Property Ratings at The Atlantic Briarcliff
I moved into the Atlantic Briarcliff Apartments in June 2022 and immediately noticed piles of trash behind my apartment building and adjacent buildings (about 8 months now). I’ve notified management multiple times- about once a month or so requesting status updates- but the trash conditions appear unchanged, if not worse. I spoke with a neighbor of mine who had lived there about 8 years and she said there has always been some level of trash behind the apartment. The trash piles are directly behind the complex, away from prying eyes unless your balcony overlooks it, so I believe management just doesn’t care to fix it. Management says that they believe the tenants are throwing their trash over the balconies because the nearest trash depot is on the other side of the complex- which is a problem in itself. But the complex is not (or is taking their sweet time) cleaning it up or taking any steps to deter the littering. There are trash bags hanging in the trees that I see outside my window every day. Each time I reach out to management, they offer excuses for why they just ‘haven’t gotten to it yet’, but 1 year is long enough and they have actively chosen not to hire a trash company. They are in no rush to clean it up and the trash will continue to sit there, polluting the ecosystem, for as long as it takes for someone to enforce them. I feel strongly about the safety and cleanliness of the environment, and I am passionate environmentalist. I offered multiple times to help/participate in a clean-up crew but none of my efforts have led to any results. At the start of my lease, I cleaned up 2 trash bags worth myself, but it became obvious that the issue deserved much more attention, with rotting materials that seem to have been there well over a year, if not longer. I believe that the standards of apartment living include a clean, well-kept environment for healthy living. Currently, or at least for over a year, the complex management is neglecting this issue and warrants further investigation. and keep our city beautiful.

As mentioned to you multiple times we have addressed this issue in the past a couple of times but unfortunately have been short-staffed and weren't able to have our maintenance team go and clean it up like in the past. Maintenance requests get ignored or they take months to complete. I’ve lived the entire winter in freezing temperatures, waiting for them to fix my thermostat. Still waiting on my patio doors to be looked at. They’re uneven and don’t close which caused the freezing air to come in during the winter, and humid air to seep through in the summer. That humid air molded my clothes, furniture, and walls, and nothing has been done. Their renovation team damages my property and the claims team doesn’t respond back to assist with that.

By far the ABSOLUTE WORST apartment my partner and I have ever lived in!!!! The leasing department can't bother to do their jobs once they get you to sign the lease, the maintenance team is a joke and the apartments are WAY overpriced with foundation problems. You could not pay me to move back there.

Moved in yesterday and wow the apartment was so dirty, the patio door was broken and wouldn’t close. My window wouldn’t close in the bedroom! The kitchen was dirty and not clean, paint was chipped everywhere. The air DID NOT WORK & when I called maintenance he told me the air doesn’t work on ON only AUTO & it wasn’t working on auto. He was rude and disrespectful. THE APARTMENT IS TERRIBLE DO NOT MOVE HERE! I got my money orders back today literally I cannot stay there. I moved out in under 24 hours. DO NOT MOVE HERE

It is not worth the price you pay!! Maintenance takes forever. The gate is always broken!! Management only is able to contact when they contact you about money... but not about any other grievance you may have. Rent increased each year!!! I was glad to get out of there!!

They’re renovating pretty much every aspect of the property, the people in the office are so nice and helpful and fun, the rates are really good for this area, and the apartment sizes are massive! I don’t know what’s going on with some of the other reviews but it seems suspicious to me this place has checked every box for me.

They think they can do anything because a majority of residents are college/graduate students at nearby schools. I truly wonder sometimes what logic management makes up in order to justify a few of the consistent, shocking behaviors. Just this week, when neighbors were evicted, trash was left on sidewalks and beyond the 48 legal period, an additional 24 hours went by before they cleared the three parking spaces the neighbor's things were taking up. When going to pick up packages (just wait) I was almost hit in the head by a hammer being dropped from the top floor by the people they have hired to re-do the outside of the years-old apartment complex. Once at the "mail center" a small, un-supervised room on the top floor with a 4-tier rack and a few boxes in this open area holds everyone's mail, I could not find my package. My roommates and I have consistently been told it's just how it done and no action will be taken to ensure everyone's mail is delivered or even tracked. It's always been this way - do not bother living here if you rely on Prime or basic mailing services. Finally, as I was leaving, a maintenance guy who has asked me, my roommate, and our friend to go out with him, hollered from his golf cart at me. I passed the trash area (where I have seen the cardboard from two residential-sized recycling containers (used by all residents) being thrown into the garbage compressor) on my way back to my side of the apartment. I finally wrote this review to encourage anyone interested in the Atlantic Briarcliff to stop right where they are and ask themselves if overhead lighting (no ceiling lights), fast and reliable maintenance, parking, trust, and natural lighting (no windows in dining, living, kitchen, or bathrooms) mean anything to you.
I have lived here for two years now and I have had a generally negative experience. Management has seemed like a revolving door since I moved in 2017 and due to that their focus has seemed to always be gaining new customers instead of making sure their current residents are properly taken care of. I had many instances where I had to put in upwards of 5 work orders for one issue. One example was last year in May, I had to go two months without air conditioning. My apartment has now flooded twice, neither time has anyone been quick or sincere in response to the issue and it's always felt like asking them for help has been treated like I am burdening them with my personal problems. I don't understand why keeping your property well kept and your paying customers taken care of is not something that should come natural in their business. Be very wary about this complex and company. Looking back I should have looked longer to do business with a more people oriented company, may have saved a lot of time and money.

I appreciate the management response to reviews, but the four star ratings that these apartments currently hold isn't justified. Three stars would be generous, and one or two stars seems the most accurate. Most of the units have not been updated. What has been updated is poor quality (e.g., linoleum flooring). And, the units are too out of date for the current maintenance staff to handle all of the issues in a timely and appropriate manner. Please make sure you see the unit that you'll be living in before you pay any money. Also, car break-ins are an issue.
I agree with others that unit are poorly maintained, and the amenities do not makeup for the poor quality of the units. Management clearly chooses the cheapest route for maintenance. For example, rather than replace worn and outdated bathtubs, they just paint over them. I have three recommendations for anyone considering Atlantic Briarcliff. First, look around the entire complex. The units are not well maintained, and the property is not kept clean from pet waste and other garbage. Second, make sure you view your unit before paying any money. The unit that they show prospective tenants is nice enough, but other units are not as well maintained. Finally, the rent may seem like a bargain; however, they have lots of additional fees that other complexes won't charge. The require tenants to have Xfinity at a premium, they charge additional fees for exterior lighting, and there are multiple deposits/fees required for move in. There's even a fee for getting a rental verification when you move to another complex.

The apartments themselves are spacious, but poorly maintained. The apartments were built in the 1980s, and they show their age. The complex seems to employ only two maintenance men regularly for 100 unites. The result is, if something goes wrong--a leak in your apartment, a blown air condition, a faulty appliance, mold in your vents, etc.--you'll be waiting weeks or even months for them to get around to fixing it. They will almost never have the part they need to do a common repair in stock, and so they will often be "waiting on vendors" to show up to handle things that should be trivial to complete. These apartments go through new management companies every few years, and leasing and maintenance staff every few months. This means that they can constantly claim ignorance about things like overdue maintenance. "Sorry, I'm new here, I didn't know, we'll be right on it," followed by that person leaving so that a new person can apologize and promise to be right on it. Rinse and repeat. They have an automatic 10% increase to your rent every time your lease is up and will not budge on it, probably because they know that the longer you're in the apartment, the more you'll realize how poorly run everything is, so best to keep a constant stream of Emory students and people new to the area coming through who won't be around for more than two years.

The apartment industry standard is generally a 1 to 100 ratio of service personal to apartment homes. It is always our goals to service works order within a 48 hour time frame but there are occasions where a repair will take longer than expected. These typically occur when a specialized part, beyond what is normally stocked, is needed, or if a specialized contractor or vendor is needed to complete a particular task. Employee turnover is a regular occurrence in any business but we work to make sure that we continuously seek out experienced, skilled, and professional employees to ensure that we are able to meet the needs of the resident in our community. The current staff we have onsite has been in place for some time now. I am not sure if your concern is one that relates to a recent request or if this was a summary of events that happened in previous years. Either way, I would welcome you to come into the office and share your concerns so that we can work together to resolve them for you. Lastly, I would like to say that we certainly value each and every resident that we have. We regularly have resident events in an effort to increase the sense of community and to simply show our appreciation for choosing us as your place to live. Just this morning, we gave breakfast to many of our resident as they left to start their day just to say, “Thanks for being awesome!” Near the end of each lease, we send out renewal notices for each resident hoping to retain their business for a new lease term. At times, there are increases the current rate. Those increases have several factors but we make every attempt to remain consistent with the surrounding markets. Most months the increases average between 4%-7%. Please know that our door are always open to discuss any concerns or questions you may have. I have never had as many serious maintenance issues as I have had at this property, which is not really all that bad except the management response is as helpful as a colonoscopy when you have diarhea. There is ALWAYS a service truck for pest control, water leaks, faulty furnance installations, on and on. The managers have never had a resident focused response and/or resolution. The tone is always that the resident should essentially "deal" with it even if it takes weeks for maintenance to address. The units look amazing, and the property features are a bonus. What makes this complex inhabitable simply comes down to property preservation and maintenance. Read other reviews here and elsewhere you will see a trend in the feedback. I am a current resident of Atlantic Briarcliff apartments. I am giving this property a rating of 0 stars based on the fact that they could care less about their residents. My apartment has been flooded 4 times in the last month and the issue is still not resolved. DO NOT Rent an apartment from these crooks! They took my rent today and I came home to a flooded apartment after spending 2 nights in a hotel while they supposedly fixed the issue. The leasing office told me they can’t reverse the rent Payment, so I guess I’m stuck in a flooded apartment until they get someone here on Monday. Did I mention today is Friday? Bldg 20 has so much water in the basement apartment that the residents have placed a piece of siding down, so they can walk the plank from their apt to the steps without getting their feet soaked. Do not rent from Atlantic Pacific Properties if you want to live comfortably.

Other than that the apartments are well located and nice and spacious.
The Atlantic Briarcliff is in a good location and the nature views are spectacular. However, the good ends about there. Management needs a makeover. My move in experience was terrible. In the days leading up to my move, I called both the leasing office and the main office approximately 30 times. Out of those 30 times, I got a response 4 times. Each of those times, I was given inaccurate information. For instance, on my online application, I had selected my move-in date as August 10th but on their end, it was listed as the 15th. I was told 'not to worry' and that it would be 'taken care of' but my roommate arrived on August 10th with all his things and no one knew about it. They scrambled to put together a 'renovated' unit but it clearly was not renovated, which leads me to my next paragraph: It has been a month since I've moved in and I can't even live in my room. My bathroom is disgusting. The bathtub was apparently renovated but the end result is less than stellar. The enamel spray and paint is all over my floor. There was also a leak somewhere so they tore a hole in my bathroom wall and left it there for about a week. They sealed the hole but in the process, broke my towel rack and didn't bother to fix it. My toilet isn't even fully connected to the wall and in general, my bathroom reeks. To add, the outlet in the bathroom (and my roommate's bathroom) does not run electricity so I have to do my hair in my kitchen. My room is decent but there is paint splatter on the floor, knicks on the wall and my blind looks like it has been chewed by a dog. My roommate's room and bathroom are better than mine but he has to deal with the moldy air-conditioning unit dripping water all over the floor, ruining it and leaving our apartment humid. We spoke to management about most these issues and they 'addressed' them but really, I believe our unit was just not ready at the time of move in. I have seen other units and they are carpeted, have tile/hardwood floors, doors to the sunroom and lighting in the living room. We don't have any of that and are being charged a decent price. All in all, I am sad to say that it would be difficult to recommend this place to anyone else. If my issues are addressed, maybe but for now, chances are slim.
Great location for the price. Convenient access to Buckhead to go shopping or to Little Five Points to grab a bite. The apartments are going through renovations and management always tries to accommodate. Maintenance takes about 2 to 3 days but they fix and make sure the job is done. Has a great dog walk and little parks for the dogs to run which is a very nice feature for pet owners. Favorite part is having the trees between briarcliff and the apartment hardly hear any traffic only ambulances once in a while, it's like a little get away while in the heart of the city.
Liked this place when I first moved in, especially being so close to work. However, maintenance stinks here. I've reported several things since moving in 7 months ago that have never been fixed. My air conditioning broke and had to live in 85 degree heat for a week. Also I've had a broken toilet for almost 3 weeks. Was told to email the property manager with my concerns and they've yet to respond a week later. Aside from the maintenance issues, I have several people who live in my building that leave trash outside their doors for several days at a time. The gate to the complex has been broken for at least 2 months. Also a few months after moving in received an note from the complex that the pool wouldn't be available during the summer due to construction. Paying for additional things that I don't have access to.
A beautiful complex and conveniently located...spacious floorplans. However, management is terrible, and there are maintenance problems and general problems almost every single week!
With the apartment itself is nice, management is atrocious. We had two major water leaks, two separate a/c outages in which our apartment reached extremely uncomfortable temps, broken bathroom outlets, and a front door that doesn't stay closed unless locked. The management repeatedly heard our complaints and did nothing, forcing us to come in with county codes in hand before getting anything addressed. On top of all this, they lost our 60 day notice, forcing us to pay an extra months rent for an apartment that was empty. Seriously, don't live here unless you're desperate.
