Please do not even attempt to think of going to this apartment. The leasing management is absolutely shambles. They don’t understand the meaning of communication and coordination. We had a minor roaches pest control issue and they arranged a service that absolutely messed our daily activities and suggested us wrong things like keeping the kitchen items on kitchen slab while the poisonous chemicals are sprayed on. All the best renting units in this apartment.

We employ a professional pest control company weekly to keep pests at bay and we call upon this company any time an issue is reported. During each visit to your home, there were repeated housekeeping issues that were preventing our treatments from working. In addition to this, we were denied access to complete necessary treatments in your home. Further treatments were needed, but we were repeatedly asked to reschedule them. It is very difficult to resolve an issue without your cooperation. While we regret that you were unsatisfied with your experience, we believe that we acted promptly and appropriately to the reported concerns. The management can't trusted. They don't return phone calls. They also don't live up to their verbal agreements.
If only I could give a 0 star review... I lived at The Manor for 2.5 years, and had a TERRIBLE experience. Our apartment flooded multiple times, and management could not be less accommodating about it. The apartment is cheap, and the rent is way more than it should be based on the quality of the apartment and amenities. Do not even get me started on the security, it is NON EXISTENT, and in Buckhead? Huge red flag. Also no visitor parking, so if you want people to visit, they have to park on the sketchy road outside the gate behind the complex. Biggest issue with this place is the management. They are HORRIBLE and so CONDESCENDING. They don't listen, and honestly couldn't care less about the tenants. After 2.5 years, with multiple floods and leaks that were never fully addressed, they still could not treat us with respect. This place is not a home, and there are plenty of apartment complexes in the area that would be a better value for your money.

You get what you pay for. Have your expectations set low. Don't let the leasing agents fool you when they're so nice during your tour. That's where it ends. They will never answer the phone and ONLY Albert and Alexis followed up. They were newer though and the turnover rate is high so who knows if they're still there. 95% of the residents are 1-2 years post grad and I felt bad for those who were older living in a college atmosphere. There is never any guest parking, cameras do not work, gates don't work, cars are stolen and broken into, and management never communicates this to you. And the doors are almost always unlocked so anyone can enter from the street. My car was hit and ran in the parking lot, management said "sorry our cameras don't work". I could keep going on but you get the idea. The only positives are location and price.
For anyone looking into this apartment, I would advise them to stay away. Yes, the location and the apartment seem nice but the management is absolutely awful. I was yelled at by the leasing manager Analia and told to leave her office for an issue that she made a mistake. She did not answer a single question and was blatantly rude. While I was in there, there were people complaining about their cars being booted and I had a friend who has their car towed in a pace they advised us we could park cars if there were no guest spots. Parking is absolutely terrible. They are redoing the roofs this summer which has caused them to take up more of their minimal parking spots for dumpsters, equipment, etc. People have had their tires pop from nails. It's just a wreck. Our neighbors are so loud and when, after a year of living here, we asked if they could be a little quieter, they got louder. This place is an absolute embarrassment compared to the other properties in the Buckhead area. I have lived here for a year and would not recommend due to the horrible management (which we have had countless issues with), parking, and thin walls. Do yourself a favor, and stay away!
I am a current resident and I don’t want anyone to feel as I do. The apartment is great I have a very nice view and my agent Nina was awesome. Now the staff in there now is very rude. It took most of the summer and 4 service orders to get a new AC. Now my washing machine is broke and because I’m not home when they come they just close the order out. The parking is non existent for resident and guest. You will need to pay for the parking if you want a space. This is not the place to be for the money that is spent there are way better properties over here. Can’t wait to move.
I am continually astonished by the lack of accountability and respect shown by the staff at the Manor. Over the past year I have encountered several instances in which the front office has made an error and has refused to own up to their mistakes and work with me to find a solution. It is evident that the front office cares more about stealing money from their residents with wrongfully charged fees than treating residents with respect. Do not live here if you expect an apartment complex to respect you and be accountable for their errors. The Manor staff will find any excuse to charge you hidden fees and steal money from you at any chance they get. After unjustifiably stealing from you they will refuse to admit any wrongdoing. I am severely disappointed in the way I have been treated here.
The only positive of living here is the location and the fact that there are gates on both sides of the complex. However, all of the negatives drastically outweigh the positives. There is not enough parking and unless you want to park on the street, you're basically forced to pay $40 a month for a parking spot in the garage. If you do choose to be extorted and buy a spot, the garage floods with every tiny bit of rain and the ceiling is falling apart and there are constantly parts of the ceiling falling on cars. While the complex technically is controlled access, the gates are always broken or open, negating the controlled access entirely and letting in any random person off the street. I work from home a lot and see sketchy people who certainly don't live in the complex walking around at all hours of the day (such as my neighbor's drug dealer and the resident Buckhead homeless man). The walls are extremely thin and I could hear my neighbors at all hours of the day. In the two years I lived here the amenities were definitely improved but the renovations lasted for maybe a month before they were wrecked by the constant frat party that is this complex. The gym is disgusting and smells all the time-the cleaning staff does nothing. Example-I once asked the janitor for some toilet paper (there had been none in the bathroom for over a week even though it had been "cleaned" multiple times) and she pretended to not understand me and then informed me that wasn't her job. Isn't that the definition of your job? The emergency maintenance number doesn't work and regular maintenance requests are not answered. I could go on but just know there are much better apartments for the price with much better residents.
I encourage people to rake these reviews into account. I didn't and I hugely regret it. There are so many more apartments around Atlanta that are better than this one. Management sends threatening emails at least once a week about parking, packages, internet, trash, whatever. The people managing have absolutely no idea what they're doing and their solution is to treat the residents like inmates. Come back during the week after 8pm? Forget about finding parking - or park outside the back gates where there are frequent car break ins. You can't put your trash down the trash chute half the time because it is plugged up by other people's trash. They have this system to notify you and hold your packages but it never actually notifies you. The mailboxes are broken and they don't lock, so expect your mail to be stolen. Elevators never work. No lighting outside at night. Club house is trashed and not taken care of. Noise complaints aren't ever taken seriously. I can't stress enough that you should not live here. There are better places in this area at the same price range.
This place is horrible. TLDR version: 1. No parking - even for residents 2. Horrible construction - Bandaid type fixes 3. Windows & doors are not sealed correctly 4. Spiders & Cock roaches 5. APARTMENTS ARE NOT RENOVATED - ONLY LEASING OFFICE 6. Monthly bill costs are too high This is going to get long winded, so buckle up. Been living here 6 months and all I've had is bad experiences. Manor at Buckhead is by far the worst place I've lived in Atlanta. Definitely not "Luxury Living". First is the parking. There isn't enough "free" parking outside the garage, so some residents are forced to either pay for a spot ($40/month) or park outside the back gate along Lakeland Dr. Forget about parking for visitors as well. The garage isn't great either. The ceiling is covered in dirt, debris, bugs, spider webs, etc. After parking overnight, you've got this debris all over your car. You're better off parking outside. This place is old, and they're trying to make it look better, but with Bandaid type fixes. The windows and doors won't seal properly, allowing for air to escape and bugs to come in. I have had the Pest Control operators come frequently, but still constantly finding cockroaches and spiders in every room. The windows won't open/shut correctly either. They fixed a window by drilling a screw into the side of the panel to keep the window closed. Top notch. The windows don't have any screens as well. The apartments are absolutely not renovated. They have spent A LOT of money on the leasing office to make it look luxurious, but have done nothing in the apartments except maybe a stainless steel fridge or dish washer. Even the gym equipment is falling apart. Lastly, the monthly bill costs are a little outrageous. Things they tack on to the bill include: Pest Service, Trash, and a Service Fee for the service provider. While they advertise pest control is free, it's not. Why am I paying for Trash when you don't have a trash service??? And why am I paying a Service Fee to your Service Provider to prepare my monthly bill???
When I came to tour and visit The Manor - I was impressed by the proffesseonalum and energy of the office staff. Plus the complex has a great location close to the interstate close to Marta and in walking distance to many of restaurants. The con is there is a lot of traffic during rush hour. But outside of that Traffic is at its normal flow for ATL.
The best thing is location--- so convenient to everything including the GA 400. Buckhead traffic can be challenging but I love the fact that I have access to Peachtree, Roswell, and Piedmont roads so lots of options. Sunday church traffic at specific times so learn to avoid. New management is much improved and definitely far more responsive.
OK- so if you are honestly looking for a place- I would consider the Manor. Although most people write reviews when they only have bad things to say- there is no PERFECT place to live and no matter where you live, you are always going to have your "bumps in the road.". However, at the Manor, the good outweighs the bad. Although their might be parking issues recently, the management is very communicative, present, and helpful. The location is great access to the highway and to any area in the Buckhead area. Traffic isn't always the best, but its probably the most convenient location compared to others in the Buckhead area. The new management manger, Angela, has been very helpful and always open to feedback to make this place better. She is on top of her game, very professional, and has her top goal to make the Manor better each and every day. The apartments are spacious, balconies with each unit. Some of the units are updated with granite, etc and others are not, but the prices stand accordingly. I enjoy living here! The maintenance guys have become our friends and are very helpful! I would live here another year!
After the owner sold this property, the new owner "Carol Community" is worse than the previews owner. They established new silly terms and agreements such as "if you want to change your apartment, you must choose different type of apartment" for example, if you are in a three bedrooms apartment and wanna go to another three bedrooms unit but in another building, you can't, you have to choose either two, one bedrooms, or choose the twonhome, but not to another three bedrooms which is the most silliest rule I ever heard. The reason why I told them to change my unit is because my unit is facing the main road, and I'm always hearing noisy sirens all the time. So it is hard to sleep at night specially when cops and fire fighters were passing by. Anyway, I need to get out of this community as I could because Carol is the worse owner for this community.

For the most part the buildings and the property are clean and secure , however the common areas can be a little hot sometimes. The pool, grill, gym, computer room and theater are kept clean which is a plus. The area is great one; walking distance from many bars, restaurants, movie theaters, malls, grocery stores and public transportation. Maintenance is also always prompt and thorough with maintenance requests The CONS are that the property is a little pricey, isn't very diverse when it comes to various cultures that live here, the traffic in the afternoon is horrible and depending on the side you live on you can occasionally get a little street noise including residents who walk in drunk from walking the bar strips. Beyond that, no complaints, a great place to live.

Maintenance is also always prompt and thorough with maintenance requests The CONS are that the property is a little pricey, isn't very diverse when it comes to various cultures that live here, the traffic in the afternoon is horrible and depending on the side you live on you can occasionally get a little street noise including residents who walk in drunk from walking the bar strips. Beyond that, no complaints, a great place to live.
The location is great and the apartments are nice enough, but the property management (Carroll Communities) is awful. They never answer their phone (I've been in the office when the phone has rang and everyone working there ignores it, even when they aren't with someone!), they only have 1 person work on Saturdays (Last weekend I went there and the property manager was showing an apartment, 15 minutes later he came back and a line of 8 people had formed behind me to see the management). The previous management was much better but unfortunately it appears we are stuck with Carroll for the foreseeable future.
The Manor has one of the better locations of all the communities around Buckhead. However, service is lackluster at best. We've had two broken door handles for a couple months, and had to request help more than a handful of times before the problems were resolved. The new management company seems to be doing a better job, building out a new gym and furnishing the pool area, but there is still work to be done. The halls of the buildings have a stale odor. Parking is a nightmare.
