Property Ratings at The Avalon
These apartments aren’t the worst but they are certainly NOT FULLY renovated as advertised. It’s definitely overpriced for the quality. The building is 100 years old and it really shows when you start living in the apartment. The rooms are really spacious which is great, but not really functional because so may repairs are needed. And there are some things not disclosed on the listing that people should know before choosing to live here. These are the main issues with this apartment building: 1. HVAC (heating/cooling)- is very outdated. It takes a lot of energy to heat and cool the entire apartment which results in higher utility bills. 2. Hot water- the building uses “community hot water” so the entire building shares two water tanks. So sometimes the water is hot, but more than likely it’s NOT. This is so inconvenient during winter! 3. Structural issues- the building is very old so the floors and walls have a lot of cracks (this results in more creepy inspects getting into the building). 4. Windows- in the apartment weren’t installed properly so some leak when it rains, and alot of air comes in through the cracks in the window esp during the winter months, making it colder in the apartment, and means you have to turn up the heat. 5. Lights- the bedrooms and the living room were not built with lights so you have to use lamps for lighting at night. 6. Electrical outlets- there aren’t enough outlets in the house and the ones that are there most do not work properly or you can’t plug in certain devices. 7. Doors- the doors in the apartment are old and have not been replaced so they do not close properly. So the apartment doesn’t have much privacy. 8. Parking- there is gated parking but the parking lot is too small and narrow that larger vehicles can’t fit and there needs to be more parking spaces. 9. Power outages- occur very frequently, not sure if it’s because of it being so close to the road, but whenever the weather is bad the power always goes out at this apartment building. 10. Noisy neighbors- I was on the first floor and the upstairs neighbors are very LOUD and they have alot of children. And you hear EVERYTHING on those creaky old hardwood floors.
