The property always clean and the units are actually nice. The price is decent. I like that is close to everything in the city as a young person I like that Ubers are cheap to get to the bars ??
This place is horrible, they charge you for maintenance and pets control but they’ll never come fix things in your apartment no matter how many times u remind them, and they won’t send someone to exterminate any of the things they have in these apartment to roaches, rats, wasp, ants and etc. the washer and dryers here don’t work at all, they’re full of water and beetles. They’ll over charge you for things if you don’t pay attention to your bill. The hot water only works at certain times of the day or won’t work at all. The pictures they have are nothing like what the place actually look like. DON’T MOVE HERE
Everyone is going through a tough time with the pandemic and unemployment and these people don't care the units are in desperate need of maintenance they don't take care of the grounds there an ant piles I wasp nest everywhere the rat traps have never been serviced my whole year here they don't have good pets control and they don't keep up with the books very well Especially if I'll come in the office and I see a stack of letters for credit to people apartment where they over charged them definitely not worth staying here and crime is high
this apartment is total trash! my kitchen has NO RUNNING cold water just hot, my kitchen outlets don't work so I have to run extension cords to work small kitchen appliances, the roach activites is heavy so I spend money every month to keep it nonexistent, like a dummy I pay for parking but you don't need to nobody does and parks in covered spaces. new to Houston moved here because it was cheap but its been a NIGHTMARE
Any place you live will have issues to arise but anything that I may have had issues with I addressed it to management and it was taken care of right away. Its very affordable place and walking distance from neighborhood stores. Security don't play at all.
Property is peaceful and quiet. The office staff always communicates the happenings of the property. Neighbors are nice, everyone helps each other. Raul and Antonio, the maintenance men, are awesome and timely. Tasha and Daniel have been awesome to me since I've moved in. I love it! I really enjoy it! This is the first time at an apartment where I really feel at home!
I normally don't do reviews but I just referred my family member to move in and I helped them with the process. I have lived here for a few years now and I was surprised when the property manager came out of her office to help us. The old property manager never would come out and she barely said hello. I can't pronounce the new property manager name but I think she said her name was Rose or Rosa. Very nice lady and she made my cousin feel very welcome.

Love this place Nina And Emily are very nice and professional.The Apartments are loaded with upgrades.At night it is very nice and quiet.The A/C works wonderful ,And that’s a big plus in Houston.Ample parking for the Residents.They offer 2nd chance leasing.Nina was a great help I had a lot of Questions prior to my move in and Nina worked very hard to ask all my questions.The Move In was so smooth and Hassle free.Look they are a lot of apartments that’s out there but look For the price and location The Avenue is the place to call home.

I have been here almost 2 years and was extremely pleased with the previous owners and now after renewing our contract I am not happy with the new owners. Have had many problems with people in the office not knowing what they are doing or talking about. A lot of people are moving out and so will I as soon as my lease is up. Please save your time and money. Honestly you get what you pay for and yes this is an old property but doesn't seem like it's getting better but worst. Business is good when action is happening but Bad when talking about action that isn't happening. The other review from a year ago is All correct and sad that it hasn't changed since. I'm sure it has changed for the better from the previous name but now as the avenue it hasn't changed much. Pool doesn't get cleaned and cameras don't even work. Office people are the worst and it all starts with them. Maybe when the new owners actually hire people that know what there doing they might get new residents but untill then i cant wait till we can move!!!
My wife and I are saving for a down payment to buy our own home and wanted an affordable apartment in a clean, safe community and not too far from our work. We shopped 6 different communities in the area and hands down this is the best value for our money. The new owners have made some great improvements and must say the fitness center and the coffee bar are a big hit with my wife !! Great place !!

For starter, this my first apartment. This place is the absolute worst. First, when I first came to the apartment I told the receptionist I wanted a 6 months lease. Instead the lady gave me a year lease. Which was very upsetting then they got new staff and they couldn't do anything about her mistake. Next, my sink in my apartment overflowed with water, and I told the leasing office and they didn't do anything about it until two days later. Water all in the sink, kitchen drawers, and water all over the floor. Next, they do not have enough free parking around the apartment complex. People who do not stay in the apartment complex come take all the available parks , then they have the nerves to tow if you're parked in the reserved parking which many people around the apartment complex doesn't have. I am very displeased with my stay at THE AVENUE!! I can't wait until my lease is UP! I will not refer anyone to this place to stay!! Plus, if you give them a good review they'll give you money off your rent so this probably explains the rating they have now.

I really like this property, I did just move from here because I bought my own home but I did live here for about 1.5 years and was able to see the change in ownership. When I gave my notice the staff were very grateful and were happy for me on the purchase of my new home but they did say they were sad to see me go. I wish I could have been there long enough to enjoy the new renos happening because now I need to go buy a gym membership and I wouldn't of had to if I stayed at compass pointe!

I was searching for an apartment for a long time as I am from out of town and I wanted to be in a building that had amenities, onsite property management, and I wanted a suite that was nice and not a dive. I came across Compass Pointe on a web listing and called right away because I saw that the building was under new ownership as well as management and I also found out about all the new renovations. What really made me excited and internet to live here is that there will be a gym, a community area for residents which offers wifi, and not to mention the new premium units that they has available - if you have not seen the premium suite I strongly recommend that you go check them out. I travel a lot for work so now I do not need a gym membership! I love how that is basically part of my rent so to me, I am getting a lot of extras like the gym and free wifi in the community area included in my rent... I really think that more apartments should do this, it really helps cut down on other bills like a gym membership :) I was reading the comment below mine and I really think that if you are interested in this property that you should go check it out for your self and make your own judgements! The staff at compass pointe helped me out a lot and I know that they are here for me whenever I have a problem or if I need anything from them!
This apartment complex is always being bought by different owners. All the buildings need maintenance. Air conditioners don't really work. Lots of leaks. Walls are weak that they're cracked. There's always rats and roaches running around. Office doesn't really do anything about it. They are trying to make some improvements but not enough. There is too much violence in the area. Right in front, there's a trashy night club which brings a lot of crazy people in the complex. Everyday, you will see homeless people walking around the complex. People that like to drink and smoke outside their home. In the past 3 months, there has been 2 drive byes. Don't believe me? Look it up. One person actually died. The parking is very far from your apartment. There's no cameras. If it rains hard, it floods on most of the back part of the complex. People come to live here because the rent was "all bills paid". Not anymore. New owners went up on rent by $100 plus bills. Most people are moving out. I don't recommend these apartments at all. Unless you like the loud noise.

Through your comments, you have definitely raised a number of concerns that we would like to put to rest. We are unable to provide any history on previous ownership; however, would definitely like to share the "vision" that current ownership foresees for this asset. If you have been residing here for a lengthy period, you can surely see that this area is actually entering a state of revitalization & transitioning to a more desirable area to live in. This is evident as the appraisal/market values are on the rise. As you drive around within a 5 mile radius, you can see that new businesses are being opened, old homes are being restored, and property is being bought up. This is a fact. The age of the community is not something that can simply be fixed. The problem is with deferred maintenance from previous ownership. Our owners understand this and they did their "homework" before ever committing to sign a purchase contract for this asset. Their main objective was to purchase Compass Pointe, infuse cash into a multi-million dollar renovation of both the interiors and exteriors, and, ultimately change the stigma and reputation of this community to one that is more positive and attractive to our prospective residents, and, to increase the rental value for our current residents. Our contractors are working up to 9 hours a day on our renovation project. We have a set schedule and our ownership has factored many of your concerns into our scope of work. We are confident that anyone who visits our community at this point cannot deny that we are working diligently toward progress. With progress, there comes a price. To add value, we must increase rates. With regard to a number of your other concerns, we would like to offer the following response. Since day one, we have sent notices out regarding proper trash disposal and our request for residents to be diligent in the customary up keep of their apartment homes. In an effort to address these issues, we have spent nearly $30K in the replacement of the each of our dumpster enclosures & increased the size of our dumpsters. We have sent out numerous reminders for our residents to properly dispose of trash. Our most recent reminder was this past week. We cannot control the behavior of some residents who do not place any value on cleanliness, and, who do not participate in keeping our community clean. We are happy to address specific issues, if you would provide us with an apartment #. Rats and roaches are drawn to unclean environments. We must request resident participation to address this issue once and for all. With regard to the businesses across the street. We are aware of issues, as are local authorities. In the same notice that we sent out regarding proper trash disposal, we also addressed "crime prevention." We are working with a number of HPD crime divisions to apprehend individuals who may be up to no good at our community. They have made several arrests recently and patrol through our property daily & nightly. They are also watching the businesses across the street. We must rely on the authorities to assist us. And, cameras are being installed. Information regarding the cameras was also on our recent newsletter. Reality is, crime always finds a way in. All we are able to do is deter it and create a little less of an opportunity for crimes to be committed. There is no possible way for us to prevent it. The President of the US is protected by the Secret Service, and, even the Secret Service cannot guarantee the safety of the President. We cannot guarantee the safety of our residents either. We request that our residents report suspicious activity as they are aware of it. With an increase in calls for our address will also come an increase of patrols by HPD. Finally, ownership has moved away from this being an "all bills paid" community, which makes total sense. In an "all bills paid" community, residents have no responsibility to conserve resources or to participate in the reduction of utility costs. With resident participation, and, resident contribution, residents seem to be more conscious of utility use and less wasteful of resources. We value our residents and understand that the rental payments from our residents are the driving force behind the revenue that pays our bills and writes our paychecks. Not everyone appreciates "change." We understand that our community may not be what you are looking for and may not provide for your standard of living. We regret that you are dissatisfied and wish that you would give us a chance to turn things around. If not, we wish you a fond farewell and hope that you find what you are looking for at another community!
The property is under new management and we can already see the difference! The premium suites are beautiful and the building is located in a desirable location in that it is close to schools and other areas of interest. The new renovations are really exciting and we can see that a lot is happening at compass pointe. The new management team is re doing the leasing office and the exterior of the buildings and part of the new leasing office is a fitness studio which will be really nice to have. We are also getting new BBQ's and everyone is really excited about that also. Overall we would recommend compass pointe to anyone and that people should go check it out.

Currently under new management and is so far better than previous managers. Somewhat of a hassle to get things done in a timely manner. Loud neighbors and can be dirty with litter. Definitely overcharged for rent given the condition of them all.
