Let’s start about when I first moved I couldn’t cause the pipes burst and I already had my lights on it was two weeks until I moved in to my apartment and they left the lights on the Ac on all day all night how do I know because I would drive by to check and I look through the window and I see that the lights are on I can hear the AC. Then when I move and they didn’t really talk or repaint the other tub The toilet looks like it’s just brown and inside never fix that but said they fixed all my maintenance requests there were other maintenance request that said that those fulfilled without being fulfilled why do I know because I also have a camera inside my apartment and in my contract it says water utilities are on your own expenses it’s not The lights are your lights are gonna be really expensive because they have old AC units The water goes by the unit not just your unit untire unit so you’re paying a percentage of what everybody else is paying inside of the the unit that comes other or eight other people i’m one person paying $75-$80 for water and I should be paying like 30 to 20 you pay for pest control every month but you have to request it it shouldn’t be a request because there are roaches everywhere baby roaches big roaches me and roaches they come out the wall they’re coming out the walls the vents the counters the sinks they don’t have a key to my apartment because they misplaced it then they want me to pay for the key and not reimburse me the money that’s not happening then mind you I say my pipes burst before I can move in my carpet smells like mildew they shampooed it instead of giving me a new carpet downstairs they smoke weed all day the smell lingers to my apartment stinks The light in my room to my fan it does not work I don’t know why looks like a brand new fan they poorly patched the pipes where it’s busted it just looks horrible it looks like it by the ceiling with not only are they renovating its still roach infested I fix the gate which they should be fixing the bug problem people don’t even throw their trash in the trash my mailbox is vandalized the pool is never open both of them A lot of cars that are broken down are in parking spots always ask residents walking before you move somewhere I will not be renewing my lease lease went up like why would I pay more to live with roaches
Mold, large tree roach community ,flooding inside the complex.
Roaches everywhere. Took maintenance 3months to fix my heat and air. Hot water is broken 4 out of 7 days a week. Most of their apartments look NOTHING like the photos. Do t b fooled. Pool n gym were closed the whole year I lived there. In 2020-2021
Roach infested, office and property manager are super unprofessional and rude, maintenance never come do your work orders on time. There’s trash everywhere all the time, dog poop everywhere, they don’t even come and cut the grass that’s currently extremely high. They went up on my rent without telling me. Overall wouldn’t recommend.
This apartment is horrible. Empty units have squatters, the front gate is broken, and management doesn't care. Do not move here.

This place is absolutely disgusting there is trash all over maybe 50/60 grocery carts just parked and old furniture everywhere . Pot holes all over the road . And they take forever to respond to maintenance requests. You pay over $100 in utility bills and there are roaches and gnats all over

I have been dealing with this molded area in my apartment since August 2020; the site was initially fixed in august. Once the tropical storm came in September, it started to discolor again, and i started noticing black specs on the ceiling and in the cracks. I periodically remind them I've had a request since September to see when they come and fix it. I came into my house on 4/19, and my house smelled like paint, and i could not understand where the paint smell was coming from since i hadn't had a maintenance request that dealt with paint. To my surprise, the maintenance man came into my house and use a can of spray paint to cover the discoloration and the black molded spots on my ceiling. I called the office to figure out why they thought that was an adequate fix. They stated, " the paint killed it" the maintenance man proceeded to come into my apartment again and paint my ceiling with white paint, which was recorded and shows him only using a can of spray paint and white paint to "fix" my request. Yes, white paint. I reported it to the Health Department, and guess what?! they submitted pictures from August 2020 to the health department to get my request closed The first two are from August 2020, and yes, they left the insulation exactly like this. The last two pictures show the black molded specs, bubbled paint, and a water stain in the living room and hallway.
You'll regret the very first day you move in here if you don't yield to advise. everything about this apartments is a womble, nothing is ever fixed and all the appliances are obselete.

The office staff are rude. They act like if u need help ur a bother to them and they give you the run around. In November 2020 I had water coming up from my sink drains for 4 days with a maintenance request. Finally on the last day I was filling a 5 gallon bucket multiple times and pouring it out my patio. When I went to the office they said no maintenance person was available. Literally in tears didn’t know how to stop it. Few hours later maintenance finally showed up. Currently I have a maintenance request to fix my ac and it’s been waiting for over 2 weeks. Called the office and surprise! They said they don’t have a maintenance person for that! I have a foster child in my home and in his room the wall that was poorly patched prior to moving in is now breaking. But one of the office staff closed the request out. Yet it hasn’t been fixed. I’m looking for another place to move to and a lawyer to get me out of my lease. Don’t waste your money on this dump.
Very rude and unprofessional staff. You have to chase the management, just for them to make fake promises and not follow through. Horrible communication skills. I wouldn’t recommend anyone to rent there. Looks great in pictures but completely different in person.

You pay for pest control but you’ll never receive it. You will have rats in your apartment, no matter how much you clean or put traps. Trash bins are 90% over flowing garbage ends up all over the ground. Apt changed policy. Tenets pay all utilities, good luck if you will be living in a 3 bedroom apt. If it rains you’ll be having to jump over lakes because all walking pathways WILL be flooded. They promote 2 swimming pool however the second pool will never be open and it’s alway filthy. Cars do get broken into and license plate stolen. Struggle find parking is daily. DON’T park on the street, when you least expect it.. your car will be tow. Maintenance dose take a while to get fix and currently only fixing Emergancy problems. Hot water and at times water in general will stop working.
Staff is very friendly and they really make you feel welcome!

The management takes no responsibility for anything. They make everything unnecessarily harder for you. The air hasnt worked since I've been here. Its constantly over 75 degrees and they randomly close out tickets they never fixed. Every month I have a statement sent to me with a lot of incorrect charges. You never know from month to month what the actual rent will be because they always change it. They out eviction notices on your door on the 4th before a lare fee is even assessed. They want rent on time but nothing you need is done in a timely fashion. I was supposed to be approved in 48hrs after I paid over 300$ to apply online. Weeks later I still hadnt heard anything so I called and demanded an answer. That's when I was told that I could move in but I would have to pay an extra deposit and when I refused because that wasnt the original agreement, I was told that if I didnt accept the apt i would forfeit the 250 i had given them initially. I have no evictions and was still charged over 1000 for a deposit. The apt was not ready for over a month and still was not ready upon move in and months later I'm still having issues with the original items on my walk list. They also charge you 4$ a month just to send u a bill for your rent ?? even thought the lease u sign says 3$

To start off I had to call multiple times to check on my application. Once it was approved I had to wait a week after my move in date for my unit to be ready . Once it was supposedly ready I had to wait up to 2 hours again while they finished up my apartment. Once I get my water doesn’t really turn off unless I turn it a certain way and oh my air hasn’t been working since I moved in . So for the last 4 days I had to stay somewhere else because I am asthmatic and I can’t stay in a Texas apartment with no air in the summer time . The assistant manager is rude when I asked for when she got an attitude with me like I’m not a tenant who just signed a lease and can’t even enjoy her own home . I can’t wait for my lease to be up already .

Nice apartments from what I’ve seen. It’s close to my favorite stores, doctors and my gym. Will be definitely moving in once my lease end in my current place.
Moving here have been the worst decision I made. This place is garbage. The management is horrible and rude. My home was broken into after 1 month of living here, there is ALWAYS piled up trash around the dumpsters. The maintenance never fix anything, we experienced a flood they came out created two holes and two months and counting these huge holes never been fixed. My tub is peeling and they completed the work order without even coming to fix anything. There is a HUGE ant problem, they are everywhere in my home. It's a lot of pet owners here but the management doesn't provide bags for them to pick up behind their dogs so there is dog waste EVERYWHERE! Please don't let them suck you in with the specials bc this isnt anywhere you want to stay this place should be condemned!!!
The management team is horrible. They do not care about their tenants. This statement is validated by their lack of follow through on maintenance requests and upkeep of their property. The offer of 2 months free is not worth 12 months of living in absolute hell. There are many more properties in the Houston area. Please do yourselves a favor and look elsewhere.
This is unsafe place. The gate open 24/7. Burglary happened at my apartment. Someone broke the mail box today. Management team doesn't care. There's always full of trash outside the dumpsters.
Currently a tenant and cannot wait for my lease to be up to move out. Customer service at the office is horrible and when you request maintenance in your apartment it takes forever for them to response or they just don’t take care of it at all. But if you experience difficult times and you are a day late on rent, they will reach out to you right away and look for you to collect payment. Only if they were that enthusiastic to make you feel comfortable where you live things will be all right. They only care about getting your money and don’t care in what condition you live in. Don’t believe the pictures on the website... apartments do not look like that.
I have been trying to move into my apartment for almost a month after being told that my unit was ready. I went to look at my unit and the same maintenance issues were not fixed. The manager Eunice told me she would get them fixed and let me know. I then text her, as she texts me about my move in , asking her a few questions about if there were more units available and my concern about being in the back for safety. I also said IF i did not want my unit how would i get my deposit. THey then told me that I would have to forfeit my deposit. Why would that be if the website , with or withought a unit selected, makes you pay a deposit. I did not sign a lease or agreement stating this. I asked who I would need to speak with about it and the property manager Eunice did not respond. I then text and emailed asking about my unit and finally got a response after a few days telling me my unit was cancelled. I asked why Eunice , the property manger, then informed me that they cancelled my apartment the end of august. WHY DO THAT I DID NOT TELL THEM I WANTED TO CANCEL. I asked IF i wanted to how long would it take for me to get my deposit back. Eunice then lies and says I cancelled over the phone...How when I did not call them which records can be checked to prove that. All i ask is for my deposit back as this has been a nightmare. I was working with a women named brianna who no longer works there that did not inform me of the deposit not being refunded and she constantly tried to get me to sign a lease without seeing the unit and kept pushing back my move in date just to have me sign a lease . I made sure to communicate with them via email or text because the manager did not want to comply with what I was told by a former employee and now the manager is trying to keep my deposit when I DID NOT CANCEL. I can not wait any longer to move into a unit. It is most frustrating that they are only doing this to not give me my deposit. I have been paying to live somewhere since I came down from GA and was told my unit would have been ready back on August 19th as that was my move in date. Please someone train these managers to have good customer service. I normally do not complain but when people lie to keep someones money is beyond me. I am now reporting them to the BBB, Houston apartment association and the texas apartment association.
The current managing staff are better at looking nice, ordering uber eats, eating, and ordering people around than actually managing people. The property has gone through some rough times but still has the potential to be a wonderful place to call home. This however, would desperately require not just the immediate disposal of its current management( property manager/assistant manager) but also the placement of a managing set that actually cares about people. One of the first tasks to be done upon arriving at their property should be to make sure that their temps have all the tools they need to help out the best they can and do what they were assigned to the property for! Temps not knowing where to locate files and being restricted/unauthorized to utilize critical software (ResMan,Bluemoon, etc.) is ridiculous to say the least; progression would never be the outcome. Long story short, Mary (assistant Mngr.) and Eunice (property Mngr.) get one star.

This property is the worst when it comes to making maintenance repairs. You report the problem and they do not respond at all. In order to get anything fix it will take a Congressional search warrant to find them. And when you report a problem they have the worst attitudes ever. Those pictures on Facebook are a lie, the molding is rotten wood, ceiling and walls fulll of cracks, cabinets doors don't close, electrical outlets falling from the wall, bug infested and all they want it the rent on the 1st of the month. Don't even bather driving here to this location you will have wasted you time and gas.

I lived here a few years ago and recently moved back. Avalon is under new management and making a huge difference. The property has been renovated and looks great. I was originally looking for a 1 bedroom apartment but they were running a great special on 2 bedrooms. I decided to go with a 2 bedroom and now my friends and family can stay over! I'm really excited about living here again. The staff is friendly and always willing to help

I have been living in this apartments for 2 years or so. I have not had any major issues. I have recently been informed that there is new management. Upon a visit to the office, I saw my good friend Ms. Kay and I knew that this place was about to make a complete 360 degree turnaround! I came to Royal Oaks from the Concord apartments on Gessner and she was the manager there at the time. If she's here to stay, I will renew my lease in November!

I been leaving here about 4 months now. This apartments have been the wost I have ever lived in before. You hear gun shots all most each night. When it rains parts of my carpet in the room it gets wet because the draind dont work correctly. My window been broken for the past 2 weeks and i have been going and calling the office and they still havent come yet. The only thing they put on my window was some trash bags and a cardbord. But luckly my lease will be over in two months, im so ready to leave this apartments.

I have been staying here with my sister for almost four months now. Nothing about this place seems to surprise me anymore. There are gunshots almost every other night, stray cats taking over the whole complex, unkept grounds with dog and cat feces, beer bottles, dirty diapers, and used condoms throughout the complex. Maintenance along with the management are all in cahoots with one another and they don't lift a finger. Be prepared to have either your hot water turned off or no water at all for days at a time with no notice or explanation given. Since yesterday, there has been several septic tanks over flowing with sewage water in several spots near my building. There's soggy toilet paper and smells of feces everywhere. This is very unsanitary. I took pics and am about to send them to the health dept or channel 2 news. Please don't spend your hard earned dollars in this garbage dump/animal infested/hood type apartment.

I don't really even have to set my alarm clock anymore. The gun shots tend to wake me up at the right time to go to work. Anytime you are getting bored you can head over to the local bar that is right next door, Iris my Pub, and go and meet the local Coke dealers and crack heads that also live here. The nice razor wire along the back in of the complex really adds to the beauty of this place.

Management for Avalon at Royal Oaks takes your concerns very seriously. It’s important to note that an ownership and management change occurred just over two months ago and several property improvements have taken place, to include, but not limited to, enhancing the overall appearance through a dog park, landscaping, exterior paint and working with the Houston Police Department for routine patrols. These reviews are all VERY true. Starting with the management in the leasing office is a joke and unprofessional! They are very condescending and apparently believe they are above Texas law. They will show u a nice a apartment and not show u your real apartment until you have already signed a lease. The apartments are over priced and not well taken care of! They paint over the problem and keep going. Serious roach problem I bombed my apartment 3 times before moving my things in. The parking is awful and people are constantly being towed.I moved in here in an attempt to cut back but it was not worth it!!! RUUUNNNN AWAY!!!

I was suppose to move in TODAY and they were checking my rental history and my old apartments messed up the paper so they faced it again and they tell me they go off the first paper they sent so it says I broke the lease which I didn't because they sent the second one with the correct information . So the manger begins to tells me there's nothing they can do because they sent the first one so why ask them to send it again ??? They are beyond rude . I haven't moved in and will not be moving in . Just by that you can tell what kinda people they are and how they would treat you while living there . It's not worth it . There employees BOTH gave me the wrong information from what the manger told me .

First of all the Staff never communicate with each other; anything you need done will require you to make countless trips to the office. The Office Assistant is RUDE and UNPROFESSIONAL, they fake being nice when they meet new tenants. The Manager and Assistant argue openly in the office about everything with residents. They're word doesn't mean a thing. The complex has a roach problem and no matter how much you spray, bleach, and bomb the come right back. All that aside the maintenance crew takes forever to come out on fixtures. My AC went out and I had to wait 3 days for them to come out. My refrigerator went and they still dragged their feet. My door stopped locking and that till took them like 5 days. My point is the complex is in very bad shape and most of the time they do their best not to show the apartments before renting them. If you still want to live here after this, I urge you to take a tour of your apartment before signing a lease. The Office opens whenever they feel like being there and closed when they don't want to deal with tenants. !!!!!THESE PEOPLE ARE CROOKS!!!! BEWARE I recommend anyone looking to move here to find a different property. It is just not worth it.

The apartment managers were nice just the apartment took more than 2 weeks to be ready then they gave us one apartment and 3 days layer they changes it with out letting us know over all its an ok place to live...

This is the most awful place to be they have bugs that's uncontrollable, the maintenence is slow at fixing things, management is horrible, disrespectful, and rude. I wouldn't recommend no one here, they security is not up to standards within being on the news for a murder happening just not safe. The facility is dirty all around trash everywhere animal feces everywhere just not good conditional environment to stay in.
