So to be honest, I’ve been here 5 going on 6 years and plan to do at-least 2 more. In my entire stay I’ve never seen a rat or mouse. I read some of the other reviews and I’m just not seeing it. I’ve probably been here longer than most of them and some of the claims are just far fetched! I’ve even held conversations with Upper management because she’s actually here and willing to assist. The onsite management team Gabby and Megan are a dynamic duo. The maintenance team is great at what they do. They’ll help you if it’s quick even if they don’t have the work order. That’s above and beyond in book! I really appreciate the front line (Jan and Alden) and I’m loving me stay here.

Since moving here, the apartments have not felt secure at all. My vehicle was stolen from the garage earlier this year. There have been security issues that have gone months without being fixed, in spite of repeated conversations with management. The first floor is typically kept really clean where potential residents are shown, but the other floors are filthy. The office staff is nice though!

The managment (Atlantic Pacific) has been doing a wonderful job since taking over in Jan. 2022. I recently had two after hour maintenance requests, Hugo and Josh were calling my phone within the hour. For the A/C that was fixed within 3 hours. I have seen Atlantic Pacific install new security cameras, install all new lighting, security gates, redo the exterior, fix the sprinklers, have stern talks with Hidden Door's noise level and parking...etc. It is a beautiful property. The staff upfront has been very friendly and has helped me and friends resolve whatever issue in a timely manor.

This place e overcharges on utilities and they steal your deposit. The grounds are filthy as well as garbage overflowing in the dumpsters. I am glad I am gone and am not being overcharged anymore. You have been warned
two days ago an emergency sprinkler head leaked outside of my apartment door causing my entire apartment to flood. I promptly contacted the emergency maintenance line, which no one answered. I took what I could and got a hotel for the night. Hours later I received a call saying that maintenance was on the way. In the morning I called my property manager who was less than concerned and more irritated that I was calling to see how this situation could be rectified. I could barely get a word in as I was interrupted by her minimizing my concerns, without offering any real solution other than to take it up with my renters insurance. I attempted to reach out to corporate headquarters formally filing a complaint that I felt my concerns weren’t being taken seriously. Upon my return to my unit, my once spotless apartment has been turned into a mud room, the carpet has been removed from my bedroom with nails exposed everywhere, a humidifier is humming in my ear as my dog and I hide away from all the noise. I decided to speak to the property manager in person about how we could find some solutions and navigate through this process. I was eventually seen. she once again tried to explain what caused the water leak but nothing about how to remedy the discomfort that I have experienced throughout this entire ordeal. I suggested that my rent be prorated, and the days in which I was unable to live in my apartment be credited to my account. Her response was something along the lines of “I’ll ask but we don’t typically do that.” I also brought up that I believed my unit to be unsafe to live in right now, in which I was again interrupted. Realizing that my concerns were falling on deaf ears, I left the leasing office in tears, feeling completely helpless, and unheard. So to sum up it up, I have two loud humidifiers humming in my living room, I have been unable to work from home missing many opportunities and deadlines, many of my belongings have been ruined by water damage, I have spent close to $700 out of pocket for lodging and food. I have a pile of wet carpet padding on my patio, exposed nails , hours of filing a hefty insurance claim ahead of me, and seemingly no help or hope of any sort of rectification for my missed work opportunities, housing displacement, or the damaging of my belongings. I am beyond stressed and extremely disappointed that this is the community in which I must stay in until April when my lease is up.
Beware of this place. I wrote a nice review about this place once and I take it all back. I lived here for a year and during that time I had things stolen and destroyed in front of my door and my roommates car was stolen out of the garage. In fact it was building security that let the thief out of the locked garage as he sat at the gate for over an hour waiting for it to be unlocked. The leasing office took over 3 days to get the security footage from the garage and offered no help when our things were being vandalized by other residents. The turnover rate amongst the staff is frightening. Recently I had a package accidentally delivered to the complex and NOBODY will call me back or help. Also they charge $99 every month for internet and cable that we never had or asked for. We already had our own we were paying for and didn’t realize we had to specifically tell them to not charge us for it. Beware of this place.
We were very happy with our stay here. But we need to vacate our apartment early for medical reasons. We let the company know with plenty of notice. We offered to sacrifice our security deposit and pay an extra month's rent after we leave so the company has ample time to rent the unit out. We don't want them to lose a penny. They simply refused. Said we owe the full amount or need to find our own subletter for the remainder of the lease. We expressed that we simply did not have the time to find our own subletter and would be happy to settle for even MORE than we initially offered. Now they won't even respond. Won't return calls. Won't return emails. We just want to be fair. We have no desire to hurt the company at all. But we need to leave. I just want them to understand that and work with us as people.
Good location with spacious interiors. The management is friendly but there is a lack of transparency with their residents. Before you sign a lease here, understand their utilities are 2X more expensive than comparable complexes in the area. Management adds a $40 "city" trash charge on top of a $20 valet trash charge to your monthly utility bill. The $40 trash charge is not disclosed when signing your lease. Further, when moving out, you will have a $75 oven cleaning fee and $25 drip pan replacement fee automatically taken from your security deposit. Lastly, common area maintenance is poor. Areas like the gym and hallways rarely get cleaned. Finally, expect extreme rent hikes. After my first year, my rent increased by $105. After my second year, it was set to increase by $100, so I decided to move. Overall, I think they have a positive staff and the units are spacious, however, I would not recommend moving here.
I feel extremely terrible to write this comment but I want to give everyone a warning please don’t move in here. They have a problem right now and they can’t seem to control it couple of weeks ago my car got broke into and today I found out at least 5 more cars got broken into. I’m really considering breaking my lease because I can’t afford paying for new windows for my car and also I don’t sleep anymore worry that my car is getting broken into. The office says that they have security covering the building and security cameras, but I really doubt it because I ask for security footage and is been weeks and have yet receive any footage. Guys once again don’t move here, I just want to give you useful information so you can make the right decision for you and your love ones.
DO NOT MOVE HERE-MOLD This apartment complex is in terrible condition and is horribly overpriced for the service and quality you are receiving. If you are looking to live close to up town or love field there are other options that will cause you less stress, and will not damage your health. I moved in when the apartment complex was moving from one property manager to another, I expected some hiccups with maintenance while the building was being transitioned. However the lack of attention my apartment received continued throughout my 13 month lease. Here is a short list of problems with my apartment that were never properly addressed: Water damage and mold under my sink that had to be repaired twice because it was not repaired correctly the first time. It took 3 days for the leak to be fixed once I noticed it. Water damage and mold in the corner of my living room (please see photos attached). This problem happened three times. The first time the water damage was painted over and the root of the problem was not uncovered. In the fall when Dallas had heavy rains the water damage and the smell of mildew were back. This time they realized that the leak was coming from the roof. I was told it was fixed, and they ripped a large hole in my wall with dehumidifying fans for over a week. Then over christmas the problem was back, I reported it and it was not fixed until after I moved out which was 18 days after I reported the incident. Dirty filters in my refrigerator and for my air vents. Issues with the building: The garage gate has broken multiple times leaving the tenant stuck either in the building or not able to get in. It would often take a while to fix the gate, and the gate would be left open which was a security concern. The pools were often dirty as was the pool furniture. The new paint on the building did not care for the tenants items on their balconies, my bike was covered in blue paint. The valet trash was not picked up on the schedule they had set up. You have to pay for a parking spot, this is a prime example of the nickel and dime mentality they have. Issues in general, they do not notify tenants via email instead opting for flyers on the door. This goes for missed rent payments, due to errors with their software. Overall, I cannot in good conscience recommend this apartment complex to anyone for their health and general hassle of dealing with management.
I would like to recognize the community manager - Courtney. I would like to thank Courtney for serving her residents and their guest with complete professionalism. I recently had a bad experience with the community’s designated tow company and Courtney listened to my concerns with the intent to understand. She completely owned and enforced their towing policy with the ability to look at the negative experience from my perspective. I appreciate her time and efforts to make sure she answered all of my clarifying questions. If you are searching the market for a new place to call home that serves with customer focus, respect, and integrity - I highly recommend considering this community.

I initially gave this company exactly what my family and I were looking for renting; first floor apartment because I HAVE KIDS and they promised the moon and the stars with a third floor apartment that they had vacant. Hustled me in and approved everything to get me to pay my fees, and I did it was surprising how quick they went and got it ready to move in immediately. Now I am being harrased by the neighbor underneath me because she states we make a lot of noise and we arent even home much!! Yet she expects for it to be noise free... first of all this is the leasing office agents fault, second of all, now they act like we are the ones with the problem, and third they do not care what happens. The neighbor came knocking at our door at 11pm when we were coming in from being out of town for a week , threatening us she was going to report us for on a noise complaint. Exaggerates about everything. My kids are so little how do you expect for me to tell them not to walk around whats suppose to be our HOME...? They don't even run around they have their playing stations big bully. Crazy enough she took this bogus video of 3 seconds of how you can hear people walk in the kitchen/ wood area.(MANAGEMENT SHOWED IT TO ME AND CALLED ME TO TELL ME WE WERE REPORTED) WELL DUH! We hear the upstairs neighbor too, its common sense. She exaggerated again saying her light fixtures were falling off, thats the apartments fault, everything is out of shape and old. ALSO Not to mention, they have multiple car break-ins and yet they keep happening with all this security system they claim to have. The parking RESERVE spaces are a joke. Let us park and stop squeezing every single dollar possible you can think of ripping us off, such an inconvenience. Please check your apartment before you move in for at least an hour or more in advanced. We moved in and the AC went out right after, something about the pipes freezing up and they took a month almost to even fix it, plus other issues that the apartment had before move in. The crew never gives you a notice they will come by or leaves notes when they fix something, they just come in and out as they please leaving your area they worked on SO DIRTY! I wished I HAD NOT SIGNED ANYTHING with this company. I should of just gone for more options but the leasing agent was so convincing it got me, shame on me. Now I am just counting down the 10 months I got left here SO I CAN GET THE HECK OUT! Worst leasing management ever.
Unbiased review! So much has changed since new management took over, and it's a change for the better. I have lived here for years and unfortunately the property was on the decline until Anna and her team showed up. In a few months the property's received a much needed face lift with more upgrades on the horizon including a safer parking garage. I feel Anna really listens to the residents' needs. For those considering moving here, you'll definitely fall in love with the location. It's centrally located to everything with great restaurants in walking distance. Office staff has been friendly and professional whenever I've reached out to them.
I visited Highland Park West Lemmon on the recommendation of a current resident. Anna was very inviting and took the time to answer all of my questions and concerns. The application process was a breeze and I will be making the move next week!!
The office will never return your call for any urgent issues, and Mistie always seems to be in a meeting can never be bothered. The emergency phone number for after hours is useless, and there is no building security. Sure they are doing upgrades but the office staff is what needs improvement, and the manager is so useless and arrogant - she needs to go. Rent where u are treated respectably like a resident.
I had a really positive application and move in process! A few days before my move-in date we found out that the layout I had chosen did not match the apartment that was assigned to me and I was STRESSED OUT (management had just changed and apparently there was a mix up with the paperwork or it was mislabeled from previous company). Tiffany found me an alternative apartment that had the layout I wanted and had it cleaned and ready for me to move on on my agreed upon move in date! She acted fast and I really appreciated it. They've been doing a lot of updates and renovations which all look great, and I personally really like every staff member I have encountered! I have some maintenance requests that weren't completed after move in but I'm about to follow up.
They have made the application/move in process extremely easy. I am looking forward to joining this community!

I was really bummed that I wasn’t going to be able to release, but Anna at the leasing office went completely above and beyond to find me an option last minute that best accommodated my circumstances. I just signed a lease with Highland Park West and I am so excited to move in! From the moment I walked in the door, the leasing staff (Anna helped me) was awesome. She paid attention to what I'd need in my new home and found a floor plan available that matched my every need. They were super helpful with the application process, making it easy and not stressful! I'd highly recommend checking out these apartments. Ask for Anna when you walk in the door! ;)
Moving is never easy but Mistie, Anna & Tiffany are awesome to work with and made my transition much easier! They are kind and professional and always have smiles on their faces. The units are nice and clean and I'm very happy with the property. Definitely recommend Highland Park West Lemmon!
Apartment leasing team and management are so polite! They work very hard to make sure you are satisfied with your apartment home and the surrounding amenities, I would definitely share this complex with anyone wanting to move in the area. This property is under new management and it is horrible. I would not advise you to move here and I would advise anyone who is currently living here to make sure they take very detailed pictures of their apartment before they move out. I requested a walk thought before I moved out of the apartment so that I could fix any issues so that I would not be charged. Instead, the manager takes pictures of the damage before I fixed it and charged me without ever going back into my apartment. To make matters worse, she charged me to replace the carpet throughout the space even thought only a patch of carpet needed to be replaced in the living room. I am in contact with Haley from the corporate headquarters and she is refusing to return my calls. Misty, the on sight manager, is never available when I call and never calls back either. If moving here is your only options I would just be prepared to not get your deposit back, be charged for damage that does not exist, and to have people who lie and are unresponsive in charge.
When I first checked out this apartment (Avana) at the end of November 2017, I fell in love with the spacious floor plans, amenities, location and listing price; however, after paying fees and deposits, I no longer heard from the leasing office. I had left multiple voicemails requesting for someone to follow up but heard nothing for about a week; I was also out of town of Thanksgiving therefore I was unable to actually visit the property. Five days before I was set to move in, I visited the property and realized that it was under new management (O’Connor Group); not once was I notified. The new management company quoted me a new listing price and additional fees that were not stated by the previous managing company. Luckily, I had electronic receipts, all of the messages from the previous office manager, along with the lease signed with the other managing company otherwise I would have had to find another apartment within 5 days or pay a higher price for the apartment I already paid deposits on. O’Connor Group honored my lease with the other company only because I had documentation. I find it very hard to believe that my file, along with my leasing agreement was not presented to them upon being under new management. I’ve been in my apartment for about two months now. The walls are extremely thin; you can hear everything that is going on upstairs, airplanes flying overhead (located 5-10 minutes from DFW), barking dogs and pedestrians outside your bedroom window, etc. Aside from the noise, the new managing company is working diligently to enhance the property (repainting walls, enhancing the pool area, changing the light fixtures in the hallways, etc.)
We were residents at the Avana West Lemmon before it changed hands. We had already signed our lease with Avana, and were given a one day notice that there was management changes the DAY before rent was due. Rent was not available to be payed online thru the HPWL, so it was a difficult process to pay it in person. The HPWL also does not send email alerts when your packages arrive, so you never know when they get there. The office also closed for about 5 days for Christmas, so if packages did come in that time period before Christmas, there was no way to get them. These have only been a few instances in the ONE month under new management. Truly hope something changes.
If I was able to give no stars, I would. The managers (both property and regional management) could care less about you and your home needs. My roommate and I signed a contract to move into this complex in January 2017. We received a call a week prior to our move in date from Veronica, the Property Manager, saying that the unit we were to move into was still occupied by the former tenant (making them now squatters and breaching item 32.4: Holdovers in the contract) for lack of planning and preparations on the property managers end. Our only options that we were given, was that we could either change our move in date to a week later or choose a different unit that was offered to us at a HIGHER rate than we initially signed. No concessions or any effort of consolation, were offered to us for the huge inconvenience that they had presented to us. Veronica, the property manager, was extremely unprofessional and didn't seem to care about the severity of the situation. And the Regional Manager for Greystar, Lauren, also acted as if this was in some way our fault and not their own, for lack of knowing how to manage a property correctly. They in no way made us feel like they had any control in the situation or that they cared that we were essentially homeless now because of their errors. All in all everything that the property and regional manager did was a breach of contract, and showed how little they actually knew about managing apartment complexes or conducting business professionally. Myself and my roommate will NEVER lease at a Greystar property ever again due to how little they cared about us as tenants. I strongly advise for you to stay away from Avana West Lemmon and Greystar Properties in general, at all costs.

The complex is nice,the location is convenient and the office staff friendly and helpful. They quickly respond to our work order requests. Cleaning/maintaining of premises is slow sometimes, but over-all it looks decent clean. Sometimes residents go over board with noise, but management is quick to bring these and other similar situations, back under control. The complimentary gym trainer is also very friendly and inviting. So, based on my experience, it was a great decision to move to Avana West Apts.

Hands down, they are one of the BEST apartments I have ever lived in. The maintenance workers arrive punctually and fix any problems. Free guest parking, complimentary personal trainer, 2 parking garage, 2 pool, 2 courtyard and very pet friendly! There is a washer and dryer in each unit. Which was very helpful to me. Overall, the Avana West Lemmon is a choice in apartment complexes. Rooms are spacious. The staff is helpful and OUTSTANDING costumer service!!!

This is the worst apartment complex I've ever leaved. I had water damage in my leaving and bathroom and it took the complex three tries and more than a few months to fix. After I moved out the even charged me for the carpet because it was in bad shame mainly because of water damage and at the end they were going to replace.

6 reviews 1.0 star rating 5/5/2016 This place has reasonably modern conveniences and the actual apartments are acceptable, though the light switches and outlets make no sense in terms of placement and there is inadequate lighting. This is in spite of the fact that it is directly underneath Love Field's approach and departure trajectory leading to incredibly noisy landings and take offs very close overhead of VERY loud jets. However the location cannot be helped. Location (other than the jets) is nice and easily accessible to most of what you would want to get to. Relatively reasonable office hours. The biggest problem here is the front desk people. They are more than willing to accept your packages, but telling you they did so is a "courtesy", meaning if you don't have an alert built in they will keep your packages for weeks and months without telling you they are there. They kept a supply of needs to be refrigerated medications (3 month) supply, without any alerts of any kind, for over a week and then had the audacity to blame me for not picking it up. Because they hadn't told me it was there. Questions go unanswered for weeks if not months and they are very happy to fine you quickly, but not to give warnings. All complaints get turned into a magical series of , "but it's in your contract" speeches, though reviewing the contract with a lawyer shows they are not as covered as they would like you to believe. This place is not worth it. Do not move here unless you have no other choice.
I just recently moved to the area and this is my first time living in an apartment building. I have always rented houses, and I wasn't sure how I would like the apartment life. The first time I visited the building, I fell in love and signed my lease that day. The amenities here are spectacular, from the beautiful pool and lounge area, to the gym facilities where they offer classes. The location is amazing! It is close to many different bars, grocery stores, gas stations, and restaurants. (Including a few directly in the building) The service technicians are great. I have only had to put in one service request, which was a non emergency, and they were there that same day to fix the issue I had. Not only that, but they keep the common areas of the apartment in great shape. They even pressure wash the parking garage and hallways. The office employees are also great. The day that I applied, they suggested that I apply for the company they work for and even put my name out to apartment complexes that they knew were hiring. Any time that I have spoken with them they have been very friendly, professional, and helpful. The only thing that I have disliked about my experience here is move-in day. This building is not the easiest place to move in/out of. We had to load all of our belongings into the elevator, across the parking garage, and into our apartment. Other than that, my experience here has been great and I would recommend these apartment to anyone.
When I first moved to Dallas, I loved the place. It was very nice, perfectly located (not far from Downtown and near other cool neighborhoods). It's located on Lemmon which has a ton of restaurants, grocery stores and little shops. It has decent pricing. The property itself looked nice but as time has gone on, they have started adding unsightly caulking to seal cracks on the building making it look less luxurious and the building looks like it's covered in white spider webs. There have been a few times where the fire alarm has gone off in the middle of the night because of "tampering", which is annoying but it's taken care within an hour or so. It has two pools and sitting areas which are nice. If you're looking for something not too pricey with a good location and don't care that building has maintenance issues then it's a good place to reside.

My wife and I moved to Dallas a couple of years ago and knowing nothing about the area we chose this complex to to the proximity to our jobs. It is conveniently located to Dallas Love Field, Oak Lawn and just a short drive to downtown, the tollway, I-35 and 75. There is also plenty of grocery sores, gas stations and other shopping opportunities near by. Last but not least the staff is friendly and maintenance requests are dealt with in a timely manner.
I've lived here for almost a year and have enjoyed my time. They have a few small kinks to get around (thin ceilings, non-residential parking) but overall I enjoy the location and neighborhood. Be weary though to move-in until the construction is done on the adjacent lots, it can get noisy at times.
