Property Ratings at The Aven at Newton Highlands
Great community, I love living here. The amenities are great and we have had no major issues. Very family friendly but also great for a young couple like us.
Now a lot better then year ago. So this shows progress our community! We need increase attention to our Maintenence work! Also I see better Cleening work inside and outside our community!
Just moving in. The first impression is very positive: very friendly people, quiet, peaceful atmosphere. Administration is clearly trying to improve things. Renovation is ongoing.
Great property in prime Newton location. Management is responsive. I highly recommend this property. My apartment is in excellent shape and very comfortable. The walking path behind the property is excellent (and shaded in the summer).
Maintenance service is very responsive. Also, no sooner do I notice something amiss (garbage, etc) than I get an email from management seeking to resolve the issue. Front desk staff are SO helpful with packages.
Maintenance at the Apt Complex which was the main issue seems to be improving; hopefully I'm not speaking too soon. They have implemented a new access system that is more convenient than the previous access card system, so things are improving in a positive direction after the initially downhill period immediately after taking over from Avalon.
Great staff—very responsive to large and small requests. Nice gym. Easy parking. Really enjoying the well-maintained landscaping. Good communication from management about building maintenance.
The neighborhood is great and the amenities are great. Maintenance is a pleasure to deal with. Nice apartments and pet friendly. The management is making repairs to the building to make things even better.
Since I moved in, I've found it to be an amazing community with incredibly friendly people and a stunning environment. The best part for me is the spacious apartments, which I absolutely adore.
It’s nice environment. Kids playing area and near to grocery shop. Maintainance is good and support residents when there is need. Nice people in the community
Gym is nice. Very clean. Grounds are lovely. Like the package pickup service. Leasing staff very helpful. All the appliances in my apartment work well, and closets are nice and big
Could be a bit friendlier community, but I have not lived in an appt building since a teenager, perhaps my expectations are different.. but overall it’s ok ..
When the community was Avalon it was great. Once it became The Aven forget about it. They got rid of all the maintenance people that we had. The trash was a big issue during the conversion. Leasing staff is never available but want to email you BS.
The apartment buildings and my individual apartment are super. This new company is far better than any other company that has managed it. Definitely the rent is excruciatingly high but it is worth the staff, the cleanliness, the maintenance team and the community!
Dog waste clean up stations are not stocked properly. Building smells like pot all the time. Front desk staff are amazing though! Big improvement from the previous company.
The management and support staff are absolutely fantastic! There is a lot to love about living here, including garage parking, the gym, the pool, and a playground for the kids. It is walking distance to the grocery store and other shops. I feel very lucky to be living here.
The house is in very good condition, like new. The staff are professional and very friendly. Parking lot is also very good. Everything was good.
Living in this apartment has been a delightful experience. The spacious interiors and modern amenities make it a comfortable haven. The location is convenient, with easy access to public transport and nearby amenities. The management is responsive to maintenance requests, ensuring a well-maintained environment. The community atmosphere is friendly, providing a sense of belonging. Overall, it's a great place to call home!
I love my apartment and the staff are friendly and responsive. Plus the location can’t be beat! TJ Maxx and Stop & Shop are in walking distance…what more could I need? :)
I have had a great experience since The Aven at Newton Highlands new management team took over. It was a bit rough at the beginning, but the team has been able to figure things out and are rolling with it smoothly

Great location, great staff, very convenient with a toddler. Very warm apartment, underground parking is great for hard winters. Nicely done bathrooms and great kitchen, renovated kitchen
Friendly and efficient and take care did the building wonderfully. Clean and a peaceful place to call home. Maintenance responds quickly and management is excellent !
Great choice! However, after living in the unit for the first week, I noticed the apartment hadn't been detailed all that well prior to me moving in.
They are super helpful and accommodating. I feel Comfortable addressing them with my needs and they always respond in a timely manner. Their communication is clear and understandable.
Hear every noise, upstairs tenant, toilet flushing, laundry, jumping, heavy walking, etc. These buildings are NOT handicap accessible. I’m postoperative and on a walker. I have to exit and enter through the garage. I don’t drive.
If it's one thing that I love about living here, it's the. maintenance team and staff. Friendly, relatable, and understanding staff really make this property worth living here.
Very comfortable, clean, safe and cozy. The best place to live. It's our first home in the United States. I recommend this place to everyone.
Living in the Aven at Newton Highlands has been okay. The area is nice and quiet. Neighbors are so friendly and plenty. You are surrounded by all the stores you need. Downside is the McDonald’s right outside the complex. Attracts rodents to the area.
For 15 years I was happy be here! Maintenance and quick respond, professional work was always! Very good relationship , normal attention to any problem.
This is a great apartment complex. Always kept clean. Helpful management and great maintenance team. The apartments are large, good kitchens, most have balconies. Pet friendly.
We’ve been staying here for the past 4 months and it’s been wonderful. We love the amenities and proximity to shops, staff are lovely and the community is friendly and welcoming. Would highly recommend staying here!
Location, administration, maintenance personnel all excellent - very responsive. Great to have underground parking as part of the residence.
Great place to live. Very convenient neighborhood. There was kind of chaos with the changing of management recently, hopefully everything gets back to normal ASAP.
We are here 15 years and all this time was perfect Maintenence and relationship inside of community. I wish you the same! On the web page we could ask any maintenance problems and they was done during the 24 hours. We had very experience maintenance stuff. We didn’t ask for floor replacement but I am sure we will get this. Same for painting of walls. I think it should be done without our requirements.Outside work was very good all year! Pool was working very good. All roof was replaced 2 years ago. We are happy be here!
Enjoy the landscaping, the non-boxiness of our apartment, its balcony; the fact that maintenance is done by staff (rather than by us or. paid contractors, as when we were home owners).
Avalon Bay is an awesome place too live. When I first moved in, there was a bottle of wine and a folder with local resturants and attractions for the whole family to engage in, which was very helpful. The community likes to host different events throughout the year to bring the neighbors together. This community has a large outdoor courtyard, which includes a basketball court and grill area, where you can host get togethers or a childs birthday party. The community has two playgrounds for the children as well, one which is indoors, extremely helpful and useful during the winter days. Can't forget that they also have a pool, lounge chairs and another grill area. Most importantly the staff is amazing. They are very positive and respond to you in a timely manner.
