I lived here a few years ago and was rather disappointed with the quality. I often had to rely on YouTube to fix my own appliances as it seemed installations were not built to last, and maintenance was often (not always) useless in helping. There also seemed to be a pest control problem as bugs would enter the units through open drains and vents. It's livable for a first apartment but not less than ideal if you aren't a college student desperate to move out of the dorms. The office and leasing teams were very friendly and helpful and the property management has changed, so maybe things are better now.

I was a resident at this apartment complex for a little over a year. The location is great. Everything else is pretty much terrible. No matter how clean my unit was, cockroaches would appear every night. At one point I stopped cooking and stopped ordering groceries for months with hopes of getting rid of them. They didn't stop coming. Management is terrible. Rent is cheap. The actual units are awful. The location is great. The maintenance team has yet to be found. Do yourself a favor and live somewhere else.

I have had issue with my unit since I move in on February. If you move here you will be calling pest control from the time you move in and out every week. Bugs, everything broken.

I’m only writing this review to warn others before moving in I know the price is good for the area but it is not worth it choose your peace, SAFETY and quality of life over a price. Hope this helps someone.
Let’s start by saying this , My experience so far and I haven’t moved in yet has been nothing but terrible. I honestly wish I never put my money into this application. The staff “Kayla” who’s in charge of my lease hung up on me numerous of times . And every time I called for a questions she gives me nothing but a attitude. I move in on September 1 and I called her on 8.25 to ask when can I view the unit before signing lease she gave me attitude. I called days prior she hung up. I’m a leasing agent myself For 2+ years and I would never treat a resident like this. I had such a bad experience im hesitant about moving in. After this review I will be contacting cooperate. I honestly advise anyone that looking for a place if you can please skip out on this complex cause base on my experience it hasn’t been good . Been a resident here for years and you will definitely be overpaying for a small apartment here. Additionally, management is no help to the residents and will make every incident your fault. Please take your money to an apartment that cares about its residents
In Addition to a broken front gate so literally you’re paying for a gated community that’s never gated or a gate code that does not work. It took me a week to get a mailbox key as well as You’ll have bugs before you’re furniture moves in and pest control? If you don’t watch him? He won’t spray a thing… trust me I caught him on camera. I also caught maintenance sitting on their phone in my apartment while claiming my washer works after it made ridiculous noises and smells like it burned my clothes. They don’t care about any of your problems no matter how high you escalate it and oh yeah? It’s only been a month don’t live here they don’t care about the community.

- Two fires - Water main break leaving tenants without water for whole weekend - Management doesn’t respond to important or even basic questions 80+% of time - Had renovation company renovate our apartment while we were still living there. Laborer stole my sunglasses and they didn’t even complete renovations properly. I don’t know what apartment the rest of the reviewers lived at, but it certainly wasn’t the one I lived at.

My husband and I have lived at the complex for about a year now and have had a great experience! The rooms are very spacious for significantly less money than other complexes we have been to. Very friendly office staff that have been helpful and quick to resolve any issues. No issues with noise as the complex is not right up against the main road. Very close to the Beltline, just a few minutes from Midtown/Downtown, and Chick-fil-a and MARTA are within walking distance. We're definitely resigning!

I've lived at Brookwood Valley for 9 months and I'm moving out because the management is incompetent. They're rarely available, the office is closed on weekends and even during their office hours, frequently there are times when none of their staff is even present in the office. They are bad at communicating and when they were doing renovations recently (which involved removing all personal items from both the kitchen and bathroom), they didn't start the renovations on the communicated date and only gave a new date when I reached out to see why nothing had been done in my apartment while I had all of my kitchen and bathroom supplies taking up room in my bedroom and living room. They don't reply to emails and often times don't answer calls or return calls if you leave a message. The only redeeming quality about this complex is the location. Be prepared for frustration if you ever require anything from management.

I signed a lease here last year. And since the recent staff changes and renovations, the complex has gone downhill. Gate hasn't worked frequently, and pedestrian gate is unlocked 24/7. Staff is unreasonable and amenities in apartment are in desperate need of renewal. Maintenance is friendly and the only upside. Fire alarms didn't work in building 5 and burned down as of such (I had to run over and knock on the doors of the residents in the apartment; they blamed it on lightening but that's a LIE). I'd bring a lawyer to all conversations with leasing staff. When the pool was here, it was never open. Dog poop everywhere. BUYER BEWARE.
First of all, Victoria needs recognition for her positive attitude and warm, friendly presence welcoming newcomers to Brookwood. She goes the extra mile and is always ready to help. The apartments are comfortable and relatively quiet (you can hear some doors closing from time to time). They are set back from the main road so they feel private, but central to be easy to get to shops and the rest of Atlanta. The appliances are older but everything works well and maintenance has been very responsive. I have lived here for 2 months and have no complaints so far.
I recently relocated to Atlanta. Before coming here I was searching for an apartment online and discovered Brookwood Valleit's a great place to livey. I finalized this apartment online without visiting the place in person and made the security deposit. The apartment turned out to be exactly as depicted on the website. I am living in a one bed room apartment, however; the living room with attached dining room is large and comfortable, the kitchen is well-equipped, the bedroom size is fairly enough for king size bed.Even though the apartment is older the building is well-maintained and quiet. All was spotlessly clean and placed in a great location. less than two miles from midtown and Buckhead . The rent price is reasonable and low for the area. The management is good and responds pretty quickly to any maintenance requests. So, overall I would say that it's a great place to live!
my husband and i moved into brookwood valley this past july. the apartment has alot of space for the price, which is hard to come by in downtown atlanta the living room has a great open space and lots of light the balcony patio we have has a great amount of space and the storage closet helps alot!! the walk in closet and hallway closet have been enough space for us to store our clothes, coats, etc. (and i have alot!!! :) ) the leasing office employees are always super friendly and helpful and have always responded promptly to any issues we may have had regarding anything from receiving mail packages to changing out an air filter. We love it here and love how quiet it is even though it is so close to Peachtree road!
I only wish I took the time to read reviews before I moved into this place. If there was an option for no or negative stars I would use it. I list below the complex's positive and negative attributes as fairly as I can. Positives -The only thing decent about this place is the zip code. -Proximity to Midtown and Buckhead. Negatives - Huge roaches everywhere, I mean the largest roaches you have ever seen in your life. They get into your apartment no matter how clean you are and no matter how much you spray. These things are all in the walls. They walk past you on the walkways we you leave your apartment and some of them will literally be almost the size of your feet. - Flying insects and milipeads are constantly coming out of the drains and ventilations systems. - plumbing is terrible 70% of the units have severe leaks on a regular basis. the owners are well aware of the issue but, it will be to expensive to fix it - There are mounds of dog waste everywhere, on the mulch on the walkways, everywhere. No one pics up after there dog and there are a ton of dogs here. Oh yeah, if you enjoy dogs barking all night and day you are in for a treat. -No matter what they quote you in rent be prepared to by an additional $250 .00 or more in mandatory fees every month. No exaggeration -If you have never witnessed a drive by murder, this is the place to be. Yes, with in the past few months there was a drive by killing during the day time inside the complex. - No security and the gates rarely work. - The walls are paper thin, you can literally hear your neighbors conversations. So, don't be surprised if people keep you up at night. - There is trash everywhere around the complex. There is only one dumpster which is normally overflowing. But if you like wild life you're sure to find sever raccoons roaming around it. - The leaves and sap from the trees will destroy the paint job on your car. - It's behind the Darlington -People park any and everywhere. - Amenities are terrible These statements are meant to adequately inform anyone thinking of leasing at Brookwood Valley, you have been warned. I doubt the authenticity of any positive review you find about this place. I wish I had one more hand so I could give this place three thumbs down.
Hi, I was at Kansas state when I searched for this apartment. Victoria at the leasing office was very proactive. She sent me video of the apartment. Responded to all my phone calls, as if she renting her owns property. Pricing is reasonable for the 'midtown' apartment as i called almost 20 apartments in midtown area. I signed lease online, saw the apartment after I came here. It was better than my expectation. Free 25mbps internet, Washer n Dryer in unit, gated apartments, Stainless steel appliances, faux granite table tops, balcony, A.C cools apartment so fast, Remote fan and bulb, Security alarm for house, Decorative dining area lamp, valet trash, new looking apartments and area, Ceiling newly painted, restroom small closet. Felt bed room small though it is 756sq feet 1bhk apartment may be becz of balcony n washer in unit. May or may not get the parking infront of your house based on the location of the apartment. This is my first week review. 5 star mainly becz of victoria
The management & the leasing at this place is HORRIBLE. When you apply & sign lease, they'll put your info all wrong in their system.They have the wrong email, wrong phone #,even your name is spelled wrong.My friend had the exact same experience.The people in the leasing office are extremely sloppy, which is why a week prior to my move-in date,I called, emailed, physically stopped by the office 3times to check that they are aware of the date time of when I would be picking up my keys&moving in. The day of my move comes,I stop to pick up my keys&find out that the mgmt never made a copy of my keys&couldn't give it to me b/c they only had one.I had to wait for them to make copies. I was furious b/c my movers had arrived to the apartment and they couldn't move my stuff into my unit. After I got my keys, I then find out that I move in the unit b/c the bathroom was still being painted.The bathrooms,they say they're "resurfaced" but they just paint over all the mold.When I complained, the leasing office asked me if I have a friend that lives nearby because I can just use THEIR bathroom.I'm not sure what anyone does at that office.I wonder what theyre being paid to do. MY friend went through pretty much the same thing.She was also told the unit will all be cleaned&ready on the day of her move but on the day of her move,the mgmt LOST her keys so she had to wait for them to find the keys and even when they found it,they couldn't give it to her b/c they only had 1.After much wasted time, she finally got the keys & was able to go inside the unit however,when we went in,the carpet was torn up,AC wasn't working,entire unit was not cleaned,bathroom had dead bugs&human hair all over the sink.Her movein date was 5/20.The office said they promised everything will be done by the end of that week.End of the week came,nothing happened.So this goes on for weeks.Today is 5/31 and the management said the unit will be done by today&still not done.Now they said that the unit will for sure be completed and they will confirm by giving her a call and they never did.My friend has no reason to pay rent for all the days the unit was not ready.They need to refund her.The lease you sign is an agreement on BOTH parties.It's Brookwood's responsibility to provide safe, living quarters for the tenant.Failure to do this is illegal. The people in the leasing office will lie to you again&again&are way too incompetent (w/ the exception of victoria).With that said, the apt is nice.
It's true that the apartments are big and spacious, but they are very old and kind of crumbling. My WiFi is intermittent only because the cables inside the walls are rotting away and they haven't replaced it. Poor Xfinity guys came 5 times and tried their best to change whatever they could. The bath tub is so old, I feel like throwing up every time I go for shower. Basically, the buildings are slowly and subtly crumbling away. They do a good job of not letting you know that until you actually start living there. The location is the best thing about Brookwood Valley Apts, it is close to the market; you can find CVS, Fresh Market, and tons of good places to eat within a mile radius. Overall, I would say it is just ok, not posh and elegant if you are looking for one. Thanks

Outside of its great location, this complex has been a hassle at times, but has been a solid place to stay where I can say, I feel safe. There have been issues regarding safety within the Brookwood community, but nothing to directly affect where I stay. I definitly recommend, but don't expect anything too special.
I have been living in Brookwood Valley apartments for almost 9 months. The location is amazing but we come across an issue almost every week. The apartments are old and they haven't taken the time to to remodel them properly. I shouldn't have to reach into my fridge and the handle breaks or worry about the floors consumed with mold from poor cleanups. I think I should sue, I'm almost sure my health is in great risk.
The apartments at Brookwood Valley are pretty old, however, the affordable price contains the basic amenities that makes the vintage living bearable. Washer/Dryer, an adorable patio pace in every unit, small gym and pool. With a good renovation I think Brookwood Valley will be the prime space to be in Buckhead.
I'm new to Atlanta as well as apartment living as of June this year. I visited over 10 different properties, and this one was the 11th, based on the recommendation of a friend, as well as other good reviews. The location is really easy to get to Midtown or Buckhead, it's right on a major bus line, and it's set back from the street for privacy. So far my neighbors are reserved and very nice and the complex is pretty quiet. There are a good mix of young professionals, as well as families living in the apartments. There's a nice pool and decent fitness area, but the deck space is pretty good sized on the individual units. This is the south so there are pests, but so far this summer I haven't had any major issues, and they spray weekly. Maintenance responds quickly and efficiently. Leasing office staff is generally helpful though I haven't had much need to contact them. It's pet friendly and washers and dryers are included which was the big selling point besides the price. It was recommended to me by a friend and I would recommend it to anyone looking for a great price and a lovely place to live.
This "luxury" apartment home comes fully equipped with faux hardwood floors and a painted bathtub. Lease now to get a friendly cockroach to greet you... everyday. Dont worry, if you miss out on our critter deal, they'll be back.
