Property Ratings at The August
I loved living here at first, but after a few months (as it started to get colder) I began seeing roaches in my apartment. First in the kitchen sink, then the bathroom, and eventually they made their way to the bedroom. I am a VERY clean person, but since everyone’s vents/water is connected, they would come out of the vents and drains. It was absolutely disgusting. I never wanted to eat at home or even relax. Maintenance would come spray, but I’m fairly sure it was just Raid which does not prevent.
I have lived here for almost a year. This is a great place!!! The staff are wonderful. Maintenance is on their game when it comes to fixing issues and preventing them as well. Office manager is also on her game. Very helpful!!! The gym is clean and organized, laundry facility the same. My neighbors are nice and respectful. Never any complaints. The area is safe and light very well. All in all this property is on of the best in Lexington.
We’ve been at a The August for 3.5 years and we love it. We recently transitioned from a 1 bedroom to a 3 bedroom unit. Grounds are well kept with pet stations throughout. Maintenance requests are always handled promptly and efficiently. Sarah is always available to help and answer any questions we have.
I HAVE A 3 BEDROOM. The property manager is beyond great always willing to help and fix the issue maintenance is on point whenever issue arises no complaints!

I've been at the August for over a year and feel confident that it's one of the best properties you could find for the price. The location is great (less than a mile from The Summit; located right between Kroger and Walmart, and a very short drive from the Mall and Brannon Crossing) and maintenance is responsive to needs. The property manager is always helpful and quickly responds to any questions or concerns. There is on-site laundry and a small gym perfect for a quick workout. I have recommended it to friends and would continue to do so.
Hello Everyone. You want the hard honest truth about this place then here we go let’s start off with staff. Amazing. Flat out amazing. Maintenance man and Property manager. Outstanding team. If you need anything from maintenance emergency to anything paper wise in the office, Corey and Sarah got it handled. Always. They do the best they can and always do wonders. Secondly apartments are updated and they look amazing. What they charge is worth every penny. They have on site laundry and gym. They have an app to pay rent on. You are not even 5 minutes from all shopping and restaurants. You have parks in every single direction if you have children. These apartments are well maintained and a very great starter and long term place to live. We love it here! We appreciate the team on the property. They keep it clean. The dumpsters are always cleaned up also. The August is well worth it and we love living here!
This is honestly the perfect apartment for me, it has a affordable rent amount and I get what I pay for. Service has been amazing. And I have had zero issues with the area or the neighbors.
I moved to The August May 18th of this year and must say I LOVE it! The apartments are newly renovated and absolutely perfect for me. They are cozy, affordable and the management is next to none! Maintenance has never been an issue and they are always happy to work with you *understanding that I have a dog and cat and prefer to be here when they enter*. We have a gym and a fantastic laundry facility! I can say one time I lost my keys. They were in the laundry facility overnight and no one touched them. They simply laid them out for me to see when I came to see if I had left them there. It is rare to feel comfortable leaving your laundry going anywhere but here with the keycodes to the laundry and the gym I feel comfortable. There isn't a pool, however there is a YMCA not far from here where the memberships are VERY affordable. Also, the location is perfect! The apartments are tucked away in a very nice/private location right in between Brannon Crossing and close to all shops (Nicholasville Road as well as Tates Creek). I simply can't say enough good things about these apartments and I moved in sight unseen! I feel any issue that arises will be met with professionalism and care. I would recommend these apartments to anyone looking for affordable living in Lexington. I plan to stay here until I purchase a house.

I am very disappointed by the management's attitude toward tenants. I have always been a disciplined, quiet and on time paying tenant. Unfortunately, this was not enough to receive a welcomed treatment. Their pursuit for higher profits due to renovation expenses is just at level that makes the living environment there a nightmare. Once you sign a lease with them, they will always use it against you for any reason they want. If you don't obey, then you are threatened with penalty fees, which they already strategically included in the lease. I can't believe the disrespectful and greedy behavior they allow themselves toward the people who live in the apartment complex.
Only lived here a couple of months and car has been broken into twice. Thought the upgrades were a draw and saw multiple nice young couples like ourselves looking at the apartments. Reasonable for nice young starters, but if you don’t feel secure it will keep residents moving. Get the criminals out of here.
They don't allow pets or even birds, so sad. Other than the old building apartment we are paying for, there is nothing extra, no small exercise room or anything people oriented. Its been a construction zone for a while, disregarding the environment of the people who still live there. They are desperately trying to recover their investment for renovating some of the buildings, forgetting that people are looking for homes and not just apartments to pay for.
I lived there for years and I have never been late on my rent payments and I feel that I would be a dream tenant for every apartment complex and I will be treated well. That has never been the case there. All tenants at now The August a treated like potentially non-paying renters, with suspicion and disrespect. Once we sign with them, they own us and they do whatever they decide in their own benefit. There were cases when I called maintenance repair in the kitchen and I was accused of cooking there and not keeping it sparkling clean, which was a rude breach of my privacy. I am surprised they did not ask me to stop using water in the bathroom, so the apartment is not wet. There were many cases of disrespectful behavior from management. I am glad I left this place.
I am not sure it is necessary to give people a very short notice to look for another apartment without giving them any choice. I am so disappointed in management and new ownership. Cosmetic renovations do not justify such actions.
Are you kidding me? It doesn't matter how many years we lived here, they are telling me that i have to live with my family and my kids. They have no shame. Those are old and cheap apartments and it doesn't make sense to harass people so you can make the old stuff look better and charge hire. I made a mistake years ago coming to this place and being a responsible and paying renter. I am going away from those criminals. Renters beware.
