Property Ratings at The Avenue at San Marcos
Don’t liveeee hereeee if you want a peaceful night and if you want your money’s worth! Managers don’t care they just tel you can’t do anything for you!
All the reviews below seem to be about this place before they changed the name and the management. I would not recommend The Avenue at San Marcos to anyone. They have very bad management, they never reply to any emails or requests. We had termites fly through the window in September and it to them almost 4 months to finally get an exterminator to come. Turned out that the walls around the windows are most likely fested with termites. The manager is both rude and unprofessional, and does not seem to care about her residents at all. There are a lot of college students that live in the community, and it can get really loud at night. I have had countless incidents where I was woken up in the middle of the night because of loud and drunk people partying. And you guessed it, the management doesn´t do anything about that either.
We've lived here for almost 13 years now under three different management companies during our tenure here. We have been very happy with the most recent property management. Betty in the office is very accommodating and helpful and is always looking out for the welfare of her tenants. Customer service is a priority and she does everything she can do make sure her tenants are taken care of. Maintenance staff is also friendly and responsive to any request. It's important to remember that as long as you are a responsible and cooperative renter, this is a great place to live. Shopping is close by, access to freeways is convenient, and the Sprinter station is right down the street. What more can you ask for?
We moved here right when the old management team was leaving, we wish they stayed. They were very friendly, helpful and caring about the tenants and property.The new management is terrible, we put in a couple request to get some things fixed, they were never done, we got excuse after excuse, but never made an effort to fix issues with the apartment. The leasing manager would smile in your face but was very cold and made so many reasons why things weren't done like she said they would be. There we're parking issues, not because there aren't enough parking spaces but because the tyrant Betty, leasing manager did not want anyone to have guest over. She decided to make 5 guest parking spaces for the entire complex. None were ever available, I went every morning at 9am to check one out, none available, no guest over. Unless they parked on the street for a max of 2 hours in a 24 hour period. This has been the worst experience leaving at this community. The apartments are very cheaply done, the walls are extremely thin, management is rude, apartments are over priced. We unfortunately had neighbors that partied 3-4 nights a week all times of the night. We were glad to move. Speaking of move, we never got our deposit, we cleaned and left the place in very good condition. We could not get a hold of the leasing manager even after calling and sending emails to inquiry about our deposit. We had to call the corporate office. I'm so glad to be out of there. What a miserable experience. Good luck if you move to the Avenue at SAN Marcos.
The community is pretty small but has lots of open parking for residents. All apartment needs can be requested on their online website only for residents. Staff is pretty friendly and welcoming. Down the street from cal state San Marcos so their are many college students running around. Rent is pretty expensive for a small apartment, but comes with washer and dyer in unit.
Maintenance workers are great, big reason why I stay is because probably no one can get the job done better, more professional, and on time like Joe and Pedro do.
Gables San Marcos is an excellent place to live. The staff is courteous and accommodating, any problems we had were resolved within a day or two. The landscaping is beautiful and is continually being updated. The neighbors are friendly. The apartments are spacious, with lots of extra storage spaces.
Management, and staff are very friendly, and helpful. Repairs, and maintenance are done in timely manners, and the work is done properly the first time. They make sure to clean up so there is no mess left behind. Management is also very easy to work with as well as courteous. The community is very clean, safe, and quiet.
It's a great place to stay,conveniently located, friendly people, and affordable.
I like this community. I live alone with my son and i like that I feel safe since it is just the two of us. The office ladies are always very nice and very friendly. I like the location, I work I. Escondido and my son goes to Escondido as well and it is not far from either location. The sprinter can be a little annoying at night but nothing to bad.
My experience has been fine. Ive been here approximately 7 years I've seen multiple managers come and go. They have all been efficient at their jobs. I like the area of town the complex is in so thats one reason we stay. I hate the fact that every year my rent goes up but I can get any improvement made to my unit. So technically im paying more for older stuff. Yes if something breaks it gets replaced but I cant get new blinds because they're "too expensive" so I end up staying because its too expensive to move out.
Conveniently located to Cal State San Marcos and public transportation.
Overall its a great place to live, especially for college students for its convenience and closeness to campus.
Love my apartment with all the upgrades and washer/dryer inside. Large fenced patio. Likes and suggestions: School close to CSUSM I can walk there. Great parking!
