The only good thing about this apartment complex is the location… Prior to my lease starting I toured the apartment. It was dirty and needed a good deep clean. Angel told me the staff would come and clean the apartment in the next week before I moved in. Nothing had been done upon move in day. I cleaned it myself but found there were still chips and stains in the sinks and tubs, a crack in the kitchen counter top, cabinet covers flaking off, broken closet doors and window screens, and hair painted into the molding. The apartment also had a musty/cigarette/weed smell that never went away despite buying very expensive air fresheners. Upon moving in I found the washer would use only hot water and the dryer would not shut off (a MAJOR fire hazard). A week after submitting a maintenance request I called the office (including the corporate emergency maintenance line) every day and it still took 3 weeks for the maintenance staff to come look at it. When he did, he ignored the dryer saying it wasn’t something he could fix and just switched the hoses on the washer. The washer used only cold water after that. There were additional maintenance issues that either never were resolved or weren’t addressed for months. I returned from being out of town for a few days to the maintenance staff at my door trying to get in. My water heater had broken and was flooding the apartment below me. Their universal key didn’t work so they couldn’t get in to fix the problem. They shut down my water heater and told me they wouldn’t be able to get a new one until Monday (it was a Saturday). When I said that was unacceptable, that they couldn’t leave me without hot water for a weekend, they said they could give me the keys to the model if I wanted to take a hot shower. I spoke with the maintenance staff and the office manager and both gave me the run-around saying that was the only option. When they finally brought in the new hot water heater, the guy fixing it was FaceTiming a girlfriend (maybe) the entire time he was working on my water heater. I only lasted 3 months and broke my lease. The conditions were awful, the grounds unkept, and the other tenants disruptive. I never felt safe there and could constantly smell both cigarette smoke and weed from other tenants smoking, despite it being a “non-smoking” complex. The staff is overworked, but also give off an attitude that they really don’t care about the tenants and do the absolute bare minimum. Finally, I moved out before the end

First red flag, the woman that helped me sign my lease, couldn’t be bothered to conduct a walk through when she gave me my keys!! They charge hundreds of dollars in extra fees, in addition to the rent. And it’s totally not worth it. The gate is always broken. Right now the entrance gate is broken AND the arm of the exit gate is malfunctioning so residents have to use the entrance as an exit… how dangerous is that?!? The grounds are so disgusting, I’m embarrassed to have guests. Management has the worst customer service.I waited a week to get a call back from the office manager. They lost the master key to my apartment. And they gave me a mailbox key that does not work. The worst.
Mold issues untreated with no responses or updates from management regarding the state of the repair or a path to resolution. Leaving voicemails doesn’t work, service requests will get closed with no resolution, and if you get management on the phone they will promise to provide you with an update by EOD and then ignore you.

This apartment complex is absolutely horrible!! Do not move here!! The rating is way below poor!!! You pay for pest control and there are roaches and tons of bugs all around your outside doors. You can request to have the apartment sprayed but it doesn’t cover the german roaches. Three days ago I started seeing roaches coming through the vent. I then came home from work and saw over 30 roaches coming out of the vent and another 30 on my countertop. I went and got a fogging and 4 bottles of spray. When I let off the fogger at least a hundred came crawling out of the ceiling from the light fixtures and vents and under the refrigerator. I just had a professional come and it will cost $750 dollars to treat the problem, but they can’t guarantee it as it is an infestation in the building. I have to move out as soon as possible!! Who can afford constant $750 dollars worth of pest control when you already pay for pest control.

Great location within walking distance of restaurants, grocery stores, and Blackburn Park; overall amazing. The moment you have to deal with property management however, everything can be bad. I am not saying do not move here, but be careful and have a paper trail for everything. In November I was forced to have unnecessary live in renovations. For the forced renovations, everything had to move out of the bathroom and kitchen (Thursday-Monday; no compensation, I slept in the apartment). On the first day, I found glass on the living room floor, kitchen items, the TV stand, etc. Debris were on the couch and elsewhere in spots that did not need to be accessed. The elevated breakfast bar was removed, and counter space from the bathroom gone. I sent an email regarding the glass to the complex; it was ignored. After the renovations there were more issues, such as: 1) glue or lubricant spot on my couch 2) glass and wood debris throughout my living room; 3) a loose dishwasher 4) screws and trash on the floor 5) a loose toilet 6) a clogged new faucet, and 7) paint on the toilet, shower curtain, the shower, the carpet and a piece of personal property. I am glad to moved major items out my living room, because I feel like these would have been broken otherwise. What I was most concerned about, despite not having a pet, was how dangerous it was for pets from the glass and construction debris all over the apartment. The complex appeared to document these issues including the personal property damage. I was patient through mid-March for them to respond. However, when I checked in during mid-March, all information was gone; it was like I never addressed the situation in the first place. Bizzare? The complex refused to respond to 40 emails regarding the issue from March – April, but the regional office did. Regardless, this has been a situation for 5 months; I hope the personal property damages are eventually compensated. The apartment was trashed and the situation brushed off.

I’m moving from Atlantic ashford but I’ve been there for about 4 years and throughout my tenor there I had a good experience there prior to these last couple of months. I’d advise you to move here if you got it. You’ll like it
This apartment complex has awful record keeping and staff. They conveniently lose documentation of basic apartment functions (such as paying rent) and demand that the tenant make up for these deficiencies. They are uncooperative and unhelpful when problems arise that are purely their fault. My roommate's wedding album costing hundreds of dollars was lost because the front office signed for it and then promptly lost it. They did not offer compensation or assistance in locating it. They also "lost" a cashier's check consisting of rent payment and instead of working to locate it, sent the due amount to a collections agency. This property has seen 3 change of hands and has never found a management organization with integrity. Stay away.

To address some of your concerns, we never sign for any resident packages, as we use a Luxor locker system for the convenience of our residents. Our community has been managed by the same property management company for years and we're very proud of that. Don't let the new updated pictures fool you. Apart from a few apartment renovations this complex is still outdated and requires a lot of up keep. Having only stayed for 6 months I can honestly say this leasing office is run by morally inept individuals, who seek to profit off their deception and inability to tell the truth. Make sure the quote they offer you is written and printed out for you before signing your lease. Make sure to not visit on a weekend and fill out paperwork as they use it as an excuse to change the terms of the quote and terms of the lease agreement. They like to fall back on using the analogy of buying an airline ticket on various days. There is inadequate parking especially in the back end of the complex, the pool and grounds are always closed for some "update". The walls are thin as paper, I can hear word for word conversations of my neighbors. The garbage pick up ( of which you pay extra for) is not reliable. I have had more days than none where my garbage was not picked up when left out during the recommended times. I believe this has lead to the increase of insects found in and around the apartment. There is no gym but the YMCA is next door. The laundry mat has outdated machines and they recently increased the rate for each machine. They recently did work on the roofs, and debris was left on my patio, and is still there. Stay far away from this complex. The water has been shut off many of times in the short period that I have been here. They fail to provide the tenets with adequate notice and provisions during these outages. There are better apartments in this price range in this location with fewer problems and more honest people.

While this apartment complex is in a good neighborhood and the grounds are pretty, the new management company is not very courteous and doesn't care for the property. The laundry facility costs money and the washers frequently break and you have to pay for them twice. The posted information about what to do if it is broken is incorrect. The new management company is slow to respond to problems and the are not organized. I got several calls from different staff members asking about my renewal (I will not be renewing) even though I had already told multiple people in the office I would be moving and they had told me I didn't need to do anything else to inform them. Overall it used to be a much better place to live and while it isn't terrible it is not nearly as nice as it appears.

When we came to Rock Creek it was operated by a great team. They were always friendly and responsive. Then in spring of 2016, the community was purchased by Atlantic Pacific. It went downhill. Fast. Suddenly the pool had a dozen new rules and instead of people hanging out at the community pool, grilling, and swimming - it was deserted. So many people had A/C issues during the summer - they would tell you all about everyone else when you went in to complain. We went 3 WEEKS this summer without A/C. When we would call or go into the office, we got the same line about how "everyone is struggling" and that it's unreasonable to ask for more than "10 degrees below the outside temperature." Even contacting corporate management only would cause a temporary "extra" visit or two from maintenance who would fiddle with the thermostat or point a temperature gauge at the vents - but it took weeks (literally) to get them to actually replace malfunctioning equipment. Our unit was a decent size and the location is really amazing - convenient to everything. If you can stand terrible management who doesn't actually want to the help you and just wants your money - go for it.

DO NOT MOVE HERE! The apartments have not been maintained in years. The gates are always open with literally no security. The new management (Atlantic Pacific) is rude and inefficient. The community has gone downhill rapidly in the last year. The rents have hiked up by a lot with no improvement in facilities. I will certainly be moving out soon! AVOID!

Rock Creek at Ashford Apartments is a classic and safe community with a dynamic management and support staff. As an educator moving into the world of entrepreneurialism I find the security of this gated complex to meet all my residential needs. This area of Atlanta is in proximity to an abundance of retail and entertainment outlets which prevents us from long distance drives. This community is without a doubt an oasis within the Brookhaven neighborhood. -Philip Rogers
First off, I love their logo, "Every Dream has an Address" which is excellent marketing for someone just driving by their complex. They are convenient to nearby parks, malls, shopping, some of which are within walking distance. Another key point to mention is that they are children friendly, family motivated so that everyone feels welcomed upon moving in.
