Property Ratings at The Avenue
Where do I even start? This apartment was one of the worst apartments I've ever stayed in. When I first moved into The Avenue, everything seemed perfect, but during my time there I had multiple issues regarding several of the appliances in my apartment. First off, I had a water heater that was rusting and falling apart and had a bunch of issues. In general, the space that it was in was unclean and looked like it had previous water damage. I had a bunch of issues when it came to having small leaks and coming home to water on our floor, not having hot water to take showers, and having other issues regarding our water heater. Another issue that I had during my time was with the timeliness with which the maintenance team would respond to our request. Sometimes they were pretty quick to come and fix certain appliances in our apartment, but then other times we had problems with them taking a super long time. For example, we had a microwave that broke, and someone came in and took a look at it, and marked our maintenance request as "done." When I told the office that it was never fixed, they told us they'd be up as soon as possible, and we had to wait 1 month until someone came in and fixed it. Besides having issues with maintenance they overcharged for a place they didn't take care of and they would also charge residents $25 for leaving trash bags in the hallway right next to the trash chute, but they would also let the trash chute back up and wouldn't clean it out, which would often cause fruit flies to breed and to cause the hallway to smell horrible which my apartment was so close to the trash chute that when I opened my door it would constantly stink. Another common issue was that the elevators seemed like they were always broken. Sometimes I didn't have access to my mail room because the lock on the outside was broken, and if I had guests over, they could park in the garage, but only on the first level, and they had to pay, even if they were coming over for a short period so most of them parked at the Taco Bell across the street. I had so many issues during my time at The Avenue and would NOT recommend it to anyone looking to live somewhere near campus.
No Stars !!!! This Place is a hustle, from day one it was bs. I spoke with office reps for months, come early move in I was treated like I was there to rob them for my keys to my apt ..Mind you everything was paid in full a month in advance. I had to call corporate for them to figure out why I wasn’t getting an answer of why I was turned away. Immediately I was called back to move in .. upon moving in my apt I didn’t have all the stuff I paid for in a furnished 1B1B once I got it my couch and chair came scratched up and peeling maintenance man told me it was trash and I wouldn’t b charge because he see it’s trash .. my blinds had dust and paint and cracking anytime u raise them .. door nobs falling off bathroom laundry room toilet was nasty..it broke from being old n nasty .. I had to clean it everyday to use it… bed was the only thing okay smh I paid 35 a month so that’s 420 total…for furnishings to turn around and move out and b charged $600 dollars for bad blinds and a cheap wore out chair and couch that I told them at the beginning it’s trash and I better not b charged for this at move out !!! Now I have to go to small claims to get my deposit back because I paid cleanings and I noted everything in move in on walk thur check list .. it wasn’t as bad until u start using things around the house then u will see the flaws .. they good at covering up everything..the bills magically go up and dwn I had to call the company and magically I never had a hi bill until last rent !!! Figures smh ??????? I wouldn’t recommend this place to my dog or my dead homies let alone a human being paying these prices with their hard earned money.. Don’t Do it !!!It’s Better for cheaper !! It took almost my whole lease for them to start fixing things around there …Horrible!!!!!! I can go on and on .. fake smoking violation when all these ppl in the building smoking .. I had ppl looking under my door talking bout it me because I have a towel blocking air because I’m at the back door where everyone goes in and out.. but no one knocked on my door to see If I did even smoked jus blamed and charged me smh ??????? Don’t do it !!

The Avenue is nowhere near as nice as they advertise/talk it up to be. The only true thing about these apartments is the short distance to campus. Everything is so cheaply built but their rent is outrageously overpriced. They want to charge $60/month for parking but the gates to the garage have more often than not been completely broken, so that has been an ungodly amount of money wasted over the past 2 years that was no use at all, as I could not take the parking option off of my lease. I have lived here for 3 years and we've had at least 3 new management takeovers, each one worse and less organized than the rest. They are notorious for making billing mistakes and the process to get your money back is painful. The management staff is very rude, and the front office workers are nice but they can't answer any questions. They'll just tell you they'll ask their manager and get back to you, and then they never do. And do not even get me started on their maintenance staff. Very rude and intrusive. I'm the type of person that would like to be present while maintenance is in my home if possible, but the Avenue will just tell you a week where they are doing 'maintenance checks' and they can come and go whenever they please. They have left our door unlocked after leaving (and while no one was home!) more than once which I did not appreciate. These apartments have so much potential to be great but they are a total waste of your money!

The only good quality about this complex is the distance from campus. Besides that, the quality of living is not worth the insane cost of rent. The problems started before I moved in when the people at the office gave me incorrect information about how to pay my first rent payment. Because of this mistake, I almost got evicted before I moved in. This was not the first time the workers here have given me incorrect information on matters that were extremely important. They also made a mistake on my lease and refused to give me back the $400 they legally owed me. When I called them out for their mistake, they ignored my emails and phone calls and I eventually had to contact the corporate office to get the issue resolved. When I finally was able to move in, my mattress was covered in stains, my carpet was crusty and had huge brown spots all over it, and my bathroom sink was stained. The cabinets in the kitchen were crooked and chipped. Our concrete floor also has huge cracks all over the place. The whole building is very cheaply built, if you touch something you'll probably break it. At the beginning of 2021, they changed owners and they took down the website where we pay our rent and they never informed us that we had to set up a new account and set up new payment methods. Almost every person in the complex was charged a late fee and it took them over a month to correct this problem. Besides problems with the people in the office and the management of the complex, maintenance and the quality of amenities is extremely poor compared to what they advertise. Parking is $60/ month and the gate has been broken for almost 2 years! The maintenance has gotten better with the new hires, but it originally took at least a week to get a simple lightbulb replaced. The carpet in the hallways is always stained and smells of dog urine. The stairwell is ripped up and is dangerous to use. Sometimes the doors don't work and you get jammed out of the building. Trash is always piled up in the hallways and stays there for weeks. The summer cleaning crew has no respect for your personal space and they will leave all your lights on, have the A/C blasting, leave food and trash in your apartment, and they have even left my apartment door unlocked and wedged OPEN for hours while I was gone. If you can avoid living here I would highly recommend staying far away from this apartment complex because they only care about taking your money.

I have lived here for close to 4 years. What was once a great place to live had gone down hill. They have changed management for the 3rd time and this group isn’t cutting it. Bags of trash were left in the hallway for days, despite letting management know. It seems like there is always trash somewhere in the halls. The paint is missing off the walls, the carpets are grungy in the hallways, the elevators seem sketchy. The new manager seems nice, but she seems highly under qualified and needs more support. She has had to hire a new staff, and there is not a grounds person to take care of the day to day issues. There used to be someone constantly out on a golf cart taking care of the grounds and indoor issues. The office hours are 10-6. They are never open and no one answers the phone. The manager’s excuse is that she has no one to work it, she can’t keep up with all the complaints, and she locks the doors so people can’t come in. We have to have access to the office to get our packages. More than once, I have been notified by UPS, or the post office, that they couldn’t deliver my package during office hours. I am guessing it is because the office was locked. The door near my apartment is locked. We have a fob that is supposed to unlock it. It isn’t working. Someone pulled so hard on the door (likely out of frustration) that they pulled the handle off the door. After several weeks of the door being in this state, I was promised it would be fixed the next day. It’s now been 3 more weeks. I just can’t say how frustrated I am. I have no faith in the promises that the office is making. I will not be renewing this year. The rent is now too high and not worth what I am getting. I have loved the location and living here. It’s sad things have gone the way they have.

These idiots never fix anything that goes bad. They never keep their due dates and apartments are not fixed. The balconies went bad a year ago and they haven’t been fixed yet. The appliances in my kitchen don’t work and they haven’t fixed them in more than 6months. They are very customer unfriendly. Please don’t come.
I lived there for a year & I moved in with other students because I didn’t know anyone in Indy. They were fine first semester, but one subleased to another random girl. I did not know this girl and she had two cats, I had one. My cat scratched the chair a little and I agree to pay for it, the other roommate also agreed to pay for half because her cats did damage too. I took my car home because my roommate was too lazy to keep the couch overs on the couch and did not want my cat to damage them any further. I ended up getting the whole bill for the couch and the chair because she did not have her cats on the lease. I’m not sure how I am supposed to make sure the random roommate that was placed in our apartment has her cats on HER lease!! The avenue said they will not do anything about it until she comes forward to admit it, although my other two roommates sent them emails backing me up and I sent them text screenshots of her admitting to it. It was a decent place and a good location, but the avenue does not protect their tenants!! I had to pay $800 for something I did not do!! Would not recommend this apartment, too much of a risk!
DO NOT MOVE IN HERE!! ZERO STARS!! I usually don’t write reviews but I ought to write this one. I wish I could give 0 stars but unfortunately there wasn’t an option. One of the worst place to live in downtown for the price you are paying. The staff is always busy. When you go to them with a problem, they are always unavailable. They are sitting inside their offices but they never come out to talk to you and become busy. They will never listen to you and try to help you. I was trying to sublease my apartment. First of all, it is difficult to sublease these apartments and on the top of it they ask 85% of the rent as a sublease fee. Even if you find someone to sublease your room, they ask 350$ as an application fee and makes it impossible to sublease your room. So, make sure you ask them about the sublease fee if you want to move in. The management is rude and is always trying to extract more money from you. They will do inspection and charge you fee for replacing stuff which is not even needed. Also, their internet sucks. Beware if you have a car, they will tow away your car!!! I asked them if my fiancé could park his car in the parking space in front of the leasing office and they said it should be fine. Then, the staff clicked photograph and called the towing company. Shockingly, they actually clicked photograph of one of the tenant’s car there and called the towing company. And, if you want to rent a 2-bed apartment, they would not show that to you, instead they will only show you a 4-bed demo apartment which looks way better than the actual apartment. And you can always smell weed when walking through the corridors but this is a smoke free apartment. And please please make sure you never lose your key because in case you do, you would be paying more than 200$ for the replacement. And, it’s true most of the good reviews are from the people who work there. So, my advice Don’t live there! And in case you do- Good Luck!
The management is utterly incompetent and chooses to ignore any requests they don't like. The parking situation is abysmal as the gate is broken half the time, and you're not even allowed to cancel your parking fee even if you are no longer using the parking garage. The furniture is cheap, the walls are not walls but actually made of paper so you hear EVERYTHING. Don't live here if you have a choice. Look at all the new apartment complexes popping up in the area- there are so many better options! For so much $$, you could live much better than here.
For an IUPUI student, The Avenue is the perfect apartment complex! Rent includes cable, sewer, water, trash, and so much more. The complex has a saltwater pool, tanning bed, great workout room, media room, computers, printers, and conference rooms. Even though the rent is a little higher than some places in Indianapolis, you are definitely getting your money's worth here! The staff is so nice and helpful as well. I love living at The Avenue!

This apartment complex has pretty much all the amenities you could want: pool, fitness center, and of course the downtown Indy view. There are plenty of restaurants located both on the first floor of the building and on the surrounding streets. Less than 10 minute walk to IUPUI campus and the Cultural Trail. Great area in general.

Great location pretty much on IUPUI's campus, price is reasonable! Apartments are only a few years old and are beautiful! Has a gym and pool too!
