Fairly secluded amid the countryside near the Texas border, the small city of Durant is a cultural and economic hub for the surrounding area. The campus of Southeastern Oklahoma State University sits on the north side of town, and the institution plays a major role in defining the local culture: you’ll love cheering on the Savage Storm in everything from football to rodeo competitions, and heading to the campus for special events like the annual Oklahoma Shakespearean Festival.
Durant is also famous for its magnolias, and the annual Magnolia Festival serves as the unofficial kickoff of the summer season. Lake Texoma sits just west of town, serving as a popular destination on summer afternoons. Dallas and Oklahoma City are both within day-trip distance, allowing you to visit two of the region’s most exciting metropolitan areas anytime.

Property Ratings at The Avalon
Management and maintenance have been nothing but kind and accommodating. The grounds are well kept and I was pleasantly surprised to find that my neighbors are decent, quiet and friendly (mostly young families, local students and single professionals). The buildings are admittedly old and the interior is not as visually appealing as the photographs present them to be, but they are reasonably clean and inspected for pests on a frequent basis. My only real complaint is the “pet rent” they charge. There’s no “child rent” or extra monthly fee based on the number of persons in your household, so it seems illogical and petty to charge that much extra per pet, per month. If you were to try to live here for multiple years it would really add up against the renter and ultimately persuade good tenants to move away! I sincerely hope the new owners do away with this unnecessary expense. Other than that, Avalon has a good thing going for them! I hope the new owners continue with the improvements they’ve been working on and appreciate their awesome staff.
The manager at this apartment accepts cash for the application costs and pockets the money. I have been by multiple times with multiple people and its always the same. Advertising apartments for rent for much less than it's competitors. She always says there is one apartment available but its not clean so you cannot see it however, she never calls to let you know if the application has or has not been approved. I have seen her do this to other applicants as well, they come in and give their application fee and she knows before she even looks at their application that she will not rent to them. The application is very simple and does not indicate the rental qualifications. When my friend and I returned to follow up on the application we had submitted, the property manager said that because her credit score was below what they require she would have to pay $1860 to move in and the additional move in deposits due "might be noted on the lease." Do your self a favor and do not even put an application in, unless you want to give the manager pocket money.
Our apartment flooded this past summer. Lake Texoma also went over the spillway twice. Management helped removed water and gave money to wash and dry all the laundry that got wet. Then they removed all the sheetrock that got wet, replaced sheetrock, textured, painted, base boards, etc. It took a little while for all the apartments to get repaired, but they did get them finished. For the cost of rent, I like the place
Apartments are cheap and affordable for a college student like myself which is the only reason I'm giving it a 3 star review. I'm being generous. Walls in this apartment are so thin that we can hear our neighbors have a regular volume conversation. The main thing wrong is not only my apartment but 5 others flooded due to too much rain. Twice. In 25 days. After the first flood all they would do is give us chang to wash anything that got dirty. The second time they gave us money to wash things and a wiping $100 off rent. The second flood put 2 inches of water in my place, everywere. They finally came into my place to replace only 6 inches of drywall 2 weeks later. They replaced a seconds of wall and haven't showed back up for the rest in almost a week. Our furnature is not against the all and in the middle of the place waiting on them to come back. Manager keeps saying they will be there tomorrow and nothing. Avoid thus place like the plague.
