Property Ratings at The Avenue in the Highlands
Definitely do not live here. There are roaches in the rooms and maintenance is terrible about calls. The pool here can fit 3 people max. The rent is absurd for what you have to deal with living here. I can say the only good thing about living here is your next to Baxter Avenue but even then is that really a plus. Just don’t live here it’s not worth the stress.
You have just about zero amenities for the absurd cost of rent. A pool that only 4 people fit in at once is essentially the only true amenity. For what you pay here you could love somewhere with a resort style pool, study lounges, dog washing stations, etc. You will likely have issues with neighbors in terms of noise/smoking/etc that will not be resolved. management doesn't answer the phone or return emails but if they have a problem with you, you best believe that you'll receive a call, email, text, and letter on your door within an hour. Overall, the absurd rent that increases at least $50 per year is not worth the headache of living here. Spend your money somewhere where you have amenities and helpful staff.
I was only here for three months and had countless issues with the management. First I had a faulty light that they refused to fix after I made a maintenance request. And whenever they came into my apartment for inspections/maintenance they always showed up unannounced and left the place messy. Most recently, they charged me more for rent/fees than what they said the cost was going to be, causing my check to bounce and collected an extra $50 as a “check fee”. Honestly the apartment itself was not bad but living here was so frustrating that I would not recommend it to anyone.
I’ve lived at The Avenue Highlands for 8 months now and I am very happy with it so far! The location is perfect: walking distance from the heart of the Highlands, but still far enough away from the hubbub to be fairly quiet at night. The off street parking lot is clutch. Management is friendly and responsive. Any maintenance issues I’ve reported have been addressed within a day. The sidewalks have been kept clear and shoveled during all of the winter storms this year. Thank you!!

Current resident. Monthly rent is absurd for what you get. Your apartment will without a doubt reek of marijuana if your neighbor smokes. You will hear every single word of your neighbors conversations. Your car will undoubtedly be vandalized. THE AIR CONDITIONING IS A WALL UNIT. Invest in a good fan in the summer; your bedroom will be a sauna because the AC wall units are garbage. Ask any resident and they will agree. Management won’t work with you about anything so don’t even try. Just take your money elsewhere.

- Issues started soon after I moved in. Multiple work orders had to be called in. - Walls are so thin that in the hallway, you can hear what TV show others are watching and their conversations. A tenant once texted me about loving a show that I was watching in my bedroom. - One of the bigger issues I experienced was my toilet breaking down. I called the issue in and it was not fixed until weeks later. The only reason it ever got fixed was due to the manager calling me and saying that she had seen me with a dog (my bestfriend had a family death and I watched her beagle for two days) and requested that I pay her a "visiting pet fee". I expressed that I felt that with all of the issues I am having and going weeks with no light, a broken toilet, etc. it seemed like that should be fixed before I payed more money which she agreed and it finally got fixed. When I brought this up to her recently, she said "well, technically we have a legal time of two weeks before we have to fix work orders" referring to my broken down TOILET. She said I should have come to the office every day until it was fixed, as if this was my wrong doing and not the managements for ignoring the issue. - I took a shower and due to apparent lack of caulking, water poured down into my neighbors bathroom. She texted me asking what was going on and I said "I have no idea, my toilet is finally fixed now so it shouldn't be that". Turns out it was a totally separate issue to which the manager called me saying "from now on, do not communicate with your downstairs neighbor. This is he said she said, I feel like I am renting to high schoolers". - My downstairs neighbor constantly banged on the ceiling when I would walk through my kitchen, literally texting me saying she could hear me walk. I bent over backwards for her and tried to limit what times I was in the kitchen, how hard I walked, and rarely had company. Multiple times when she wasn't satisfied with slamming on my floor, she would come slamming on my front door. I reached out to management before the issue got severe and requested that we have a sit down meeting and have a talk about what to do going forward- with no response or acknowledgment. It got severe to the point where I was uncomfortable walking in my apartment.Tenant eventually left - I have been charged $100 in unknown fees - There is a cockroach problem. - I was told that my issues are nowhere near bad enough to break a lease with them
I love The Avenue! Everything from the staff to the location is amazing. Each day I find something new in the area thanks to the staff. They are super friendly and have made my transition to the area amazing.
The location is perfect for all my needs. My apartment is beautiful & decorated so cute. The staff was super helpful and friendly. I can't wait to show it off. I will be telling everyone about this hidden gem. Thanks
I have been to this complex and it is gorgeous! I love the layout and the floor plans. You'll love living in the highlands, the restaurants are great, and sites are unique and fun.
