Property Ratings at The Atwater at Nocatee
This is a beautiful place to live and we’ve enjoyed our two years living here BUT please be aware of the following things the leasing center will not tell you: - Your rent WILL increase by 20% each year. Don’t be fooled by the rent special. - DONT live by the pool you will hear your neighbors at the pool/ bbq area with the tv/music very frequently up until midnight. It’s nice that the community meets like that but the acoustics in this area are horrible. You can send all the emails you want but they won’t do anything to take action. - Be aware of false fire alarms going off at 4am or in the middle of the night. Since we’ve lived here we’ve had to exit our apart in the middle of the night around 3-4 times and around 4 times during the day time. Just being a friendly neighbor to future renters.
My Mom who is a retired rented her one bedroom with an office nook at Atawater a year ago, after my father passed away. We just renewed, at market rates which was a slight increase in rent. It was been wonderful. It is a lot of 55 plus (many 60-75), but also has younger people. The best part is the friendly other tenents, a number of who participate in the organized activities (offered at least one a day), and do activities together. The region (Nochatee) is beatifulltly maintained, with wide boulevards, and golf-bike cart trails. The village is just a 5 minute drive, and has everything you need, from eating, basic shopping, to healthcare and recreational facillities, including two large waterparks (only $50 a year to join for residents). There are free Nochatee events as well as free events at Atwater. Atwater is built with high quality materials inside and out, including brick, tiles, lovely large pool with hot tub (though the kitchen cabinets are not solid wood). The maintenance men keep up the pool and common areas meticulously. And while there are few inside apartment maintenance issues since it is only a few years old, when you need maintenance they come right away.. The common building is high end, with exercise machines, yogo room, pool table, kitchen area and outside barbeque. There are people attending the front desk ready to help with anything, as well as a great resident activities director. My Mom, who is an artist and was an educator, has even been giving occasional art classes just for fun.
Picked up my keys to my new home at Atwater today. Customer service all the way through my first tour, throughly application process, and now to opening up the doors for myself and furry pet friend. In such good condition, amazing amentities, impeccable landscaping, friendly staff, the list goes on. 5 Stars ??

It was very shortly after being initially provided with an apartment walkthrough that I felt fairly well assured that my family and I were going to really like living in The Atwater at Nocatee. Now, after residing here for almost a year, I have no doubt of it at all. During this time, I have been very happy with the facilities and services associated with my "Home at The Atwater." I have been very impressed with the efficiency and effectiveness of the facility administration services provided - normally in a very short time after requesting the assistance of our very efficient facility administration. It is also very rewarding to participate in the abundance of social events professionally scheduled, facilitated and administered by those same personnel. We sold our house and moved to Nocatee to be closer to our family. Our house sold so fast that we quickly had to find a place to live when we came across Atwater. We found an apartment that suits us perfectly and moved into a community where we feel welcome. One reason for selling was our desire to get away from all the maintenance issues involved with owning a home. The Maintenance team is so responsive and professional! Most issues are resolved the very day you report it and the Maintenance Team always is friendly, helpful and competent. We love living in Atwater!

Due to the sense of community with staff and residents, we have signed our second year lease! Feels like condo living not apartments. Wonderful amenities and events. I especially enjoy the yoga classes offered. Recent elevator issue due to lighting strike has impacted 2nd and 3rd floor residents. However management keeps residents updated on repair. Landscaping can use more frequent pine straw application. All in all we are very satisfied and recommend Atwater. You can't beat the location for shopping and beautiful beaches!

Peaceful location and so convenient to Nocatee Town Center for shopping and eating. Flagler Health and Baptist Health medical offices are 3 minutes away! Council on Aging and all its activities are also a few minutes down the road! The apartment complex here is well maintained; the clubhouse is beautiful and open to community gatherings. We have access to outdoor grills at several locations with a pizza oven at the pool area. There’s a game room including a pool table and shuffleboard and ping pong which is one of our monthly activities. The social activities calendar is amazing! While there are recurrent activities every month the Lifestyle Director incorporates new activities based on availability and preferences of the residents. The management and staff are friendly and accommodating. Having moved around the country living in a variety of communities I find the Atwater of Nocatee one of the best I have experienced! You will not be disappointed!

The Apartments and buildings are not properly cleaned, they charge you pest control but there are roaches and spiders all throughout the buildings. Property is not handicap accessible besides ramps, the doors are not and this is extremely inconvenient for my mother. Our apartment and building has had mold for over 7 months and they wont do anything about it even threatened to evict us if we continued to bring it up. The property management are extremely dishonest and not welcoming to the tenants at all.

If you are looking for hassle-free living, in a quiet, relaxing environment, The Atwater at Nocatee is for you! The staff is great, and Mimi puts together a fun, action packed list of activities each month- something for everyone. The grounds are well maintained as well as the apartments. If you do need anything, the maintenance staff is friendly and ready to take care of your requests. Valet Trash is also a favorite amenity. We have enjoyed this property for over a year, and continue to be impressed by the quality of living we enjoy. If you do not have a golf cart, you can even rent one here! Perfect for those like us who travel, as you can lock your door when you leave, and feel confident you will love coming home to your “resort living lifestyle”.
