Property Ratings at The Avenue at Carlsbad
I have today 4/17/24 modified my review to clarify what was previously written 8 months ago. There is a new Property Manager Kathleen, who has worked her way up from Leasing Staff, to Assistant Manager, to now Property Manager. She is nothing short of fantastic given her in-depth knowledge of the community and its residents. Since Eddy has been head of Maintenance, he has weeded out the incompetent maintenance staff, and hired new maintenance staff that are "head & shoulders" above what was formerly working here. Because of Kathleen & Eddy, any issue and especially maintenance ones, are addressed expeditiously and to a considerably more professional degree. If I could give them 10-Stars, I would!
I really had high hopes for this apartment. My daughter and I did an 11 month lease and we were attracted to the pet policy and amenities presented (heated pool mostly). Unfortunately, I did not think to consider the fact that we can hear when each of our neighbors use their toilets. Maybe too much information, but we can hear the urinating happening. We hear every argument, tv and not to mention dogs left unattended for 8+ hours a day. We have had issues with neighbors throwing mop water down into our front and backyard. We have had issues with aggressive dogs unleashed in front of our door over months. The pool is freezing and that is why you will hardly see anyone using it. The maintenance team has been good to work with. We are on the lower level and had all our upstairs neighbors waste come up through our kitchen sink and they handled it as best they could. Main point is the noise. You won’t know until you’re moved in unfortunately so that is why I write this review. I haven’t had a peaceful night since moving here.
great apartments,but one thing- no kids play yard. it's 2 dogs play yard and no one for kids. if you would remodel one of them for kids a lot of families would stay here for longer time.
This complex has continued to go downhill and be a disappointment, From continuous construction going on, increasing rents with no increase in benefit, being unresponsive to maintenance needs even when an emergency occurs. Management cares more about collecting rent than taking care of the people in their community. Moving out as soon as lease is up!!

Our daughter traveled all day and night from Alaska with our granddaughter to visit my father one last time, who is day-to-day at the age of 96, at La Costa Glen in Carlsbad. She arrived at our apartment at 2:45 in the morning, put her daughter to bed after driving down from LA in a rental car, not thinking to put the parking lot sticker in the window. The next morning, as she was going to drive and see her grandfather, she discovered her car had been towed at 3:05 that morning. Contacting the Reserve office, she was told, "It's out of our hands." It took four hours and $270 to get the car back. After the office was advised of the extreme circumstances, one would think there might be more compassion extended. We are no longer interested in renting from a company with no heart, only hard-and-fast policies.
on winter the heater dose not work. the kitchen has all old appliances and cabinets the drawer is hard to push them in. on summer you die from the hot weather because there is no AC in the apartment and they tell this is san diego is always cold here but is not. it is baddest apartment on this planet
From the day we moved in, the staff here has been amazing! ALWAYS quick to respond to requests and fix anything that malfunctions. Every time we see them they are smiling and very polite. We may never leave

My family and I have lived at Eaves Apartments in Carlsbad, CA for 3 years. We love it here. The location is beautiful and convenient. We are about 2 miles from the beach and are located in the middle of everything we need; grocery stores, the mall, movie theater, etc. The leasing office staff is always helpful, professional and knows us by name, which helps make the apartment complex feel more like home. The area is quite and safe. We love it here at Eaves. It's a great place to call home.
Well designed to get the most space out of your apartment. A deck or patio in every apartment. There's a gym, swimming pools, hot tubs and laundry rooms through out the complex. Plenty of off street parking and even car port parking. Animal friendly and there are parks close by. Plenty of shopping, public transportation and a movie theater within walking distance. Freeway access half mile away. Short drive or bike ride to Carlsbad Village and the beach.
RUN, DON'T WALK, AWAY AWAY AWAY, from this DUMP!! I can't stress this enough!!! The neighbour next to me has a LOUD WHINING dog! And I do mean LOUD. So loud that management has stated that they and their staff have heard it!!! Well, according to the leasing MANAGEMENT, they have NO INTENTION of asking the guy with the noisy dog to move! Just to give you an idea of how bad the dogs whining is, here is an example of the amount of times per day the dog whines: Dog Howling times: Mon, 8:10a, 8:27-28, 8:36, 9:04, 10:00, 10:20, 11:09, 12:10, 1:22, 3:15, 3:24, 5:37, 5:48 and 5:59p, Mon 5/8/15: 10:32 PM, 10:41 PM Tues: 8:21, 8:41, 8:53, 9:10, 9:37, 9:55, 11:34, 1:25, 1:43, 2:06, 2:40, 2:43, 7:06, 8:40, 8:51 PM Thurs: 9:45, 11a, 11:10, 11:25, 1:25, 2:16, 4:08, 5:10p, 5:25-26 Fri: 8:43, 8:49, 8:50, 9:03, 9:19, 9:29, 10:30, 10:40, 10:55, 11:34, 2:54p, 3:16, 4:06, 4:41, 5:01, 5:03, 6:10, 7:10, 7:49:, 7:50, 10:26 PM, 10:41 PM Is this insane or what!?? I have ENDURED this noise for 4 months! This is not barking - this is LOUD CRYING AND WHINING!! The poor dog is OBVIOUSLY in pain and the owner is cruel for letting this go on - as is management! Instead, management told me that if I am unhappy with the noise I can move instead! DO YOU BELIEVE THIS?? I was at their other property for one full year with no problem - and they had lots of dogs. I have been at this property for a year and have signed a two-year lease (unfortunately for me). They have given me only one week to decide if I want to give a 30 day notice!! Unbelievable. Yet, my car tires were parked only 3 inches over the handicapped blue line on the ground because the person next to me parked wrong and I was told by Chad at the office that if my car is parked over it again, it will be towed! What is wrong with this picture??? Harassment for complaining about the dog? I HAVE NOT COMPLAINED OF THE ALL NIGHT PARTIES; LACK OF PARKING; VISITORS WHO FILL THE LOT ON THE WEEKEND SO US LIVING HERE CAN'T PARK; WASHING MACHINES THAT ARE ALWAYS FULL OR BROKEN; SILVERFISH AND 3-INCH COCKROACHES; LARGE AMOUNT OF DEBRIS IN FRONT OF MY DOOR AND MY MAT BLOWN OVER - BY THEIR LEAF BLOWERS. AND WHEN I SENT THEM PICTURES AND ASKED THEM TO COME CLEAN IT 6 DAYS AGO THEY NEVER SHOWED! I HAD TO CLEAN THEIR MESS. (SO I PAY $1600 x 12 TO CLEAN UP THEIR MESS). EVEN SENT ME AN EMAIL SAME DAY I REPORTED IT SAYING ALL WORK WAS DONE - REALLY?? AND THE FOREVER - OVER A YEAR - BROKEN SECURITY GATE!! DON'T MOVE HERE!!
This is a very comfy complex, with the pine trees in front and the woods in the back you almost forget your right next to the Carlsbad mall and the 78. The location can't be more convenient, just a left down to the 78 and a right over to Carlsbad village. Very easy access to both freeways. The hiking trails in the back are a lovely thing, especially because pets are ok at this apartment. It's like having your own huge backyard. Very easy to walk down to sprouts or the mall for anything you need. Staff does a very good job keeping the complex looking good. The pool and gym are very very nice. The pool having a big patio with nice BBQ. The gym also looks very new. If your trying to live in Carlsbad but can't afford to live by the beach, this place is your dream apartment. And all neighbors have been very friendly, which is always a plus!!
Am really happy we have live here for all most 4 years. Is really access to shopping stores and then freeway. They are gated apartments and have security at night time . They maintain the apartment really good and clean. The school is only 10 minutes away. The office employees are really friendly and are concer to make sure they take care of u needs.
The Eve's Carlsbad is an amazing Apartment Living area in Carlsbad, California. If you love perfect weather, close proximity to the ocean & a comfortable clean living environment then simply take a good hard look into this Avalon affiliated property immediately before they're no vacancy available. Trust me you won't be disappointed & the value is beyond compare. It was one of the best decisions I've made. Bless your day.
