If I could I would give one star. The management doesn’t care about anything. I complaint in an emergency one week ago that my stove is completely off and they still did not come to see us. I called them three times and they told me to make my own arrangements, so what do I pay the rent for? Since last 2 summers I have complained about the ac not working, they still haven’t fixed it.

For starters the property manager lacks customer service and likes to try and bully his way through things until he meets the right people. The inside of the apartments are mostly updated in terms of the floors and the black appliances. The overall structure is outdated and some buildings need a full structural checkup(walls roof plumbing infestation checks etc). The apartment my bf had has a stain in the toilet upon which maintenance advised they don’t clean toilets even though we hadn’t moved into the apartment fully yet.(this was told to them when we did the walk through. A work order was put in and that’s what maintenance said) I told them the toilet was coming off the floor no one ever came to check that but they wanted to bombard me and my gf at 10 in the morning to ‘set up’ after telling us the water heater was fine and they had no emergency. This last piece happened recently. The water gets turned off every week sometimes twice a week with no prior warning. It’s a normal thing to wake up and not be able to brush your teeth because there’s no water. The roach problem is an issue we didn’t start having til they started working on the apartment above me. They also do not adhere to social distancing or wearing masks when talking to anyone If you still decide to rent here do so at your own risk. Ms Ashida is just as fed up with his bullshit as we are. I have been having a great experience here since I moved in. The transition was very smooth and the grounds here are beautiful. You really can't beat this location with all the retail right around. The office staff have been extremely helpful with any issue I had. I couldn't be happier here.

I enjoy living here very much. I know the management changed bu they are doing some really nice things to the property and excited to use the new gym and pool. I’ve lived here for two years now and we’ve had 8 break ins in the last three weeks. Management has changed AGAIN and maintenance is unresponsive. The gate is constantly open, random people who don’t live here are always in and out. Ladies in the office are rude. Stay away from here.

I am a current resident at Atlantic North Decatur and I have experienced some very bad customers services as well as being charged for renters insurance that I had proof of. As you know Monday was Labor day and I had a charge on my account for not having renters insurance which I’ve always had. I came in to the office on August 4, 2018 at 10:00 am and spoke with Robert the leasing agent and he informed that the assistant manager Katrina was not in as of yet and that anything that was dealing with money should be discussed with her. I went on to ask him if I should just still pay my rent and he stated that I shouldn’t do it at this time. Later on that day I came back in the office to see if the assistant manager was available and he stated that she would not be in today and this was at 3:00pm. I was now charged a late fee of $175 as well as a renters insurance lapse. They are so rude and very unprofessional, it is disgusting to have representation as such.

Thank you for your review. I apologize that you feel you were treated unfairly. We strive to ensure that all of our residents are treated fairly and equally. As you mentioned the leasing office was closed on Monday for the holiday. An email was sent out to the property the week before explaining this and encouraging all residents to come by the office when we were open on Saturday, September 1st, to pay rent and handle any rent concerns. We require all residents to provide us with a new copy of their insurance at the time of lease renewal, or whenever the insurance policy expires. This is stated in the lease as well as on the renewal offer letter. If our records do not reflect a new renewed policy with current coverage dates a letter will be sent out notifying the resident and an insurance lapse fee will then be assessed. Unfortunately refusing to pay rent due to a discrepancy with a charge is not a valid excuse to not pay rent. In this situation it is always best to go ahead and pay your rent on time, if you are unable to discuss with office staff prior to the 4th, and we can discuss the charges after you have paid. If a fee is waived after rent is paid this will result in a credit on the resident ledger. Per our lease agreement the rent is late on the 4th. On the 4th the late fees are automatically added to all past due accounts. We apologize again for the confusion and for your frustration. Thank you for your valuable feedback.
I lived here about 2 years and moved out April 2017. I had my car vandalized, my patio vandalized, and items stolen from my patio. There were constantly pests in my home which is not surprising because there was always garbage by the street. My neighbors had their homes burglarized. The manager goes through tons of employees. If you want anything done you have to walk to the office because they don't answer the phone or respond to emails. I had an active leak in my apartment for 6 weeks until they got it to stop. It might look appealing from the outside, but you do not want to sign a lease with these people.

Been here almost two years Management is a joke!. From the start of my stay here Old fixtures and painted over wall paper to breed the roaches, the cabinets fall apart due to being water logged so you keep roaches. Floods, water leaks, constant clean out of cabinets of all content or your fined, still roaches, bugs, unfixed repairs that maintenance will state completed when they never even showed up, Set offs of your security alarm while your out of town, false alarm fees charged due to management knowing( note: call prior so alarm can be disarmed) not following instructions and not willing to even compensate for there fault in the matter, Broken gates always... The grounds are not keep up, people stop cars and park anywhere with out indications, left carts everywhere, trash, food containers and pet owner don't control or clean up behind there pets. Large rodents and possums are residents here too.... Management will try to fine you for everything and solicits you to refer family and friends to rent at this pig pen. I pay my rent on time every month and send an email that I will not be renewing. I can not wait to leave this place...
NOOOOO! Do NOT DO IT! As soon as I finalized and signed on the dotted line, I've received the worst service, have been taxed for everything and have been treated as if I was insignificant. I'm so disappointed! It's as if I was bamboozled by a car sales man! The apartment is nice, I admit, but since I've been here they have "forgotten" many things. For example they "forgot" to take my deposit, so now my $250 off my first month's rent is void. They "forgot" I've submitted my renter's insurance. They "forgot" to charge for my washer/dryer rental. They "forget" so much. They are so in a rush to get you in they forget all details and you pay for it in the end when you are paying $250 more than you thought at the last minute. I'm so annoyed that I'm here. I was just checked my account, I was charged an extra $50 for a pest control fee. $9 for a service fee, $25 for an account set up fee. JUST DON'T DO IT. This Apartment is not worth the hidden fees and stress. I am overwhelmed with regret, and I hope to save ANYONE else from this nonsense!
When I first moved in everything was perfect and I absolutely loved my apartment. Now that I've been here for a few months I can honestly say that I'm absolutely miserable living here. The only things I like about this place are the neighborhood and that we are down the street from LA Fitness, Wal-Mart, Kroger, Publix, The Farmers Market and the city! However, I have had an awful bug problem that has gotten SO bad that I can never invite any of my friends over or feel comfortable in my own home. And all management does is send out pest control people to just spray stuff that doesn't work. After my lease ends I will definitely be moving to the newer apartments across the street. If it weren't for the bug problem I would definitely be happier here!
Due to the exceedingly negative reviews, we almost didn't visit but I hold the following to be true: not all reviews can be trusted as evidenced by the fact that one can see an great review followed by a terrible one for the same place. Reviews are subjective and can be influenced by many things. We decided to give it a look - and we're so glad we did! Happily, this was our first stop and the experience set the bar high. We looked at 7 more properties, some with a significantly higher price point, and none of them even came close. During the tour everyone we passed smiled and waved. We asked if there had been a change of management and they advised that there had been. In fact the place is going through a complete rebranding and is now called Carriage Place Apartments. The apartments are generous in size, creative in design, bright (lots of windows to let in the light) and well maintained. The property is well kept and very earthy with lots of trees and plenty of open ground. They are in the process of setting up a state of the art onsite gym and have the dog park is the best I've seen, complete with agility equipment. I liked that one could see they were stepping up and delivering on their plans - not just talking about them. The office staff was open to new ideas, friendly and welcoming. We mentioned that they needed recycling and they were on it! They even invited me to paint to make the place my own. I'm delighted to be calling this my new home later on this month. I have lived here for three months and will soon be leaving. The community at first I thought was great. I had no bug problems and loved the square footage of my giant and cheap apartment. It's old, but I had an awesome place with a fireplace and couldn't complain. Slowly but surely things got worse despite brand new management trying their hardest to make this place better. The gates are a joke and are always broken. Even when they do work people tailgate and anyone who wants to get in gets in. The residents are all foreign and walk aimlessly in the roads and have absolutely no respect for anyone else living there as they scream and yell in their apartments at all hours of the day and night. There are grocery carts EVERYWHERE along with trash and generally gross grounds. I love the management team and hate to leave a horrible review but after being watched by random people in the parking lot and then being broken into, I'm done. It's not worth saving the $100 a month to live here rather than a safe secure community.
Do not move in here unless you like theft and break ins, garbage everywhere, roaches, mold, and being ignored by whatever Management-team-of-the-month they've hired. They have gone thorough 4 Managers in less than one year. Once that lease is signed, they just don't care. They won't even spend the money to correct serious safety issues on the property. Come down for a visit and you will see hundreds of tall rotted trees that have been marked with red dots for removal. It's been that way for 4 months and not one tree has been removed. I've even seen branches on unmarked trees break off and barely miss a parked car or land on fences and whatnot - they pick this stuff up and yet they don't care about preventing a serious disaster, it's insane! Besides this, I have learned that asking for things to be fixed is a total waste of time, there is zero follow through and the "work" that is done is seriously lousy. I guess they don't want to pay a person with a skilled trade to do things the right way and that's probably why I can see two different paint colors and old wallpaper peaking through the walls in my unit. Don't let them show you a demo unit, those are perfect and you're place will be anything but! Do yourself a favor and cross this one off the list.
