Half of my apartment was wrecked when a pipe broke and flooded my living room and kitchen. When I explained to management that I had no where to stay because I had just paid the rent and couldn’t afford a hotel I received a shrug and a “well the bathroom and bedroom aren’t wet.” When I complained I was “gifted” $200 off my next month’s rent, which was a complete slap to the face. They can repaint the building but it’s a dump that’s falling apart. Don’t be fooled.

Upon first arrival the property was making improvements and seemed to be turning a corner. However while I stayed till Jan 2023 and while there I saw roaches, mold, faulty electricity/elevators, electronic locks being broken and Un-repaired for long periods. Loud tenants that refuse to calm at late hours. Water being cut off for days/hours constantly even during the the holidays.

Roaches everywhere, they make you pay $35 a month for maintenance and no maintenance is ever done. trash is left out in the hallways which only allows the bugs to get worse. We have lived here for 7 months and my boyfriend had a gun pulled out on him for asking someone in the hallway to quiet down at 2:30 in the morning as we have a 2 month old in the unit. Our first 2 months living here we had no working toilet in the unit after numerous emails and calls to the office we finally got a working toilet after not having one for 2 months WHILE i was pregnant. Very poor management, please don’t get yourself stuck at this place like we did.

The office staff is terrible. That says another since it's changed 3 times in the year and a half I lived here. Roaches everywhere as they have pest control out every Monday and you still see them. Is not a secured building. Doors are always broken and so easy to walk in. Homeless people sleeping in the mail room laundry room stairwell. My car got broken into 3 times. Third time they tried to steal. Within the first month had a major leak in the kitchen which took them almost 5 months to fix causing water damage to the wood floor and cabinetand lead to mildew/mold. Then my washer breaks causing the apt to flood which ruined the carpet. To months to get new 1. Window unit doesn't cool. Smells like trash all the time due to Trash pick up service that's not picked up between the hours stated. Lack a communication with the office staff. You will not talk to a person unless going into the office. DO NOT MOVE HERE

Water goes out multiple times in the month ,they attempted to break into our unit and after informing office they never even came to fix or replace our loose door lock and seen multiple ppl try to break in on ring cam at different times
The Avantus was bought out by the previous owner a year ago. Since then they have spent a ton of money to make to exterior look like. Don’t let this fool you. There will be constant water issues, they will constantly be turning your water off. You’ll have many days without hot water. My bathroom had mold on the ceiling that they refused to fix. I had no hot water in my kitchen for over a year that they refused to fix. I withheld my rent to try to get them to fix this. When they did not fix these issues I moved out, I was very forthcoming with their staff that I was going to move out. If these things weren’t fixed after I moved out they charged me $2500 in an early move out fee despite me only moving out 15 days before my lease was up. The management staff seems very in capable of managing a building of that size. They constantly have a rotating maintenance staff because maintenance never gets finished. The office staff does not care at all about any issues that you have and does not try to help you with any issue arise. I’ve had my car stolen from the gated Underground parking, because none of the gates actually lock or are secure. They also have a key fob system that is the cheapest system in the world. The locks aren’t very sturdy, leading to many people just yanking the doors open and if you’re near one of those doors, you will be woken up every single time. This place is cheap for a reason don’t fall for it.
Moved here 3 months ago, started having issues basically right away. Gates keys to enter parking do not work at all. Was shown an apartment with “the same floor plan” because my apartment wasn’t ready to be shown, only to be given the key to a smaller apartment with less storage. Broken handle on door, electrical issues, plumbing issues. Management had work done on the parking garage (which you pay for separately) while I was out of town, when I returned home I was told my truck was moved without notice and they could not locate it. The office then said that the towing company may have towed my vehicle, that I’d have to check with that company, and if they did I would have to pay the fees to get it out. All without any notice. The trash chute in my building has been closed for 2 weeks and because the elevator is closed half the time I have to walk down 4 flights of stairs to take the trash out. Was told pool was open year round but it’s been closed for half the time I’ve been here. 0/10 management and 0/10 building. Stay far far away.

Ya voy a cumplir 2 años aquí viviendo y Con la nueva administración ya se a visto cambio sobre todo el edificio lo felicito. Con el personal de la administración son muy amable me ha tratado muy bien la Sra Adriana me a solucionado todo en el momento. Muchas gracias
If the price is too good to be true, it is. This place sucks so hard. Where to even begin? In just the 10 months I've lived here, the hot water has gone out at least a dozen times. Which means no hot showers AND no heat in the winter. The wall-mounted A/C units are a joke. They cool off one corner of the apartment and that's it. This place uses garbage chutes instead of valet trash pickup, and as a result the chutes get clogged so tenants just leave literally piles of garbage spilling out into the hallways. The gate to the "secure" parking garage has been broken for months and there is no surveillance in the garage. As such, many vehicles had been vandalized, broken into, or stolen right out of the garage. It's a car thief's shopping spree. Every 3 months there is a completely new set of office employees. Work orders go ignored for weeks at a time and the office needs to be constantly reminded. Oh, and I almost forgot about the frequent false fire alarms in the middle of the night. I've lived in 5 different apartments since I moved to Colorado, and Avantus is BY FAR the worst one. One of my previous landlords threatened to have my dog taken away by animal control, and I STILL think the Avantus is worse. Don't live here. Don't even think about living here. Tell your friends not to live here. Tell your ENEMIES not to live here!
Do NOT let the lower price (for the area) of this place sway your decision to move here. You will absolutely regret it. My daughter (student with us co signing) lived here for a year and it was TERRIBLE. Trash issues, paper thin walls and ceilings, broken gate to garage, theft to her car numerous times, and so much more. At the end of her lease she took her time moving out. Two days before she had turn in her keys, she returned to clean and gather the last of her things only to find that maintenance had entered the unit, changed the locks, and stolen some of her things that hadn't been moved yet. She was still within the time of her lease, and there was no attempt to contact her to enter the unit! Management took no responsibility and told her to file a claim with her renters insurance and has avoided all calls and emails regarding the matter. Read the reviews and absolutely avoid this place!
The only nice building in this property is their office lobby. Gated community that has wide open gates because there stuck open. Tons of vehicles with windows smashed out. Property is terribly trashed and vandalized. Garbage rooms backed up spilling into hallways. No hot water almost on a weekly basis. The only prayer for this place is a bulldozer
I have lived at Avantus for 1 year under a 15 month lease contract. They are now charging 20% more in rent than when I signed. For the place to be a dump, they are robbing tenants of rent payments. It is not worth that much by any means. The rent you see does not include the extra $50 in fees they charge. It also does not include any utilities. They say internet is included, but it does not really work. You still have to purchase your own. You get one spot in the underground parking garage; however, there are often homeless people in there at night breaking into cars. I have already had my vehicle broken into. There is no security, doors to buildings are usually propped open, and the gate is always stuck open. So much for a gated community. When I first moved in, there was no oven rack and the light in the bedroom was out. It is a special fixture that you can't change yourself. It took weeks of me putting in multiple maintenance requests only to be told that I was not on their priority list. I finally got the light changed after about a month and they put the dimmest light possible in there. You can barely tell it's on. I live on the top floor where it is blazing hot year round. The hallway never drops below 85 degrees even when it is in the negatives outside. There is no A/C in the apartment, only a single wall unit in the living room that doesn't really do anything. In the summer, I'll have the wall unit running on turbo non-stop, blinds shut all day long, and multiple fans running, and the temperature still won't drop below 80-85 inside of my apartment while it is over 90 in the hallway. I have had packages waiting on me in the office for weeks now. They do not have package lockers like almost every single apartment complex in Denver has. You can only pick up packages when the office is open, which is just business hours and they usually leave early. I am a teacher and high school coach and have two part time jobs, so I am never around to be able to actually access office staff or my packages. It's unacceptable really. the walls are quite thin. My apartment just reeks of the smell of marijuana at all times and I don't smoke. That's with my windows closed. I have trouble sleeping at night because I can hear my neighbor snoring or there's people in the center lot blaring music. The fire alarm has gone of in the middle of the night 7 or more times since I've lived here. hot water has also gone out a handful of times.
