We have mold growing into our apartment, needs need to be repaired (you out in a request takes months or years to get fixed), management horrible, maintenance horrible, living conditions horrible, ground keeping (dog poop everywhere) horrible just horrible. There are multiple reviews on here talking about the terrible conditions and how management does nothing about it. I was hoping they were wrong but unfortunately we're experiencing the same thing. We viewed a lovely 2 bedroom apartment and signed a lease for a 3 bedroom thinking it would be the same but sadly that was not the case. We moved in over a month ago and almost all of our maintenance requests have gone unanswered. Or they have a bad habit of being marked complete with no progress. Things like awful bathroom tiling that is crumbling and falling apart, crooked bathroom rail installed, shower drain was clogged (we ended up just fixing it ourselves out of frustration), kitchen sink faucet coming out, no ice maker in the fridge, missing piece of the dishwasher, missing piece of the microwave, screen window missing, some electrical switches don't work, and the deck railing rotting. It's insane that this unit was approved for sale. I've gone to the front office multiple times, this is literally my last hope to get management to do something.

The office staff is so unprofessional, they have no care in the world, long as they get to home everyday!! The maintenance staff is very horrible, they will close a work order knowing they never showed up!! Takes months to get the a/c fixed, Leaks, mold anything.. when going to Ms.Diane property manager, she really doesn’t care, she has the attitude and look on her face that she doesn’t care! By the way she responds it’s like ma’am you’re a property manager and be so shocked! That’s maybe why the office staff acts the way they do by just lying in your face, never checking on an issue you had or anything! Maintenance and office makes the property without that’s the property will not be good, The property is nice don’t get me wrong but the prices are cheaper for a reason!!

I have been waiting over two months for my microwave to be fixed. They will not return my calls when I leave a message. The two times I actually have spoke with someone they said they will get back to me and they never do. I had to go in person and all I got was a card and the same “follow up” lies. Do not waste your money. It is simply not worth the stress. I wish I could move out tomorrow. This place is trash.
Stay away. I lived here for 3 years. Maintenance is lazy. They rushed to move someone in upstairs but pipes burst and they did nothing to rectify the issue. My unit had a leak and there was mold on the ceilings!!!!! Property “manager” is incompetent and unprofessional. Just all the way terrible.

This place is by far the worst place I’ve ever lived in the ATL/Metro Area. Please understand that if you are considering this property, you will be severely unsatisfied. In addition to the place being fifthly and broken, the maintenance doesn’t fix anything plus the leasing office simply doesn’t care no matter how much you call. We broke our lease since we can’t take it anymore, CANT WAIT TO LEAVE THIS PLACE!!!

Where do I even start? Maintenance is terrible. They are constantly under staffed and I understand there may be an overwhelming amount of service requests, but this is ridiculous. NOTHING seems to get fixed. My shower head cracked in half and I literally couldn't use it without flooding my entire floor, I called maintenance almost every other day to have it repaired but it took them almost 2 months to have it fixed, I had to call it in as an emergency. Luckily I live with a roommate so I could use her shower but imagine if I didn't. My dishwasher also has been broken for 6 going on 7 months now. We have called at least once a week if not more trying to get someone out to look at it but we are always met with an attitude from the leasing agents. They say they will send someone out or will let someone know and that's the last we hear from them until we proceed to call again. We even went in person and still were turned away. We have mold growing above our showers that has been reported and ignored. Our cabinet is caving in and about to give at any moment which is also ignored. There are always new employees in the office yet they all still ignore the phones or make up excuses. The trash is piled high over the dumpster in the front of the complex and the gate is constantly broken. The mail boxes get broken into, and there were two reported shootings in the neighborhood. I really wanted to love this complex and we tried to stick with it for as long as we could but they removed the included washers and dryers and when ours broke they refused to fix it because it's "no longer apart of the lease" but the rent continues to increase. It's not worth it.

please, please believe the reviews people. The good reviews have to be put in somehow through the management. This place is disgusting and run run as fast as you can. This rent is outrageous, and the apartments need to be upgraded badly. every little thing is broken, and the maintenance crew are pathetic. Its a shame , we've called so much we, stopped calling and just let everything go broken as is. We are tired of calling the front office for repairs.. Really sad. We had very high expectations. I am tied to my lease because I had such a high deposit. But I am looking for something else can't even wait an am willing to break my lease. yes its really that bad!!!
I moved into this apartment complex for the fantastic location under the name Aventine at Vinings, about 10 years ago. The management company, leasing office and facilities staff were amazing and so friendly. Very prompt and attentive to the residents' needs. Everything was amazing during the first few years of living here. In about 10 years, the Management Company has changed about three times since. There has been quite a bit of turnover of the leasing office and facilities staff, plus rental prices are always increasing and more fees are added. The facilities staff always seems to be a skeleton crew, high turnover, and contractors. Work orders used to be completed in a few days' tops, now it could be 6 mos. unless its an emergency. The repairs used to be done quite well but over time, repairs are now sloppy and cheaply repaired. It just depends on the repair and the person completing the repair. There seems to be no real loyalty to the residents, especially to those who have been here the longest. It's a management company and we are just numbers. Even with all the renovations of apartments, painting of all the buildings, remodeling of the gym and other newer amenities, the community is still aging. The grounds are kept up and look nice most of the time. The problem lies when Covid hit, jobs were lost, people couldn't pay their rent, so now things have been going downhill rapidly. Money is spent on the wrong items like a trash pick-up service, it's a huge waste as no one recycles anymore, not even at the community's recycling center. Rumor has it, items have never been recycled by Conex Recycling. Many of us go to Smyrna Recycling Center. I am sure this is happening in all complexes, there are two pools, a tennis (used to be 2), and game courts, and lots of amenities. The only real reason I have not moved is that things are in decent condition, I love the view of the forest from my apartment and the Smyrna location is key!
Run do not live here. They will upcharge you for everything even when you have had maintenance issues for over a year that have not been resolved. I repeat do not live here avoid the headache in advance there is very little assistance from leasing when you have issues. This should not ever be the case when you pay your hard earn money every month on time
I have had several issues with maintenance. My AC has not been working for a week now. It takes forever to get maintenance to fix something. I have been here a bit over a year now - The property is always dirty and the trash is always pilled up for several weeks. There’s a lot of noise and you can hear everything that goes on outside of your apartment and I live at the very end of the complex... I’ve seen people smoke weed inside their cars or outside on the property. The gate is always broken (stays open) and if it’s working the call box for visitors is broken. Another issue I’m having is that they are charging me $200 more for rent and I’ve spoken to the leasing office and my account is still showing I owe more. I can not wait until I move out in a couple of weeks.

Convenient to 75, 285, and I-20. Grounds/amenities are nice. Awesome pool party last year. I came on to this site to weigh my options as other apartments in the area were priced a little cheaper. But as the saying goes, you get what you pay for! I knew i wanted to renew after the young lady in the office went above and beyond to help us with an emergency issue. You just cant get that everywhere.

This apartment complex is poorly managed. I lived there for 3 years, when the new property manager stepped in, the complex lost a lot of great staff. The new office associates that were hired had very poor communication and lacked general customer service. Upon turning in my notice to vacate at the end of my lease, there was no communication on their behalf on what the next steps would be. I wasn’t greeted by an associate, I had to sit in the lobby, until I finally went to an office door and knocked. The associate sneered and said “Yes” with a disgruntled tone. I moved out in May and it took them 5 months for them to finally send us our move out details. I will be reaching out to corporate to file a formal complaint regarding the staff and property and will take legal action as needed for failure to comply with contractional agreed upon timeframes for notices regarding final walk through, bills, etc. As a Regional Director of Sales in the same industry. None of my associates would treat our customers with the disregard this staff has treated me and their tenants. BEWARE when you sign your lease with them.. I hope this serves as a warning to you before you sign anything with this property.

James in the leasing office is very professional when he is talking to you, but he will make up things about the property to make it seem better than it actually is. He never does what he says he us going to do. They never answer their phones and they have no written documents showing you how much everything cost (application, professing fees, etc.); the prices change depending on who you speak to in the office. Find somewhere to live that actually cares about their residences.

Living here for almost 5 years now. There are multiple concerns from the renters living here. 1. Biggest one is safety gates are always broken. 2. Delay in fixing maintenance issues. Leasing office staffs literally says "we do not have an ETA to fix the issue", we are short staffed, back logged with multiple maintenance issues etc. 3. Swimming pool, most of the time dirty and not useful. We have four gates to go out and come in to the apartment. we pay for gated society. But one of the four gates are broken all the time. There was never a single time (since this new company has taken over) all the gates are working at a time for more than a week. From past year it's not even a week, one or the other gate is always broken and open for anyone wants to come in at any time. This is a very big safety concern. As per Leasing office they do not have any control over this, although they have control over collecting rent, which includes extra money for gated society. When asked who else we can contact to fix this issue if it is not in control of leasing office, we do not have any answer.

Hello , Thank you for your valuable feedback. The gates actually are functioning more often than not. Unfortunately, gates are mechanical and as you know mechanical things can break. Sometimes residents damage the gate as well. When the gate is damaged, it does take time to get a vendor to come out and make the repair. Okay, so you're probably thinking that the negative reviews are possibly bitter ex renters that shouldn't be taken to heart. That's what I thought and it was a huge mistake! The only positive reviews you will find are not recent. This place is filthy, unkept and dangerous with a terrible staff. The grounds are not kept up and the trash is constantly piling and spilling out of the compactor. Instead of properly correcting the issue by adding another compactor, they send out threatening emails stating that they are charging the entire apartment community for the overflow of trash. Huh? next, let's discuss the gates of the "gated community" that are consistently broken. There is never more than a one month period at a time when all of the gates work. The craftsmanship in the apartments is shotty with paint splatters everywhere, constant leaks, water damage, dirty vents, etc. Mine even had wires sticking out of the wall and dented appliances. There was always a short so my garbage disposal hardly ever worked and you can never get a quality repair in a timely manner, if at all. Cars get broken into and the noise level is ridiculous. Please take the negative reviews here and elsewhere seriously. Move elsewhere! There are several better options within a one mile radius.
I have been living here for almost one year, and have had many many maintenance issues. When I first moved in, I contacted maintenance about a large water spot forming on my ceiling, and was told there was nothing to be done. Three months later, now with several very large water spots forming, it began to leak. Maintenance came to determine the source of the leak and cut a large hole in my ceiling. A couple of days after, I received a notification on my resident account that the service request was "completed." I contacted maintenance again to make sure they were aware that there is still a large hole in my ceiling that leaks very heavily now. I was told they would patch it up soon. Over the next month, I contacted maintenance several times about having the ceiling fixed. After 6 weeks of living with a huge hole in the ceiling that leaked, molded, and saturated the carpet with dirty water, maintenance finally contacted me about fixing it. They came to my apartment and finally fixed the ceiling... Now, only about a month later, my air conditioning regularly shuts off (it is the end of summer, and the temperature averages 85-90 each day). I am a full-time graduate student and I work part-time, so sometimes the air conditioning is off for many hours before I come home and am made aware of it. I have a pet who is stuck suffering in the apartment when the air shuts off. After a few days of this, maintenance came and fixed it. However, now, my air conditioning still regularly shuts off AND the range in the kitchen won't stay on for more than a couple of hours. I have contacted maintenance again and am waiting to hear back... I'm regularly having to go to the breaker box and turn things back on which have randomly shut off. It is uncomfortable and frustrating living here; the property manager does not seem to care much about tenants living in apartments that are not being run properly.
This has been the worst experience dealing with an apartment complex. First off, they have a RAT issue that they don't take seriously. We live on the top floor and had a rat come into our apartment that maintenance did not take seriously! When maintenance came to our apartment, he brought a bucket and a broom. He said they ran out of traps and asked if I could have someone bring me some. I have also seen a few more rats outside at the complex. We have had a fridge that constantly shuts off since we moved in January that they have yet to replace. We also have had many issues from the dishwasher and washing machine not working to no water coming out of the sink to the heat not working - all of this happened within our first month living there. The front office is very slow with responding to issues and they will forget about your issues. This apartment complex looks nice but they do not take care of their residents. I would not recommend staying here.
When I first moved in 2 years ago I loved living here...quiet, peaceful, clean grounds. In the past 9 months or so , property has gone downhill! Security gates broken for months; trash compactor broken, trash on grounds; huge limbs from snow storms on property for months; fences broken; downed gutter blown off from storm with sharp edges-I told office -instead of clearing up, it was pulled behind bushes; wooden bench vandalized and left upside down creating safety hazard if someone were to fall on it...they could be impaled; loud music all hours of the night and early morning, a tenant from my building stated apartment had mold...moved to another building...apartment with mold was simply painted, updated, and another tenant moved in with no clean up of mold...I was sick for months and spent thousands on doctor bills probably due to mold as well, tenants smoking marijuana out in the open; many breezeway lights and security lights on outside of buildings not working; dogs being walked unleashed and pet waste not being picked up, even by an employee. Everyone I’ve spoken to recently are all moving out and all say the same thing. Office staff is very nice...I believe management and/owners are to blame.
I am a current resident and I would like to save any one trying to sign a lease here. Please avoid this property!!! The new management shows very careless attitude towards tenants. Not sure if they want to continue or scrap this property. You need to create one or two maintenance requests in a week because something or other will break every week and they fix(say they fix )the same 25/30 year old things which will break again in 2/3 weeks. For some tenants they told that you have to live with the broken appliances !!! ( You can understand how careless they are).
I'm a current resident...and I'm watching this place fall apart. This new management group seems not to care about anything property related, they are only concerned with renting new units and raising rent on current tenants. Things i see around the property: Rotting wood exposed on buildings. 1 of 2 car washes shut down permanently because they don't want to fix the drain. (over 6 months now) Fountains at pool are broken. (over 3 months) BBQ grill at main pool location is broken. (over 3 months) Wooden seat on the tennis courts is broken rotted and laying on it's side. (over 6 months) Coke machine was vandalized and has since been removed with no plans to replace. (1 month) I could go on and on but I think you see the pattern. I can't see giving them more than one star right now. I don't know what their plan is, but it looks like they plan to put no $ into the property...bleed it for all they can and sell it. That's my guess.
We are staying in 1 Bhk (591 sq ft)2010 renovated PROs 1. good apartments with sufficient storage. 2.Apartments have extra storage in patio. 3. Friendly & helpful staff. 4. Good Maintenance service 5. Safe & well maintained 6. Easy access to Schools,Parks, Farmers Market, Gas station, Cumberland mall, Home depo CON's 1.Watel bill is calculated on overall community usage not on per house consumption. you pay the same even if you take steps to conserve. 2. Basic dishwasher, washer & dryer. Takes long time to dry cloths. No microwave
I found Rock Creek At Vinings on Apartments.com. Let's start from the beginning. I graduated college with a degree in Economics and upon graduating moved back in with my parents for the sole reason of not being able to find anywhere I thought was suitable before graduating. I tried different apartment apps and sites and had it not been for Apartments.com I would be living at my parent's home to this very day. Rock Creek is perfect. Fantasy like landscaping, Zen gardens, beautiful pool and tennis court, truly wonderful staff. I asked them if I could sign a 3 year lease, doesn't exist by the way. This is an excellent neighborhood to meet new people. There are so many things you can do at Rock Creek. It offers a gym, a laundry area, two pools, and a trail to walk your dogs. The staff really care about our well-being since they offer free light bulbs, a sprinkler system, and pest control services. It's like your paying a monthly package! I highly recommend it.
Moved in last week, Management was great, apartment light roomy and well maintained. Pools and clubhouse are beautiful and the location is in the center of everything. Definitely an A plus.
