Property Ratings at The Avenues at RTP
After my last apartment experience elsewhere, I was very cautious about any community that I was going to move to. I know that you shouldn't necessarily expect a mansion when you move into an apartment and to be honest, my move-in experience wasn't great. There were some pretty serious issues with the unit. However, they were promptly taken care of. What made me comfortable with this community was the fact that some of the same management staff has remained here since I applied a few years ago. I ultimately went for another complex last time, which was a huge mistake. While there was a name change and I believe an overall change of the company managing the complex, seeing some of the same staff was reassuring. There were significant issues when I moved in. My mailbox keys didn't work, the unit had a horrible smell that gave me bad asthma issues for a few weeks and required me to go on a couple of course of breathing steroids, things were broken or missing, etc. However, they were taken care of immediately. Maintenance has been excellent and respectful so far, usually responding and resolving issues within a day. I've only had one major maintenance request since the move-in issues. My A/C stopped working and some water leaks and damage. I put a ticket in one night, went to work the next day, and came back home to it being completely fixed. I put in similar tickets for 2 years at my last apartment and never saw them fixed. The community is quiet. We're close to a major highway, but we're far back enough that we don't have to deal with noise. I haven't heard about any break-ins, though a car was egged. Management jumped right on that. The community is kept clean for the most part. While it did take some time for me to feel like I could truly call this place home, I have come to feel comfortable and safe here. I've lived here since May 2023. I will always remain skeptical of apartment management or landlords of any kind, but this complex has earned my trust. Whether it stays that way remains to be seen, but I expect to continue living here as long as rent remains within my budget.

I moved here (Durham,NC) from MD one month ago. My experience here has been AWESOME. Mission Triangle Point Apartments are beautiful and affordable. I really love my apartment! The neighborhood is very peaceful and my dealings with people have been very pleasant. My interactions with the leasing professionals have been AMAZING. Shout out to Mara and Cindy. They are absolutely lovely and very professional. Anything I may have needed, they were quick to assist me. When I came here all the way from Maryland, they were welcoming! I was a little late arriving to get the keys and Mara made sure I got settled. Cindy is so kind and helpful! I love the fact that the leasing office engages with the community. Unfortunately because I was on a diet, I couldn’t take full advantage of all the free food/snacks that were provided lol. But that’s ok I’m off my diet now lol. I would totally recommend this apartment complex. Thanks!

I have had multiple issues with how long it has taken management and maintenance to respond to issues. An HVAC issue has been ignored for a month. I would have given a decent rating except the property manager(s) have no regard for tenants.

This place is terrible. Maintenance never shows up when they say they will. On top of that last December nobody checked on the pipes in the buildings upstairs and so they froze and caused problems for my neighbors who were forced out of their homes. Come to find out it was probably a scheme to get new renters and to renovate because all the apartments were renovated. This place is constantly being remodeled and not the apartments that actual residents live in the ones that residents are moving out of. We have maintenance cars taking up 6 or more parking spots sometimes in front of our buildings and being there for hours IN THE RAIN. The maintenance guys never care where they park or that they don't actually live here. The complex also says that they tow cars who don't belong but they are moving in people so much that they refuse to tow people because they "might be residents". I have neighbors who party so loud i hear music all night long. The front office lady is nasty, and she should be fired because if shes not towing cars and actually taking care of residents what is she actually doing? The office is NEVER open because they are constantly showing the apartment homes and if you ask a question someone is always a priority over you who is moving in. The laundry room and work out rooms are poorly taken care of and they don't have AC so there is an open window and they charge almost 2-3$ for laundry! They also never spray for bugs. I have had a gnat problem for months. This hasent even been taken care of yet. Don't come live here. This place is one of the most horrible i have lived. I see ambulances and police in here all the time. Its safe but im not sure for how much longer with the people they let in this complex. Its a great location, but i would never live with these people ever again if you paid me money to do it. My stove dosent even work except for one burner and they promised to fix that and they never actually did.

To whom it may conern @ Mission Triangle Point Apartment Homes This message is to let you know what management is doing at your apartment complex . Did you know that they are having new lights put up in foyer of each building? Not by electricians, but by landscapers, that's fine and dandy if they were 12 to 24 volts but not 120 volts. This is a safety and also an a electrical code hazard. If anything were to happen there, at the apartment complex, such as a breaker not tripping. which could start a fire. Which could result in all of your personal belongings being lost, because no insurance company would cover this. Now on that note the town of Durham electrical department was notified of this. But if this is how management is going to fix things at this complex, by cutting corners with your lives, this would be a big concern if i was living in these apartments if they are cutting corners with the lights what else will they do. i am saying this in concern about the well beings of the tenants living in this establishment.

My move in date was on Feb 24th since this date my apartment has been entered on three different occasdions the notice that is provided prior to the date of entry has been within one week or less not allowing the tenant to make arrangements to be home, for those of us who work day shift. I also do not agree with the trash pick up it should be optional for those who would like or dislike the service. I have and prefer to throw out my own trash, I am not lazy or disabled.
I like the community but the rent seems to be rising overall for a neighborhood with pretty basic amenities. I'd recommend it as a starter apartment for someone new to living on their own.
I'm scared about the towing situation. I understand having it but they just can not tow you for nothing. My biggest fear about staying is to wake up one morning and my car has been towed.
I think the community is reasonable, however a few minor upgrades to the units aesthetically would vastly improve the value and attractiveness of the community.
We would recommend the apartments because of the location, friendly neighborhood, private area, cleanliness, etc. So far we have enjoyed our stay.
Its a nice place to call home. I do think that it could have been more sound proof so that the other neighbors can not hear you walking around and what you be saying sometimes. I also think that the fitness room could have more fitness equipment for the residents and put up new tennis nets.
It's a great value for the size of the apartments, the staff was friendly, the location is great. Maintenance was always prompt.
I just transferred into a 2 bedroom from a 1 bedroom. This is a great location. It is one of the most reasonable places for the location. We have all ages and nationalities. The Amenities can stand some upgrading. Overall it's a great place to live.
