!! The management said they did not order enough?? If you have 250 units..you order 250 units worth of EVERYTHING YOU NEED!! Just avoid..period..simply avoid.
I want to like this place..honestly I do..but the negatives outweigh the positives. To begin with, tenants sign an agreement stating that they are aware that the ENTIRE complex is smoke-free. There are continuous violations of this regulation yet management does nothing but send out an email to stop this. As a non-smoker this is unacceptable to be at the common areas such as the pool and even the inside walkways and get bombarded with smoke. There is open drug use..blatant open drug use..yet management does nothing..not even notify law enforcement. The amount of rent they charge is no where near worth living here. I have been here for 3 years and had hoped the conditions would improve but this will be my last lease; I would rather spend a little more and have better conditions and feel safer. They are upgrading the units..which by the way is MANDATORY that comes with almost a $100 per month increase..but these upgrades do nothing to increase worth of tenant life..nothing. By all means spend a little more elsewhere for better conditions.

Please know that we value all feedback and that we are constantly looking for ways to improve our relationships with each and every resident. We do have a courtesy officer here onsite who is very responsive and they assist in monitoring the adherence of community policies. We do our best to notify the police department on the occasion that we do notice activity like you mentioned, but at that point it is up them to decide how they'd like to approach it. With regard to the apartment home renovations, all have been completed as of the 2nd week of June. The rental increase of $75 goes into effect upon the next lease renewal, and all current residents were notified of this at the beginning of the year and continuously since that time. We're so excited about our amenity enhancements that should be wrapping up in the next couple of weeks. I hope you'll agree that they will be worth the wait! Again I value your feedback and welcome any suggestions that will improve the quality of life for you and all of our residents here. Do yourself a favor..stay far away from this apartment community. I lived at this community for 5 years and it started out as a great decision..that rapidly faded away. The changing of management and ownership has ruined this apartment community..they..don't..care..about..you. They are currently going through a renovation..you can't fix what is wrong with that location simply by slapping on a coat of paint and replacing a few appliances..they are trying to cover up the INTERNAL issues. The location is Hapeville..not Buckhead/Midtown/Downtown...their rate increases at renewal are absolutely idiotic for that area..sometimes well over $120 a month increase without ANY concern with fixing what is wrong with what tenants voice their opinions on..do not fall for this "renovation" front.

I’ve lived in these apartments for two years. The first year was great. However, now they added “amenities” they charge for, raised the rent and don’t fix things in a timely manner. The call box has not worked for our apartment since October. The office only gives us excuses about why they can’t get it fixed. They don't take responsibility for anything that doesn’t work correctly.

I currently live at Bell Hartsfield and we are not renewing our lease. On our move in date, we were cleaning the apartment and found massive amounts of dog hair in the crease of the carpet and base boards, my boyfriend is allergic to dogs and I was pregnant and due in 3 days, so naturally we requested a new apartment. Whitney (leasing officer) allowed us to switch apartments. When she sent over the new lease the price was higher. I explained to her that she did not discuss a price change and we were not going to pay more for something that was out of our control. After telling them we would rather not lease, they allowed us to keep the same rate. Due to the close proximity to the airport, cellphone service is poor. The fire alarms went off multiple times, once for over 20 min, which is not ok for a family with a newborn. The lights in the kitchen blow ALL the time (minor complaint) we don't even call for replacements anymore. light is out currently as I type (Maintenance is awesome though and will come promptly). The people above us are obnoxiously loud; we've called the courtesy officer numerous times, then finally we called the front office to complain. Lori (community manager) stated she would send someone out, and she may have, but needless to say they still stomp on our heads ALL day. Eventhoug some things may seem minor when they are daily it can wear away at your comfort and over quality of living. Fast forward to today 2/17/17 when I received what I perceived as a nasty email from Lori. I was shocked at the condescending tone of her email. Especially when I had no idea who the company was or about any digging of wires. My honest opinion is The property is overpriced for poor construction and mediocre service. I've lived at The Residences at Vining Mountain, and the Twelve Atlantic Station. We wanted to save since we were having our first child, but I we got what we paid for. I am sure the property might be right for some, but not us. I will be updating my review with the progression of this issue and after my move out date. So as promised here is the update 2/20/2017. I spoke to Lori this morning who ensured me her email was "direct" but not meant to have a nasty tone. I also spoke to corporate who was not sure exactly what was going on, but was polite and it was appreciated. At this point we are all still working to figure out exactly what is going on. I feel better today than I did a few days ago. I will update my review soon.
I've really enjoyed my time so far at Bell Hartsfield. The community staff are very friendly and quick to fix issues. Residents are friendly and being so close to the airport for airline fans is awesome.
