I say this place is SOMEWHAT PET FRIENDLY, because for months now, we have asked them to fix the fencing around the small pet park which has a rusted see saw. The dogs can crawl under the fencing and get out. Please fix this. Otherwise, it is quiet and friendly, but there is a cockroach problem in some apartments .

Hi there thank you for taking the time to leave us your honest feedback.
First, I only stayed for 1 year. I have been moved out for over 2 months now and still have not received my deposit that they confirmed I would get... 2nd, infested with roaches the day I moved in and when I requested for pest control, they sprayed, but roaches never die. Then they charged me for roach infested even though I had them come in several times. Then they said they don't show log of me calling in even though I did it through their website that was never working properly. If you want your deposit back, don't stay here.
This place is awful They charge you so much for crap The amenities never work and are gross The trash is always overflowing and lol over the place The apartments are infested with bugs They charge you for things you aren’t even aware of on move out Management changes frequently Let’s not mention the unsafe premises when there are shootings and vandalism to homes and cars Or the money that got stolen from my apartment after maintenance was “fixing” the electrical issues and find out they weren’t even fixed Maintenance request take months and the front office gives no care
Do NOT move here! I know when looking into apartments I would look for those very words. Moving here would be the worst choice. We moved in when it was The Park at Laurel Oaks and The Avenues at Winter Springs is just as trashy and rude. The apartments are barely being held together and the things you ask them to fix when you move in just get a band aid and fall apart a week later never to be fixed again. Although the maintenance staff is about the ONLY reason this place deserves one star. I lived there for a year and if nasty, cockroach infested apartments isn’t a reason to go elsewhere, how about getting attacked and feeling unsafe to walk into your apartment. In one year, me and my 3 18 year old female roomates had been followed by random vehicles, had to call the cops due to someone blocking me in and banging on my car window with me inside, and ALSO had police swarm are building mandating we stay inside as they catch a loose criminal. IF all of that is not enough, the leasing office is a mess. Charging you for things that are their fault, sending false information, and lack of proper communication which makes it “he said she said” and causing you to look like the liar. Ridiculous!

This property is a joke I promise you what you see on their website is not what you’re going to get in your apartment they call it luxury it’s not luxury their appliances are old their countertops and cabinets whatever sticker stuff they have on it peeled tiles in the floor cracked mold everywhere air vents shower cabinet doors just everywhere they won’t fix your AC they’ll just tell you to stop using it if it freezes they won’t replace it. They won’t replace lightbulbs throughout the community if they go out they will tell you to call the Electric company to change a lightbulb which I have done so I know personally. If you pay the 150 for a garage and someone parked in front of your garage blocking your car in the garage they will not do anything about it you will have to go out of your own way to call a tow company to get whoever’s car that is moved. They are rude and they lie on you. They keep no history of work order supposedly unless you do it online at rent café but if you call them and do a work order they don’t put that in their system. I lived here for five years because I had to because that’s what I could afford I didn’t have a choice. If you have a choice do you not give these people your money. Oh in the first apartment they put us in which I demanded to be moved to another apartment had those little tiny roaches everywhere so whoever lived there before was dirty and they didn’t properly clean the place.

I've been here for years and I can't wait for my lease to be up. The living conditions have been going downhill for years and the office staff sucks. Nick was the only decent person here and he saw the light and moved on. The office staff is so rude and getting someone to actually pick up the phone is like pulling teeth. Roaches live here rent free and the gnats come for a visit in the spring. My dishwasher has been leaking for a year. Every time I put a ticket in, I'm told that I'm putting too much soap in... I'm an adult... I know how to use a dishwasher. My friends moved in 2 years ago and still can't get their dishwasher changed out. They've gotten tired of putting tickets in and have just give without. Even the maintenance staff is tired of the conditions and are quitting. My A/C was broken in the summer, but because it was after 730 pm, I had to start in a 90 degree apartment. Apparently nothing is an emergency after 730pm. That is inhumane. The grounds are not kept and the trash collection is a joke. Trash is picked up when they feel like. I've called so many times for this, but I'm told to take my trash to the dumpster myself even though I'm forced to pay for trash collection. Maintenance doesn't open the pool on time. I've had to chase down a maintenance man at 2 to get the pool unlocked. The pool in the back is DISGUSTING!!! It has also been locked up all summer. Just green and sitting water bringing flies and other disgusting creatures. I'm currently at the front pool on a holiday and the water is green and murky. We are to scared to get in. No one cleans up after the dogs and it's just best not to walk in the grass. My friends kids are afraid to walk in the grass anywhere because of what they see here. The office ignores the problem just like the ignore the mountain of trash that greets everyone once you drive in to the property. The communication here is non-existent. Mailboxes were changed without letting residents know and caused us all to be locked out from getting our mail for a whole weekend. No email was sent out and when I went to the office to figure out what happened, all I got was a "I just work here"... Smh what a way to treat residents. They definitely find time to send stupid bingo emails every day and to send threatening emails about coming to the office to complain about living conditions. Run run run from this place. Save yourself. It's not worth the rent they charge. This is the slums of Winter Springs.

My first year living here was perfect. I had a roommate, my unit was new, and the apartment assistant management was great. My 2nd year here went downhill and it has been a nightmare ever since. For the past 8 months my ac has gone out every week and my house has gotten to over 90 degrees DAILY. They always send someone who does not speak English (and that’s not the issue), the problem is I don’t speak Spanish so I cannot speak to him to help him understand what the issue is. One person says “your coolant is low”, that was told to me FIVE TIMES. Another guy said that I wasn’t using the ac correctly (I’m 35, not 5. You turn it on, it’s not rocket science). Then they had someone come and change out the unit inside my apartment because since December my ac unit has been FREEZING and covered in ice inside my apartment which prevents it from blowing cool air. My electric bill has been OVER $200 since I moved into this unit, when it used to be no more than $100. The way to know it’s not working is it begins to sound like jet engines inside my unit. I haven’t gotten more than 3 hours of sleep since January due to this. When I moved into this unit and I had a horrible gnat infestation. Turns out my kitchen sink was leaking from inside the walls, and it was draining under my dining room and living room carpet. They brought fans to dry my carpet for two weeks (horribly loud since I worked from home). So under my kitchen sink is warped and falling apart, and along my kitchen counter all the way down the hallway is warped, browned and the carpet is bumpy and discolored. You also smell EVERYTHING from the unit that you are connected to. For the past 7 months I’ve had to tape close my laundry room to keep the smell of rotten food and onions from permeating my apartment. I’m allergic to onions and have had to go to the emergency room. Their resolution? They gave me a delayed release medical grade air freshener to keep on top of my dryer. It lasted 1 week. So I sealed up the laundry room again, and have been going to a public laundromat to do laundry instead. I’ve had multiple issues with my units in the past (damage from a hurricane, German cockroach infestation, carpenter ants infestation (holes along the floor of the unit from the “remodel” and dirt would literally blow into my apartment so of course bugs got in. I woke up numerous nights with my bed full of ants), damage from the “upgrades”). They have moved me units 4 times, and I’m just tired of the run around.

Where to begin? After filing maintenance ticket after maintenance ticket, no one shows up. Or, if you're really lucky, you'll get someone showing up for the ticket you put in four months earlier. Roaches are a problem. Mailboxes are messed up. Don't bother complaining about anything, nothing will happen unless the community can make But the kicker? They've now started sending threatening letters that rent is late and they'll start an eviction on you, despite you having proof you paid. Talk to the office? Nope, they could not care less. "A glitch in our new system" they tell you, bored, and then send you another a few days later after emailing you that all is well. Because of course threatening legal proceedings against someone for absolutely no reason is what we should all aspire to. If you intend to live here have a Lawyer on retainer.
The roaches are horrible. Place is dirty. The mailbox location needs to be repaired and about to find a way to file a complaint with that because that can cause privacy issues with people's mail. They don't answer the calls. They sell and market luxury but it's far from that. Still waiting on a response from corporate regarding the services they don't provide but market. Now worth the pay. Go somewhere else. Still waiting for my stove and oven to be fixed. Horrible move from the start.

How dare they even show apartments when they are LITERALLY collapsing!?! Don’t let those new blue ones fool you it’s cheap wood painted on. Look further down in the orange ones and you’ll see. They clearly don’t treat wood. Disgusting
Every month they say I owe more money. Mostly because the office staff can’t input info properly. They never answer the phone. Maintenance doesn’t come fix stuff when they say they will. I have had to move apartment because of mold. My dishwasher sat with water in it for 3 months promised a fix but nothing. My ice maker went 2 months broken the rats or whatever animals live in the roof are annoying at 6am. And the renovations are bandaids. Not worth what they charge I wish I could afford to break my lease.
I just moved in and I just wanted to say Thank You to the wonderful staff that made my move in process so smooth. I rented a upgraded apartment and it’s gorgeous. Grounds are so beautiful and peaceful. Really nice quite community. I definitely recommend this place !

I have been here for a while. There is constant issues with the apartment. Getting someone to pick up in the office is horrible, no one picks up and if you get anyone you get Danielle and she is rude on the phone every time. Nothing gets fixed in a timely manner. I will say there is one person in the office who is always helpful and kind and that is Nick. That is the only positive about this place.

If I could give zero stars I would. I moved in November and cannot wait until my lease is up. You call the office and can never get a hold of anyone there. Patio fence has been broken since we moved in reported it on the apartment inspection and has never been fixed. They told me that apartments are being renovated when I moved and that is a lie. Please stay away from this place.

Just moved in. Wow...i did not know that an apartment complex can do it wrong consistently. I mean, they cannot get it right...at all. I, like you ignored the negative comments and plunged ahead to rent here. From day 1 until now I am having issues. I've been living here less than 2 weeks. I'll just say this, if you have had a bad experience please leave a review. We have to hold this community responsible for such deplorable living conditions. I investigate and report agencies like this for a living. The only reason I have not done so yet is because they are attempting to fix the situation although at turtle speed. I have already contacted a lawyer to have in my back pocket and took pictures. Guys...please, please. I am begging you to skip this place. Value your peace of mind.

Roaches, roaches, roaches, roaches, roaches. The roaches greet you at the door when you get in from work. Some even crawl in the bed and go to sleep with you. During the tour of the property and model apartment, I asked did they have a problem with roaches. They lied. There is a problem; the spraying they do, doesn't do any good. That roach spray is like Hennessy or cocktail juice or water to these roaches. Also it took them over three months to remove the broken patio fence from the so called patio area. I reported it to the office twice. Finally we flagged down someone from maintenance and they were kind enough to remove it immediately. The staff are friendly and very nice people they are the reason I can give a star. Other than that, this is the worse apartment I have ever lived in. We are looking forward to moving.

Worst place I've ever rented from! Someone tried to break in twice. Their security is a joke and the gate never worked. The staff was clueless and maintenance was lazy. Just save yourself and dont rent from here. It's not worth the time or money.

the place is very outdated but they are redoing the buildings to a nice blue I am happy about that The maintenance men are the best. Always friendly when you drive by. It is a much better place now that Mark is in charge, he is very nice and respectful and always handles any problems I have. The leasing is very hit and miss, the one lady jenny is very pushy and rude so I only deal with Nick. I am very pleased that the gates work now I feel much better at night. I have never had a problem here. Very convenient that Winn-Dixie is across the street and goodwill.

I just wanted to take the time to say this community is exactly what I was looking for..it's convenient to everything in the area and they are working on the repairs from the Hurricane Damage and the new color scheme is GREAT!!! The Maintenance staff is so nice, Mark is the Supervisor I believe and he has been extremely friendly and helpful any time I have a work order. Keep it up guys!

I'm forced to leave a one star because nothing was lower. My fiancee lives in one of these apartments. We've experienced issues from month one. Pest control is the biggest joke ever. Despite all the lies and broken promises, nothing compares to this so-called renovation. An increase in rent just to put a bandage on a surgical wound. The construction is actually hiding water damage, busted pipes and rotted wood. The construction company is so careless that they've actually managed to cause damage to the inside of the apartment from their work on the outside. We've reported the damage to the office and their response was, that's what your renters insurance is for. Well, renters insurance doesn't cover the fact that the construction company managed to carelessly cut the cable line. Reported that to the office at the beginning of the month and upon each follow up, they say, someone will reach out to you. Well rents now due for February and they're expecting money for cable, that we haven't had all month, because cable is built into the rent. They haven't offered any form of compensation for the inconvenience this construction is imposing on us. We have bed sheets up to all the windows because the construction company has broken the blinds to all the windows. Construction company is loud and work late nights, even on Saturdays and Sundays. There's no escaping the noise and lack of parking because it's 7 days a week, from mornings to late nights. Construction company has put holes in the walls so large that you can see the outside from the inside of the apartment. Went on the patio one afternoon and realized there was no railing or caution tape. We live on the 2nd floor and my 2 yr old grandson could have easily walked outside and fallen from the 2nd floor. I guess safety wasn't a priority. Electric bill has increased over $50 this month alone. If you're looking for lies, broken promises a place that side steps responsibility and a place that will eventually deteriorate from water damage and busted pipes, you've found it.

You are getting what you pay for here! Great spacious apartment with a lot of closet space and open kitchen. They are pet friendly as well with a cute dog park for me to take my dog to run around and play. Most of the neighbors I have met are also awesome and very friendly. You are right across the street from Winn-Dixie as well which makes grocery shopping after working all day very convenient. Don't come here though if you expect brand new and shiny, they are definitely working on the property and once they are done with construction it'll look brand new!

We lived in this apartment complex for a 15 month lease. In the rent you have to include cable for TV mandatory which people like me do not have the chance to use but they will not allow you to remove from the lease. A trash fee is also charged and supposedly they will pickup trash everyday before noon. This did not happen for us, even though we paid for the service. The excuse was that they would not pickup bags of 35lbs or more, which we made sure non was even near 35lbs. We ended up having to bring them directly to the dumpster, but no discount or reimbursement was received. The A/C units are so old you will end up paying no less than $200.00 in electric bills and even when we moved and the apartment was set on 80° for 1 month, mind you we never stepped foot in that month and our bill was $180.00. Management is very nice when selling and touring, once they have the deposit and signed lease they turned into "this is not our responsibility" "we can't fix this until next week" and they never answered in a timely manner, it would take for us to show our faces directly in the main office. At the end they made sure to charge us almost all of our deposit. We used their company for cleaning the carpet, which they left amazingly almost brand new and we paid. When we received our refund of the initial deposit they only gave us $30.00 because they paid again the company for the carpet cleaning. Again, we were not in the apartment the last month and a half since we had already moved. We are a military family so we knew the importance of cleaning carpets and make sure no residues of food were left behind. We spent 2 weeks cleaning the apartment, yet they found the "stove dirty", so they paid a person to come in and clean the whole apartment again at our expense. The doors for the cabinets were always falling, but nobody would come to fix them, even though we told them since we got the keys to the apartment. The supposedly safe gated community never had the gates working, so we paid for a gated community and in 13 months we only used the cards to open the gate 2 times, they were wide open everyday but again even though we paid for the service for extra cards it was never deducted or refunded to us. This place is not worth it at all! In case management wishes to reach us, we lived in building 20 apartment 204.
Before moving into The Park At Laurel Oaks I read a ton of reviews about there being a huge bug problem, and I have to say I haven't seen one bug in the apartment. I love my neighborhood, I feel extremely safe in it! I have very friendly neighbors who aren't afraid to say hi! I love it here, just wish the apartment was a little more dolled up as for there is cracked tile when I moved in and the kitchen counter tops there was some sort of peeling but other then that I love it here!
This extremely spacious unit (3bed/2bath) was perfect for my friends and I. We all have walk in closets, and we have stainless steel appliances. The leasing staff was very helpful. We really love it!
The Park at Laurel Oaks is a great complex. The best is that the property has a nice lake and is beautifully landscape. Me and my boyfriend moved into the complex in early February of 2015. We initially loved the property although we notice some problems here and there. We were super excited to find out that Greystar have taken over the property from Blue Rock which occurred on May, 1st, 2015,. Ever since then the complex has improved greatly they are in the process of redoing the clubhouse, gym, and pool area. They will also be adding a new state of the art gym and a new cyber cafe and pool and bar-b-que area. They are also working on repaving the parking lot and doing other improvements such as painting etc. The best thing we also notice is the new valet trash service which is a great addition to the property and is an added level of convince. The property staff is also very friendly especially Landon and Sonny. The property also has two pool which is plus and it also has a sauna which is another great aspect. The building has a variety of floorplans to choose from which is great and has two phases. My boyfriend and I are currently living in the Aspen floor plan which is one bedroom and is located in the phase one. Both phases are great though we prefer phase one because of the extra outside storage rooms and the bigger kitchen whereas the phase two has a bigger laundry room and living area. The other great thing is that all apartments come with washer and dryer connections and give you the option to bring your own or rent one out. We definitely plan on staying at this property for a few years and are looking forward to all the great thing Greystar has in store. We would highly recommend this property to anyone.
My fiance' and I were looking for a place that was big, well maintained, and cheap. We have lived here for three weeks now, and I can say move in day was a breeze. They told us we could have the keys at 3pm but they called us early (like around 11am) and told us that they had finished with cleaning early so we could get them whenever we wanted to. Of course we did, and we were completely in by 3. The parking is mostly shaded, so my car almost never cooks in the sun, and there are 2 Pools :)
